New specification to build confidence in modern methods of construction (MMC) for residential developments, provide consistency on how projects can partially or wholly adopt MMC, as well as improve the efficiency, quality and sustainability of MMC solutions has been published by BSI.

Modern methods of construction for new build residential properties – Specification (PAS 8700:2025) is the first PAS to set out comprehensive requirements and processes for the deployment of MMC in residential building projects.

As the housing industry looks to adopt innovative building approaches to meet national demands, the first-of-its-kind standard, provides a unified framework for delivering safe, durable, and e cient new homes using MMC. It is intended to support all stakeholders — from designers and manufacturers to developers, lenders, insurers and regulators — in adopting consistent, best-practice approaches across the residential construction lifecycle.

The PAS was developed through collaboration between a diverse network of sector stakeholders and government bodies, including the Ministry of Housing, Communities & Local Government (MHCLG), Studio Partington, the Health and Safety Executive, BSR, the Association of British Insurers (ABI), and the Buildo site Property Assurance Scheme

(BOPAS), among others. This broad coalition of experts from fields such as architecture, construction, fire safety, insurance, legal, and research organizations, such as RIBA, RICS, the National Fire Chiefs Council, and the University of Salford, aimed to create a comprehensive specification for the built environment, with a particular focus on o site and modular construction.

Decorative metal column casings, from the Pendock Radius range, are being used at the Porsche Centre in Preston, Lancashire, to conceal interior structural steelwork and add to the high-quality interior of the two-storey showroom. Each of the twelve 375 mm diameter column casings is bespoke manufactured from 3 mm thick aluminium and are stacked to reach the full floor-to-ceiling height of almost 6.0 metres. Finished with a polyester powder coating in RAL 9007 grey, they comply with Porsche brand guidelines, while also being durable and aesthetic. Mayplas achieves A2 reaction to fire classification Mayplas’ Thermal Soffit, just launched in March, has now achieved an A2 Reaction to Fire classification and has been renamed ‘Thermafire A2 Soffit’. The product is part of a range of insulation that Mayplas, a specialist manufacturer of passive fire protection, acoustic and thermal insulation, offers the housebuilding and construction industries. Confirmed following testing as Reaction to Fire A2-s1,d0 according to BS EN 13501-1, the limited combustibility slab provides thermal and acoustic insulation within the soffit at the party wall junction. Available in thicknesses of 100mm and 150mm, it facilitates thermal resistance values to Approved Document L. It is suitable for both masonry and timber frame constructions.

Hunter Douglas replaces its decades-old original ceiling in listed building

Hunter Douglas Architectural was called on to supply a replacement ceiling at a grade II listed building – decades after it supplied the original.

The ceiling at Middleton Hall, an events space in centre:mk, the modernist shopping building in Milton Keynes, had to be replaced when centre owner Hermes needed to upgrade the corroding fire system that had been in place for about 40 years.

Listed in 2010, the owner, Milton Keynes Council and Historic England spent about 18 months to create a ceiling that respected the integrity of the modernist building while also ensuring that it met stringent 21st century fire regulations.

Hunter Douglas, the global architectural products company, was specified to supply 950m2 of Tavola™ baffles, which replaced the original Luxalon® ceiling. ,Tavola™ baffles are ideal for visually reducing room height while maintaining original room volume and are particularly effective at diffusing daylight or artificial light entering from above.

Prized because it is a lightweight system, the Tavola™ Levels Baffle ceiling is a floating system that comprises box-shaped panels.

They are provided with black non-woven tissue glued over the whole perforated area and are available in a wide range of materials, colours and designs, including wood décor and steel. The baffles are made to measure and available in any length up to 4000m.

For this particular project, the design called for 50mm x 500mm baffles in ral 9010 (pure white) in 500mm module. Jonathan Rice, senior designer at Rawls, which designed the new ceiling, said using 500mm deep baffles gave the impression of a full ceiling but with the benefit of a flexible, open design. “It was incredibly complex to get the co-ordination of the new sprinklers above the slats and maintain the same height as the original ceiling, which was a planning requirement within the Listed Building Consent,” he said. He said the Hunter Douglas Tavola™ Baffle was ideally suited to Middleton Hall.

“We wanted something in keeping with the ethos and minimal design palette of the original design, but that would allow greater flexibility for events in the space,” he said.

“The design kept the same format as the existing ceiling with five bays around the structure of the building. It was great to be able to use a Hunter Douglas product as that the original ceiling was also a Hunter Douglas Luxalon® product.”

Juliette Halliday, national sales manager at Hunter Douglas Architectural, said: “As we’d originally installed the ceiling, it was good that we continued our association with Middleton Hall.

“The scheme required large, deep baffles, which the Tavola™ system was ideally suited for. The Hunter Douglas baffles systems provide designers with maximum creative opportunities and because we can supply our ceilings in an array of colours and finishes, it is easy to create a dramatic finish.”

Baffle ceiling systems are designed to mask the plenum, they also provide easy access for the efficient installation and maintenance of climate control, audio, lighting and fire sprinkler systems.

They meet fire classification plain A2,s1,d0 according en 13501-1.

New acoustic floor systems incorporating REGUPOL Saint-Gobain Weber and REGUPOL in partnership with CMS Danskin Acoustics have collaborated to develop, test and launch a suite of new impact sound insulation floor systems designed to reduce sound transmission. The new ‘weberfloor acoustic systems’ can be used to meet challenging acoustics targets across both new construction and refurbishment projects, including residential, healthcare, commercial and leisure schemes. Southwest Renovations are renovating a 150-year-old home in Hayle built from the local shale type rock which, along with some later blockwork walls, are being lined with 40mm thick Marmox Multiboard, while the 10mm version of the product is being used to upgrade the window reveals without encroaching on the actual frames. In addition, 60mm thick Multiboards have been used to cover a concrete floor: radically improving the insulation performance and providing an ideal substrate for the installation of a hydronic underfloor heating system.
