By Executive Vice President/CEO Paul Kane I’ve saved every article I’ve written for the Home Building News. In preparing for this, my last Kane’s Corner, I went back and read the very first article I wrote nine years ago. In that article, I mentioned that David Boren, who had left the U.S. Senate to take over as President of the University of Oklahoma, was an inspiration to me, as someone who had left a successful career to begin a new, and totally different one. Leaving the law practice to become the EO of the HBA was no small decision. I had had a law practice that spanned 14 years and I had become a partner in the prestigious firm of Eller and Detrich, here in Tulsa. When people asked me why I gave up such a promising law career to come work for the HBA, I never really had a simple answer. It was a combination of wanting to try something different; wanting a job which might be less stressful (although I always questioned that during the Home & Garden Show); wanting a career in which I could advocate for an entire industry, rather than just individual clients; and frankly this job just looked more fun than the practice of law. I got everything I wanted; and more. Between the media firestorm that kicked up with immigration issues, the Great Recession, staff turnovers and a massive building remodel, working for the HBA has been quite a ride. And I’m not going to phrase it as if I’m proud of what I’ve done. Rather, I’m proud to have been a part of what all of us have done to keep the Tulsa HBA one of the best and strongest HBAs in the country. Yearly, I have attended the HBA Past Presidents’ Dinner. While the discussions held there are double-probation-top-secret, I can share with you that I have regularly heard that the accomplishments and struggles I have seen in my nine years, are just the latest of generations of a great HBA leadership. The Tulsa HBA was a great HBA long before I came here (and before I was even born!) and it will be one of the strongest HBAs long after I’m gone. The leadership, the enthusiasm,

the creativeness, the positive attitudes, and the great staff run too deep for this place to be any other way. So now, as I am faced with preparing to move to Raleigh, North Carolina to become the EO of their HBA, I am again faced with the question of why would I make this change. And I am again faced with a not-simple answer. It’s a combination of looking for a new adventure for me and my family; wanting to move near some colleges that interest my children, who are rapidly approaching college age; wanting to live in a beautiful part of the country with a rich history, waiting to be explored; and challenging myself with a new opportunities. This has become as much of a family decision as much as a personal career decision. Aside from asking the beautiful Sabrina King to marry me nearly 20 years ago, my decision to come work for the Tulsa HBA was the best and most important decision I’ve made in my life. This has been more than just a place of employment. It has been where I have been able to represent an industry I’m passionate about with people whom I love and respect. It’s been hard, but gratifying work. It’s been a place where I’ve made lifelong friendships. And yes, it’s been a lot of fun too. I want to close by saying thank you to all members and staff (both present and past) who have made working for the HBA such an awesome place. I’ve heard it said that if you love what you do, you’ll never have to work a day in your life. That being said, I haven’t “worked” a day in the past nine years.

Jeffrey Smith wins HBA Spirit Award In 1989, the Home Builders Association of Greater Tulsa began recognizing builders who made the best use of HBA Associate member companies to complete their homes. Builders and Associates working together- the “spirit” that makes our Association strong. This strength and the importance of this relationship deserves special recognition. To commemorate the relationship, the Associates Council proudly sponsors the Spirit Award competition. This award will recognize one Builder Member who best exemplifies the “spirit of doing business with members” and utilizes associate members in their business as well as recognizes the importance of their relationship with associate members. Each year, many worthy companies enter projects for consideration of this honor, which are then analyzed by an accounting firm to determine which projects involved the greatest percentage of work by HBA Associate members. The 2014 HBA Spirit Award was presented to Jeffrey Smith, of CedarRock Homes, LLC, at the December Inaugural Gala. The award is an original bronze cast statue of the Eagle symbol in the Spirit Award logo. Jeffrey Smith was chosen as this year’s Spirit Award honoree in recognition of a custom home project in Stone Canyon in Owasso. CedarRock utilized more than 50 Associate member companies on this one project. This is the second time that Smith has been awarded the coveted Spirit Award by the HBA. 16

Oklahoma Housing Hall of Fame The Oklahoma State Home Builders Association’s Board of Directors voted in 2015 to begin an Oklahoma Housing Hall of Fame. The goal is to honor men and women who have made significant and lasting contributions to the housing industry and/ or to the Oklahoma State Home Builders Association (OSHBA). Those nominated and honored are not necessarily members of the Association but have been instrumental in providing a positive image of the housing industry in Oklahoma. Nominees for induction into the Oklahoma Housing Hall of Fame shall be selected from four (4) categories: 1. Builders, developers or remodelers

2. Trade professionals and suppliers 3. Government (elected and professional employees) 4. Industry-allied professionals (others involved in the building industry including, but not limited to, lenders, architects, engineers, planners, manufacturers, educators, media, trade association staff, etc.) Local HBA’s and members of OSHBA may make nominatons. Rebuilding Home, Rebuilding Lives At the NAHB Association Leadership Conference held in July, our association was awarded an Association Excellence Award. This annual program is designed to recognize the outstanding accomplishments of state and local HBAs and executive officers in the field of association management. Like-sized HBAs compete against each other for the “best of” educational initiatives, communications projects, non-dues revenue generation for programs such as home and garden shows and parades, community service and other categories. The Tulsa HBA was awarded the 2014 AEA in recognition of extraordinary contributions in the category of “Best Community Service Project Conducted Over 600 Members.” We received this exemplary award because of the work our Remodelers Council members have carried out since 2012 and continue to do. It all began when the council “adopted” the Lindsey House program and began providing labor and materials for monthly repairs to family apartments and corporate offices.

In 2013, volunteers donated over $3,000 in goods and services, but recognized that the building’s immediate maintenance and renovation needs exceeded the program’s financial resources. Council presidents Peter Grant (2013) and Weldon Bowman (2014) began developing plans to renovate the building’s common areas. The families themselves also received member support when gift cards were donated to Lindsey House moms during the holiday season. This

holiday donation was repeated in 2014 with gift cards valued at over $700 gifted to Lindsey House moms. In 2014, funding from a local foundation and donations from an HBA donor totaling almost $50,000 resulted in reclamation of basement space for a children’s center complete with television, games, books, activity center, and computer. Before this space became a reality, however, the basement was redesigned as a children’s center at no cost by an architect/HBA Associate member with labor and materials provided by HBA Remodeler and Associate members. The area required extensive retrofitting of electrical and mechanical systems, new plumbing and lighting fixtures, added wall insulation, drop ceiling, durable VST floor covering, full view interior and exterior doors, and an interior window for moms to watch their children while doing laundry. Most recently, an initiative to replace the building’s outdated windows with new, energy efficient windows, was championed by Peter Grant (2015 HBA VP/Secretary), Weldon Bowman, and Bill Powers. Their goal was to replace 124 windows in the building with the same style of energy-efficient windows that would be fully operational, aesthetically pleasing, easily cleaned, and resulting in lower utility costs in the future. Through their efforts and leadership, Lindsey House was designated an HBA charitable beneficiary and they are determined to raise the amount of HBA charitable giving to a new level. To that end, the HBA’s Evening of Giving, a gala dinner was organized to engage HBA membership and the public-at-large, and to inform them of the importance and needs of the Lindsey House; home and programs. A professional video presentation was produced for this purpose alone. When the Evening’s receipts were totaled, $40,000 had been raised through ticket sales, silent and live auctions, and donations for the replacement of 124 windows at Lindsey House. What began with minor repairs to an apartment building has evolved into an outpouring of awareness and professional services for those rebuilding their lives provided by this transitional living program. Through repair and renovation, HBA members’ efforts provide mothers and children a decent place to live and combat their homelessness. HOME BUILDING NEWS 2015

Existing Sales GrowExcept for First Time Buyers Existing home sales, as reported by the National Association of Realtors, increased for the third consecutive month in July, and remained at the highest level since February 2007; but the first-time buyer share fell for the second consecutive month to the lowest level since January. Total existing home sales increased by 2.0% in July to a seasonally adjusted rate of 5.59 million units combined for single-family homes, townhomes, condominiums and co-ops,

The distressed sales share decreased to 7% in July, down from 8% in June and 10% in May, compared favorably to the 9% share during the same month a year ago. Distressed sales are defined as foreclosures and short sales sold at deep discounts. The July all cash sales share increased to 23% from 22% the previous month which matched the lowest share since December 2009. Individual investors purchased a 13% share compared to the 12 % share of homes in June, and 16% in July of 2014. The withdrawal of cash investors will create more opportunity for firsttime buyers. The July median sales price of $234,000 was 5.6% above the same month a year ago, and represented the 41st consecutive month of year-over-year price increases. The median condominium/co-op price decreased to $221,800 in July, but was up 3.2% from the same month a year ago. The Pending Home Sales Index fell 1.8% in May. Although total existing sales continued to grow in July, the first-time buyer share slipped.

Existing sales increased in by 4.1% in the South and 3.2% in the West, but were flat in the Midwest and fell 2.8% in the Northeast. Year-over-year, all four regions also increased, ranging from 11.3% in the West to 9.4% in the Northeast. Total housing inventory in July decreased by 0.4% from June, and is 4.7% below its level a year ago. At the current sales rate, the July unsold inventory represents a 4.8-month supply, down from 4.9 months in June. Some 43% of existing homes in July were on the market for less than a month, down from 47% the previous month which was the highest share since June 2013. HOME BUILDING NEWS 2015
