he government has announced the appointment of five members to the Building Control Independent Panel.

This delivers on a Grenfell Tower Inquiry recommendation, accepted by the government, to set up a panel to carry out a review of whether to change the way in which building control is delivered in England. The panel will be chaired by Dame Judith Hackitt, whose leadership of the Independent Review of Building Regulations and Fire Safety has already helped to shape vital reforms across the sector. An engineer by profession, Dame Judith currently serves as an adviser on building standards to both the UK and Australian Governments and is a member of the International Building Quality Council (IBQC). She will be joined by four experts with extensive experience in the regulation and use of the building control sector: Elaine Bailey, Ken Rivers, Rt Hon Nick Raynsford and Dr David Snowball. The panel members’ collective expertise will support a thorough and independent review of the current building control model, including on the Inquiry’s recommendations to consider the issue of commercial incentives from the system and exploring alternative options and approaches. The panel is expected to provide a report to the government this autumn. Minister for Building Safety, Alex Norris MP, said: “We need a building control system that puts safety first and supports our plans to accelerate remediation. It must also help to deliver 1.5 million safe, high-quality homes over this Parliament, and be equipped to meet the demands of a modern construction sector.” Dame Judith Hackitt said: “The panel stands ready to get to work on this important review. We will work at speed but we come at this issue with an open mind and a determination to further raise standards”.

US tariff uncertainty threatens to overshadow UK construction growth Excluding the potential impacts of the recent US tariff disruption on the global and UK economies, the Construction Products Association’s Spring Forecasts show that construction output is only expected to recover gradually. Following two challenging years that have particularly affected the two largest sectors – private housing new build and repair, maintenance and improvement (rm&i) – total construction output is expected to grow by 1.9% in 2025 and 3.7% in 2026, from a low base. This is a slight revision down from the Winter Forecasts due to a slow start to activity this year, weaker UK economic growth prospects, higher inflation for longer and subdued consumer and business confidence. Furthermore, rises in the National Living Wage, employers’ National Insurance Contributions, and falling thresholds, from 1 April, will increase costs throughout the supply chain. CPA Head of Construction Research, Rebecca Larkin, said: “After a difficult couple of years, the fundamentals still point towards a return to growth in construction activity in 2025 and 2026. A gradual improvement in UK economic activity and government’s commitment to capital expenditure should boost demand, whilst government’s easing of planning for house building, infrastructure, data centres, gigafactories, schools, hospitals,

and prisons should also help delivery in the medium-term. “The big risk is the potential impacts of the US tariff disruptions in April. There is likely to be only a limited direct impact of tariffs on construction as three-quarters of construction products used in UK construction are sourced domestically. Even when the UK imports construction products, two-thirds are from the EU. However, this could be overshadowed by any effects on global and UK economic growth and the increase in uncertainty. This uncertainty adds a higher risk over the cost of new large projects, contractors working on existing fixed-price contracts and is also likely to dent investor confidence. As a result, it could mean a delay or hiatus in contract awards and tenders for new, large commercial, industrial and build-to-rent developments, in addition to less appetite for private investment in infrastructure. “The CPA is forecasting construction output to rise by 1.9% in 2025, and over threequarters of this growth (79%) is expected to be driven by private sector investment. UK construction is pro-cyclical, meaning construction activity moves in line with the UK economy. Nevertheless, construction activity is also three times more volatile than the UK economy so it would not take a significant hit to global and UK economic growth for construction growth to be badly affected over the next 12-18 months.”

Fostering design and construction excellence To support best practice in the growing use of timber within buildings, the Structural Timber Association (STA) has released ‘Structural Timber: Design and Construction Guidance’ – a guide for architects, engineers, developers, and insurers, that is aligned with the RIBA Plan of Work. Timber has been recognised as a key material in the UK’s journey toward netzero, with the Government reconfirming its support of the Timber in Construction (TiC) Policy Roadmap and doubling down on its commitments in the Spring Statement, with a pledge to build 1.5million homes over the next five years. The STA’s new guidance provides essential resources for those less familiar with structural timber systems, ensuring timber is integrated into construction projects efficiently, safely, and sustainably. The document provides guidance from project inception through to completion and longterm use.

BSI publishes groundbreaking standard for MMC New specification to build confidence in modern methods of construction (MMC) for residential developments, provide consistency on how projects can partially or wholly adopt MMC, as well as improve the efficiency, quality and sustainability of MMC solutions has been published by BSI. Modern methods of construction for new build residential properties – Specification (PAS 8700:2025) is the first PAS to set out comprehensive requirements and processes for the deployment of MMC in residential building projects. As the housing industry looks to adopt innovative building approaches to meet national demands, the first-of-its-kind standard, provides a unified framework for delivering safe, durable, and efficient

new homes using MMC. It is intended to support all stakeholders — from designers and manufacturers to developers, lenders, insurers and regulators — in adopting consistent, best-practice approaches across the residential construction lifecycle.

PAS 8700:2025 is the first standard specifically designed to define the effective use of Design for Manufacture and Assembly (DfMA) and MMC in residential building projects, encompassing both entire building systems and individual elements.

RIBA sets plan to improve working culture in architecture practices The Royal Institute of British Architects (RIBA) has pledged to drive up workplace wellbeing standards among its registered practices after a survey completed by over 1,450 architectural professionals revealed that long hours and low pay are a common theme for many. The RIBA Workplace and Wellbeing Report is based on the findings of a survey, which took place in June and July 2024, and found 90% of practice employees regularly work overtime, and two thirds of architects work unpaid overtime for no extra pay or compensation. While unpaid overtime is something of a norm across the industry, young people, and early-career level practice staff, on a lower wage, are more disadvantaged by it than their older, more experienced colleagues. Low wages, combined with unpaid extra hours means that many are not receiving the Real Living Wage and are having to rely on other sources of income to make ends meet. People with caring responsibilities, typically women, find it difficult to find a balance between the demands of the workplace and their personal commitments and 54% of practice staff say that their work is harming their mental health. RIBA President, Muyiwa Oki said: “I’m hugely concerned about what this research has unearthed. Architecture is such a brilliant, fulfilling career and my experiences have

been nothing but positive, so the fact that so many in the profession I love are overworked, underpaid and unsupported is hard to hear, although I do appreciate that the last few years have been challenging for practices and that many have had to cope with rising costs, including salaries, while their profits have stayed the same. “I’m determined that RIBA should play a major role in helping turn things around so we will be working hard to ensure, first, that our Code of Practice is sufficiently robust and clear on the correct, mandatory standards of employment that all staff working in architecture have a right to expect. We will also be looking at our mandatory training and development for RIBA chartered practices to see if we can embed the principles of fair remuneration and access to flexible working at practice level - in line with many other professions. “We want to attract architecture specialists from all backgrounds so that our built environment works for and reflects the needs of the wider society, clearly having a working culture that favours more established architects and people who don’t have young children or other caring responsibilities is detrimental to that, so as a membership body we must do all we can to address the issue.” The RIBA Workplace and Wellbeing research was carried out following a request from members of the RIBA Council.

From the Centre Pompidou in Paris, to London’s Lloyds Building and the Millennium Dome, Rogers’ signature style has created genuine landmarks in cities around the world. They are icons of innovation, presenting radical and influential ideas such as exposing internal workings of a building visibly on the exterior.

This summer (18 June -21 September 2025) Sir John Soane’s Museum will present the UK’s first retrospective survey of Richard Rogers’ life and work since his death in 2021, with an exhibition focusing on the visionary architect’s eight favourite projects from 1967 to 2020: including the Zip-Up House, the Centre Pompidou, Lloyd’s of London and the Millennium Dome. ‘Richard Rogers: Talking Buildings’ will be designed and curated by Richard’s son, Ab, and is accompanied by a specially commissioned installation by Rogers’ former practice, Rogers Stirk Harbour + Partners, now RHSP, showcasing its impact on global urban spaces.

LRWA launches updated code of practice To support best practice in flat roofing, the Liquid Roofing and Waterproofing Association (LRWA) has launched an updated Hot Melt Code of Practice. Providing critical technical guidance that reflects the latest advancements and regulatory standards in the sector, the guidance was developed in collaboration with technical experts from across the UK’s hot melt waterproofing industry. The new document supports specifiers and contractors by offering comprehensive information on the design, specification, installation, and maintenance of hot-applied polymer-modified bitumen systems, more commonly known as, hot melt.

How specifiers can design for net zero and future-ready homes David Patrick, Head of Specification Marketing at Dimplex UK discusses the growing role of heat pumps in sustainable building design and the key considerations for specifiers navigating evolving regulations. He provides a roadmap for integrating heat pump technology effectively into future-ready homes. As the UK moves towards a low-carbon future, heat pumps are becoming an essential technology in meeting sustainability goals and regulatory compliance. The Future Homes Standard (FHS) and the increasing stringency of Part L are driving the shift away from fossil fuel heating, making it crucial for specifiers to understand the different heat pump solutions available and how to integrate them effectively. High-temperature heat networks can struggle to meet efficiency and carbon targets, but low-temperature ambient loops offer an alternative. Dimplex Zeroth provides heating, hot water and cooling through a compact in-apartment water-to-water heat pump connected to an ambient loop at 25°C. The grandparent of the modern skyscraper stands tall again The £28 million repair and adaptive re-use of one of the most important buildings of the industrial revolution has delivered a low-carbon, mixed-use development and a catalyst for the economic regeneration of this area of Shrewsbury.

It is expected to reduce CO2 emissions from 45 tonnes per annum to 23 tonnes per annum, providing an estimated 69% of energy usage for the Main Mill and Kiln.

An internationally important industrial heritage site, the building was derelict for many years before English Heritage (now Historic England) bought the freehold in 2005.

The buildings have evolved with their changing uses, and so, this next phase of their life brings more change.

In partnership with Shropshire Council and the Friends of the Flaxmill Maltings, and with funding from The National Lottery Heritage Fund, Historic England embarked on a mission to save the Grade I listed Main Mill and adjoining Kiln, to create work and community spaces which celebrate the past. Project architect, Feilden Clegg Bradley Studios were tasked with developing and delivering an ‘exemplar of sustainable refurbishment to support the next 100 years

Specialist manufacturers and suppliers were key to the conservation and heritage-led regeneration of the site which includes eight listed buildings.

A light touch conservation approach preserves and enhances the character of the Flaxmill which required traditional craft, materials and skills. A heritage skills programme was delivered during the construction works, using the site itself as a tool for learning. Between 2017 and 2020 a programme of heritage skills activities supported by the Andrew Lloyd Webber Foundation was delivered with work placements, site tours and training events were targeted at all levels from students to industry professionals. >>

Natural light and natural ventilation have been re-introduced to the Main Mill building through the re-opening of 110 former windows, whilst structural works reinforce the masonry around the cast iron frame, retaining the unique character of the pioneering historic structure.

>> Howells Patent Glazing was appointed by contractor, Croft Building and Conservation to design, supply and install two new rooflights. Originally, large windows admitted natural light for the flaxmill employees but a century later, in 1897, the building was converted into a maltings. Changing the site from a mill to a maltings meant major alterations. For example, two thirds of the large windows were blocked up and the remainder made smaller; the boiler houses were demolished; and a large pyramid-roofed kiln was built. Today, the addition of new rooflights allows day light to filter once again into the buildings. Perhaps, the most dramatic of the two installations is the flat rooflight which sits above the iconic Grade II listed Kiln. To maximise the natural light levels, Howells designed a large 2m x 2m aluminium flat rooflight with double glazing. The glass presented the greatest challenge during installation due to its size, weight and intended location; it had to be craned into position.

Once remedied, Warren was able to measure the aperture, accurately and design the selfsupported rooflight with five degree pitch. The rooflight with thermal barrier is constructed from aluminium glazing bars with four panes of glass. It is designed and manufactured in accordance with BS 5516 and BS 1474. Due to the pitch and location of the selfsupported rooflight, Howells selected Class 2 non-fragility glazing. This is not designed to be walked upon but is non-fragile and is intended to ensure that in the event of anyone accidently walking or falling onto the rooflight they will not fall through it. The rooflight was glazed onsite using 28mm double glazed units with a 6mm toughened and Easy Clean outer pane and 9.5mm clear inner pane. Once again, the centre pane achieves a 1.0 W/m2K U-value.

Both aluminium rooflights are powder coated in Jet Black. This protective and decorative layer offers exceptional resistance to weathering, corrosion and wear, ensuring longevity and minimal maintenance.

The rooflight is fixed to four upstand kerbs that were prepared by others during the reconstruction of the distinctive pyramid roof. It achieves a 1.0 W/m2K U-value and contributes to the building’s thermal performance. The Kiln is now the entrance for commercial tenants. A further rooflight was specified for the space which connects the adapted Kiln and North Engine House and the existing Cross Mill. It was installed during phase 2. Following a site survey by Howells’ draughtsman, Warren Lowe, it was determined that the perimeter flashings were not square, and this needed to be modified before the rooflight could be installed. The existing building was adapted using timber fitted to the eaves.

Leading Italian render manufacturer, Fassa Bortolo, has recently completed work on ‘National Star’ a £6.2M specialist residence in Ullenwood, for young people with complex needs and learning disabilities. Specified in collaboration with Fassa’s National Specification Manager and Richard Moores from Coombes Everitt Architects, this high specification project demanded precision to ensure flawless facilities, to further support the brilliance of students and residents. Alongside this, the requirements of Speller Metcalfe and Coombes Everritt, meant a cost-effective design solution with a warranty and third party certification was required.

Spanning an area of 430 square metres, this project was executed utilising our esteemed Fassatherm system, renowned for its efficiency in External Wall Insulation (EWI) applications onto timber frames. The process commenced with the application of our proprietary A 96 adhesive, facilitating the affixation of the mineral wool insulation panels. The sequential procedure culminated with the application of FS 412 as a primer, before our final embellishment of RSR 421 silicone resin top coat, imparting both protective and decorative attributes to the system. Our client, Speller Metcalfe commented, “We had a number of design issues with the External Render System on the project. By engaging with Fassa at an early stage and having on site meetings to review the spec and drawings, Fassa were able to come up with a design solution which was practical, saved time and money”.

Club enhances fans’ experience with Stannah escalators Newcastle United Football Club, a cherished home for generations of fans since 1892, has introduced two new escalators as part of a refurbishment of its on-site merchandising outlet.

hrough close collaboration with Newcastle United Football Club, the Stannah Major Projects team designed and delivered a bespoke escalator system, offering seamless transportation and significantly enhancing user experience. The project entailed a full refurbishment of the club's shop following a £30m deal with Adidas as NUFC’s official kit supplier. This included removing the existing escalator, and designing and installing two new escalators to integrate with the updated layout. Stannah Lift Services worked alongside 442 Design, a leading interior design company, to ensure the new escalators would seamlessly integrate into the architectural framework. Together, they identified necessary structural changes, including adjustments to the pit area to address conflicts between the stadiums' structural supports and the original layout.

Stannah also carried out a detailed evaluation of the existing escalator and its surrounding infrastructure to find the best and safest removal solution. While the client liaised and initiated the removal with the demolition company, Stannah removed key components, such as the steps and drive unit, to facilitate easier manoeuvring of the escalator sections. The client set a tight budget and a strict timescale in order for the work to be completed in a timely manner and offer value to NUFC fans. To address this, Stannah provided detailed guidance on an escalator solution that met the building and shop layout requirements while balancing cost and efficiency. The integration of the new escalators also demanded technical precision to address structural modifications to ensure the installation aligned seamlessly with the architectural framework and complied with rigorous safety standards. Extensive testing was conducted by Stannah’s engineers to confirm the escalators' safety and performance, ensuring they met the BS115 standard. Stannah provided comprehensive training on escalator operation, maintenance and safety to the building management team and store staff, providing all the skills and knowledge needed to manage and operate the systems efficiently. Stannah proposed the installation of two new A2C escalators to improve traffic flow between the ground and shop’s mezzanine levels, ensuring seamless access and greater convenience for users.

With a high-quality design, the escalators’ design focused on minimising friction, vibration and noise, delivering a smooth and quiet ride capable of efficiently managing increased foot traffic during peak periods. To maximise energy efficiency and to provide flexibility on how the client would like to use the escalators, Stannah provided features such as stop-and-start technology and reduced speed operation so they can choose the correct operational philosophy to suit their current or future requirements. Star/delta bypass was also provided which provides redundancy in case of VVVF inverter failure. Stannah’s A2C escalator package is a reliable solution for commercial, retail, hotel and office environments. Promat provides fire-rated glazing and door solutions for Grade II listed retail conversion Nationwide glazing contractor PGS Glass has partnered with passive fire protection specialist Promat to provide fire resistant screens and fire doors for a project which has converted a disused listed building into a new travel centre for Trailfinders. and this was closely replicated in a veneer finish on the door set. Two further Promat SYSTEMGLAS® Ligna screens were created on the first floor with an EI30 rating, complete with another fire door. Paul Groves, Contracts Manager at PGS Glass, a Promat recommended installer, said: “This was a particularly interesting project given the characteristics of this historic building, and the contemporary design created by Lustedgreen. Having worked closely with Promat for many years, we knew we could consult with them at an early stage to develop the correct specification for the screens and fire doors and provide the project team and client with a high quality, fully compliant solution.” All systems in the Promat SYSTEMGLAS® range benefit from the 360-degree wheel of assurance which offers traceability

he building project in the heart of Windsor, Berkshire has rejuvenated a prime retail property on the town’s High Street, which had stood empty since it was vacated by the previous occupier. Awardwinning architects Lustedgreen were tasked with the transformation of the building and successfully create the high quality accommodation required by the prestigious travel industry brand. The Grade II listed status of the mid-18th century building required a sensitive approach to the conversion work to ensure the redecoration of the shopfront, new signage and all the internal refurbishment over five floors would comply with planning and conservation area stipulations. The layout of the ground floor and first floor also had to be configured to meet today’s fire safety requirements, without compromising the aesthetic vision or other important design objectives. These included maximising the use of the space and ensuring visibility and light transmission between areas was optimised. The fire safety goals were achieved by forming a ground floor lobby using fire resistant glass screens and fire rated doors. A similar approach was adopted on the first floor to compartmentalise additional sales and meeting areas. Fit-out contractor, Barnwood Construction, approached

PGS Glass to provide these key internal elements, who immediately recommended the fully tested fire resistant glazing system, Promat SYSTEMGLAS® Ligna, to meet the design and performance objectives. PGS used this system to manufacture and install three EI60 fire rated screens on the ground floor, integrated with a matching fire rated door set. The timber selected for the screen framing was European Oak

Duty standby waste water systems When waste water pumping applications are essential and any failure would disrupt the operation of the building, or affect a busy commercial kitchen with sinks and dishwashers relying on the pumping system, then a duty standby pumping configuration is advised. The DrainKing has both pumps in the same tank, which is a square rather than rectangular. This might offer an advantage depending on the available footprint for the pump systems installation.

Expansion of health and life sciences markets presents opportunity London ranks fourth highest globally for space under construction health and life sciences and positive momentum is being seen again in the Golden Triangle.

he US leads the world in several categories of the life sciences industry, including patent applications, venture capital investment and existing lab space. However, several markets across Europe are gaining momentum, according to a new report from CBRE. CBRE analysed many of the key life sciences markets across the globe and found that, overall, most demand drivers are improving. Global venture capital investment in life sciences companies last year exceeded the 2019 total by 43%. In-progress construction of lab space globally totaled more than 35 million sq. ft. last year -- more than the entirety of San Diego’s existing lab space. CBRE found different markets and countries moving to the forefront of various categories of the life sciences industry. In Europe, London has emerged as the most active market. The 2.7 million sq. ft. under construction in the Capital ranks fourth-most globally (in a tie with San Francisco). Several years of robust venture capital funding helped to fuel London’s building activity, which stands to triple the size of that market if fully completed. Barcelona, Oxford and Cambridge complete the European top four.

Thermal breaks are a critical part of external wall systems and play a pivotal role in meeting the revised Building Safety Act 2022 Following the Grenfell tragedy and the subsequent Hackett Review, The Building (Amendment) Regulations were introduced in December 2018 and set out restrictions on the combustibility criteria of materials which form part of the external wall. This includes ‘specified attachments’ (for example: balconies, solar panels or solar shading) attached to the external wall of a ‘relevant building’ in England (that is over 18m above ground level, or seven storeys).

he combustibility criteria in such cases will need to be European Classification A2-s1, d0 or Class A1, classified in accordance with BS EN 135011:2007+A1:2009. The Building Safety Act 2022 now significantly reforms building safety regulation and has introduced a Building Safety Regulator, whose primary goal is to improve the design, construction and management of higher-risk ‘relevant’ buildings. The Schöck Isokorb complies with the Amended Regulations In part 7(3) of Approved Document B in the Amended Regulations there is a list of materials exempt from the restrictions, which includes thermal breaks. Schöck Isokorb thermal breaks form part of the external wall, so it is critical that they comply with the Amended Regulations.

The Isokorb uses thermal insulation material to improve thermal performance (verified to meet the requirement of Part L by independent thermal testing from Oxford Brooks university) and they are exempt according to the amended regulations. CUPACLAD 101 Logic fulfils requirements for mansard refurbishment project CUPACLAD® 101 Logic natural slate rainscreen cladding has been installed as part of a seven-storey building refurbishment in Blackfriars, London.

elected to provide a visibly like-forlike replacement for the mansard roof with an A1 non-combustible fire rating, in order to comply with the latest building regulations, the natural slate solution also delivers a sustainable and attractive finish. Originally built in the early 20th century, the newly refurbished mixed-use building at 30-34 New Bridge Street, London is home to both commercial office space and retail units and features green living walls as well as an expansive roof terrace with beautiful river views. The building’s two-storey mansard roof originally featured Westmorland slate fixed to timber battens. However, as part of the refurbishment, a new non-combustible solution was required for it. Approved Document B recommends that “in relation to buildings of any height or use, consideration should be given to the choice of materials […] used for the external wall […] to reduce the risk of the spread of fire”. Building (Amendment) Regulations 2018/1230 classifies a mansard roof as a wall, so a non-combustible fire rated solution was sought for the refurbishment of the building’s mansard roof. The architect specified CUPA PIZARRAS’ CUPACLAD rainscreen cladding system as the ideal

alternative as it has – thanks to its handcrafted natural slates, stainless steel fixings and aluminium alloy brackets – an A1 non-combustible fire rating, the highest rating possible. Readily available via the local merchants’ network, CUPACLAD also possessed a high-quality appearance equal to that of traditional slate cladding, which was desired. Furthermore, handcrafted from highly durable tectonic natural slate, with no chemical products or additional treatment required, CUPACLAD is an environmentally friendly cladding solution, requiring very little water and energy consumption to produce. As well as fire resistant, it is also able to withstand high wind speeds and impacts and has an incredibly low level of water absorption. Kingfisher Louvres chosen for prestigious Mayfair development Kingfisher Louvres, a specialist manufacturer of aluminium architectural louvres, has delivered more than 600 acoustic louvre modules and 1600 metres of screening louvre blade for a new award-winning mixed-use redevelopment project incorporating a luxury hotel in London.

acing the Ritz and located within the Mayfair conservation area, One Berkeley Street is a 19,500m2 development, which includes the first 1 Hotel outside North America along with offices and retail units. It was formed through the refurbishment of two 1970s buildings and retains the vast majority of original structures, creating a vibrant, modern building that is sympathetic to its past. The extensive development, which was delivered by DE Group Contracting, Kingfisher Louvres’ client and main contractor, features three new extensions including a two-storey rooftop extension. Kingfisher Louvres’ Technical Sales team collaborated with architects from Allford Hall Monaghan Morris to create a solution to screen the plant equipment situated on the roof and to also provide effective sound attenuation to minimise the noise from the HVAC systems. Kingfisher KA acoustic louvre modules, which provide permanent ventilation combined with the reduction of airborne sound transmission into or out of buildings, together with the company’s KC120 screening louvres helped to provide the perfect blend of acoustic performance and screening. A total of 646 acoustically treated aluminium louvres – a mix of KA150/20 modules and KA270/20 modules – were supplied in RAL 7047 matt at different depths to meet the varying sound attenuation requirements for the building. Bespoke penetrations were also required

through some of the acoustic louvres on the roof to allow for a man-safe support system – therefore, each penetration needed a specially designed unit. Also, on the roof of the development, Kingfisher’s KC120 screening louvres were installed to form several plant screens alongside 10 single doors for access to the plant equipment. As the KC120’s Z-profile blade can be angled upwards or downwards for screening from any angle, this made it the perfect solution to screen HVAC and other plant equipment.

With the project requiring so many bespoke elements, a dedicated assembly line was set up within Kingfisher’s Nottinghamshire factory. Every louvre panel was allocated a unique reference that tallied with a layout schedule to ensure they were installed accurately on site. The deliveries to site also had to meet stringent delivery timescales due to the restrictions of a busy Central London location. Darren Rees, Project Manager at DE Group Contracting, commented, “This was a complex louvre installation on a very prestigious project. Not only did the louvres have to provide sound attenuation and screening for the plant equipment, they also had to fit with the architectural aesthetics of the development, as well as incorporating a specialist man-safe system which added to the stringent level of detail that was required. We were delighted with the technical and logistical support provided by Kingfisher Louvres throughout the project and the subsequent quality of the installed louvres.” The project won the Best Mixed-Use Scheme at the Building London Planning Awards in October 2024. The existing boat house structure provided a tight footprint, being only 3.5m wide by 8m long. David Gibson took the existing walls down to around one metre in height, and then began the process of erecting the timber frame that would sit behind. All of this allowed him to use the existing sleeper foundations. Originally, he planned to use an open-jointed timber cladding as the finish above the retained brickwork.

From manufacturer to specifier - supporting the construction of new buildings Meeting the shifting regulatory landscape and changing trends calls for a more collaborative effort. Collaboration is key, whether it’s a material’s fire rating, slip resistance of a floor covering or a product’s green credentials, it’s essential that this data is readily available.

ith increased focus on the safety and efficiency of our country’s buildings, the regulations and standards which architects and specifiers must adhere to are in a constant state of evolution. This is becoming even more prevalent with Gateway One and Two of the Building Safety Act, ensuring that building safety is considered at every stage of design and construction and that a detailed ‘golden thread’ of information is provided about the material and products that make up its construction. More than ever before, specifiers are calling out to manufacturers to do their part in providing detailed and transparent information on their products, whether that is delivered via digital literature or training courses.

There is a strong emphasis on creating buildings that can benefit the environment and contribute to a circular economy, with government and industry bodies setting different targets for sustainability – like Net Zero by 2050 or Part L of the Building Regulations. Here again, manufacturers have a role and duty to support specifiers, with Environmental Product Declarations (EPDs) and transparent information regarding the sustainable benefits of products proving invaluable. Not only does this show a commitment to working with architects, but it also displays a willingness to be transparent around how your products are made and the raw materials and processes used – crucial to successfully meeting new building regulations. In addition to this, project case studies are another useful tool for specifiers. Allowing you

to see a product in use and make your own judgement on whether it suits your project, this can be vital in those initial stages of drawing up a design. Technical documents can also augment these write-ups, allowing interested parties to delve further into a particular product, before contacting technical teams or placing an order. In addition to this, digital tools can support real life case studies, with floor visualiser tools allowing products to be virtually placed into a space, allowing specifiers to get a better view of how a floor covering will look within a room. With all of the above in mind, it’s clear that manufacturers need to be doing more to support architects, whether that be publishing accessible and transparent product data, in-depth project case studies or increased technical support. Unveiled this month as part of the Fire Safety Event at the NEC Birmingham, this latest launch sets a new benchmark in performance and specification compliance within the wood flooring marketplace.

During the recent refurbishment of the college's 200-square-meter swimming pool changing rooms, what seemed like a routine update quickly unveiled a complex web of moisturerelated issues in the subfloor. "When we first stepped into the changing rooms, the signs of moisture were immediately apparent," recounted Adam Jones, Bostik's Technical Representative. "The vinyl flooring was bubbling and delaminating extensively, hinting at a bigger problem lurking beneath the surface." Faced with these challenges, Bostik's approach needed to be methodical, comprehensive, and designed to address immediate concerns while safeguarding against potential future issues. At the heart of the solution was the application of Bostik HYTEC E336 XTREM, a two-part, high-performance DPM specially formulated to withstand extreme moisture conditions and resist hydrostatic pressure. This provided a barrier against the persistent moisture issues plaguing the facility. The process culminated in bonding the new Altro Aquarius Dragonfly anti-slip vinyl using a specialised adhesive, Bostik STIX P956 2K. This comprehensive, layered approach effectively addressed the complex moisture challenges of the swimming pool changing rooms, providing National Star College with a durable flooring solution tailored to their unique needs.

Polypipe Building Services’ white paper demonstrates clear advantages of prefabrication Polypipe Building Services has released a white paper examining how prefabricated water management systems can address critical industry challenges, including the shortage of skilled labour and the demand for increased efficiencies.

he white paper presents the results of a rigorous research exercise, carefully designed to evaluate the overall efficiency of prefabricated HDPE drainage systems, compared to more traditional approaches. The findings demonstrate that these systems offer a 56% lower installed cost compared to on-site assembly of the same material and that there is more than a 150% difference between cast iron and prefabricated HDPE.

The white paper presents a comprehensive case, helping project managers and construction procurement professionals improve their knowledge on the relative merits of different materials and drainage system installation methods.

The research exercise was conducted by industry expert John O'Reilly, formerly a senior director at major M&E contractor Briggs & Forrester. The survey compared different drainage system materials and installation techniques, and clearly measured the reductions in on-site installation time achieved with prefabricated solutions.

The white paper also explores how the adoption of prefabrication techniques can create significant benefits on top of onsite time and cost savings – if considered at the design stage of a project as part of a DfMA (Design for Manufacture and Assembly) approach. These benefits can include optimising the number of drainage and supply connections, maximising space utilisation and developing innovative solutions for confined spaces.

The study presents a very full picture of the way that prefabrication leads to multiple benefits on-site. As well as lowering base material costs and shortening installation time, fewer induction and supervisory days were needed. Prefabrication positively impacts logistics time and enables just-in-time delivery, which in turn reduces storage requirements and site congestion. Tooling costs are lower, and an analysis of on-site testing revealed that prefabricated HDPE was less prone to leaks.

By adopting a broad view of the effects of prefabrication on the whole project lifecycle, this white paper offers unique insights into the relative merits of different approaches to water management systems in commercial construction projects. With offsite fabrication bringing huge reductions in onsite labour, helping to alleviate the problem of skills shortages, and dramatically reducing the number of trained installers required, the study clearly shows that prefabricated HDPE provides a highly cost-effective solution.
