Agents see short window of opportunity for local buyers

By Jo Kennett TWEED REAL estate agents say now is the perfect time for locals to get into the market, with city buyers locked out and Tweed investors looking to sell to take advantage of high prices. Tate Brownlee, Principal/ Licensee at Tate Brownlee Real Estate, said the recent travel restrictions have provided an opportunity for local buyers to get their foot in the door. “With the borders closing to Greater Sydney and Victorians not able to enter NSW without quarantining, the current real estate market timing could not be better for locals wanting to purchase in the market,” Tate told The Weekly. “We have seen an upturn in local buyers since the changes and I believe this will be shortlived as more buyers from Sydney and interstate turn to more and more to technology to try to buy sight unseen. “This method is not without its drawbacks though and has definitely given local buyers an upper hand to be able to act

quicker to inspect and negotiate a successful sale.” Tate said that there had been an unusually strong upward trend in sales in July. “It may mean there are less properties hitting the market, so if something is available now, it could not be a better time to take advantage of this opportunity in the current marketplace,” he said. Principal of DJ Stringer Property Services, David Stringer, said the fact that the Gold Coast and Northern Rivers are in the border bubble means “we are protected as far as travel goes”. “The border checkpoints prevent a lot of people from travelling and that is the biggest issue,” he said. “We still had good numbers for open houses last weekend and we haven’t seen a drop off. “There are still plenty of enquiries, but we are finding people in Melbourne and Sydney can’t drive up or fly up.” David said it was probably too early to see an economic downturn in those areas “but it will have an effect”.

“There are still people looking to purchase sight unseen, but it will affect things,” he said. “We have had a lot of people buying with the inspections done by family and friends, so we’re getting a lot of that too. “There aren’t so many expats moving in, but we have a lot of clients overseas that are disposing of their investment properties and they’re still over there and now is a good time to dispose of them.” David said there are still plenty of local buyers looking to get into the market. “Prices depend on demand and there is plenty of demand, but I think pricing has stabilised,” he said. “The owners and agents have worked out where the market is and they are being listed at fairly high prices, but that is starting to stabilise. “If it’s priced well it will sell, but if a property hasn’t sold within four weeks, the price has to be adjusted. “What we’ve encountered over the last week or two is a lot more valuations being done and so we envisage a lot more stock coming on the market from investors. “Those investors are from all over Australia.”

Selling Principal and Director at Schmith Estate Agents, Justin Schmith, said he thinks we are seeing another spike in property prices. “The first quarter was an absolute frenzy and it wasn’t sustainable,” Justin said. “The amount of transactions and enquiries traditionally slow down in winter and it did slow in June and July and stabilise a lot. “In June/July we plateaued, but it didn’t go down. “In the first quarter it went up about 20 per cent, but the last quarter was really held up strongly because supply in the Northern Rivers and the Gold Coat is the lowest I’ve ever seen. There is nothing for sale.” Justin said that even during the quiet winter period there was still more demand than supply. “You can feel it,” he said. “The first quarter you could feel it drop out, but the last week or two I’ve noticed a slight increase in demand. “I’ve had an offer of $2.5 million sight unseen for a Tweed property and that didn’t get a counter response and he came back the next day with $2.6

million and this is cash, sight unseen. “The common thing is half-floor apartments in Cooly to Mermaid Beach and they are around $2 to $3 million and selling like hotcakes.” Justin said he has one buyer that said he didn’t want to buy in Queensland. “I don’t know what it means, but his buying decision is made by that invisible border line,” he said. “I wouldn’t say people are panic buying, but I think we will see a lot more sight unseen transactions. “I think we will see another jump, but I don’t know how the Queensland lockdown will impact the market.” Justin said the region had been seen as the oasis of the country. “Now we’ve gone into a lockdown on the Gold Coast, but the market is still tight,” he said. “There are still a lot of sellers thinking about waiting until spring.” Read next week for more top local agents’ views.
