FROM COAST TO COUNTRY Tweed Heads is the gem of NSW

IT’S THE gem of the Twin Towns (and no we haven’t forgotten the State of Origin Coolangatta rivalry), a maze of sunlit waterways in the centre of all the action.
Tweed Heads is home to surf stars and everyone who got priced out of the Tweed Coast market and then realised they were still in one of the best spots on the planet.
It’s long been more affordable than places like Kingscliff and Cabarita, which has helped it boom in the last couple of years as COVID hit and everyone went a little crazy over real estate.
If the southerly is howling you can tuck away from it at Rainbow Bay and if the northerly (or southerly) is blowing, it’s usually protected at Duranbah Beach, and there are generally good waves on offer at either one if you don’t mind the drop-ins and the occasional stoush.
One of the best things about Tweed Heads is that you can watch the trawlers come in loaded up with seafood after a hard night’s yakka, before racing down to the Trawler Wharf to load up yourself.
There are lovely riverside walks and I’ve heard that the snorkelling is excellent from up near Duranbah drifting down along the north side of the sea wall on an incoming tide.
The population of Tweed Heads (excluding West and South Tweed) was 8,176 in 2016 and had jumped to 9,176 at the 2021 Census, an increase of 1,000 or 12 per cent.
Last month, Tweed Heads had 37 properties available for rent and 71 properties for sale.
There are currently, as of Tuesday, July 19, 68 properties for sale in Tweed Heads.
Apart from some retirement living units ($250,000 and $315,000), the cheapest place on the market in Tweed Heads at the moment is a one-bedroom 82 square metre apartment in Harbour Towers on Stuart Street, priced at $460,000 to $495,000, with “spectacular views of Jack Evans Boat Harbour, Cook Island, Tweed River and south to Fingal Head.”
At the top end of the market (but with a price reduction) is a five-bedroom, four-bathroom home with landscaped gardens on a large canal block in The Mainbrace, Tweed Heads for $2.3 million.
Median property prices over the last year range from $1,119,000 for houses to $680,000 for units.
Houses in Tweed Heads currently rent out for $697 per week on average, an annual rental yield of 4 per cent for investors — earlier this year Tweed Heads West made a surprise appearance at number 15 for rental price growth in NSW with a 27.3 per cent increase in house prices over the past year to a median of $649 per week.
Units rent for $530 per week with a rental yield of 4.5 per cent.
Based on five years of sales, Tweed Heads has seen a compound growth rate of 19.6 per cent for houses and 15.3 per cent for units.
Despite the marketing cooling over the past couple of months, the stock of housing is still so tight that local agents say we won’t see any dramatic price drops anytime soon, even as interest rates rise.
While many people were priced out of the market in quieter areas to the south, the beauty of Tweed Heads is that it is close to some of the best cafes, restaurants, shopping, nightlife and most beautiful waterways and beaches anywhere.
There aren’t too many places where you will find that combination and still be in God’s own country on the right side of the border and that’s what makes Tweed Heads such a special place to live.
