he July edition of Tunbridge Wells Business Magazine is certainly another good one!

First up, we meet Deborah and James Richards, the husbandand-wife team behind pioneering estate agents Maddisons Residential.

Thirteen years after the business was founded, it now finds itself as the biggest estate agency in town and one that continues to lead the way when it comes to selling and renting properties.

The couple’s story is one of passion, innovation and a determination to do things differently in a competitive industry. Starting on page 22, we discover what drives Deborah and James, how they have consistently built their reputation and why a more personal approach to property is proving increasingly valuable.

Elsewhere, we celebrate entrepreneur extraordinaire Darren Austin, who is marking a landmark 45th anniversary for his awardwinning accountancy business, Synergee. His founding philosophy of trust and teamwork still shines through in everything he and his talented team do for their clients.

South East Water doubles compensation for Tunbridge Wells businesses

BY ANTONY DE SOUSA outh East Water (SEW) has agreed to double the business compensation fund for local businesses that suffered from financial losses after last winter’s water outages.

This follows a campaign by Tunbridge Wells’ MP Mike Martin seeking to increase the value of the previous compensation fund - which stood at £600,000. Mr Martin undertook his own investigation with the help of over 100 local businesses impacted by the outages. They discovered that the losses hugely exceeded South East Water’s initial sum.

The Lib Dem MP said that the proposed payment of £600,000 was ‘not only completely inadequate but insulting to the businesses who couldn’t trade during what is normally the busiest time of the year.’

Mr Martin invited OFWAT’s CEO Chris Walters to Tunbridge Wells in April to listen to residents and local businesses who had been impacted by the outages, leading to South East Water’s admission to ‘assess the total value of claims versus the size of the fund.’

The beleaguered company agreed to expand the size of the fund from the £600,000 initially offered to £1.2 million after a meeting in Parliament between Mr Martin and the interim chair of SEW John Halsall. The company also agreed to extend the deadline for businesses to submit compensation claims by two weeks.

Martin said: "This is a significant victory for local businesses in Tunbridge Wells who are still struggling to recover from the financial damage inflicted by South East Water’s repeated failures.”

He added: “It’s been an ongoing battle, but I’m pleased that South East Water have finally responded to my demands.

I urge any business that hasn’t already claimed to do so now.”

After the compensation increase, Mr Martin also presented a petition in Parliament from St John’s Primary School on July 7th, which was signed by over 600 local schoolchildren.

The petition demanded SEW to improve the resilience of their water network.

It also stated that the water outages caused ‘significant hardship’ and ended up ‘depriving children of valuable learning time.’

The Government has committed to issuing a written response to the petition this summer.

Locals bounce into AirHop’s new trampoline park

BY ANTONY DE SOUSA irHop has recently opened a 27,000 square foot adventure and trampoline park in Tunbridge Wells, with a launch event taking place last week on July 10.

The site, located in High Brooms Industrial Estate on North Farm Road, features an air-conditioned venue housing numerous allage attractions. As part of the refurbishment of the former printing factory, attractions such as an assault course spanning the building’s width, a basketball slam dunk, a football area, and a light-up interactive floor game were installed. The building also contains a mezzanine space which is being used as a café.

The new Airhop site will help broaden the town’s selection of leisure activities and attract more visitors to the area.

Paramount Place appoints General Manager ahead of autumn opening P

aramount Place, part of the Thrive Living collection by Retirement Villages, has appointed Martin Garner as its General Manager ahead of its opening this autumn.

Martin will lead day-to-day operations at the village, overseeing the resident experience and helping to create a thriving community where people can continue to live independently in a socially active and secure environment.

With more than 30 years’ experience across hospitality and food and beverage, his career has spanned hotels, restaurants and bars, giving him a deep understanding of what exceptional service looks and feels like.

o help meet the construction industry’s demand for one million more workers over the next 10 years in order to reach housebuilding targets, Dandara is continuing its commitment to nurturing the next generation of construction professionals through the relaunch of its Management Trainee Programme.

The independent housebuilder is now inviting applications for five new trainee roles based across its offices in Tunbridge Wells, Braintree, Milton Keynes and Bristol. The programme is designed to help young people build long-term careers in the housebuilding industry while addressing the sector's growing skills shortage.

The two-year scheme offers hands-on experience across a range of disciplines, including surveying, technical, sustainability, design and construction management. Unlike a traditional university degree, the Management Trainee Programme offers an earn-while-you-learn pathway, enabling participants to gain hands-on industry experience while undertaking apprenticeship study and working towards recognised professional qualifications, with the opportunity to gain a formal qualification up to degree level.

How to approach a director or shareholder losing capacity

By Molly Mackay, Associate Solicitor, Corporate and Employment, CooperBurnett LLP

Companies may have a clear strategy for their business operations but may not always have a plan in place should one of their directors and/or shareholders lose capacity. Preparation is especially important for sole directorshareholder companies, as should loss of capacity happen swiftly it may be too late to take some of the critical steps.

Capacity relates to an individual’s ability to make a decision and, under the Mental Capacity Act 2005, it is assumed that someone has capacity, unless it is established that this has been lost. Appointment as a director is a personal role and one that cannot be delegated in its entirety. Shareholders can vote on a range of decisions that can fundamentally alter a Company, for example, amending its Articles of Association or approving loans.

The starting point when a director may have lost mental capacity is the Company’s Articles of Association. These may contain a provision that dictates that when a director loses capacity, they automatically cease to hold the office of director. It may also be necessary to seek medical confirmation of loss of capacity, should there be any doubt of the same.

An essential tool that can be used to assist in such situations is a Lasting Power of Attorney (LPA). LPAs can be used to delegate shareholder powers to an attorney.

They cannot be used in the same way for directors’ powers, due to the personal nature of a directorship.

Attorneys must therefore consider this when looking to utilise the LPA. Companies should also consider drawing up a Shareholders’ Agreement, which can provide certainty on matters if a shareholder loses capacity.

A

unique exhibition is calling for entries from budding photographers across the town.

Common Ground will celebrate the public spaces, buildings and locations that matter to those who live or work in Tunbridge Wells. A public exhibition of selected photographs will be held across the town in September.

Local residents and workers of any age and photographic ability are encouraged to send in their photos of what makes Royal Tunbridge Wells special to them.

Common Ground is an initiative of a group of local residents, brought together by the Royal Society of Arts (RSA) which is backing the initiative. Funding has also been secured through a grant from Royal Tunbridge Wells Together, with further sponsorship from Paramount Place.

Local RSA Fellow and project organiser Stephen Elsden says the exhibition is designed to celebrate different perspectives across the town.

Up to five photos can be submitted by each individual, along with a short statement of why the subject of the photo matters to them. The closing date is Friday 24 July. rtwcommonground.com

amden Road-based barbers P2 Collective have been nominated for the 2026 Hair and Beauty Awards.

The national industry organisation has selected the pioneering hair stylists for the Barbershop of the Year category.

azda Motor Corporation Global President and CEO, Masahiro Moro recently took in a visit to the company’s satellite site at Hendy Group in Tunbridge Wells as part of his European tour.

Accompanied by Martijn Ten Brink, CEO Mazda Europe, the visit to the Mazda site allowed for the study of local perspectives, shared visions and strategic alignment for one of Mazda’s most important global markets.

Visiting Mazda UK gave Mashiro Moro a closer look at Mazda’s second-largest European market by sales volume, with a focus on successfully delivering cars in the UK’s rapidly changing market. During the

visit, he also took part in an in-person talk with managers from across the Mazda UK business. Another focus of the trip was the strength and sustainability of the Mazda dealer network in the UK. Commenting on this, Mazda Motors UK, Managing Director, Jeremy Thomson, said: “As the sector transitions to new technologies, faces complex operating challenges and exciting opportunities, our dealer networks remain one of our most important strategic assets. A strong commitment to take action on climate change Business leaders, community representatives and residents came together at Tunbridge Wells Town Hall for a powerful screening organised by amplifi which was designed to spark local action on the climate and nature crisis. Here’s what happened…

M

ore than 100 residents and business owners recently gathered at Tunbridge Wells Town Hall for a community screening of the People's Emergency Briefing.

The documentary forms part of a growing national campaign to raise awareness of the climate and nature crisis and encourage action at local, national and international levels.

The event was introduced by local business leaders Pete Kenyon and Jenny Kitchen from amplifi, a Tunbridge Wellsbased collective that brings businesses together to collaborate on sustainability and community impact.

"The turnout demonstrated the strong local interest in understanding and responding to the causes and consequences of climate change."

The Town Hall screening formed part of a wider initiative to increase understanding of the causes and consequences of climate change.

Originally presented to political and civic leaders in Westminster in November 2025, the briefing has since been adapted into a documentary for community screenings across the UK. "The turnout in Royal Tunbridge Wells on one of the hottest evenings of the year – itself a reminder of the changing climate – demonstrated the strong local interest in understanding and responding to the causes and consequences of climate change," an amplifi spokesperson told Tunbridge Wells Business Magazine.

They added that the audience included residents, business leaders, schoolchildren, community leaders and climate campaigners.

The event also featured a presentation

by Councillor Rob Wormington, Tunbridge Wells Borough Council's Cabinet Member for Environment and Sustainability, who outlined the Council's journey towards net zero and its Climate Strategy.

The screening was supported by the Tunbridge Wells Climate Action Network (TWCAN).

Councillor Wormington has previously described climate change and biodiversity loss as major challenges for local communities, highlighting the important role that councils, businesses and residents can all play in responding to them.

Pete Kenyon and Jenny Kitchen also explained how amplifi is working across different business sectors to identify practical ways of reducing carbon emissions while strengthening community

resilience across the town.

Jenny Kitchen, Co-Founder of amplifi and CEO of Yoyo Design, said: "This was a tough watch. Experts, scientists, economists and professors explored different aspects of the global climate crisis while also suggesting practical actions we can all take to make a difference.

"The audience's reactions were powerful, honest and emotional. People described feeling 'terrified', 'hopeless', 'angry' and 'embarrassed' – and I include myself in that group."

Pete Kenyon, fellow amplifi Co-Founder and Partner at Cripps LLP, added: "We were bowled over by the audience's response, particularly the number of ideas and commitments to take individual and collective action locally.

"Several people pledged to host screenings in schools, workplaces and community groups, including WI groups and book clubs. We encourage more businesses, community organisations and town and parish councils to host the briefing so that as many people as possible can see it. We are also calling on people to lobby their MPs to support a prime-time televised briefing, helping more people understand the scale and urgency of the challenge."

Business Structures: Choosing the Right Option for You Limited Company

A limited company is a separate legal entity, giving strong protection for personal assets as liability is usually limited to the value of shares held.

Its two main roles are:

tarting a business is exciting, but choosing the right structure is vital. It affects tax, administration and personal financial risk.

The main options for UK small business owners and professionals are:

• Shareholders own the company • Directors manage the business

• Sole Trader • Partnership • Limited Liability Partnership (LLP) • Limited Company Understanding the differences can help you make an informed choice.

Sole Trader or Sole Proprietor

This is the simplest and most common way to run a UK business. As a sole trader, you own the business, keep the profits after tax and make the decisions.

However, there is no legal separation between you and the business, so you are personally responsible for its debts.

Companies House registration is not required, but a written Partnership Agreement is strongly recommended to cover profit sharing, decisions, exits, death or dissolution.

Partners may have different roles, including silent investors or salaried partners with contractual profit-sharing arrangements.

Limited Liability Partnership (LLP)

If the business cannot pay, your personal assets, such as your home or savings, could be at risk.

The advantages are low cost, minimal paperwork, no Companies House registration, and no requirement to publish accounts.

You must register with HMRC and pay income tax and National Insurance on profits through self-assessment.

Partnership

A partnership suits two or more people running a business together and sharing profits and losses.

They are easy to set up, but partners are jointly and severally liable, meaning

An LLP combines partnership flexibility with limited liability, making it popular with professional services firms such as accountants, solicitors and consultants.

As a separate legal entity, an LLP generally protects members from personal liability for business debts beyond what they have invested or agreed to contribute.

LLPs must register with Companies House and file annual accounts and confirmation statements, which are published online.

An LLP is taxed like a partnership, with members taxed individually on their profit share rather than the LLP paying corporation tax.

A Members’ Agreement is recommended to set out management, profit sharing and dispute resolution arrangements.

In small companies, the same people often hold both roles.

A company must have at least one director, register with Companies House, file annual accounts and a confirmation statement, and pay corporation tax on profits.

Directors’ salaries are taxed via PAYE, while dividends are taxed through selfassessment, creating a form of double taxation.

Although more admin-heavy, a company can add credibility and make raising finance easier.

Which structure is right for you?

There is no single right choice; it depends on your plans, risk appetite and how you want to run the business. Many start as sole traders or partnerships before moving to an LLP or limited company as they grow.

Putting the fun into fundraising

nTWine – the business forum for Tunbridge Wells – held its Summer Festival on Thursday 11 June at The Deer Park Café in Eridge. While the team had exciting plans to recreate an old school sports day sadly, the weather was firmly against them. However, the incredible hospitality and stunning food from Liam, Rachel and the team at The Deer Park Café and the wonderful accompaniment from singer Matilda Reed, ensured everyone had a fantastic evening.

Guests were asked to bring a bottle for a mega wheelbarrow raffle in aid of St George’s Childcare. Fundraising Manager, Rosanna Stewart, came along to run the raffle and told guests about the charity and the support it provides families locally, who need to work and require childcare.

Rosanna Stewart says: “On behalf of St George's, I would like to say an enormous thank you to enTWine for offering to support our childcare charity with its mega wheelbarrow raffle! I am delighted

to say that, despite technology failing us on the night, we successfully raised a fabulous £150 from ticket sales. Plus, we would also like to thank raffle winner Nick Brandon of tecwork, who kindly donated an additional £50 to our cause – taking our fundraising total to an amazing £200.”

The enTWine team donated the actual wheelbarrow to St George’s allotment, where it will be used by the children during their gardening club sessions each week.

It wouldn’t be an enTWine event without a break-out room and members were asked what advice they would give their 10-year-old self when it comes to their career. ard Hats to Heels is a nationwide networking group for ambitious women in the property, development and construction sector. Originally founded in Birmingham by award-winning entrepreneur, investor, and TV personality Hayley Andrews, it now boasts franchises all over the country, with the latest one launching in Tunbridge Wells in July.

Property investor and corporate professional Danielle Phillips, (pictured centre, with fan) , who works in the insurance industry, hosted the inaugural TW Hard Hats to Heels event at the Hotel du Vin. The evening was very well attended with lots of local female business entrepreneurs and property experts present.

As well as a series of specialist talks, guests were also treated to flutes of fizz

and delicious canapes. Pink hard hats were donned for fun photographs and plenty of connections were made.

Reflecting on her first Hard Hats to Heels event Danielle said: “I am over to moon with what a success the event in Tunbridge Wells was! We had over 30 local women coming together to network and celebrate each other’s journeys. Thank you to all of you who came along.”

Those in attendance included team members from Atelier de Linde, interior designer Sarah McAdams and staff from Maddison’s Residential.

“Hard Hats to Heels not only aims to empower and connect women in property and business, it’s also a great way of meeting experts in other sectors.

A midsummer celebration

PARK Business Networking recently hosted its annual summer party, welcoming a host of local entrepreneurs for an evening of networking, celebration and summer fun.

The event took place during another spell of glorious weather in the beautiful surroundings of Riverhill Himalayan Gardens. Guests were greeted with a glass of Pimm’s on arrival before enjoying delicious canapés by Birch’s Wholegood Foods and a gin tasting by SPARK member Jonomade Gin. Each guest also received a flower garland and a fan to help keep cool in the summer heat.

A passion for property Since it launched in 2013 Maddisons Residential has become one of Tunbridge Wells' leading independent estate agents, combining premium personalised service with exceptional expert advice.

Eileen Leahy caught up with its Founder and Managing Partner Deborah Richards and her husband James, who is a Partner in the firm, to discover why communication, trust and community remain at the beating heart of this successful business…

D

eborah and James Richards are in buoyant spirits when I meet them at Maddisons Residential’s smart Pantiles headquarters on a sunny Friday morning in early July.

They’re in the middle of our cover shoot with local photographer Georgina Edwards and are clearly enjoying every minute, laughing and joking and looking very at home in front of the camera.

Once the photographs are finished, we escape to the nearby Hive Café for coffee and conversation about the award-winning business which has ripped up the rule book over the past 13 years pioneering a different yet highly successful path for buyers, sellers, landlords and renters.

The last time I interviewed the husbandand-wife team was in 2023, when Maddisons Residential was celebrating its tenth anniversary. Three years on, there’s even more to celebrate – despite a property market that has presented its fair share of challenges recently.

If you look at recent salesagreed for properties above £600,000 across the core TN1, 2, 3 and 4 postcodes, we’re comfortably the market leader “Since we last spoke, we’ve doubled our lettings book and become one of the largest and most successful independent estate agencies in Tunbridge Wells,” says Deborah, who left a prestigious career in private banking with Barclays and Coutts to pursue what she describes as her ‘lifelong passion’ for property.

Deborah, who bought her first property aged 20, recalls that when she resigned from Coutts, one of her colleagues offered some memorable advice.

“They said that whatever I did next had to involve people because I was a good communicator.”

That sound advice – along with a

checklist of the do’s and don’ts Deborah had from her own experience buying and selling many properties, having had a side business of renovating properties for profit - has shaped the way Maddisons Residential has done business from day one.

“From the very beginning, my goal was always to help people achieve what they want, whether that’s advising on pricing, presentation or the best route to market.

It’s never simply been about selling houses. It’s about creating relationships and sharing a common goal.”

Today, Maddisons Residential employs a team of 17 – a mix of part-time and

full-time staff – and has become one of the leading agencies in the higher-value market across the TN1, TN2, TN3 and TN4 postcodes. But if you look at recent sales agreed for properties above £600,000, we’re comfortably the market leader. We’ve never tried to be the cheapest. But if they’re looking for the best possible result, honest advice, outstanding communication and genuine value for

money, that’s where we really excel.”

Deborah explains that buying or selling a property is rarely done on a whim.

“Behind every property sale is a reason.

People might be relocating, downsizing or going through a major life change such as divorce, and we never lose sight of that.”

She adds that this doesn’t mean she avoids having difficult conversations with clients if it will ultimately lead to a better outcome.

“We’re on the journey together.

Every recommendation we make is about helping our clients achieve their objectives, whether that’s securing the best price, finding the right buyer or purchasing the right property.”

James, who joined the business in 2017 after a successful career in wealth management, applies exactly the same thinking to the lettings side of the business, which he established and now heads up.

“Our role is to protect our owners’ assets,” he explains, deliberately using Maddisons Residential’s preferred terminology.

Earlier this year, Maddisons Residential hosted a specialist seminar at Kingdom in Penshurst, bringing together legal and industry experts to explain the forthcoming changes.

“It was incredibly well received,” says James. “We want owners and residents to feel informed and confident when making decisions.”

The lettings department has continued to grow steadily thanks to a combination of recommendations, the agency’s reputation and its strong online presence.

With significant legislative changes transforming the lettings sector, James believes trusted advice has never been more important.

“The new Renters’ Rights legislation has created uncertainty for many owners.

Our job is to guide them through those changes, protect their investment and make sure they feel completely supported throughout the process.”

“Portals like Rightmove and On The Market are important,” James acknowledges, “but nothing beats a personal recommendation.

“People appreciate that we’re offering a genuinely bespoke service rather than a one-size-fits-all approach.”

The agency’s Amplified Marketing service is another key hallmark of its ongoing success.

“If a client comes to us after being on the market with another agent, one of the first things we do is identify what’s prevented the property from selling. Sometimes it’s pricing, sometimes it’s presentation, sometimes it’s both.”

“We place enormous importance

on both,” Deborah explains. “Before a property launches, our in-house stylist, Lisa, works closely with sellers to maximise its appeal. Buyers make emotional decisions, so creating the right first impression is incredibly important.

“Our clients often tell us they hadn’t appreciated just how much difference professional styling could make. Lisa’s contribution to the business is invaluable because she helps buyers picture themselves living in a home.”

The Maddisons Residential approach to doing things differently to the traditional model is clearly working.

The agency has maintained an uninterrupted run of five-star Google reviews, with more than 220 reviews to date, and, for the eighth consecutive year, has been recognised as a Gold Award winner in the Best Estate Agent Guide, placing it among the UK’s top three per cent of estate agencies.

Communication, both Deborah and James agree, is another key area where Maddisons Residential stands apart.

James believes that the relationship between its sales and lettings divisions is also unique.

“There isn’t a divide between departments,” he explains. “We’re one business with one shared objective – doing what’s right for our client. Our team is exceptional. They remember people, properties and conversations. There really isn’t a conveyor-belt approach here.

Can cutting VAT help save our pubs and restaurants?

With the hospitality sector battling rising costs, tax hikes and wage increases, a group of leading chefs is calling on the Government to halve VAT for restaurants and pubs. We asked two respected local hospitality entrepreneurs for their views…

I

t’s no secret the UK hospitality sector is facing mounting financial pressures which is why four of Britain's bestknown chefs and restaurateurs have joined forces to launch the VAT's The Problem campaign.

Founded by Tom Kerridge, Yotam Ottolenghi, Ravneet Gill and Simon Rogan, the campaign is urging the Government to reduce VAT on restaurants, pubs and cafés from 20% to 10%, bringing the UK more in line with many European countries.

The chefs argue that hospitality is facing one of the toughest trading environments in its history.

"We're not making any money whatsoever and we're just keeping our heads above water," Simon Rogan recently told BBC Newsnight, while Tom Kerridge said the Government was getting business taxation "very, very wrong".

Yotam Ottolenghi described the current situation as "crippling", adding: "Every pound that we take, a substantial amount of it just goes to the Government through different taxation."

According to UKHospitality, Britain's 20% VAT rate is the second highest in Europe, behind only Denmark. Countries including Germany (7%), Ireland (9%), France (10%), Italy (10%) and Spain (10%) all apply significantly lower rates to hospitality.

reducing VAT would allow businesses to survive, invest and continue employing people.

We asked two local hospitality entrepreneurs for their thoughts.

Brian Whiting, owner of Whiting & Hammond Pubs, believes the industry is at a crossroads.

"Once upon a time, every village had a butcher, baker and post office," he says.

"Sadly we've lost many of those, and now we're in real danger of losing the Great British pub."

Brian, whose group includes popular venues such as The Little Brown Jug in Chiddingstone, says pubs remain at the heart of local communities.

"We need everyone's support to save this institution. For many people, the local pub gave them their first job. Once they're gone, they won't come back."

Alex Boyd, patron chef at Kumquat on The Pantiles, agrees the industry needs support but believes VAT is only part of a much bigger picture.

"In my mind, VAT isn't the only problem hospitality is facing," he explains. "Costs are rising at an alarming rate."

He cites one example from his own kitchen.

"We use mango purée in one of our desserts. Overnight the price increased from £7.85 to £9.69 per kilo - a 25% rise that I simply can't pass on to customers."

significantly.

"Over the past three years, my staffing costs have risen by 26%, despite employing 32% fewer staff than we did three years ago."

Alex believes the campaign is about survival rather than increasing profits.

"The VAT's The Problem campaign isn't about helping restaurants make more money. It's about helping the industry survive."

However, he also recognises the wider economic challenge facing Government.

"The hospitality industry contributes around £8.45 billion in VAT. If that rate is halved, the Government has to replace that revenue somewhere else, and that could lead to further financial pressures elsewhere."

Instead, Alex believes the focus should be on stimulating economic growth.

"The Government needs to do whatever it can to encourage spending, reduce energy costs, support British farmers and help businesses rather than punish them. I understand the country has debt to repay, but if the economy isn't growing, that debt only becomes heavier."

Ultimately, he believes consumer confidence is just as important.

"Of course I'd welcome paying less tax, but I'd rather people felt confident enough to go out, enjoy themselves and spend money without worrying about their own finances."

Campaign for change: helping hospitality thrive

By Antony De Sousa aunched on 1 June by chefs Tom Kerridge, Yotam Ottolenghi, Ravneet Gill and Simon Rogan, VAT's The Problem is calling on the Government to reduce VAT for the hospitality sector from 20% to 10%, bringing the UK into line with countries such as France and Spain.

The campaign argues that a VAT cut would help prevent pubs, cafés and restaurants from closing while allowing businesses to invest, create jobs and remain viable.

High-profile supporters include Rick Stein, Tom Kitchin and Tommy Banks, alongside organisations including UKHospitality, the British Beer & Pub Association, the British Institute of Innkeeping, CODE Hospitality and Greene King.

More than 50,000 people signed the petition within 24 hours of its launch and at the time of going to press, that figure had risen to almost 268,000. Tom Kerridge says the campaign is aiming for one million signatures to trigger a Government response. www.vatstheproblem.co.uk

Hospitality Together is another organisation campaigning for a reduction in VAT to 10%, focusing specifically on supporting Britain's independent hospitality businesses.

The group says lower VAT would help protect around 3.5 million jobs, safeguard independent businesses and ensure high streets remain thriving community hubs despite rising costs and ongoing economic pressures.

Great leadership starts outside of work

L

Welcome to this month’s Moving Business Forward with DCA, where we explore the human side of work, leadership, community and change.

ike many people, I first thought leadership was mostly about what happened at work: the conversations you had, the decisions you made, the meetings you led and the results you delivered.

But over time, I realised something important. If you want to be a great leader at work, you have to pay attention to the life you are building outside of it.

Leadership requires energy. It requires patience, empathy and the ability to make good decisions under pressure. Those things do not simply appear when you walk into the office, join a meeting or open your laptop. They are shaped by how you sleep, how you eat, how you move and how you manage your time.

Consistency is a good place to start. I am not saying everyone needs to join the 5am club or follow someone else’s perfect morning routine. The point is to find a rhythm that works for you and stick to it.

How we start and end our days matters. A

consistent routine gives us structure, and structure gives us focus.

Sleep matters too. One of the best changes I have made recently is removing technology from where I sleep. No phone, no scrolling, no late-night emails. Just space to switch off properly. It sounds simple, but sometimes the simplest changes make the biggest difference.

Then there is movement. For me, exercise first thing in the morning helps me feel more focused, more positive and more ready for the day ahead. It does not have to be complicated.

It could be a walk, a class, the gym, or even just stretching. Figure out what works best for you - just get moving!

Nutrition plays its part as well. What we eat affects how we feel, think and show up. I have learned that things like a heavy lunch can change the energy I bring into an afternoon conversation. That matters when people are relying on you to be fully present.

And finally, we need to look at what we consume — not just food, but content.

Constant noise, screens and social media can shape our mood before the day has even begun.

If you want to lead well, build the ecosystem that supports you. Consistency, sleep, nutrition, fitness and time away from technology are not just extras. They are part of the recipe that creates success.

When you build balance outside of work, you begin to unlock your leadership potential within it.

The decision marks a significant step forward in delivering Tunbridge Wells Borough Council’s long-term vision for the shopping centre, shaped by extensive feedback from residents, businesses and visitors.

Palm Court is a key part of Royal Victoria Place and the approved plans will see the space transformed into a more vibrant, accessible and welcoming destination, with improved retail and leisure opportunities for the town.

Revitalising Royal Victoria Place will modernise the centre to and encouraging future vitality, people to shop and meet up, all supporting the local economy for the town and the wider borough.

LOCAL PLAN SUPPORT

Tunbridge Wells Borough Council adopted its current Local Plan in December 2025, with a commitment to begin an early review within six months.

That review is now underway.

The updated Local Plan will set out how the borough will grow and prosper between 2029 – 2044. It will identify land for much-needed new homes and employment space, along with the infrastructure needed to support sustainable, high-quality development, It will also help protect our countryside and support the vitality of our town and village centres.

The review will follow the Government’s new planning process, designed to make plan-making more accessible, digital and efficient.

A new timetable will be published by the end of June 2026, and kept up to date on the Council’s website, alongside guidance on how you can get involved. An early Scoping Consultation is planned for the summer, and we are keen to hear from borough residents, businesses and visitors about the issues and opportunities that matter most.

As part of the review, a Call for Sites was launched in May. Residents, landowners, developers and community groups are invited to submit sites across the borough for consideration for a range of uses. That went fast

This month marks 45 years since I started work as an accountant.

On 6 July 1981, I joined my first professional practice in Victoria. Accounting wasn’t a childhood ambition. It was simply something to do until career inspiration struck. As it turns out, inspiration took the scenic route.

Over those 45 years I’ve witnessed an extraordinary transformation in our profession: • Our first computer (I think it was a Commodore 8064) • VisiCalc – my first spreadsheet • Early accounting and tax software such as CSM Auditman • Email • The internet • Outsourcing • Cloud computing And with every new development came the same prediction: “This will make accountants redundant.”

The reality was quite different. None of these innovations replaced accountants.

They replaced tasks. Each new technology

helped us spend less time crunching numbers and more time helping clients understand them.

The value wasn’t in producing information.

The value was in interpreting it.

Today, the latest perceived threat is AI. I have no doubt its impact will be greater than anything I’ve seen before. The speed of change is accelerating. But after 45 years of watching technology reshape our profession, I’m optimistic. Just as spreadsheets and cloud software didn’t replace accountants, AI won’t replace the need for trusted advisers who can provide context, judgement, challenge and insight.

Numbers tell a story. Businesses still need someone to help them understand what that story means. My hope is that AI becomes the most powerful tool yet, helping us deliver even more informative and ultimately transformative advice to our clients.

After all, the technology keeps changing.

But helping people navigate uncertainty, make better decisions and achieve their goals never goes out of fashion.

Here’s to the next chapter.

How to manage probation periods effectively From July, employers should be reviewing how they manage recruitment, onboarding and probation periods ahead of expected changes to unfair dismissal rights in January 2027.

The qualifying period for unfair dismissal is expected to reduce from two years to six months, meaning businesses will need to be more confident in their hiring decisions and how they manage new employees during those first few months.

For many employers, a three-month probation period will still be appropriate. However, if your contracts currently include a six-month probation period, now is a sensible time to review this.

A practical approach may be to use a three-month probation period, with the option to extend by a further two months if needed. This gives employers time to assess performance, provide support and make a fair, informed decision.

The recruitment process itself is also becoming more important. Clear shortlisting criteria, structured interviews, appropriate checks and regular probation reviews can all help reduce risk.

Probation shouldn’t be treated just as a formality, it should also be a structured part of the employee journey, supported by clear documentation and honest conversations.

Why opportunity still knocks Official figures show UK job vacancies have fallen to their lowest level in five years. But Neil Simmons, Founder of TN Recruits, believes the local recruitment market tells a very different story – one that continues to offer opportunities for both employers and jobseekers

R

ecent figures from the Office for National Statistics revealed that UK job vacancies fell to 707,000 between March and May 2025 – the lowest level since early 2021. On the surface, that suggests a cooling jobs market and employers becoming increasingly cautious about hiring.

However, as someone who works in recruitment every day, I believe those headlines tell only part of the story.

The first point worth recognising is that not every vacancy is advertised. Many roles are filled through professional networks, referrals, direct approaches and recruitment agencies before they ever appear on a job board. The visible vacancy market represents only one part of a much larger employment ecosystem.

The recruitment industry itself also remains remarkably resilient. Globally, it is estimated to be worth more than £600 billion, while in the UK alone it represents

Closer to home, Tunbridge Wells is home to more than 50 recruitment consultancies, many of which are actively looking to grow their own teams. In fact, I regularly speak to agency owners across the area who are recruiting recruiters for their businesses.

Culture: The Invisible Value in Your Exit Strategy When founders weigh up an exit, they obsess over valuations, tax windows and legal structures. These are the mechanics of a deal, but they aren’t the heart of it.

The true value of your business doesn’t sit on a balance sheet; it lives in your culture.

That doesn't suggest a market in decline.

Of course, some sectors have experienced a slowdown. Retail and hospitality have seen reductions in advertised vacancies, reflecting the economic pressures many businesses continue to face. Yet there are still numerous industries actively hiring, particularly across Kent and Sussex, where we continue to see strong demand for skilled professionals.

The challenge today is often less about a lack of opportunities and more about alignment between employer expectations and candidate expectations.

For jobseekers, that may mean being a little more flexible when considering their next career move. Sometimes the ideal role doesn't arrive immediately. Taking a sideways step, broadening your search criteria or accepting a position that offers long-term development rather than an immediate promotion can often create opportunities that would otherwise be missed.

Business debt reform presents opportunities for SMEs The government is proposing the largest reforms in debt legislation in 30 years.

Nick Gabay, head of the Corporate and Commercial sector, explains how SMEs can leverage this to make client relationships more equitable.

Late payment is not simply an administrative nuisance. It can restrict cashflow, delay investment and place smaller businesses under real pressure, even when they are profitable on paper. The government estimates that late payments cost the UK economy around £11 billion a year and contribute to thousands of business closures, so the policy aim is to shift late payment from accepted practice to regulated risk.

I've always believed that sometimes you need to take one step back to take two steps forward.

We should also acknowledge the reality faced by those who are currently unemployed. Behind every statistic is an individual or family navigating uncertainty, and that deserves empathy. However, it's equally important not to lose sight of the opportunities that still exist. Many employers continue to struggle to attract the right talent, while many sectors remain short of skilled candidates.

From where I sit, the employment market across much of Kent and Sussex remains healthier than many other parts of the UK. Businesses are still investing in people, recruitment firms are continuing to grow, and new opportunities are emerging every day.

So, while falling vacancy numbers may generate dramatic headlines, they should not be mistaken for a lack of opportunity. The recruitment landscape is evolving, not disappearing. Employers are becoming more selective, candidates may need to be more adaptable, but the demand for good people remains as strong as ever.

And that, ultimately, is what gives me confidence about the months ahead. tnrecruits.com

The proposed reforms would make statutory interest on late payments mandatory and non-excludable, cap most larger-purchaser/smaller-supplier payment terms at 60 days, introduce a 30-day deadline for disputing invoices and give the Small Business Commissioner stronger enforcement powers. Large companies would also face expanded reporting duties, including disclosure of late payments and statutory interest owed or paid.

For SMEs, the reforms could provide greater certainty and leverage. Shorter maximum payment terms should improve cashflow, while mandatory interest will make late payment more costly for customers who miss deadlines. Clearer invoice dispute windows should also reduce the scope for late challenges being used to delay payment.

Crucially, there is an opportunity before the legislation takes effect. Where contracts are coming up for renewal, SMEs can use the direction of travel to open a commercial conversation about fairer payment terms, clearer invoicing requirements and tighter dispute processes. Long-term agreements being negotiated now should also be future-proofed so they can adapt when the new rules are introduced.

The businesses that benefit most from these reforms will be those that prepare early. Reviewing your contracts and payment processes now can help protect cashflow, support fairer customer relationships and give you greater confidence when negotiating new terms.

Why consistent marketing is the key to a steady flow of clients

T

here’s something that comes up time and time again with business owners who are genuinely brilliant at what they do. The client work is great, the results speak for themselves, and everything feels like it’s going well.

Then the diary starts to thin out and that familiar question creeps back in: “Where’s the next client coming from?”

The problem is usually visibility. And more often than not, it comes down to consistency.

When a business shows up regularly, people notice. When it goes quiet, they forget. There’s always someone else in their feed staying visible, and that’s who stays front of mind.

Buying decisions don’t happen quickly.

Most people spend weeks, sometimes months, getting a feel for someone before they reach out. They need to see a business many times, feel like they understand the brand and what it’s about, and wait until the timing’s right for them.

That process only works if your business is consistently visible.

The pattern that causes the most damage goes like this. Work picks up,

the diary fills, and marketing slides down the to-do list. It feels completely reasonable in the moment. Then a few weeks later there’s space in the diary and the enquiries aren’t coming in the same way.

There’s suddenly pressure to get visible fast, and the whole thing feels forced and exhausting. That stop-start cycle is genuinely draining, and it’s entirely avoidable.

Keeping some level of marketing ticking along, even during the busiest weeks, makes a real difference.

The key is making it simple enough to actually stick to. One solid piece of content a week is plenty to build from. A blog post can become several social posts, a newsletter, and a handful of stories.

Nothing extra needs creating, it’s about using what’s already there properly.

Planning a few weeks ahead removes the daily pressure, and good content absolutely earns a second life when it’s shared differently.

Engagement matters too. When someone takes the time to comment or reply, responding shows there’s a real

person behind the business.

Those small moments build trust faster than any perfectly crafted post ever will.

It’s also worth paying attention to what’s landing. Some topics will spark conversation, others won’t. That’s useful information, so noticing what resonates rey and doing more of it is Ai e e always time well spent.

Full steam ahead…

Sarah Raine meets Jonnie Pay, Volunteer General Manager of the Spa Valley Railway, to learn how the heritage attraction has grown into one of the region’s biggest success stories – and why volunteers remain at the heart of its future

J

onnie Pay has volunteered with the Spa Valley Railway since the mid2000s and has served as Volunteer General Manager since April 2015. The 34-year-old Pembury resident also works full-time for Network Rail as a Training Centre Manager based in Paddock Wood.

The story of the Spa Valley Railway began when the line between Tunbridge Wells Central and Eridge was closed by British Rail in 1985, leaving the station derelict. However, that same year, The Wealden Railway Company was formed, followed by the registration of the Tunbridge Wells and Eridge Railway Preservation Society as a charity in 1987.

The society secured a lease on the engine shed, providing a permanent base for the project. Around the same time, the North Downs Steam Railway, which had been displaced from Dartford, joined forces with the group, bringing track, carriages and steam locomotives.

By 1996, trains were running to and from Groombridge, and the railway officially opened in August 1997. In 2004, the Spa Valley Railway became the last railway in the country to be granted a Light Railway Order by the Government. The line was later extended to Birchden Junction and, in 2011, services were restored all the way back to Eridge.

Despite its success, running a heritage railway comes with challenges.

“One challenge is competing with other attractions, particularly the Bluebell Railway and the Kent & East Sussex Railway, which are long-established tourist destinations,” says Jonnie.

For many years, annual visitor numbers sat at around 30,000. Today, that figure has risen to approximately 90,000, thanks

to popular events such as Thomas the Tank Engine days, dining trains and the hugely successful Polar Express experience.

Infrastructure projects also bring significant financial pressures. The replacement of Broom Lane Bridge cost around £500,000, and while public support has been invaluable, fundraising efforts continue, with commitments extending until 2028.

Like many organisations, the railway has also felt the impact of rising operating costs.

“The price of imported coal, oil, red diesel and electricity has created challenges in recent years,” explains Jonnie. “We’ve worked hard to absorb those increases wherever possible rather than passing them directly on to our customers.”

Environmental responsibility is another important consideration. The railway operates a detailed recycling programme, reuses materials wherever possible and recycles waste oil and diesel. While steam locomotives still rely on coal, Jonnie points out that heritage railways contribute only a tiny fraction of overall greenhouse gas emissions.

Away from the operational challenges, volunteering remains one of the most rewarding aspects of the role.

“First and foremost, I get to drive steam and diesel locomotives,” he smiles. “It’s a real privilege. It takes years to develop the skills needed to operate them properly, so being trusted to do that is very special.”

Jonnie says he also enjoys the social side of the railway, meeting visitors and fellow volunteers who share a passion for preserving railway heritage.

“There’s something really special about seeing people leave with smiles on their faces, knowing we’ve given them a great experience.”

The railway continues to expand its programme of family events, with Alice’s Wonderland Express set to entertain visitors over the August Bank Holiday period and into September.

As a volunteer-led charity, Jonnie reveals that recruiting new volunteers is essential to the railway’s future.

“We’re always looking for more people to get involved,” he explains. “There can be misconceptions about railway enthusiasts, but social media personalities such as Francis Bourgeois have helped show that

Like many charities, the Spa Valley Railway faces the challenge of an ageing volunteer base. Many of its earliest supporters are now in their 80s, while there are fewer volunteers from the generation currently balancing careers, family responsibilities and retirement plans.

The good news is there are plenty of opportunities for people of all ages and backgrounds, from working in the shop and catering outlets to assisting on dining trains. These roles help volunteers develop valuable customer service and communication skills. More specialist positions, including guards and signal box operators, are also available, although they require additional training.

“We’re an open and diverse organisation, run by a very friendly group of people,” adds Jonnie. “There really is something for everyone.”

cross Kent, Sussex and Surrey, one question continues to dominate conversations between business leaders: why has recruitment become so much harder?

Applications appear to be lower.

Interview attendance can be inconsistent.

Vacancies remain open for longer than anticipated. Much of the discussion focuses on skills shortages, changing workforce expectations and increasingly competitive hiring markets.

Yet many recruitment challenges begin much closer to home.

“

Before introducing a candidate to a client, we invest time in understanding what is driving their search, what they value and what will ultimately influence their decision Recently, a local employer approached TN Recruits after struggling to fill a vacancy. Applications were limited, and every candidate invited to interview failed to attend.

As we explored the role in greater detail, it became clear that perception had become the problem. The advert unintentionally amplified the less attractive aspects of the position, while many of its strongest selling points remained hidden. The opportunity itself had genuine appeal; it simply wasn’t being communicated effectively.

The job title understated the level of opportunity available, while key benefits and career progression received little attention. As a result, many of the candidates the business hoped to attract were likely ruling themselves out before reading beyond the opening lines.

Candidates make decisions quickly.

The strongest professionals are selective about where they invest their time and

attention. If a vacancy does not clearly communicate its value, many will simply move on.

However, the issue extends well beyond the advert itself.

Many hiring processes now rely heavily on automation. Applications are acknowledged, interviews are arranged and communication quickly becomes transactional. Yet candidates are expected to commit to interviews without fully understanding the opportunity, the business or why the role may be right for them.

During the event, Dee invited several colleagues to share the stage, including global personal brand strategist Lisa Johnson, who also wrote the book's foreword, along with some of the readers who proofread the manuscript before publication. They each chose a favourite passage from the book, reading it aloud and explaining why Dee's words resonated so strongly with them.

From defining what success looks like on your own terms to developing the courage to make difficult decisions, Dee's book focuses on meaningful action rather than empty inspiration.

t’s a gorgeous summer’s evening when my husband, Steve, and I pay a visit to Zorba’s Meze Grill. Located on Upper Grosvenor Road, the restaurant, which celebrates a decade in business this year, specialises in Turkish and Mediterranean cuisine. It has become a firm favourite with discerning diners thanks to its adventurous yet authentic menu, welcoming atmosphere and attentive service.

It’s perfectly positioned close to the restaurant’s famous mangal grill, allowing diners to watch the talented chefs at work in the open kitchen as they sear succulent cubes of shish, flame-grill lamb chops and expertly cook marinated meats over the glowing coals.

There’s also that unmistakable aroma drifting from the grill – smoky, fragrant and utterly mouth-watering. It’s dinner

and a show rolled into one and certainly gets the tastebuds tingling.

Menus arrive promptly, along with a drinks order. Steve opts for an ice-cold Efes, his favourite Turkish beer, while I choose a chilled glass of Pinot Grigio Blush.

Whenever we visit Zorba’s, deciding what to order is never easy because everything sounds so tempting.

The extensive menu features an impressive selection of traditional hot and cold meze, from smoky baba ganoush and

delicately stuffed vine leaves to golden pan-fried halloumi and crisp, sesamecoated falafel. There's also an irresistible array of charcoal-grilled meats including ribs, shish and beyti – the restaurant's spiced kofte-style kebab. Diners can choose to enjoy their grilled meats simply cooked over the coals or served atop cooling yoghurt, creating the perfect balance of smoky spice and creamy richness.

equally well catered for, with everything from fresh seafood meze and crisp courgette fritters to vegetarian moussaka and fragrant vegetable tagine on offer.

As well as the evening menu there are special lunchtime deals and you can even commission Zorba’s to do your private catering too.

Each dish arrives beautifully presented on handcrafted glazed crockery, while the restaurant itself combines mango wood tables, leather banquettes, exposed brickwork and statement lighting to create a contemporary yet relaxed setting. The aesthetics are very much on point here…

Following the success of the Tunbridge Wells restaurant, another Zorba’s was opened a few years ago in Lewes and in September the group will open another site in Guildford.

But back to our evening in Tunbridge Wells…after much deliberation, we finally make our choices.

I simply can't resist the house taramasalata. Made from smoked cod’s roe, it’s wonderfully creamy and tangy.

Served with warm, pillowy triangles of Turkish flatbread, it's one of those starters that's impossible to stop dipping into.

Steve chooses the restaurant’s signature garlic tiger prawns. Butterflied and chargrilled until lightly caramelised, they're bathed in a rich garlic butter with a drizzle of sweet honey and warming chilli. The sauce is so good that we're soon tearing pieces of flatbread apart to mop up every last drop.

Mindful not to fill up too quickly, we pace ourselves before the main event arrives.

Fresh from a family holiday in the Mediterranean, I can't resist the grilled

octopus. Tender rather than chewy, it's beautifully charred and dressed with fragrant garlic butter, smoky paprika, oregano and freshly chopped parsley. The delicate sweetness of the seafood shines through, while the herbs and seasoning perfectly complement its subtle flavour.

Steve opts for the Bodrum Çökertme, a traditional dish from the Bodrum region featuring seasoned minced meat layered over crisp matchstick potatoes and finished with cool, creamy yoghurt. Rich, comforting and packed with flavour, it's easy to see why this regional favourite has stood the test of time.

Both dishes are accompanied by fluffy bulgur rice and a crisp, refreshing salad.

Despite feeling fairly full, the dessert menu proves too tempting to ignore.

I enjoy a couple of scoops of intensely nutty pistachio ice cream, while Steve wastes no time polishing off a warm chocolate fondant with its irresistibly molten centre.

By now, the restaurant, which had been buzzing when we arrived, is beginning to empty as diners head off to watch the England match. Had there not been a game on we would have definitely stayed on to soak up more of the atmosphere of this fantastic establishment as it really does feel like you’ve been transported to the sunny climes of the Med as soon as you step over its threshold. A taste of summer at Kumquat

Alex Boyd, chef-patron of Kumquat, the adventurous, award-winning Asian-inspired restaurant on The Pantiles, which has just received a prestigious second AA Rosette, reveals what’s on the menu over the coming months…

his summer at Kumquat, diners can expect all the hallmarks of award-winning chef Alex Boyd’s signature cooking: bold Asian flavours, seasonal ingredients, and intricate, inspired techniques.

“The dishes are fresh, vibrant and full of character, but still have the depth and balance that diners expect from Kumquat,” explains Alex.

One of his standout new summer dishes is tamarind-marinated flat iron steak with baby gem, summer vegetable salad, smoked chilli dressing and peanuts.

“The steak is marinated in a Thaiinspired blend of tamarind, fish sauce, sugar, coconut, coriander and lime,” reveals Alex. “It takes inspiration from

The dish is served with crisp baby gem and a summer vegetable salad, before being finished with peanuts and a smoked chilli dressing inspired by Nam Phrik Phao, Thailand’s roasted chilli jam.

“My version has the same balance of heat, sweetness, smokiness and umami, but is used more like a dressing to bring the whole dish together,” says Alex.

Another highlight is Kumquat’s Kurobuta pork loin and belly with Korean barbecue sauce, kimchi and shiso, inspired by how the traditional way Korean barbecue is enjoyed - with grilled meats wrapped in aromatic leaves alongside sauces, pickles and kimchi.

“The pork loin is marinated with Korean

chilli and nashi pear before being roasted.

Nashi pear is often used in Korean marinades because it brings a gentle sweetness and helps tenderise the meat, giving the pork flavour and softness before it is cooked.”

Alongside the loin, the pork belly is braised for 12 hours until tender, then pressed, portioned and finished with crisp skin to create a delicious crackling texture.

The Korean barbecue sauce is enriched with gochujang and red pepper flakes, giving it warmth, sweetness and savoury depth.

“A house kimchi and kimchi dressing add acidity and brightness, while shiso leaf and shiso oil bring a fresh, fragrant finish,” adds Alex.

For those looking for something lighter, the Thai-spiced prawns with coconut, mango and stem ginger are the perfect choice. Alex explains they are inspired

by Kung Chae Nam Pla, a Thai raw prawn dish served with a fiery fish sauce, lime and chilli dressing.

“At Kumquat, the prawns are rolled flat and gently poached at 48°C, giving them a delicate, almost silky texture that is quite different from a traditionally cooked prawn. They are dressed with Thai fish sauce, lime and chilli, then paired with fresh mango, coconut curd and stem ginger gel.

“The coconut curd is made by allowing yoghurt cultures to develop in coconut milk before it is set, creating a soft, tangy richness that balances the heat and acidity of the dressing. The result is fresh, fragrant and vibrant, with sweetness from

the mango and warmth from the ginger.”

The new summer dessert is rum-roasted pineapple with lime posset, sesame snap, mint and shiso.

“It is designed to be light, fresh and refreshing, while still having enough richness to feel like a proper dessert,” smiles Alex.

“Roasting the pineapple with rum intensifies its natural sweetness and gives it extra depth, while the lime posset brings a clean citrus freshness. A lime gel adds another layer of sharpness, while mint and shiso cress provide bright, aromatic notes. The dish is finished with a crisp sesame brandy snap for added crunch. It is a simple but elegant summer dessert, full of freshness, texture and flavour.”

Together, Alex says these dishes reflect the direction of Kumquat’s summer menu: fresh, colourful and packed with flavour, drawing inspiration from Thailand, Korea and across Asia, while showcasing modern British cooking.

Cool reds for hot days This summer, the coolest bottle in the fridge isn’t white or rosé – it’s red. Tunbridge Wells Business Magazine’s Drinks Editor James Viner explains why….

rinking chilled red wine is fast becoming a very popular pastime here in the UK – and the secret to getting it right is the temperature. Give the right red a light chill, and it comes alive with brighter fruit, fresher flavours and greater drinkability.

Above 20°C, crispness and definition give way to stewed fruit and alcoholic heat.

That’s why I never hesitate to ask for an ice bucket for red wine in summer.

But not every red rewards the same treatment. Fruit-driven styles with lively acidity and gentle tannins respond best to a light chill. Thirty minutes in the fridge or ten minutes in an ice bucket usually does the trick. Bigger, fuller-bodied wines need only a gentle chill, as too much cold can harden tannins.

Here are eight reds that truly shine when served at 12–14°C on hot days.

A brighter outlook for the rental market

The Tunbridge Wells rental market is showing signs of life again. Becky Moran of TN Lettings reveals how and why confidence is returning for local landlords, tenants and property professionals…

or much of the last 18 months, the rental market has been a difficult one to read.

National headlines have focused on landlords leaving the sector, changing legislation and a slowdown in tenant demand. Yet here in Tunbridge Wells, Tonbridge and the surrounding villages, we are beginning to see something far more positive emerge.

There is a noticeable increase in movement across the rental market. More properties are coming back to the market, enquiry levels are improving, and perhaps most importantly, there appears to be renewed confidence from both landlords and tenants.

One of the key drivers behind this is the continued appeal of Tunbridge Wells as a destination for families relocating from London. Excellent grammar schools, highly regarded primary schools, beautiful green spaces and fast rail links into the capital continue to make the area extremely attractive. Market commentators continue to identify schools, commuter links and family housing as major drivers of demand in Tunbridge Wells.

The data also paints a positive picture.

According to the Office for National Statistics, average private rents in Tunbridge Wells reached £1,517 per month in May 2026, representing annual growth of 4.7%, outperforming the wider South East region.

What is particularly encouraging is that the market appears to be finding a healthier balance. Nationally, rental demand has softened from the unprecedented highs seen after the pandemic, while stock levels have started to improve. At the same time, the largescale exodus of landlords appears to be slowing significantly, with industry data suggesting the peak of landlord sell-offs has now passed.

Locally, this is creating a more sustainable environment. Rather than desperate competition for every available property, we are seeing motivated tenants, realistic landlords and a more stable marketplace.

very summer brings its own rhythm to the housing market.

The days are longer, gardens look their best, and buyers have more opportunities to get out and view homes. But every now and then, another ingredient comes along that can have a surprisingly powerful influence on the property market: a major sporting event.

With football fever sweeping the country during a World Cup or major tournament, it's easy to assume that house moving takes a back seat. In the short term, that can be true. Rightmove recently noted that major sporting events and unusually good weather can temporarily distract

However, that's only half the story.

Property has always been closely linked to consumer confidence. When people feel optimistic, secure in their jobs, and positive about the direction of the economy, they are more likely to make significant life decisions such as moving home. Studies of housing sentiment consistently show that confidence and willingness to buy are closely connected.

That is where a successful England team can have an unexpectedly positive impact.

A strong tournament run creates a feel-good factor that extends far beyond football. It generates national conversation, brings communities together, encourages spending, and lifts confidence. We see the same effect during periods of prolonged sunshine.

People spend more time outdoors, they socialise more, their homes look more appealing, and they naturally become more enthusiastic about making plans for the future.

In the property world, momentum matters. Buyers who may have been sitting on the fence often decide to take the next step when optimism is high. Sellers feel more confident about bringing their homes to market.

Locally, we've seen excellent levels of activity across Tunbridge Wells throughout the spring and early summer.

Family homes continue to attract significant interest, and when wellpresented properties, priced correctly, come to market, buyers remain ready to act. The local market has consistently proven to be more resilient than many national headlines would suggest.

History also tells us that property

markets rarely move purely on economics.

Interest rates, mortgages and affordability are clearly important, but human behaviour plays a huge role too. Housing is ultimately an emotional purchase.

People buy homes when they are feeling optimistic about the next chapter of their lives.

So, while football matches and sunshine may occasionally delay a viewing appointment or two, the wider impact is often positive. A nation in good spirits tends to be more active, more confident and more willing to make big decisions.

A garden to inspire

In his monthly gardening column, Tim Sykes of Gardenproud shares a visit to a stunning Georgian garden in Northiam and shines a spotlight on a local charity helping more people enjoy the therapeutic benefits of gardening.

was recently treated to a rare glimpse of a very special garden surrounding a former rectory in Northiam courtesy of getting to know the local charity Gardening with Disabilities Trust.

The garden was redesigned in 2007 by Julia Fogg and Anny Evason. Their scheme features a series of beautifully defined garden rooms, created with yew and box hedging and enhanced by herbaceous planting. There are areas devoted to roses, tropical plants and perennials, all complemented by oak pergolas, rose obelisks and wide pathways. The colourful borders blend seamlessly with the soft red brick of the Georgian house and its elegant orangeries, which are surrounded on every side by the garden.

There is a canal garden, a wild pond, and a delightful kitchen and nursery garden, complete with a wellproportioned greenhouse.

across the Weald.

This rare and unexpected opportunity to visit such a charming garden came courtesy of the Gardening with Disabilities Trust, an organisation I was delighted to discover.

The Trust supports keen gardeners who are no longer able to enjoy their hobby in the same way because of physical disabilities. Grants help fund practical adaptations and specialist equipment, including: •

Ergonomic gardening tools

Wakehurst has become an open-air gallery this year as iconic sculptures by Henry Moore sit alongside bold new commissions from three contemporary artists, creating a unique conversation between art, nature and the landscape. Read on to discover why this makes a very special trip for all the family…

isitors to Wakehurst, Kew’s wild botanic garden in Sussex, can now experience sculpture in a completely new way as its stunning landscape becomes the setting for a major outdoor exhibition celebrating one of Britain’s greatest artists.

Henry Moore and more brings together four of Moore’s iconic sculptures with three contemporary commissions from acclaimed artists Rana Begum, Rafael Pérez Evans and Paloma Varga Weisz.

It marks the first time Wakehurst has collaborated with sister site Kew Gardens on a major arts exhibition.

Rafael Pérez Evans’ Horizontals 2026 takes inspiration from Moore’s famous reclining figures. Created from timber, the sculptural forms are designed as places of rest and reflection, encouraging visitors to pause, lie back and reconnect with the landscape around them.

Henry Moore’s deep connection with the natural world continues to inspire a new generation of artists, creating a unique dialogue between sculpture and landscape Rather than displaying artworks inside a traditional gallery, the exhibition invites visitors to discover sculpture among Wakehurst’s trees, gardens and wild landscapes – creating a fascinating conversation between human creativity and the natural world that inspired Moore throughout his career.

Two of the contemporary artists have created brand-new works especially for Wakehurst. Rana Begum’s site-specific sculpture combines industrial fencing with wooden logs selected from fallen

German artist Paloma Varga Weisz presents three sculptures from her folklore-inspired Wilde Leute series. The bronze figures explore the idea of “wild people” from medieval mythology – beings believed to exist in harmony with nature and free from social constraints.

Never previously exhibited in the UK, the works create a striking contrast between the permanence of bronze and the changing natural environment.

At the heart of the exhibition are

four works by Henry Moore, including Reclining Figure (1982), Mother and Child Block Seat (1983–84), Relief No. 1 (1959) and Reclining Connected Forms (1969).

Curated by the Henry Moore Foundation, the sculptures highlight Moore’s lifelong fascination with natural forms and the relationship between landscape and the human figure.

Set within the High Weald National Landscape, Wakehurst’s changing seasons provide an ever-evolving backdrop for the artworks, encouraging visitors to reflect on their own relationship with nature.

The exhibition forms part of a wider celebration of Henry Moore, with Henry Moore: Monumental Nature also taking place at Kew Gardens. The showcase features 30 works across Kew’s landscape and inside the iconic Temperate House.

For Wakehurst, the exhibition also reflects its wider commitment to conservation and research. Susan Raikes, Director of Wakehurst, said: “We’re thrilled to present, for the first time at Wakehurst, four of Moore’s iconic sculptures as part of Henry Moore and more.

“Partnering with the Henry Moore Institute to commission and exhibit new contemporary works from leading artists gives us a unique way to link Moore’s enduring themes – his deep care for and connection with the natural environment – to today’s most exciting artistic voices.”

The exhibition offers visitors a fresh perspective on both sculpture and the natural world – proving that, much like nature itself, great art is constantly evolving.

Taking centre stage

Ailsa Molyneux, Artistic Director of The Festival Theatre at Hever Castle, explains how an expanded programme, various pop-up venues and world-class performances are helping the muchloved festival enter an exciting new chapter…

or more than 40 years, The Festival Theatre at Hever Castle has been a much-loved fixture in Kent’s cultural calendar, offering audiences outstanding theatre, music and live performances in one of the county’s most beautiful historic settings. Under the artistic direction of Ailsa Molyneux, the festival is entering an exciting new phase, responding to a growing appetite for live entertainment in unique and historic surroundings.

As audiences increasingly seek memorable days and evenings out, the appeal of open-air theatre has never been stronger. The Festival Theatre has responded by extending its season at Hever Castle and expanding beyond its traditional home to include Chiddingstone Castle, St Peter’s Church, Penshurst Place and several additional venues across the Hever Castle estate.

The 2026 programme reflects the breadth of Ailsa’s vision. From worldrenowned jazz with the Ronnie Scott’s All Stars to the family favourite The Jungle Book, there is something for all ages.

New events include Forest Fest, a silent disco in the woodland at Chiddingstone Castle. Mary Queen of Rock, a new musical billed as ‘The New SIX!’, takes place at the festival’s spiritual home, The Two Sisters’ Theatre at Hever Castle, alongside the ever-popular Last Night of the Hever Proms.

Hever Castle’s pre-theatre suppers have become an integral part of selected theatre evenings. Served in The Tudor Suite Dining Room, guests can enjoy locally sourced menus before the show, making the experience even more memorable.

One of the festival’s greatest strengths is its ability to bring people together. Live performance offers a rare opportunity to share an experience with others, whether introducing children to theatre for the first time or enjoying a summer evening with friends. Many audience members return year after year, creating traditions of their own and contributing to the warm, welcoming atmosphere for which the festival is known.

Alongside theatre, family events and music, The History Festival at Hever Castle has become an increasingly important part of the programme.

The Assembly Hall Theatre – Changing with the times

Designed by architect Percy Thomas as part of a new Civic Centre complex, the theatre was opened by the Marchioness Camden on Empire Day 1939 to celebrate the 50th anniversary of the granting of the town’s charter. The first visitors to the theatre were very much a reflection of the time. With Tunbridge Wells acting as a hub for wartime child evacuees, the theatre acted as an initial welcoming venue for these children before they were billeted to local homes.

Always designed as a multi-use venue, post war the theatre was well known as a venue for ballroom dancing. With a sprung dancefloor providing an authentic experience, the theatre hosted regular evening of dancing through until the 1990s. Since then, the venue has continued to expand and diversify with the types of shows and events it hosts.

With a seating capacity of 1,000, it is now the host of regular musicals, dramas and the best-known touring comedians. In terms of dancing, whilst ballroom may not be as common at the theatre as it once was, celebrations of music from the 70s & 80s through to House music of the 90s, ensures people can still dance at the venue, even if the formats today are a little less formal than in the 1940s!

The smart original design of the theatre also allows for the venue to be fully flat floored for non-traditional style events. Be it a conference, awards ceremony, gala night or careers fair, the theatre now has the ability to re-configure and transform to deliver a wide variety of experiences and events for both the public and commercial partners.

So, what’s next? The short answer is: “whatever’s needed.” With over 80 years of transformation, experimentation and development behind it, the theatre is always looking for new ways to welcome guests and partners into what is one of the most flexible and unique venues in the region.

Demelza website wins international award

D

emelza’s new website has won a prestigious international industry award for best-designed site.

Designed by Tunbridge Wells-based website agency Yoyo, the website launched in October last year and was recognised at the Umbraco Awards 2026.

The new site has improved accessibility and engagement, helping families, healthcare professionals and supporters connect more effectively with the charity.

Demelza provides expert clinical care, emotional support and practical help to children with serious or life-limiting conditions and their families across Kent, South East London and East Sussex.

The redesign formed part of the charity’s five-year strategy to increase the use of digital technology, creating a website that

is more inclusive, intuitive and accessible.

Judges praised the site for softening the typical clinical feel of healthcare websites through its “conscientious, accessible design” and uplifting balloon theme,

which reflects the charity’s values.

Demelza was one of only three organisations shortlisted in the category and the only UK-based finalist.

Senior Marketing Manager Emilie Bowes-Read said: “We’re absolutely delighted to have won this international award. It was a collaborative effort with our amazing partners Yoyo, and we’d like to congratulate them for their success too.”

Lawyers get active for charity

hackray Williams’ solicitors have been getting active to raise funds for charity and strengthen the firm’s community partnerships.

Over the past month, colleagues from across the firm have taken part in the London Legal Walk, supported a community day organised by AFC Greenwich Borough and volunteered with Crystal Palace Football Club as one of its official local partners.

A team of 15 colleagues, wearing branded purple T-shirts, completed the London Legal Walk to raise funds for free legal advice charities and highlight the importance of access to justice. Since launching in 2005, the annual event has helped more than 12,000 people and raised over £12.5 million for organisations

Charities unite to improve access and create change

hree local charities came together at The Royal Wells Hotel for their Louder Together event, highlighting the importance of improving access to neuro-rehabilitation facilities in Tunbridge Wells.

Representatives from Tunbridge Wells & Area Access Group, Tunbridge Wells & District MS Society and West Kent Different Strokes Local Peer Support Group joined forces to discuss ways to improve support for people living with neurological conditions.

Guest speaker Jason Stringer, manager at Willicombe Park in Pembury, explained how local MP Mike Martin has been working him and his team and West Kent Different Strokes to explore future access to its hydrotherapy facilities for the wider community.

“Hydrotherapy is crucial for stroke rehabilitation, and I hope this meeting leads to improved opportunities for stroke survivors to access this therapy here in Tunbridge Wells,” said Jason.

Miles Scott, CEO of Maidstone and Tunbridge Wells NHS Trust, also attended and joined discussions around improving access to facilities.

Physiotherapist Mario Quebrar shared details of his aquatic therapy programme at Seven Springs Cheshire Home on Pembury Road.

Local neurological support providers, including Tunbridge Wells Neurophysio and Neuro Rehab Kent, were also represented.

Andrew Goodwin from Rivington Hark and colleagues from the Royal Victoria Place development team updated attendees on plans for Palm Court, while hearing how the centre could become more accessible and inclusive.

Rob Hickmott, President of the Pantiles Rotary Club, was also thanked for the organisation’s generous support, which helps provide weekly neuro-physio exercise classes and transport for patients in partnership with Compaid.

“Everything we do is rooted in real relationships and real families” Taylor-Made Dreams is looking to develop its reach across the South East through new charity partnerships. Read on to discover some of the ways in which they are hoping to support local children with a life-limiting illness and their families…

T

his year, we are looking to expand our support across the South East, widening our impact and reach through charity collaboration so that more children can benefit from our services.

Over the last few months, we have begun working with referral partners across the South East to distribute TaylorMade Dreams (TMD) medical sheepskins to families in need. This new partnership approach allows us to provide TMD medical sheepskins directly to service users through trusted organisations already supporting children and their families.

Medical sheepskins provide a soft, pressure-relieving resting surface that allows for better temperature regulation.

These benefits can help prevent pressure sores while providing greater comfort for children whose mobility is becoming increasingly limited.

Suzi Mitchell, CEO of Taylor-Made Dreams, witnessed these benefits firsthand when her son Taylor, the inspiration behind the charity, was gifted a medical sheepskin.

“The sheepskin helped him stay comfortable while spending longer periods sitting or lying down due to his life-limiting illness,” she explains.

“Medical sheepskins made such a difference for Taylor. His day to day was being made more difficult by his condition, which was restricting his mobility and meaning he was in his chair or in bed more. Being in one position for hours creates a lot of discomfort, and regular bedding materials only serve to make that worse. From the first day the sheepskin was making every resting spot comfier, it was supportive, so he wasn’t putting too much pressure on the same spots, and it allowed the air to move under him better, keeping him cooler. It was a small thing, but it made every day that much easier for him to stay positive.”

When Suzi established Taylor-Made Dreams in 2014, she knew medical sheepskins had to be one of the services

offered, enabling other children and families to experience the same comfort and support.

By working collaboratively with referral partners such as Demelza, we can improve access to our sheepskin programme, ensuring more families benefit from this service, including those who may not normally fall within our referral criteria.

Together, we can provide a better experience for families already facing overwhelming challenges, offering not just a sheepskin, but also a reminder that they are not alone. Collaboration is not simply efficient – it is compassionate.

The first nine of our 250 sheepskins were recently collected by Donna and Beth from the Demelza nursing team, with a further 41 due to be delivered soon.

“It is particularly special for us to be working with Donna again, as she supported Taylor during his illness,” adds Suzi.

“Her continued involvement creates a meaningful full-circle moment, reminding us that everything we do is rooted in real relationships and real families.”
