QUARRY BUSINESS PARK SOUTH MURWIILLUMBAH

QUARRY BUSINESS Park in South Murwillumbah is marking a significant milestone, with construction now complete and Practical Completion achieved, paving the way for the next stage of one of the region’s most anticipated industrial developments.

Delivered by Inca Property Group, the development has already attracted significant early demand, with around 50 per cent of lots sold ahead of title registration, which is expected within the next two months.

This early uptake highlights growing demand for accessible, well-located industrial land across the Tweed region, particularly from local businesses seeking to secure a long-term base.

Strategically positioned within South Murwillumbah’s designated industrial growth area, Quarry Business Park has been designed to accommodate a broad range of uses under its E4 General Industrial zoning.

The estate offers flexibility for owneroccupiers, trades, and tenants of small -to-medium businesses, providing room to expand over time rather than squeezing into compromised sites. That flexibility matters in a region where many businesses have been forced to “make do” with sites that no longer suit their scale.

A key factor behind the project’s strong market response is its relative affordability.

Industrial land across the Gold Coast continues to see upward pressure on pricing, often reaching levels three to

four times higher than comparable sites.

In contrast, Quarry Business Park presents a rare opportunity for buyers to secure land within the SEQ and Northern Rivers regions at a significantly lower entry point, while still benefiting from proximity to key transport links and established urban centres.

Local builder developer Joel Penman believes the project fills a critical gap in the market.

“There hasn’t really been anything like this available locally at this price point,” he said.

“It opens up opportunities for smaller operators and owner-occupiers who might otherwise be priced out of nearby markets. I think it will bring more business activity into South Murwillumbah and help support the local economy over time.”

The estate’s location also plays an important role in its appeal.

With convenient access to major arterial routes and strong connections to both the Tweed and South East Queensland regions, the development offers a practical and well-connected base for a wide range of industrial users.

At the same time, its position within an established and growing community provides access to a local workforce and supporting services.

Developer Josh Thompson said South Murwillumbah stood out as a logical and compelling location for the project.

“We identified early on that there was a real shortage of serviced industrial land in the area, despite clear

demand,” he said.

“The fundamentals here are strong: population growth, increasing business activity, and limited supply. Being a flood-free site was also a key consideration, giving both us and our buyers confidence in the long-term viability of the development.”

To support early purchasers, the developer is offering a limited-time incentive, on the next three sales exchanged before the end of the financial year.

The delivery of serviced, readyto-build land also helps streamline development timelines for purchasers, enabling faster activation of sites and contributing to employment and investment within the local economy.

With titles expected shortly and construction now complete, Quarry Business Park is well positioned to become a key industrial hub within South Murwillumbah.

But the larger story is already clear: Quarry Business Park is not just a new estate, it is a timely answer to an under supplied market, and a likely catalyst for the next phase of South Murwillumbah’s industrial evolution.

TWEED COAST REAL ESTATE AGENCY ESTABLISHES AS MARKET LEADER JUST TWO YEARS AFTER OPENING.

When a new business opens it’s commonplace to expect some teething issues and even growing pains. However since opening doors at the end of 2024, the Witheriff Group real estate agency has gone from strength to strength.

In less than two years the business has become a market leader in the Tweed Coast area despite the often volatile conditions that has brought both peaks and challenges.

Witheriff Group Director Nick Witheriff, alongside his mother and business co-founder, Carol, saw a big gap in the market for an agency that could cater to the booming coastal suburbs around Casuarina and Kingscliff. From the jump the mission has always been clear for the Witheriff Group: deliver a trusted, transparent and tailored real estate service to clients.

And that commitment to strategy has paid off twofold with the Witheriff Group recently posting an impressive first quarter for 2026 despite world geopolitical issues causing a ripple effect across smaller markets. Seemingly unaffected in this particular pocket, in the first quarter the Witheriff Group

generated $143 million in sales with a landmark $11.35 million deal in Cabarita Beach making it the highest sale to date in the Tweed Coast for 2026.

When asked about the Witheriff Group’s success in such a short amount of time operating as a business, Nick Witheriff attributes his team’s alignment on delivering a quality and consistent service.

“I think it’s underlying growth within the Witheriff Group team that we’re celebrating is following an ethos to always remain humble, grateful, and ready and willing to sit to work hard for any type of buyer,” he says.

That commitment to service and an understanding that nothing is ever handed out for free, means that pure grit has propelled this business towards success in a short amount of time.

For Witheriff he has unwavering trust in his team and knows that a successful business is the product of hard-working individuals all striving for the same goal. He puts a heavy amount of onus on picking agents and industry experts to continue writing the Witheriff Group story.

“As the Witheriff Group grows, we continue to see more opportunities available through resource increase,” he says. “Our team has gone from eight to 23 staff in 12 months.”

Expansion is the next focus for Witheriff Group with a new office in Pottsville opening earlier this year; resources being thrown behind the Projects and Salt Property Management arms of the business; and eyes keenly set on the developing Kings Forest precinct. Witheriff expects to have a big presence in the new suburb with the first of 4,500 homes expected to begin construction later in this year.

Armed with a growing team of dedicated agents, industry professionals and marketing experts, the Witheriff Group is primed to be front and centre as this area undergoes a defining new era.
