T

here has been a concrete shift in how construction professionals understand Building Information Modelling (BIM).

The industry is moving beyond basic definitions to embrace BIM as a sophisticated process and methodology integral to enhancing project collaboration and facilitating data consistency.

The latest NBS Digital Construction Report shows that only 15% of professionals now describe BIM as simply ‘3D models with data’, whereas in 2023 one quarter of professionals favoured this description. This change highlights the industry's evolving opinion of BIM as fewer professionals see it as purely a modelling tool. Almost one in three people now view BIM as following BS EN ISO 19650 standards, up from one in five in 2023. This means more professionals consider BIM to be an extensive and collaborative process for managing information across the complete lifecycle of a built asset. Just over one quarter of professionals would best describe BIM as the foundation of digital transformation, a figure essentially unchanged since NBS’ last report in 2023. BIM adoption remains at the same level as 2023, with seven in ten construction professionals using the technology. Since 2018, BIM adoption has remained largely stable, suggesting it has established itself as indispensable digital infrastructure for the industry. The importance of providing digital objects in the construction marketplace has cemented BIM's position as a staple industry process. The report reveals that 73% of manufacturers currently offer BIM/digital objects for at least some of their products, of which 22% provide BIM/digital objects for all their products. In 2023, this figure was only 56%. Dr Stephen Hamil, Innovation Director at NBS, said: “The construction industry's understanding of BIM has matured significantly in recent years. We're seeing professionals move beyond viewing BIM as simply 3D modelling to recognising it as a key digital framework that improves collaboration throughout project lifecycles, ensures data consistency, and underpins commercial success. This evolution, alongside continued high cloud computing usage and increasing AI adoption, positions the industry well for continued digital transformation.”

Housing Secretary 'going further than ever before' to hit 1.5 million homes Hundreds of thousands of new homes will be built under the biggest housebuilding surge in a generation thanks to the most significant rewrite of planning rules in more than a decade. Having already reversed anti-supply measures in the National Planning Policy Framework (NPPF) last year, the government is going further to make the system clearer, more predictable, and faster to build 1.5 million new homes over this Parliament. New changes will help optimise land use through well-designed, higher-density development, simplified biodiversity rules for smaller sites – and fast-track good housing projects that meet national standards for energy efficiency. With families and children stuck in temporary accommodation and young people locked out of homeownership, the

only way to start fixing this for good is to build thousands more good-quality homes in every region. Housing Secretary Steve Reed said: “Right now we see a planning system that still isn’t working well enough. A system saying ‘no’ more often than it says ‘yes’ and that favours obstructing instead of building.

Nineteen historic places granted protection Claudia Kenyatta and Emma Squire, CoCEOs of Historic England, said: "These newly protected places demonstrate the remarkable diversity of England's heritage. They connect us to the people and events that shaped our communities. “From ancient burial sites to shipwrecks and wartime defences to post-modernist buildings, street furniture and Arts and Crafts gardens, these sites reveal the fascinating history that surrounds us all.” In total, 199 sites were added to the National Heritage List for England in 2025 (The List), comprising 173 listings, 21 scheduled monuments and five parks and gardens. A further 129 amendments were made to existing listings. The List is the official register of all nationally protected historic buildings and sites in England. As 2025 drew to a close, Historic England celebrated 19 remarkable and unusual historic buildings and places that have been granted protection in England over the past year. The protected sites range from a Neolithic burial mound dating to 3400 BC in the Yorkshire Dales to an exceptionally rare shipwreck lost in 1903 known as the Pin Wreck in Dorset, to ‘Dragon’s Teeth’ Second World War anti-tank defences in Surrey, to rare dockside equipment in Greenwich linked to major technological advances in undersea telecommunications which

laid the foundations for today’s subsea optical cables that transmit internet traffic worldwide. Newly listed historic gems added to the National Heritage List for England also include: the post-war dazzling Renold Building at the University of Manchester, Arts and Crafts gardens – one with a playful gnome garden in North Yorkshire; a school recognised for its neoclassical design in Birmingham and Adams Heritage Centre – a former Victorian ironmongers, time capsule of local trade and specialist in Norwegian ice skates.

Profit warnings at equal highest level since pandemic UK-listed companies in the FTSE Construction and Materials sector issued six profit warnings during the third quarter of 2025, the joint highest quarterly total since the height of the Covid-19 pandemic in Q2 2020, when nine warnings were issued, according to EY-Parthenon’s latest Profit Warnings report. Listed firms in the sector have now issued 14 profit warnings so far this year, already nearly three times the five warnings recorded during the whole of 2024. The six warnings issued in Q3 – which matched the totals for both Q2 and Q4 2023 – mean that Construction and Materials was the FTSE sector to issue the joint second most profit warnings in the third quarter, level with FTSE Media and behind only FTSE Software and Computer Services, with 10. So far in 2025, the leading factor behind profit warnings cited by UK-listed construction companies is contract and order cancellations or delays, referenced in more than two-thirds (70%) of the 14 warnings to date. Tim Vance, EY-Parthenon UK&I Turnaround and Restructuring Partner, said: “The latest data shows that FTSE Construction and Materials companies have come under renewed pressure so far this year, with the number of profit warnings already nearly triple their 2024 level. The sector is contending with a myriad of challenges, including residential market weakness, continued issues with planning applications, commercial uncertainty, budget constraints, and delays tied to new

safety regulations. Regulatory complexity – particularly that linked to the Building Safety Act – continues to delay approvals, while legacy liabilities and labour shortages squeeze margins, and rising National Insurance contributions have added further cost pressures. Slower interest rate reductions than were previously projected have also contributed to higher finance costs for major projects. “While stress has so far been concentrated among smaller firms and contractors, warnings among larger, mid-market companies are rising. Indeed, the average turnover of construction companies to issue warnings in 2025 is just over £400m, up from just over £300m in 2024 and just under £200m in 2023, which suggests broader sector-wide strain. “Construction companies will be watching the upcoming Budget with interest for any tax changes which directly impact the sector, and any changes in the Government’s approach to administering funding support for the remediation of noncompliant cladding. “In this ever-evolving landscape, agility and resilience remain paramount. Companies that can effectively manage risk, drive innovation and cultivate strong partnerships will be best positioned to succeed.” Overall, UK-listed companies issued 64 profit warnings in Q3 2025. The leading factor was policy change and geopolitical uncertainty, cited in nearly half (47%) of warnings, which marked the highest percentage recorded for this cause in more than 25 years of EY’s analysis, and a significant increase from 17% in Q3 2024.

BCO warns sustainability gap risks regional offices A stark regional imbalance in the proportion of highly sustainable office buildings across the UK threatens the economic growth of smaller regional cities and could undermine national net zero ambitions, according to new research from the British Council for Offices (BCO). London, 27 November: Published today, the BCO’s Viability and Sustainability in the Regions report warns that if the current imbalance remains unaddressed, a significant portion of regional office stock risks becoming economically obsolete, hindering economic growth and potentially leading to “sustainability gentrification”. The report reveals that while London and the “Big Six” regional cities of Birmingham, Bristol, Edinburgh, Glasgow, Leeds and Manchester offer a concentration of modern, sustainable offices, smaller, yet economically important, regional cities such as Exeter, Newcastle and Sheffield lag considerably. This imbalance poses a critical challenge for national and international organisations with robust ESG commitments, hindering their ability to secure suitable office spaces outside major metropolitan hubs.

Viability crisis sees planning permissions for new homes hit 15-year low Planning permission was granted for just 42,000 new homes in England during the third quarter of this year, a 31% drop on the same quarter last year and the lowest quarterly total in over 15 years. The figures demonstrate the scale of the challenge faced by the Government to increase housing delivery to anywhere near its ambitious target. The Home Builders Federation’s (HBF) latest Housing Pipeline report, based on data from Glenigan, shows that just 1,311 projects were approved between June and September, marking the 11th successive quarter of decline in the number of sites permissioned for new homes. For the year to September 2025, planning permission was given for just 209,781 new homes, marking the lowest for a 12-month period since 2013 and 38% lower than the peak seen in early 2022. The number of housing projects granted approval in the last year has dropped to 7,500, a 12% drop on the year to Q2 2025 and 1,000 fewer than the previous record low, which was set in June 2025 and just 36% of the number of sites permissioned in 2018. This points to an increasingly small home building footprint across England in the years to come.

The further decline in investment in new housing delivery is due to weaknesses in the housing market and a lack of confidence that buyers can be found for new homes, and a viability crisis as increased taxes, levies and policy costs make many areas economically impossible to build in. Neil Jefferson, Chief Executive at the Home Builders Federation, said the figures paint a very worrying picture for future housing supply. “The positive planning reforms announced this week are very positive, but home builders continue to grapple with rising policy costs and new taxes, making investment hard to justify,” he explained. “Building on improvements to both the planning system and the planning process, ministers now need to consider these rising taxes, new levies and excessive policy costs that make many sites unviable to develop. “Meanwhile, the lack of affordable mortgage lending is preventing many young people without access to the Bank of Mum and Dad from getting onto the housing ladder, undermining the industry’s ability to build more homes and further entrenching social inequalities.”

Pioneering new cohousing neighbourhood A planning application has been submitted for a distinctive new neighbourhood at Northstowe that brings together two cohousing communities with market and affordable homes in a landscaped setting designed by Mole Architects. This unique development will deliver 145 homes across four compact urban buildings and represents a national first: two

cohousing communities delivered side-byside as part of a planned new town. Across the neighbourhood, 40% of homes will be affordable, including Affordable Rent and Discount Market Sale. The proposals are the first major project from the new joint venture between TOWN and community-focused housebuilder The Hill Group, announced earlier this year.

Major milestone for Sheffield Hallam University Sheffield Hallam University has completed three new state-of-the-art, net zero–ready buildings at its city campus, marking a major milestone in its ambitious transformation programme. The new facilities named Langsett, Redmires and Strines, provide exceptional teaching, research workplace and social environments for more than 5,000 students and staff. Together they establish a renewed civic gateway for the university and the city, connecting the campus with the heart of Sheffield and creating new public spaces that encourage collaboration and engagement. Outer Hebrides self-build named UK's best new home A timber-framed, stone clad, self-build home in Scotland’s Outer Hebrides, has been named House of the Year 2025 by the Royal Institute of British Architects (RIBA).

C

aochan na Creige – meaning “little quiet one by the rock” – was designed by architects Izat Arundell and has been praised for its sensitivity to place and exceptional craftsmanship. The announcement was made during the final episode of Channel 4’s four-part Grand Designs House of the Year series, on Wednesday 10 December. Clad in Lewisian Gneiss, the very material that shapes the island’s dramatic landscape,

the house appears to grow out of its rugged surroundings. The design shows remarkable resilience and restraint, balancing the demands of an unforgiving climate with a deep respect for the surrounding environment. Built on a small and challenging plot, the home wraps around a vast rock that provides natural shelter. A generous porch, clad in Scottish cedar, offers the first glimpse of retreat, serving as a welcoming threshold to those who enter.

Inside, the Scottish cedar extends across the interior walls, creating a cocooning warmth in striking contrast to the wild surroundings. Expansive open-plan living areas flow seamlessly into quieter ancillary spaces, while generous floor-to-ceiling windows on all sides frame shifting sunlight and rural views. Through clever sequencing, the architects have created a layered spatial experience where spectacular viewpoints are gradually revealed as the house unfolds. Built by and for its architect owners, Caochan na Creige stands as a unique example of how contemporary design can honour tradition and local context. Constructed from hardy, local materials, the home is engineered to withstand the unpredictable Hebredian climate while offering a model for environmentally grounded rural architecture. Chair of the 2025 RIBA House of the Year Award 2025 Jury, David Kohn, said: “The choice of the winner, Caochan na Creige, was unanimous. It addressed every issue – challenging climatic conditions, the relationship to vernacular architecture and a tight budget – with a rare mixture of sensitivity and boldness. >>

Urban Nature Project wins Gold Award with masterclass in timber design An enchanting transformation of the Natural History Museum’s grounds, including a new café and education building, has been named the UK’s best new timber project, having won the Gold Award at the Wood Awards 2025.

S

ensitively integrating two new buildings within the relandscaped gardens of the Natural History Museum, the Urban Nature Project, led by Feilden Fowles, is a triumph of sustainable, landscape-led development. Five acres of underused garden have been transformed into an oasis of urban nature, telling the story of change on our planet over time. Nestled amidst this verdant setting are two timber and stone buildings: the Garden Kitchen, a visitor café, and the Nature Activity Centre, providing space for youth learning activities and scientific research. Combining a Douglas fir glulam timber frame with a load-bearing masonry façade, the café features a stepped roof with a glazed lantern and openable panels for natural ventilation. The education pavilion takes a low barn-like form with long elevations. Its asymmetric pitched roof – formed from solid Douglas Fir and artfully clad with Western Red Cedar shingles – projects dramatically to provide sheltered seating space, as well as celebrating the capture of rainwater. Both spaces are characterised by carefully detailed, efficient timber structures that are expressed throughout.

These pioneering, low energy buildings have been designed to have a positive impact on the environment and to inspire greater connection with nature. By using locally sourced, low impact materials – including UKgrown Douglas fir and British limestone – the Urban Nature Project is an exemplar of low embodied carbon construction that supports local supply chains and vernacular craft. The Urban Nature Project timber structures were designed by Feilden Fowles in collaboration with specialist timber design and subcontractor Xylotek, and structural engineering by engineersHRW. They were built by Walter Lilly, with joinery from SP Joinery and wood supplied by East Brothers Ltd and Marley. The landscape architects for the project were J&L Gibbons, with the multidisciplinary design team including Max Fordham and Gitta Gschwendtner. Jim Greaves, principal of Hopkins Architects and lead Buildings judge, said: “Feilden Fowles’ scheme has transformed the approach to the Natural History Museum, creating a journey through geological time with the creation of a series of outdoor living galleries. Sitting calmy within this setting are two new timber buildings, at one with

the landscape and complementing the Waterhouse masterpiece behind. “The project, in its entirety, exemplifies environmental sensitivity and thoughtful timber detailing. Throughout, the timber is visible but protected; light and elegant; using simple, economic joinery to create legible, highly refined buildings that are at one with their setting and create valuable high-use spaces for a much-loved public institution.” The Wood Awards building judges, a team of world-leading professionals led by Jim Greaves of Hopkins Architects, visited all 20 buildings shortlisted in the Wood Awards before deciding the winner, in one of the UK’s most rigorous assessments for any competition. PermaQuik Hot-Melt Waterproofing from Radmat plays a key role on The Whiteley redevelopment in London’s Queensway The Whiteley redevelopment marks a major chapter in the transformation of Bayswater and Queensway, bringing life back to one of London’s most historically significant shopping landmarks. Originally opened in 1911, and later expanded in 1925, the Grade II listed Whiteley building had suffered from decades of ad hoc alterations that obscured its architectural heritage.

ow, under the stewardship of Foster + Partners and Laing O’Rourke, the site is undergoing a remarkable regeneration – one that balances restoration with innovation, and heritage with contemporary needs. At the heart of the project is a deep respect for the original architecture by John Belcher and John James Joass. The Queensway façade is being carefully restored, reinstating original features such as the cupola and upper floor glazing. The landmark’s historic grandeur is being revived not only in form but also in function, with the development poised to become a dynamic destination for both locals and visitors.

More than a refurbishment, The Whiteley has been reimagined as a world-class mixed-use development, offering 139 high-spec residences, 20 shops, cafes and restaurants, a luxury cinema, a premium gym, and the UK’s first Six Senses hotel and spa. he PCA’s 15th annual Property Care Awards was held at Manchester United FC’s iconic Old Trafford stadium as part of the trade body’s annual conferences in Damp and Timber, Structural Waterproofing and Invasive Weeds, which were held at concurrently for the first time. Mould monitoring kit to revolutionise damp diagnostics Professionals tasked with assessing condensation problems within buildings can now hire a pioneering diagnostic tool, which will help identify sources of moisture. The Condensation and Mould Diagnostic System has been developed by Maple Diagnostics, a subsidiary of national trade body the Property Care Association (PCA), to help professionals working in the built environment find ‘right first time’ solutions to issues with damp. A new rental framework means surveyors and contractors can hire specialist sensors that will monitor sources of condensation and moisture in the home and generate detailed reports straight to users’ online accounts. Sarah Garry is Chief Executive at the PCA. She said: “Identifying the root cause of condensation is critical to finding quick and effective solutions that prevent unnecessary costs. We’ve adapted the way professionals access the tool, creating a kit for hire, which is

Comelit-PAC delivers bespoke upgrade at historic arts centre Comelit-PAC has partnered with Kings Group SW to deliver a bespoke video door entry solution at the historic Bridgwater Arts Centre, a Grade I listed building renowned for its architectural and cultural significance.

ituated in the heart of Bridgwater, now owned and operated by the Town Council, the Arts Centre construction was in 1723 and established on its existing site since 1946 to run a theatre programme of performance, music and film. To complete a renovation programme, the Arts Centre worked with Kings Group SW to upgrade its door entry system to incorporate a modular video design.

“The Grade I listing of Bridgwater Arts Centre means that any changes, however minor, must be carefully planned to protect the building’s historic character,” said Scott Mason, Director of Amenities at Bridgwater Town Council. “We involved our teams in the initial design and specification process to ensure the solution could be installed to seamlessly blend with its surroundings while enhancing video security and access.” Kings Group SW specified ComelitPAC’s Ultra Door Entry system, a high-definition video intercom solution designed to allow staff to monitor all entry points via high-definition video intercoms, providing real-time visibility and secure access control. Adam Pitman, Security and Life Safety Systems Supervisor at Kings Group SW, added: “Every aspect of the door entry upgrade had to be approached sensitively. This included routing cables discreetly, installation and ensuring the system met the latest security standards. By choosing Comelit-PAC’s modular system,

Romilly Primary School in Barry, Wales, faced a key challenge... The urgent need to replace their aging sports hall floor quickly and with minimal downtime! The education facility was well overdue with its flooring upgrade and required a fast-track sustainable renovation.

T

he sports floor would need to meet a high-performance criterion for safety and comfort to protect its young users, whilst also meeting modern standards. Gerflor were delighted to assist with this transformation with the supply of its Taraflex Evolution SL Sports Flooring. Commenting on the project Tony Thorne, Gerflor Sales and Specification Manager, South Wales said, “The refurbishment of the school’s sports hall flooring was a proven example of how Gerflor’s Taraflex Evolution SL sports flooring was an ideal solution for the client, with the minimum of fuss and disruption to the schools’ day-to-day activities. Specifying Taraflex SL sports floor covering also pressed a number of eco buttons which was high on the school’s agenda.”

From a sustainability perspective, the project incorporated the Taraflex Evolution SL product, a loose-lay flooring solution selected for its environmental benefits. By removing the need for adhesive, this option not only reduces the environmental impact but also allows the floor to be recycled at the end of its 25-year life cycle. Installed using double-sided tape, the floor can be easily removed, enabling minor repairs to the undercarriage before a new floor is laid. Forbo contribute to net zero carbon hotel When Zeal Hotels were looking to create a new brand of sustainable hotel at Exeter’s Science Park, they turned to Westworks Interiors for their design expertise.

ooking for building materials and finishes that would promote sustainability at every turn, Westworks Interiors specified a wide range of Forbo Flooring Systems’ floor coverings, including its Climate Positive (carbon negative) Marmoleum Cocoa Decibel. Ruth Wainwright, Director and Interior Designer at Westworks Interiors was involved on the hotel’s interior design scheme. Social Care construction projects see strong growth Nursing homes and hospices construction projects are experiencing a notable surge, reflecting increased investment across the healthcare facilities sector.

T

he Glenigan Construction Review shows that projects starting on site in the three months to September were significantly higher than the same period last year, underlining strong demand and activity in this vital area of development. Indeed, nursing homes & hospices accounted for the largest share (31%) of all health sector starts in the three months to September. Project starts in the specialist field were worth £318 million in the period, almost double the level of a year earlier. A growing elderly population and other market forces are driving growth in activity in the sector. A recent healthcare survey from agents CBRE noted that continued government investment in specialist care services and increasing demand from an aging population mean elderly care homes are continuing to attract investment.

In recent years, developers of nursing homes have faced challenges with rising land prices, high interest rates, and construction costs, as well as slow planning approvals. Yet the CBRE survey showed that 46 per cent of developers are planning to take on more care home projects during 2025. Three-quarters expect development activity to recover by the end of 2026.

In contrast to traditional sheltered housing schemes, developers of care homes rely less on their elderly customers selling their existing homes, which can be difficult today, before agreeing to take up occupancy.

The North West has some of the strongest development prospects in the sector, driven by the region’s high care home occupancy rates and long NHS waiting lists. One project in the North West where detailed plans

have been submitted is a £10.5 million care home at Frodsham in Cheshire (pictured). The scheme, which is at the pre-tender stage, involves a 75-bed care home for client Octopus Real Estate with work pencilled in to start next spring (Project ID: 23012700). The CBRE survey also highlights the emergence of a luxury market for care homes, notably in Scotland and Northern Ireland. One example in Broughty Ferry, Dundee, reflected in Glenigan data shows work started last month on a £14 million scheme involving a 54-bedroom care home along with open spaces and infrastructure. Energetics installed a ground source heat network that will result in 80% lower carbon emissions than traditional gas-fired heating, and 54% lower emissions than air-source technology. The highly efficient heat network takes its heat from an array of 18 vertical boreholes. A network of pipes, manifolds and valves then distribute that ambient heat from the boreholes to heat pump units that provide space and water heating to each home.

Although Cruden Homes wanted to move away from gas with a low-carbon heating solution, they were concerned about the upfront cost of installing a heat network. Energetics supported the development by providing a finance model to fund the capital cost of the heat network build. Cruden Homes benefitted from a 60% capital cost saving, while residents enjoy low running costs and a fixed-rate tariff. Last Mile will own, operate and maintain the heat network. Kirsty Henderson, Head of Design and Sustainability, Cruden Homes, said: “Energetics assigned a dedicated team to coordinate the design and build process to ensure that all electricity, water and heat Glenigan data provides numerous other examples of nursing home and hospice projects of varying sizes that are getting underway across the country. Moving north to Newark in Nottinghamshire, tenders have been returned, and work is set to start later this year on a £6.7 million new care home at The Oaks Residential Care Home in a project set to run over 13 months (Project ID: 24326308). Meanwhile, there are some sizeable care home construction schemes in the pipeline in

London. An application has been submitted for a redevelopment scheme at Meadbank Nursing Home in Wandsworth involving a £34.2 million project and almost 14,000 sq m of space. Work on the project for Richmond Villages, which is part of Bupa, is due to start next summer (Project ID: 25501034). Elsewhere in the capital, tenders have recently been returned, and planning conditions are being resolved on a £26 million care home at Hurlingham Road in Fulham, with work due to start later this year (Project ID: 17296328). Award-winning green energy credentials Energetics, part of the Last Mile group of multi-utility infrastructure companies, announced it has completed and energised a low-carbon ground source heat network at a residential development in Barnton, near Edinburgh. The Avenue, Barnton, consists of 48 luxury homes designed for retirement living. Cruden Homes, the developer, received a NextGeneration Project Gold award in recognition of the scheme’s outstanding environmental credentials; with the low-

Creating a gold standard for one of the country’s premier retail destinations ASWS

Operations Director for Associated Steel Window Services (ASWS), Kris Bennell, reflects on the work to restore three large system glazed bronze shopfronts and the historic doors now opening into the new Ikea store in one of London’s busiest retail locations.

B

est known for expertise in repairing ageing steel windows, ASWS, which had previously worked alongside the main contractor, McLaren Construction, drew on its team’s wider experience in heritage work by restoring the imposing cast bronze shopfronts at 214 Oxford Street; for the fenestration contract on the conversion of the former Topshop store to create the new London Ikea store. Traffic fumes, constant human attrition and even wartime bomb damage had all played their part in detracting from the once pristine elegance of the early 20th century metalwork’s latter day appearance, but ASWS was able to put forward detailed, costed proposals for their rectification after the specialist was initially invited to carry out a full condition survey on the landmark building’s elevations by the client’s agent, Avison Young. Subsequently, being awarded the contract to upgrade all of the fenestration, ASWS began working with main contractor, McLaren Construction in early 2023.

As a leading member of the Steel Window Association, the company’s interventions encompassed upgrading a total of 342 steel windows, many of which dated from when 214 Oxford Street was constructed between 1913 and 1928 to the designs of Sir Harry Tanner, the Principal Surveyor of the then London Office of Works. Repairing, ASWS

upgrading and, in some cases, replicating the frames and glazing across all the classical French inspired façades, the wide-ranging package also encompassed tackling 14 large hardwood windows set into a mansard roof, and carrying out complex welding operations to save multiple wrought iron balustrades which articulate the famous frontage. >>

ASWS was tasked to reglaze and execute complex structural work to the three towering bronze shopfronts, while also being asked to take on the cleaning, repair and subsequent protection of the unique bronze castings. Lavishly decorated, these distinguish the revitalised retail destination standing just a few feet from one of the capital’s busiest pedestrian crossings, where up to 40,000 people an hour traverse the junction. McLaren’s Senior Site Manager on the project, Jack Wright, commented: “This was a prominent job on Oxford Street which attracted a lot of interest from the passing public, while the Crown Estate had primary responsibility for preserving the heritage of the building. A part of the ethos to the refurbishment was to remain sympathetic to the building and the materials, trying not to be too invasive to the building fabric. The hoarding line was so tight to the pavement that it made it very difficult to change the glass or carry out other tasks, it was like doing a building job on a postage stamp. “We worked closely with ASWS to develop a methodology with minimal effect on the external site environment. The historic bronze shopfronts are actually secured to large timber sections, some of which had moved out of alignment over the years. This had to be brought back in line – We engaged the design team and ASWS experienced fitters to remediate this issue. We needed to restore the bronze frontages to a standard everyone could be happy with. We were extremely happy with the way ASWS bought into to our strategy for this refurbishment scope.” With all its repair and re-patination operations complete, and the massive sheets of glass replaced, ASWS applied a multi-layer wax coating across all of the bronze to offer protection for years to come.

New life in historical building A Grade II listed property in Aberdare, Wales, has received a new lease of life with the help of Sika’s render solutions. The former Rates building, which was vacant for more than three decades, has been redesigned by architects George and Co, and converted into apartments and commercial space. Owners Morris Property Developments selected Sika’s products to restore the façade, ensuring it reflects the property’s historic character. Sika’s Parex Parlumiere Fin lime-based render was specified for the front of the building. Providing a through-coloured appearance, the render features small granules to create a finer finish and was applied over a Parex® Parlumiere Clair limebased base coat. Both the base coat and topcoat were reinforced in vulnerable areas with Parex TV10 mesh to provide additional protection and prevent any cracking. Lightweight and weatherproof, Sika lime renders allow moisture to evaporate, reducing the risk of dampness and decay. Their flexibility and plasticity also accommodate minor building movement, preventing cracks and ensuring a long-lasting and luminosity finish. For the back of the building, Monorex GF render was chosen in natural white. This one coat, through-coloured render is weather resistant and breathable, providing a fine grain finish. Joshua Morris, Director of Morris Property Developments, said: “The

main priority was to make sure we met all the listed building requirements and Sika’s products provided the best balance of colour and performance. As one half of the building is lime render and the other is standard, it was really important the two finishes worked together visually. The Monorex GF is a subtle shade of white which perfectly complements the lime render. “The support from Sika was a massive help throughout the project, particularly advice around drying times and colour changes. I’m really pleased with the final finish. It’s the first building you see when you hit the town centre, so it’s a real focal point now.” Supplied by local distributor The Render Depot, the render was machine applied by EziRend. Owner and applicator, Dale Phillips, added: “Having applied Sika mineral renders for several years, this project was my first using Sika limebased render and I found it very straightforward to apply. The lime-based render and base coat worked well together, and the fine finish aggregate really suits the building. “I’ve done a lot of rendering over the years, but this project stands out. It’s such a prominent building with a lot of history, so seeing it look new again is very rewarding.” The property is known as the former Rates building as it was converted into council offices and used for rates collection in the 1960s by Aberdare Urban District Council. Its transformation has created 10 apartments and space for a local independent café called Coco's Coffee and Kitchen.

Proctor Group membranes used in next generation SIP technology Factory-fitted Proctor Group membranes were part of the successful construction of the Ultrapanel demo house.

T

he building envelope for a threebedroom home, from sole plate to ridge, was erected in a single day using Ultrapanel Building Technologies’ Category 2 MMC SIP system.

The system features the vapour permeable Proctorwrap Reflect® membrane in its external wall panels. An innovative new cold roof panel features the air permeable, low resistance (APLR) Proctor Air® underlay. The two membranes allow SIP panels to be delivered straight to site and installed quickly, providing a watertight building envelope in a matter of hours. Panels can be specified to meet a range of regulations and standards (including the Passivhaus standard), while minimising risks associated with moisture. Proctor Group worked closely with Ultrapanel Building Technologies to establish membrane specifications tailored to the offsite manufacture of the panels. For example, Proctor Air is usually supplied in 1m wide rolls, to allow for easier manual handling on the roof. However, in a factory environment, the production line can handle heavier products. Proctor Group therefore supplied a bespoke 3m wide roll to suit the width of the cold roof panels. Proctor Group’s Sales Director, John Johnston, attended the demo house construction day and said: “At a time when labour costs are so expensive, Ultrapanel’s SIP system will likely be very appealing to housing associations, and social housing providers in particular. Sustainable drainage planters minimise flooding at school A sustainable drainage system (SuDS) designed to prevent flooding, store rainwater and create green space has been installed at a primary school in Oxford – and is already making a difference during heavy rain.

They work by capturing rainwater runoff from roofs—redirected through a rerouted downpipe - and channeling it into the planters rather than directly into the drainage system.

In higherrisk buildings, this scrutiny has intensified with the Building Safety Act and the ‘Golden Thread’ of information.

alcony connectors were once a largely functional detail but are now under closer regulatory focus for their performance in three critical areas: thermal bridging, fire resistance, and structural stability. Historically, thermal breaks were introduced to alleviate thermal bridging and the subsequent problems of mould growth in habitable areas, whilst more recently thermal breaks were increasing employed to limit heat loss. Early designs often used polystyrene or other combustible materials, raising concerns for fire safety and compliance. Today, effective fire resistance is a vital consideration. In buildings over 11 metres, it is preferred that balcony connectors with thermal breaks are made from A1 or A2-s1,d0 non-combustible materials and supported by integrated fire barriers to achieve performance classifications such as REI 120, which covers load-bearing capacity (R), integrity (E) and insulation (I) for 120 minutes. This protects the structural system by limiting heat transfer and supports compartmentalisation strategies. To mitigate thermal bridging, high performance mineral wool insulation (typically 80–120 mm thick depending on the project) combined with robust water-resistant membranes, provide an effective barrier while maintaining thermal performance. Complex loads The specification challenge is compounded by the complex loads and geometry of modern balconies, particularly in curved or irregular designs. Steel reinforcement within thermal break and Ultra High-Performance Concrete (UHPC) compression shear bearings must withstand compression and tying forces without compromising structural performance. Engineers must carefully consider rebar diameters and

module design to ensure the balcony remains secure, particularly under unexpected loads or site conditions. When these elements are incorrectly specified or installed, this can compromise thermal performance, which can lead to condensation and ultimately undermine the building envelope’s thermal function. Early collaboration Early engagement between manufacturers and project teams is increasingly recognised as essential. Collaborating at the design stage allows for optimisation of thermal break specification, evaluation of movement joints, and resolution of potential conflicts with other structural or masonry elements. This collaboration also ensures that Passive House/Passivhaus or high-performance projects can meet stringent energy requirements while avoiding costly redesigns or site interventions. Digital technologies are playing a pivotal role in this process. Building Information Modelling (BIM) enables early clash detection, precise positioning of connectors, and integration of thermal and structural analyses. Finite Element Analysis (FEA) and cloud-based design tools are being developed to accommodate more complex balcony geometries, allowing engineers to visualise performance under load and to 2.
