Welcome AI use surges across property and construction industries AI adoption across construction and commercial property has accelerated significantly over the past year, but firms are struggling to turn pilot studies into routine practice, according to new research from the Royal Institution of Chartered Surveyors (RICS). The RICS AI in Commercial Property and Construction Report 2026, based on more than 3,100 responses from industry professionals worldwide, found that about twothirds of construction professionals are using AI in some form, up from just over half in 2025. In commercial property, more than three-quarters report some level of AI use. Both sectors have the same proportion of organisations running early-stage AI pilots, at 39%, but commercial property is proving more successful at converting these into regular use. Regular AI use stands at 29% in commercial property compared with 19% in construction. Construction has nevertheless seen substantial progress. The proportion of organisations reporting no AI use has fallen by more than a third since 2025, while regular use has risen from 12% to 19%. But barriers remain. A lack of skilled personnel continues to be a major issue, whilst privacy and security concerns in

construction increased from 22% to 30% over the past year. RICS is calling on organisations to consider from the outset how successful AI pilots will become routine practice, including the data, integration, professional supervision and governance they require. Maureen Ehrenberg FRICS CRE, President Elect of RICS, said: “A year ago, this report described an industry approaching an inflection point. The conditions for AI to take hold were in place, but adoption itself was still limited. This year’s data shows that point has been crossed. This shift matters, as does the responsibility that comes with it. RICS’ professional standard Responsible Use of Artificial Intelligence in Surveying Practice, which came into effect in March 2026, provides members with a well-defined framework for acting with confidence. “This is the moment for the profession to lead, not follow.”

Pyroguard
Freefoam Building Products
Pyroguard has delivered a comprehensive fire safety glazing solution as part of the major redevelopment of the TX Building at Strijp-T in Eindhoven, The Netherlands. A key challenge for the project team was creating open, light-filled interiors while meeting stringent fire safety requirements across multiple occupancies. Pyroguard supplied more than 2,000m² of fire safety glass through glazing specialist Glasdesign for use in internal partitions, stairways, escape routes and fire compartmentation zones throughout the building. Pyroguard Protect T-EW30/13-1 and T-EW60/13-1 were specified throughout. The toughened fire safety glass provides reliable fire integrity and radiant heat control while maintaining high levels of transparency, helping preserve the open character of the refurbished building and achieve a 1B1 impact classification.
3 new Environmental Product Declarations (EPDs) are announced for PVC rainwater systems and PVC & U-PVC roofline products. Freefoam Building Products are delighted to announce the release of three Environmental Product Declaration’s. Summary documents of the full EPD’s are now available covering PVC Downpipes, PVC Gutter and PVC Fascia, Soffit and Window Trim ranges, giving the trade clear, concise access to verified environmental performance information for key roofline and rainwater products. Aidan Harte, CEO, commented: “We’re delighted to announce the availability of these 3 EPD’s. Our teams have worked hard over the last 12 months alongside external assessors to measure, calculate and produce this information. It’s been a long process but vital as our industry works towards the transition towards a net-zero future.”

Marley
Marley launches Edgemere 2.0, the first UK roof tile to use carbon-capture cement technology In a first for UK roofing, Edgemere 2.0 combines Marley’s familiar Edgemere concrete roof tile specification with carboncapture cement technology and Carbon Bank evidence supplied for every order. The carbon reduction story behind Edgemere 2.0 begins with the cement. CO₂ from cement production is captured at source, before it enters the atmosphere, and permanently stored beneath the seabed. The carbon reduction is then recorded in the publicly available Carbon Bank, which allocates captured and stored CO₂ reductions to specific Edgemere 2.0 orders, with full end-toend traceability through an Environmental Attribute Certificate (EAC). Edgemere 2.0 is available in Smooth Grey.

EJOT
Easy, flexible and faster to install, the new BG GridLite is an innovative clip-in modular switching system that rethinks traditional modular wiring accessories. Combining a screwless, clip-in design with a unique yoke-free construction, GridLite is the first modular switch range of its kind from BG, enabling installers to build bespoke switch configurations quickly, replace individual modules with ease and adapt installations without changing the entire device. Designed in response to installer feedback, GridLite delivers a simpler, more versatile approach to modular switching whilst maintaining the premium quality, reliability and aesthetics synonymous with the BG brand. At the heart of GridLite is a screwless clip-in modular system that removes the need for fiddly fixing screws and allows modules to simply push into place.
Thermal bridging in rainscreen façades can be significantly reduced by specifying the EJOT CROSSFIX substructure system. Manufactured in premium stainless steel, the system provides all the fasteners, anchors, rails and brackets needed to construct highly thermally efficient facades, as evidenced in its European Technical Assessment (ETA) and Passivhaus certification. CROSSFIX maximises the façade’s insulating performance by reducing heat transfer through the substructure assembly. Its stainless steel composition conducts far less heat than aluminium which is commonly used in façade substructures. Coupled with a thermal stop integrated into CROSSFIX Konsole brackets, stainless steel’s greater strength offers the potential for further thermal efficiency gains through a reduction in the number of brackets required overall.

PYRAN® S
For fire resistance and protection of people and property
Now available for UK manufacture Multifunctionality in fire protection PYRAN® S is a pre-stressed, monolithic borosilicate single pane safety glass in accordance with EN 13024-1. As a component in fire-resistant glazing that meets the requirements of resistance classes E 30, E 60, E 90 and E 120, it has proven its outstanding optical and mechanical characteristics over the years in a wide variety of buildings.
Areas of application PYRAN® has been internationally approved and ideally suited for: • • • •
Facades Partition walls Skylights and rooflights Doors
• • • •
Roofs Smoke screens lift door glazing lift shaft glazing
Facts
• Higher ability to withstand temperature differentials: In comparison to soda-lime glass, tempered borosilicate glass can better withstand temperature differentials and can therefore be glazed with normal edge covers (20±2 mm). • Higher softening temperature: Because the glass is selfsupporting for more than 30 minutes, large panes and simple frame constructions are now possible. • Higher viscosity: The glass flow rate is low due to the high viscosity and durability of borosilicate glass, so with more edge cover, greater fire resistance times in excess of 90 minutes can be achieved. • NiS crystals do not form: Due to the chemical composition of borosilicate glass, nickel sulphide crystals cannot form. Spontaneous glass fracture due to embedded NiS crystals cannot happen with PYRAN®.

TORMAX UK Ltd
One of the biggest challenges facing modern building design is balancing acoustic performance with the need for natural ventilation. Opening a window for fresh air can often negate much of the acoustic benefit delivered by the glazing specification. Yet access to natural ventilation remains important for occupant comfort, wellbeing and indoor air quality. This is where Profile 22 Tilt and Turn Window systems can offer a practical solution. The tilt function allows controlled background ventilation without fully opening the window, helping occupants maintain comfort levels while reducing the impact on internal acoustic conditions. This makes the design particularly suitable for apartments, education facilities, healthcare settings and other developments where both ventilation and noise control are key considerations.
TORMAX UK Ltd was contracted by glazing specialist Bournemouth Glass Company to install a 3-wing, fully automatic T5 Classic revolving door at 175 Putney, - a premium office development in London owned by the Nicolas James Group. Drawing on more than 60 years’ experience in door automation, TORMAX continues to develop technologically advanced systems designed to deliver reliable operation, safety and long service life. Combining elegant architectural styling with dependable performance, the TORMAX T5 Classic is engineered for demanding pedestrian environments. Capable of accommodating door diameters from 1.6-7.4m, the system is available with 2, 3 or 4 leaves. Its drive is seamlessly integrated into the roof system, creating a clean aesthetic, while providing additional safety for escape and rescue routes.

ACV UK has released the WaterMaster Evo 2 gas-fired condensing water heater and the HeatMaster Evo 2 commercial combi boiler. Building on the success of the existing WaterMaster Evo and HeatMaster Evo, these latest models feature an integrated time clock, allowing hot water to be efficiently scheduled around building occupancy. This makes them an efficient solution for a wide range of commercial buildings, including offices, schools, healthcare facilities and hospitality venues. Available in six models ranging from 25-120kW, the new WaterMaster and HeatMaster Evo 2 deliver fast heat-up times and continuous flow rates of 473-1,754 L/h at 60°C. Suitable for plant rooms with limited space or restricted access, models feature a compact and lightweight construction that simplifies installation.
Copas Brothers Construction has installed 4 Baxi air source heat pumps (ASHPs) at Hedsor Billinghurst in Taplow, Buckinghamshire, a rental-focused development designed ahead of the Future Homes Standard. The 4 new-build properties feature 2 Baxi HP50 7kW ASHPs with 250L cylinders and 2 11kW systems with 300L cylinders, providing efficient, low-carbon heating and hot water. Copas now specifies heat pumps across its new-build homes, with long-term reliability and ease of maintenance key priorities for its rental properties. Baxi provided design support, heat-loss calculations, SAP inputs, site visits and commissioning expertise. Copas also completed Baxi’s Heat Pump Installer course, building in-house knowledge and confidence. The successful project has led Copas to select Baxi again for a further five-home development.

What Makes a Wetroom Work? A well-designed wetroom is about far more than creating a level-access shower. Once the tiles and fittings are in place, most of the components responsible for its performance are hidden from view. Getting these details right at the specification and installation stage is therefore essential. Waterproofing is the obvious starting point. Unlike a conventional bathroom, a wetroom can expose much larger areas of the floor and walls to regular water and moisture. A continuous waterproof construction helps protect the substrate behind the finished surface and reduces the risk of water reaching vulnerable areas. Marmox Multiboard provides a fully waterproof, tileable surface for wetroom walls and floors. The boards can be cut easily around pipework and other services, while their rigid construction provides a stable base for tiling. They can also be used to create features such as benches, shelves and partitions without introducing additional materials into the waterproofed construction. The shower floor is equally important. Marmox Showerlay incorporates pre-formed falls towards the drain, helping ensure water moves
efficiently away from the showering area rather than collecting on the finished floor. Available with centre or offset drains, and with linear or point drainage options, it can accommodate different layouts and design requirements. The finished result may look simple, but a reliable wetroom depends on the construction beneath the tiles. Choosing compatible waterproofing, drainage and tileable components at the specification stage can help create a system that performs as intended long after installation is complete.

The hidden dangers of radon Radon is a naturally occurring radioactive gas produced as uranium decays in rocks and soil, particularly in areas with granite or shale. Levels vary considerably across the UK, and housing providers can use the UKHSA radon map to understand the potential risk in a particular area before arranging more detailed testing. Radon can accumulate inside homes, particularly during winter when heating creates pressure differences that draw air from the ground into a building while windows and doors remain closed. Luke Nordcross-Evans, Product Development Executive at Aico, explains that continuous
monitoring can support housing providers with proactive hazard management and evolving regulatory responsibilities requirements. Radon sits within the Radiation hazard under the Housing Health and Safety Rating System. It is therefore expected to fall within Phase 3 of Awaab’s Law in England, currently due to come into force in 2027. For some housing providers, environmental monitoring is becoming part of this more proactive approach. Technologies such as Aico’s HomeLINK system can help landlords use property data to identify homes that may need further investigation and prioritise maintenance before issues escalate. Radon presents a different challenge because there may be no visible signs that a property has a problem.

When you need airflow and fire protection in a single opening, the FBLS Fire Block Louvre System is the practical and compliant solution for your steel fire doors. Ideal for both factory-fitting and retrofit applications, the FBLS system accommodates door thicknesses of 29 mm and above and provides a 40% free area for effective airflow.
In 2019, Sandra and Andy Mackenzie-Hawe returned from their honeymoon to find their Aberdeenshire home destroyed by fire. Their local fire brigade took 29 minutes to arrive. Tragically, 3 pets died, while their children escaped through an upstairs window. When rebuilding, they installed an iMist™ fire suppression system. Their experience highlights why fire suppression is about more than compliance. In the year ending September 2025, fire and rescue services in England attended 26,184 dwelling fires, resulting in 196 deaths. Fire risks are also changing. Lithium-ion battery fires increased by 93% between 2022 and 2024, with e-bikes, e-scooters, phones and power tools presenting growing risks. An iMist system activates automatically when heat reaches its operational temperature, helping control a fire before firefighters arrive.
FBLS Fire Block Louvre System
Fire Suppression: More than a regulatory requirement
At the centre of the FBLS is an intumescent fire block, which, under high temperatures, expands to seal the opening, choking off the passage of fire and cold smoke. The FBLS remains unobtrusive in everyday use, offering a sensible, safe solution for steel fire doors that need ventilation.
