Specification Product Update Issue 3 2026

Page 1

Welcome

Industry analysts Glenigan has published the UK Construction Industry Forecast 2026-2028.

It was released against the backdrop of an extraordinary series of domestic and international events, which have shaken global markets to their foundations and rocked the entire UK business and industry landscape.

Construction was already one of the hardest hit sectors. Yet when Glenigan released its last Forecast in the back end of 2025, it had been looking forward to a relatively stable 12 months with modest recovery.

Still, no one could have predicted what would happen over the past six months and, with little sign of these phenomena resolving any time soon, figures have had to be revised.

However, the good news is the impact is expected to be short-lived. Glenigan’s latest numbers predict that, whilst the year will end in negative growth of -1%, this will be offset by an 11% activity increase in 2027, and 4% in 2028 (+13% on 2025). This is dependent upon a gradual restrengthening of the UK economy which, although fragile, appears to be withstanding considerable external pressures.

Considering the Forecast’s findings, Glenigan’s Economics Director, Allan Wilen, says, “It’s been a turbulent few months for the UK construction sector, with investors and developers reassessing and rescheduling planned projects.

“However, the economic outlook is expected to improve once the current fog of war dissipates, supporting a strengthening in construction activity from 2027 with an uplift across almost all private and public sector verticals.

“As our Forecast shows, there are some particularly exciting growth areas as Government funding is released and investor appetite starts to return to the market. Contractors will need to be quick off the mark as more favourable conditions are finally felt. There will be no time for hanging around and the quicker the sector’s reaction, the sooner momentum will return and stick.”

PYRAN® S

For fire resistance and protection of people and property

Now available for UK manufacture

Multifunctionality in fire protection

PYRAN® S is a pre-stressed, monolithic borosilicate single pane safety glass in accordance with EN 13024-1.

As a component in fire-resistant glazing that meets the requirements of resistance classes E 30, E 60, E 90 and E 120, it has proven its outstanding optical and mechanical characteristics over the years in a wide variety of buildings.

Areas of application

PYRAN® has been internationally approved and ideally suited for:

• Facades

• Partition walls

• Skylights and rooflights

• Doors

• Roofs

• Smoke screens

• lift door glazing

• lift shaft glazing

Facts

• Higher ability to withstand temperature differentials: In comparison to soda-lime glass, tempered borosilicate glass can better withstand temperature differentials and can therefore be glazed with normal edge covers (20±2 mm).

• Higher softening temperature: Because the glass is selfsupporting for more than 30 minutes, large panes and simple frame constructions are now possible.

• Higher viscosity: The glass flow rate is low due to the high viscosity and durability of borosilicate glass, so with more edge cover, greater fire resistance times in excess of 90 minutes can be achieved.

• NiS crystals do not form: Due to the chemical composition of borosilicate glass, nickel sulphide crystals cannot form. Spontaneous glass fracture due to embedded NiS crystals cannot happen with PYRAN®.

Reclaimed Brick Company Sustainable solutions for modern construction

• Reclaimed Brick Company • Klasse

Read the full story on the blog:

www.specification productupdate.com

Reclaimed bricks are increasingly recognised as one of the most sustainable building materials available, offering a unique combination of historical character, performance, and environmental responsibility.

One of the most significant environmental advantages of reclaimed bricks lies in their dramatically lower embodied carbon compared to newly manufactured bricks. The production of new clay bricks requires energy-intensive kiln firing, raw clay

extraction, and often long-distance transport, all of which contribute heavily to greenhouse gas emissions. Reclaimed bricks also contribute to green building certifications and ESG compliance, whilst durability is another key advantage. Reclaimed bricks integrate seamlessly with modern building methods. For architects, specifiers, and developers seeking UK brick suppliers who can provide reclaimed bricks, the Reclaimed Brick Company offers a trusted, high-quality source that meets the demands of today’s sustainable building projects.

Fire rated structural deck movement joints

In 2023 the devastating fire at London Luton Airport destroyed the Terminal 2 Multi-Storey Car Park, as well as the nearly 1,500 cars. Fire safety was therefore also central for the new replacement multi-storey car park. NCC Movement Joints (NCC-MJ) were brought in as the specialists in fire resistant movement joints to help BAM’s design team. NCC-MJ proposed a well proven Emseal solution using Emshield DFR/WFR CE. This is certified to both EN 1366-4 and UL 2079, and CE marked with European Technical Assessment (ETA) as a Fire Rated Movement Joint, plus it allows 100% joint movement (+/- 50%) and is fast and cost-effective to install. It is also watertight by design and provides excellent thermal and acoustic insulation.

Architects must balance durability, safety and acoustic performance with the need to deliver flexible spaces that support teaching and learning. From classrooms and corridors to sports halls and communal areas, every element must withstand intensive daily use while maintaining performance. This combination of requirements makes fermacell® fibre gypsum boards a popular choice for education projects. Their robust composition suits schools, colleges and universities, where walls face knocks, bumps and impact damage. Their dense construction provides durability, helping reduce maintenance requirements and extend the lifespan of internal

partitions. For high-traffic educational settings, 75mm stud partitions can achieve severe duty classification and withstand crowd loads of up to 2kN, reassuring that spaces perform under demanding conditions. Safety remains a key consideration in educational design, and fermacell® fibre gypsum boards deliver strong fire performance to support compliance with stringent requirements. Single-layer partition systems can achieve fire resistance ratings of up to EI60 at heights of up to 15 metres, enabling robust compartmentation strategies without compromising space efficiency. Acoustic comfort is critical within modern learning environments.

British Gypsum

British Gypsum supports best practice

British Gypsum has introduced a new comprehensive best practice guide dedicated to fire-rated junctions – addressing a long-standing gap in fire safety standards. Junctions – where walls meet ceilings, floors, structural steel, or external facades –are fundamental to a building’s fire compartmentation strategy. If these connection points fail during a fire, flames and smoke can spread rapidly, undermining even the most robust fire-rated systems. Developed through a year-long R&D programme and full-scale fire testing of GypWall systems, it offers validated solutions for key junction types, including internal corners, T-junctions, partition-to-column interfaces, offset beams, and ceiling junctions. These solutions go beyond conventional flat wall tests, reflecting real-world complexities and ensuring compartmentation integrity when it matters most.

Large expanses of glazing are a defining feature of modern architecture, but can sliding doors meet demanding Passivhaus standards? Yes— if specified as part of the building’s overall thermal envelope rather than a standalone product. Modern sliding doors combine contemporary aesthetics with exceptional thermal performance, helping achieve lowenergy targets without compromising design. Achieving Passivhaus efficiency requires looking beyond basic U-values to whole-building performance, airtightness, and thermal bridging. Thermally broken aluminium frames, low-E coatings, and double or triple glazing reduce heat

loss, while tailored glass specification maximises winter solar gain without summer overheating. Airtightness is critical to minimise heat loss. Quality sliding systems rely on precisionengineered frames, durable seals, and robust hardware to limit air leakage and resist wind and water. Proper installation is equally vital to ensure airtight junctions and eliminate thermal bridges. When integrated correctly, sliding doors deliver uninterrupted views and abundant natural light while meeting Passivhaus performance. Aico

Why use Aico’s Case Management System to Tackle Damp & Mould

Managing more than 22,000 homes across the Midlands, whg is committed to taking a proactive approach to tackling damp and mould. In 2023, the housing provider introduced Aico’s HomeLINK technology and Environmental Sensors into a selection of properties more susceptible to damp and mould, enabling teams to monitor temperature and humidity levels and identify potential risks before issues escalate. As of March 2026, 47 whg homes are fitted with Aico Environmental Sensors. Building on this success, whg adopted Aico’s HomeLINK Case Management system in 2024. The platform allows surveying, housing and asset management teams to manage cases

collaboratively, record inspections and remedial works, monitor recurring issues and maintain a clear audit trail of actions taken.

A key feature used by whg is ‘Finding My Silence’, which highlights properties showing elevated humidity levels despite no active case being reported. This enables earlier intervention and supports a preventative approach to property management. Dave Batsford, Regional Surveying Manager at whg, said: “Aico’s Case Management system has become a vital tool for our surveying team. The visibility it provides means nothing is missed, and we can clearly demonstrate the proactive steps we’re taking to protect residents and homes.”

TBA FIREFLY

FIREFLY barriers protect Richmond Street properties

Tried and tested barrier products from the FIREFLY® range were employed by a long-term member of the manufacturer’s established installer network during the run-up to Christmas, in order to upgrade the roof-space of a two-storey residential building in Sheerness belonging to the Southern Housing Group. A total of some 95 square metres of the Zeus membrane was installed within the roof voids using the company’s high temperature adhesive and staples, along with Collaroll to provide protected zones, effectively creating compartmentation between the two upper storey, two-bedroom flats. Manufactured from woven and non-woven glass, the FIREFLY® range is designed to optimise resistance to flame and smoke, as well as offer heat protection in a wide range of scenarios. The barriers are easy to install horizontally or vertically.
