TEG will work hand in hand with our Client, our design partners and Turner’s preconstruction team to ensure the design integrity is maintained ensuring it can be constructed effectively, efficiently, and economically. In further details, TEG will:
• Evaluate different systems and materials using the “Choosing by Advantage” method that gives the entire team an opportunity to provide input on the options at hand from an overall value perspective
• Perform technical and engineered constructability reviews
• Share national awareness of material issues & system defects
• Engage licensed engineers to review calculations to ensure conformance to building codes, remove excessive redundancy, identify gaps, and eliminate conservatism in initial concept
• Work with the design team and preconstruction team in Smart Engineering that does not reduce scope, aesthetics, or design integrity.
• Assist with the determination and selection of Design Assist and Design -Build subcontractors and create a detailed scope/system analysis
• Scope Development assistance for complex packages such as Geotechnical, Structural Frame, Exterior Façade and Mechanical, Elec trical and Plumbing.

LEADING TEG HYBRID DESIGN ASSIST & PROVIDING TARGET VALUE DESIGN SUPPORT
TEG Hybrid design assist is a collaborative design assistance solution utilizing Turner’s combined in-house professional team working side by side with project A/E’s typically in component teams, driving design optimization, developing/administrating choosing by advantage options, creating an integrated atmosphere at the project onset with the entire team.
This process is geared towards avoiding premature trade selection, while maintain market competition on the majority of the project volume TEG provides support to the design team to continue the development of documents allowing the design intent to be clear to the market, leading towards more complete documents to drive a more competitive bid process and financial/schedule benefits for our client.
Hybrid Design Assist with TEG
Collaborative Design process led by the design team w/Concurrent evaluation by Turner’s Preconstruction and TEG Design Specialists
Diverse & broad group of construction focused design professionals to optimize design of ALL systems, benefitting the entire project.
Gain advantage of competitive pricing by NOT hiring trade partners prematurely in design and contaminating the market. Allow design docs to progress.
Traditional Design Assist with Trade Partners
Team that relies on the subcontractors to drive the design process. Subcontractors focused upon pricing what is shared. Alignment is questionable.
Design Assist Trade partners who focus on optimization of ONLY THEIR systems, not an overall project betterment
Lose advantage of competitive pricing by hiring trade partners too early in design and contaminating the markets’ competitive bid process. Assist in strategically prioritizing design sequence to establish appropriate early release packages to expedite schedule.
Eliminate re-design and facilitate optimization concurrent with the design development resulting in a proactive approach that will expedite schedule
Awarding “early release” packages too early in design, losing competitive pricing advantages.
Optimization developed by Trade Partners may have bias geared towards their expertise and not geared towards the owners’ benefits
Early engagement, collaboration, coordination, cooperation, communication, and trust are key to successful implementation of Target Value Design (TVD). One of the ways this can be achieved is by forming component teams or scope specific clusters such as for foundations , structural, building envelope, HVAC/Plumbing/Fire protection, Electrical and Low Voltage Technology , etc. Our experience has shown that working in Component Teams as part of the TVD proces s allows us the maximum opportunity to develop the most impactful cost savings strategies while maintaining program and quality. Typically, the team includes:
• Owner’s Internal Team / Architect (AOR) & Engineers (EOR)
• Turner Engineering Group – Design Specialists
• Preconstruction & Procurement Team
• SourceBlue / VDC / Turner Market Segment Specialists
• Operations & Scheduling Team

In-House Craftspeople
