Welcome Profession responds to review of architects regulation

rchitects from across the UK are being given the opportunity to shape the future of the profession, as part of a wholesale review that will modernise regulation and improve accessibility and innovation in the sector.

Launching a call for evidence, Housing Minister Christopher Pincher urged those working across the architectural and built environment professions to share their views and contribute towards a better future for the industry.

The call for evidence will run for 12 weeks, focusing specifically on the role of the Architects Registration Board (ARB), and will form the first part of a wider review of architectural regulation, including thematic workshops and interviews with sector representatives. Initial findings from the review will be provided to the Housing Secretary by Spring 2022, with the outcome expected in the Summer.

Industry welcomes move to extend UKCA Marking deadline The Government has announced that the deadline to transition from CE to UKCA Marking has been extended to 1st January 2023, giving the market an additional year to adjust.

The UKCA (UK Conformity Assessed) Marking is a new UK product marking that is used for goods being placed on the market in Great Britain (England, Wales and Scotland). It covers most goods which previously required the CE Marking.

Construction Leadership Council co-chair Andy Mitchell said: “Given the widespread pressures on product supply, we welcome this pragmatic decision by the Government to extend the deadline for CE-marked products.

“However even with this extension, it will still be very challenging to ensure that the whole sector is ready for the new date, given the need to drive major increases in testing capacity.

“It is vital that industry continues to work with the Government to address these issues, ensuring that we don’t just postpone the crisis by 12 months, but instead establish a robust testing and marking

regime to ensure the continued safety and performance of the products that we use.”

Manufacturers’ body Make UK said it had successfully lobbied the UK Government to extend the standstill period for recognition of the CE mark for a further 12 months.

Fergus McReynolds Director of EU Affairs & International Affairs, Make UK said: “This is a welcome move from Government which will come as a huge relief to industry and is a vital lifeline to protect supply chains.

“Companies were becoming increasingly nervous as the clock ticked down to the end of the year, caught up in the delays and bureaucracy in getting their products tested. The extra year will provide both exporters and importers with valuable breathing space to enable a new testing system to bed in place.”

Businesses must take action to ensure they are ready to apply UKCA marking by 1 January 2023, the final deadline.

Plans approved for £124m vision for town The Bracknell Forest Cambium Partnership has secured planning permission, subject to a Section 106 agreement, for its vision to develop the Coopers Hill site on the edge of Bracknell town centre – furthering the town’s continued regeneration.

Coopers Hill is the first site to be developed by the joint-venture (JV) partnership between Countryside, the UK’s leading mixed-tenure developer, and Bracknell Forest Council. This £124m partnership is continuing the council’s regeneration efforts, that began with the redevelopment of The Lexicon in 2017, to provide a fully revitalised town centre.

The Coopers Hill development will provide 52 new homes, with 25% affordable (15% affordable rent and 10% shared ownership).

These will comprise 12 two-bedroom flats, six three-bedroom flats, 22 two-bedroom houses and 12 three-bedroom houses.

Development leads way for environmentally friendly living Located on a private quay at Queen’s Dock, build-to-rent (BTR) development, The Keel, has undergone a range of positive changes and launched a number of initiatives that allow its residents to live sustainably and give back to worthy causes, both locally and internationally.

The Keel has partnered with global utilities company and energy management provider, Amber Energy, to donate funds and give hundreds of people in Africa access to power through their Power2Africa campaign. Launched in 2017, Power2Africa uses 100% of the funds donated to help give hundreds of people access to clean power with The Keel having so far donated £3,434.60.

Residents are also encouraged to drop off food once a month at the development’s food donation point in the lobby, which is then taken to a local foodbank and help support those in need around Liverpool.

Industry leaders criticise Government’s proposals for sprinklers in schools Industry leaders have come together to call for the Government to rethink its proposals for fire safety in schools and to mandate sprinklers in all new build and refurbished schools regardless of use or height.

This week, the Government finished consulting on changes to BB100 – the document that sets out fire safety design in schools.

The letter recognises the emphasis on life safety but notes: “The fire safety building regulations’ focus on life safety creates a false sense of security as buildings remain vulnerable to a total fire loss.” It urges: “Building to a property protection baseline ensures schools will be able to withstand a fire – so that it is able to be used again – often within hours of a fire incident.”

The FPA is proud to be one of the signatories of a letter sent by 23 organisations to the Education Secretary setting out why the proposals do not go far enough when it comes to improving fire safety in schools.

The letter asks the Education Secretary to immediately reconsider and expand his Department’s proposals to mandate

The consequences of school fires are not just financial but affect wellbeing and impact education in the long term as facilities are unable to be used for long periods of time.

The disparity between England and the devolved administrations in Wales and Scotland is marked.

The letter asks: “Why the installation of sprinklers in new build and major refurbished schools is mandatory in Scotland and required for central funding in Wales but not in England and Northern Ireland?”

The letter concludes by reaffirming that the 23 signatories are united in their position and see that the Government has missed an opportunity to improve the resilience of the school estate. They urge the Government to rethink its approach and mandate them in all new build and refurbished schools: “To protect and improve the resilience of the school estate and to protect life.”

DLA appointed by Linkcity Linkcity has appointed DLA Architecture to design a new housing scheme and supporting community spaces in Burnt Oak, NorthWest London.

The appointment follow’s Linkcity being selected as preferred bidder by the London Borough of Barnet to deliver the new development which is to provide around 300 much needed new homes, of which 50% will be affordable housing.

Linkcity is the UK property development arm for global firm Bouygues Construction.

CPA publishes results of industry Consultation on new Code The Construction Products Association (CPA) has released the results of its industry-wide consultation on the new Code for Construction Product Information (CCPI).

T

he 65-page report – downloadable at www.buildingsafely.co.uk – details feedback from 35 trade associations representing the views of many thousands of member firms across the supply chain, and 180 individual provider and user organisations of construction product information, including most of the largest companies in the industry.

The new Code was developed to prevent some of the issues raised in Dame Judith Hackitt’s report ‘Building A Safer Future’, following the Grenfell Tower fire. The CPA was tasked by Dame Judith Hackitt and the Government with tackling the shortcomings identified in Chapter 7 of the report relating to product information.

The consultation opened on the 1st February 2021 with an official closing date of the 31st March 2021. This was extended to the end of May to urge everyone who had a view to submit them, and to encourage the widest representation from across the industry.

The highly-publicised consultation was undertaken for the CPA by MRA Research.

It invited trade associations, manufacturers, distributors, specifiers and users of product information to comment on the proposed new CCPI and its eleven Clauses.

A key requirement of the consultation was that respondents read the new Code before completing their respective questionnaire or providing feedback. A number of additional and insightful comments were also submitted by provider and user organisations alongside their completed questionnaires. Feedback from the trade associations was detailed, expert and extensive, providing in-depth comments and suggestions on behalf of their members.

The findings confirm that the industry welcomes and supports the Code, and considers it a crucial step in the right

direction. Comments confirmed that more clarity was needed in some areas of the Code, particularly around the training and competence requirements, and on what exactly was required to comply with the different Clauses. The MIG spent a further two months analysing and working through the Code so it reflects the massive amount of expert feedback from the consultation.

Adam Turk, Chair of the CPA’s Marketing Integrity Group and CEO of Siderise says: “We are delighted with the breadth and depth of response received. The published results are slightly later than planned but given the importance of the Code, we wanted to make sure all responses were included in the analysis. Strenuous efforts were also made in reaching out to organisations directly to ensure everyone across the industry had the opportunity to comment.”

“The overwhelming support and constructive feedback has reassured us that the Code is absolutely the right step forward for the industry while also giving us a lot of insightful input to enable the MIG to review the wording of the Clauses in line with these detailed responses,” continues Adam. “Whilst changes have been made around the clarity and detail within the Code, I can confirm that the eleven Clauses remain principally close to those presented in the report.”

Chief Executive of the CPA, Peter Caplehorn, adds: “We are extremely pleased with the

progress that has been made with the CCPI and the enormous efforts of the MIG in driving it through. I truly believe the Code will achieve meaningful and permanent change in our industry, providing users of construction products with accurate information they can trust.

“The CPA is incredibly focussed on improving building safety and driving cultural change in our industry. We are involved in a wide range of initiatives to ensure tragedies like Grenfell never happen again, and the CCPI is just one of those. An essential counterpart to the Code is the activity of the Working Group 12 (WG12) – a sub-group of the IRG’s Competence Steering Group (CSG), led by the CPA. WG12 focuses specifically on the competency of those interacting with products and accessing construction product information. The CSG recognises that good product information on its own is not enough; those that use it must be competent to do so, to understand what they are reading and to be able to apply the performance information appropriately.”

The Code has now been finalised, based on the extensive feedback from the Consultation, and is in the process of being handed to Construction Product Information Ltd (CPI Ltd) – a not-for-profit organisation with independent governance and management being set-up to administer the CCPI when it is launched later this year.

Celebrating timber design in the workplace After working from home for more than a year, the question of returning to the office provokes a mixed response.

A

s more people have the choice of whether they commute to the office or not, the question of how the building itself performs, both as a flexible, social and collaborative workspace and as a safe, healthy environment, becomes paramount.

Moreover, with the climate crisis firmly on business owners’ minds, the need to reduce carbon emissions, through material choices, energy sources and construction methods, is climbing up the agenda.

By using pre-cut CLT panels for the core and floor slabs rather than a concrete build of the same design, the embodied carbon for the build was reduced by more than 80%.

Commissioned by CEI-Bois, architects dRMM have designed a reusable timber pavilion for COP26 for the UN climate change talks to be held in Glasgow, Scotland, UK in November 2021.

‘Timber Beacon’ is dRMM’s response to the collective brief of a unique global timber industry collaboration.

The 25+ strong alliance of innovators in engineered mass timber and wood-based products, global forest growth and development, are led CEIBois, the European Confederation of Woodworking Industries and the UK Timber Trade Federation.

“As world leaders discuss our global responsibilities and collective response to climate change during COP26, our message for the future will be powerfully three dimensional: in wood there is hope,” said dRMM founding director, Prof Alex de Rijke.

The structure is one part of a global presence being planned which includes a 6-week long festival called ‘World of Wood’ in London, a virtual presence and other activities that will call on global leaders to recognise the value of forestry and timber in helping fight climate change.

Fire Door Safety Maintained at West Lothian Schools with Yeoman Shield Fire Door Services West Lothian Council schools, Deans Community High School and Armadale Academy, are maintained by Bellrock Group under a contractual PPP3 project agreement. Taking on this maintenance management for the two school buildings places the Bellrock management team as the Responsible Person when it comes to compliance to fire safety maintenance which incorporates fire rated doors.

W

ith this in mind, Martin Igoe, Senior FM for Bellrock, engaged with Yeoman Shield Fire Door Services when it came to assessing and protecting the condition of the schools’ fire doors with an impact protection system.

As a brand name of Harrison Thompson & Co. Ltd. who are a registered FIRAS Warringtonfire (a UKAS accredited scheme for fire door and passive fire resisting products installation) company, Yeoman Shield Fire Door Team were able to undertake a conformity survey of the doors in both schools.

This consisted of an assessment of the condition of the fire doors, noting remedial work required to improve the doors functionality, replacement of doors where required as well as noting advisory door protection products that could improve the look, condition and extend the life cycle of the doors by solving impact damage problems.

After an itemised quotation for the work had been raised and accepted, Yeoman Shield directly employed fixing operatives carried out the work simultaneously at both school sites simultaneously in accordance to Bellrock’ s programme.

Remedial work to both frame and fire doors, replacement doors as well as Yeoman Shield Fire Rated Protection products which were Door Protection Panels, Door Edge Protectors and PVCu clad Glazing Beads were fitted by the accredited teams following best practice guidance.

“Having previously used Yeoman Shield on school projects in Aberdeenshire I was more than happy to again collaborate with Yeoman Shield for the Deans Community High School and Armadale Academy.

“Their door protection products are great; not only have Yeoman shield re-certified the old fire doors for conformity, they have also extended the life of the doors by fitting a hard-wearing cladding to each. This makes them more durable for the rigours of school life, they look amazing and are so easy to clean.

UK visit by ambassador helps promote Indonesian wood products In a bid to encourage UK timber importers to increase their purchase of legal and sustainable timber from Indonesia, a delegation from the Embassy of the Republic of Indonesia has visited a number of manufacturers across the country.

ith FLEGT and legal and sustainable timber products at the top of their agenda - and led by Indonesian Ambassador to the UK, H.E. Desra Percaya - the delegation visited James Latham, Hanson Plywood, Lambson Building Products and Caravan manufacturer Willerby.

During his visit, the Ambassador reiterated his commitment to further strengthen the mutually beneficial partnership between Indonesia and the UK. “We should seize the momentum of the implementation of UKIndonesia FLEGT-VPA by seeking creative ways to increase supply sustainability of legal and sustainable timber products from Indonesia and ensure that such high-quality timbers remain as the critical part of the UK industry’s supply chain”.

Waltham Forest Library turns to a new page with Pendock Waltham Forest Council’s new Wood Street Library in East London is using decorative column casings from the Pendock Radius range to conceal 23 interior structural concrete columns, as well as service drops for water and electrics.

B

uilt by leading mixed-tenure developer, Countryside Properties, the £420,000 library is a key part of the local authority’s £3 million investment and redevelopment of the surrounding Marlowe Road area, which includes new housing and the improvement of public spaces.

In addition to the column casings, perimeter casings from the Pendock Linea building linings range were also specified, which were used to cover voids and electrical cabling, while integrating with the library’s bright and modern interior design scheme.

Manufactured from pre-formed plywood, Pendock’s rectangular PLY-SQ column casings stand 4.0 metres high and each was bespoke manufactured to meet the project specifications, which range from 250mm x 300mm up to 1150mm x 400mm.

Finished in durable white laminate with contrasting satin grey joints and skirting collars, the casings are designed to resist scuffs and damage in high traffic areas while requiring minimal maintenance.

The same finish is also used on the pre-formed plywood perimeter casings, which are installed along the full length of the building on the wall below the windows and are mounted on a rigid support framework for ease of installation and strength.

Pendock’s technical projects manager, Gavin Byram, explained: “As the client wanted to maximise internal space by minimising the casing size, our PLY-SQ column casings met these requirements perfectly. The wide choice finishes also allowed a high degree of design freedom when the specifiers were considering how they would integrate with the library’s interior design scheme.”

Agile working: Managing safe access and the flow of people in your workplace Now lockdown has been lifted and many are returning to the workplace, people across the UK are settling into their new routine. For some, this will mean going back to the same pattern as before, but many organisations are adopting a more flexible way of working with a mix of on-site and working from home.

his means some commercial buildings will continue to be left empty, or with significantly reduced occupancy. However, just because a building is empty or has fewer people in it, fire safety cannot be overlooked or underestimated.

Who’s responsible?

The Regulatory Reform (Fire Safety) Order 2005 sets out the minimum fire safety standards and requires a ‘responsible person’ to oversee fire safety in nondomestic buildings, and in buildings where people are employed.

UK fire statistics show a reduction in incidents, with 153,314 fires in the 2019/2020 period - a six per cent decrease compared with the previous year - but one fire or fatality is one too many.

The responsible person is obliged to carry out regular fire safety duties such as ensuring there is a fire risk assessment in place, and that any action points raised are carried out, and making sure that general fire safety precautions are satisfactory. Adhering to standards There are several current building regulation standards in place that relate to access control, and it’s essential that these are adhered to in order to ensure safety and security.

These include BS EN 179 Emergency Escape (for when the building occupants are aware of the building environment), BS EN 1125 Panic Escape (for environments used by the general public) and BS EN 13637 Electronically Controlled Escape Systems (for use on escape routes).

Whether they are full, have low occupancy, or are empty, buildings such as office blocks, factories, or any other commercial premises hold the same legal obligations when it comes to procuring and establishing fire safety measures. Ensuring safety and security measures for empty buildings means the surrounding structures and personal assets are protected too.

Secondary glazing receives a warm reception in top London PR office Premier Public Relations’ office is a self-contained 19th century industrial building spread over five floors in Bucknall Street, London. It houses the Premier teams across creative production services, PR, Events and Experiential and Brand Partnerships.

Premier has over three decades of experience delivering marketing communications campaigns for the entertainment, arts and cultural industries and was awarded ‘PR Moment Large Agency of the Year’ in 2017.

remier approached Selectaglaze for a cost-effective window improvement to their offices. This was to ensure a more agreeable working environment to achieve a high level of thermal insulation. Although this was the main aim, Premier was also interested in what could be achieved to improve noise attenuation. With Premier located close to a busy thoroughfare in WC2, high levels of outside noise can distract and affect staff efficiency.

Imagery is created by thermography which identifies heat patterns in the infrared wavelength spectrum. Sensors within the camera identified these heat signatures and translated them into visible pixels. Although the resulting images were of a low resolution, the remarkable differences are apparent between treated and untreated windows.

Selectaglaze installed 115 windows across the ground, first, second and third floors. A range of products were combined for the specification, the majority of which were two and three pane horizontal sliders.

The successful installation of secondary glazing has greatly enhanced the working environment, with staff noticing a significant difference in thermal retention, with draughts virtually eliminated. It has also improved the working environment considerably across all the office floors.

‘Sustainable St Albans’ provided Selectaglaze with a thermal imaging camera which measured the changes in the thermal integrity of the primary windows before and after the addition of secondary glazing.

New expert group created to advise on improvements to social housing sector The social housing white paper – published last year – outlines a wide-ranging package of reforms to improve standards for residents and enhance regulation of the sector.

he reforms aim to deliver long-lasting and meaningful change – addressing safety issues, strengthening the complaints process, professionalising staff and rebalancing the relationship between resident and landlord.

Eddie Hughes MP, Minister for Rough Sleeping and Housing said: “Giving social housing residents a stronger voice and ensuring landlords raise standards is at the heart of our landmark reforms to transform the sector.

“The expert panel will help to ensure that we deliver on these reforms, bringing together people who will scrutinise our plans and guarantee we achieve the vision set out in the Charter.”

The panel will meet four times over the next year to provide scrutiny and advice as the government implements the social

housing white paper. This follows extensive engagement with residents, housing associations and other stakeholders.

The government has already made progress to improve the quality and safety of social housing - launching a review of the Decent Homes Standard, a working group on electrical safety, and holding a consultation on smoke and carbon monoxide alarms, as well as running a national campaign to raise awareness of how to seek redress when things go wrong.

Riverstone Ultra helps rejuvenate Cornwall’s historic Bodmin Jail How do you maintain the period character of a building with a slate roof that’s well past its prime?

T

hat was a dilemma recently faced by the custodians of Bodmin Jail – the Grade II-listed Cornish prison originally built in the late 1700s.

The installation itself took place over a period of four months, using a similar drylaid method to the one that had been used on the site’s original roof.

During a comprehensive renovation, attention inevitably turned to the buildings’ roofs. As you’d expect, the original structures had used Cornish slate – but after more than a century’s service on the notoriously windswept Bodmin Moor, they were in serious need of replacement.

The slates were laid using a 200mm gauge.

They were copper nailed twice onto 500 x 200 factory-grade treated counter battens, which were fixed to a ply roofing deck using a Permavent Apex Air breather felt.

It was at this stage that 40 year-old natural slate experts SSQ became involved.

The project’s managers wanted a roofing product that could emulate the aesthetics of the 600 x 300 dry-laid Cornish slate that made up the original roof, but that was more readily available.

That led them to consider SSQ’s Riverstone Ultra phyllite – both for its similarity to Cornish slate in terms of its strength, colour and geological profile, and its long track record of being approved by Cornwall Council’s Historic Environment and Planning Team.

However, Riverstone wasn’t just accepted as a substitute for Cornish slate – in many respects, it exceeds it. Its water absorption and durability are far superior, for example.

Access was a challenge throughout the project, which, combined with the height of the roof, meant the slates themselves had to be graded and sorted on the scaffold board.

They were separated into three different thicknesses – thin, medium and thick – and then laid, with the thicker slates at the eaves course, and the thinner slates cut and dressed under the lead flashing below the glazed ape.

The slating was set out using true chalk lines at a regular 200m gauge.

Perpendicular chalk lines were set at 1015mm centres to ensure that an average tolerance of 3-5mm was retained between slate side joints, to allow for minor movements in the roof sub structure.

Slates at all hip and valley junctions were laid using a close mitred detail, to ensure

the clean lines of the glazed apex weren’t interrupted when adjoining the slate roof areas.

The mitred valley and hips were weather proofed using lead soakers treated with patination oil, which were interleaved with the slates and fixed so that they extended to a minimum of 150mm down each side.

The finished result was a roof that had been seamlessly integrated with the modern design of the renovated buildings’ roof structure, in a way that protected the centuries-old building underneath, and honoured its historic aesthetics.

Staying safe: The successful specification of roof ladders According to the latest RIDDOR Report, 111 workers were killed between 2019/20, with the largest proportion of fatal accidents being a fall from height.

T

he appropriate provision of ladders is essential to ensuring the safety of all individuals, particularly with regard to roof access, and must be addressed at the initial stages of a building’s design to ensure long-term suitability and fulfilment regarding duty of care.

Here Tony Stevens, Technical Estimator for Bilco UK, explores the key factors professionals should consider when looking to specify roof ladders for upcoming projects and how to ensure compliance with the legislation outlined in Approved Document K. Ladder location and usage The first considerations that must be addressed when specifying a ladder to gain roof access is where the ladder will be mounted and the requirement of any additional safety elements to ensure the safety of the individual at all times when the product is in use.

If a ladder is to be mounted externally to gain access to a roof, it must be fitted with a safety cage and guard rail to ensure safe and secure access.

Where frequent access to the roof area is required for maintenance personnel, tools and equipment, a companionway roof hatch like the CS-50TB, which is a larger elongated access hatch, should be chosen.

The companionway ladder is a 75 degree angled, rigid ladder, which provides permanent access to a roof hatch of up to 2440mm.

For a small roof access hatch, such as the Bilco E-50TB, which has internal dimensions of 915mm x 915mm, a fixed vertical ladder should be specified. In this instance a retractable ladder would not be recommended, as the ladder angle would hinder easy access as an individual moved closer to the hatch.

However, retractable ladders are ideal for use in areas including schools and hospitals where the roof hatch is bigger in

size and the floor area must remain clear at all times. The ladders can be mounted above a ceiling and are compatible with additional vertical backboards that include steps and a handrail for enhanced safety and security and have a maximum size of 1500mm. Dependent on each project’s specific requirements, the ladder can also be supplied with fire rating to meet relevant building regulations.

If access to the roof area via a smoke ventilator is required, such as the Bilco ESW-50REM, a retractable ladder is not appropriate. The construction and mechanisms of a retractable ladder would prevent the flow of smoke through the vent, making this style of ladder unsuitable for safe and clear access. A fixed vertical ladder is the only recommended style to use in conjunction with a smoke ventilator due to the small footprint.

Ladder height and suitability When specifying a retractable ladder, it is essential that you know the height of the space between the ceiling and the roof, more commonly known as the roof void.

This is to ensure the ladder box liner will fit inside the space once retracted.

Calculating the height of the floor to the underside of the roof access hatch should also be done at the initial stages to ensure the ladder isn’t too short or long. It may seem obvious, but this is an area that is commonly overlooked!

Importance of collaboration There are a range of elements that must be addressed when specifying ladders, particularly when gaining access to a roof.

To ensure compliance with all relevant legislation and to ensure the long-term safety of individuals when using the ladder, it is vital that all considerations are sufficiently addressed at the initial stages of a building project.

By working closely with manufacturers and taking a proactive approach, professionals can ensure the ladders specified are not only fit for purpose, but safely and successfully meet the unique requirements of each development.

rom the early stages of the hospital’s construction, Bostik’s technical experts visited the site on several occasions to inspect the subfloors and make recommendations for how they should be treated.

First, the floorlayers applied Bostik Screedmaster One Coat Membrane, an epoxy damp proof membrane, to suppress the residual construction moisture in the subfloors, before allowing it to cure into a glossy and tack-free film overnight.

Next, they thoroughly primed the cured membrane using Bostik Screedmaster Universal Primer. For a large-scale, fast-turnaround project like this, the primer’s excellent coverage rates and fast drying time made it ideal.

With the subfloor thoroughly primed, the next step was to apply Bostik smoothing compounds to bring the subfloors to the required level. For most areas of the building, the floorlayers used Bostik’s self-smoothing Screedmaster Flow.

Suitable for use on one-hour and half-hour fire doors.

Where the subfloor required reprofiling, such as in the wet room, they instead used the high-strength Bostik Screedmaster Deep smoothing compound.

Completely concealed when the door is closed.

Then, with the smoothing compounds dry, it was time to apply a variety of Bostik adhesives to bond the floor coverings. Carpet tile installations, meanwhile, were achieved using FIX A320 TACK, Bostik’s non-staining tackifier.

Finally, for the installation of the skirtings, capping strips, and other accessories throughout the hospital, the installers used Bostik Roll, the company’s reinforced, solvent-free adhesive tape that is supplied in ready-to-use, dry adhesive rolls.

The importance of fire doors and inspections A fire door is an engineered safety device that is a crucial part of the passive fire protection of every commercial, public and multiple occupancy building. A fire door acts just as any other door in normal service, in a fire it takes on a critical role – to save lives and protect property. It does this by holding back the spread of fire and smoke through a building for a designated period, giving time for building occupants to escape.

A

fire door is not just the door leaf. It is a complete assembly comprising: the door leaf and frame, any glazing, intumescent fire and smoke seals; along with ironmongery that is used on the door, such as hinges, overhead door closers, latches and locks. Fire doors can easily become damaged when they are in regular use; which may affect their performance in the unfortunate event of a fire. And just like other life safety devices, such as fire extinguishers and alarms, fire doors and final escape doors need regular, stringent inspection, maintenance or replacement to ensure that they will perform as intended in the event of a fire.

In 2006, the Regulatory Reform (Fire Safety) Order 2005 came into force in England and Wales; transferring the responsibility for Fire Safety from the fire authorities to whoever has day-today control of building premises – this is known as the ‘Responsible Person’. This person must take steps to reduce the risk from fire; consider how to contain a fire should one break out and ensure people can escape safely. They also need to be able to identify a Competent Person i.e. knowledgeable, qualified professional who can undertake preventative and protective measures, such as Fire Door Inspections, if they’re not confident to do so. Compliance with the RRO is a legal requirement. Failure to comply with RRO is a criminal offence and can lead to prosecution, large fines and even imprisonment.

Lorient also welcomes the new Building Safety Bill, which will drastically overhaul building regulations in England and Wales.

Introduced in the House of Commons on 5 July, the bill is the next step in groundbreaking reforms that will create lasting generational change and set out a clear pathway for how high-rise residential buildings should be constructed, maintained and made safe. ELCO Heating Solutions delivers first-class upgrade to flagship hospital ELCO Heating Solutions (ELCO) has supplied four TRIGON® XXL EVO gas condensing boilers to The Wirral’s flagship Arrowe Park Hospital.

The new boilers are supplying heating and hot water to several areas of the hospital, including CAL 1, CAL 2 and the maternity wards.

In order to fulfil the hospital’s heating and hot water requirements, two TRIGON® XXL EVO900 and two EVO1100 were specified from ELCO’s floor standing commercial boiler range. The industry leading boilers deliver unrivalled power and performance thanks to a unique heat exchanger geometry and a water-cooled cold flame burner, which limit NOx emissions to 20mg/kWh, while offering gross seasonal efficiencies of up to 96%.

New Sanicubic 1GR finds favour in Ireland A powerful black water pumping solution from Saniflo is helping to provide waste discharge solutions for buildings across Ireland. The floor-mounting Sanicubic 1GR is a product from the Zehnder Pump range, now part of the Saniflo SFA Group. Highly rugged and durable and available as a single or three-phase option, the 1GR is designed to pump waste up to 39m from domestic and commercial buildings.

The compact unit has a capacity of 55 litres and multiple inlets for connection to up to four appliances and is IP65 verified. A hardwired control box is supplied as standard for early warning of any issues.

Soprema develops a taste for integrated specification at Sugar House Island Developed and constructed by vastint uk, sugar house island is an ambitious regeneration project in the stratford area of east london, which seeks to reflect the dynamic character and diversity of its location.

mixed-use project, it will combine 1,200 new homes with more than 600,000 sq ft of office space, a primary school, a 350-bed hotel, restaurants, cafés and shops, with gardens, courtyards and three acres of open space, including a riverside park.

The construction team has worked closely with the supply chain to consider the performance, installation and joined up specification benefits of key materials, including the roofing systems offered by building envelope specialist, Soprema UK. The Sugar House Island development will be delivered in 12 phases, and the first residential phase, comprising apartments for private and affordable rent, has now been completed. The second phase of residential accommodation is also nearing completion, and highlights the evolution of the roofing specification following collaboration between Vastint UK and Soprema.

For the first residential phase of the project, Soprema’s involvement was as the supplier of the hot melt system for the 10,000m2 podium deck, which will provide an area of hard and soft landscaping as part of the focus on creating a walkable community with outdoor spaces for socialising and recreation. The project required a robust hot melt system that would offer speed and ease of installation along with excellent long-term waterproofing performance and the durability to enable paving and planting above.

Capable of being installed to zero falls and ideal for inverted roof and podium deck build-ups, Soprema’s Duoflex, BBA-certified hot melt structural waterproofing system was chosen for the deck’s field areas. A high-quality elastomeric bitumen, Duoflex is hot-bonded to the substrate incorporating a reinforcement fleece. The system was installed with Soprema’s technical support to ensure the correct level of coverage for optimum performance and provided with a 40-year, single point Soprema warranty.

The podium deck specification for the first residential phase also required the use of a self-terminating system for the upstands. Soprema’s Alsan 700 cold-

applied liquid waterproofing system met the requirements, enabling complete encapsulation of the vertical surfaces and a joined-up specification from Soprema.

Andrew Yacoub from Vastint UK commented: “By working with a supply chain partner that could offer both the hot melt and liquid system in a single specification, with joined up technical support, we could have complete confidence of co-ordinated supply, compatibility and warranty across both systems.”

The Soprema system was installed by roofing contractor, J&B Roofing, a Soprema approved contractor, and the Soprema team supported a quality-assured installation with training, weekly site inspections and a final inspection prior to issue of the warranty.

Following specification of the Duoflex and Alsan 700 systems on the podium deck of the first residential phase at Sugar House Island, the Soprema team approached Vastint UK with the offer of a CPD to outline Soprema’s joined-up building envelope approach and the benefits of co-ordinated specification. The CPD was delivered to Vastint contract managers from all over Europe, along with the team responsible for the Sugar House Island project.

BAM Construct UK commissioned A & B Engineering to design and install the M&E services for the project, which blends an existing Grade II listed viaduct with the steel and glass building above.

A & B chose Gilberts Blackpool for the supply of more than 500 ventilators to air the internal spaces. Gilberts’ PG perforated face ventilation diffusers, complimented by its GSFA circular swirl diffusers, ensure excellent distribution of fresh air throughout the internal space and mirror the smooth, angular interior design.

“Gilberts’ diffusers were the ideal choice to balance the design aesthetics with the practicalities of installation,” explained A & B Engineering Contracts Director Ian Buxton. “The main office areas have exposed services. By using side entry plenum boxes to connect the flexible ductwork to the diffusers, we were able to easily connect the services, then secure the diffusers through using concealed fixings. In this way we were able to achieve the continuity of eyeline and aesthetic whilst delivering on the draught-free ventilation targets.”

Excellence delivered by Gilberts In the heart of Manchester’s regenerating commercial centre, 2 New Bailey achieves a BREEAM excellent rating thanks in part to a VRF heating & cooling system delivered via Gilberts of Blackpool grilles and diffusers.

Over 1000 GSFA premium circular swirl diffusers make an architectural feature of the exposed building services. Each of the contemporary-styled GSFA swirl diffusers has been set between the 3.6m high rafters.

The theme of architectural design is in the fore too in the main reception atrium, where jet nozzles create an elevated ‘wall’ effect, and a millimetre-precise 8.7m long flangeless L-RC linear strip grille further enhances the interior aesthetics.

In the two-storey reception area, the jet nozzles create a suspended, high level “wall”. Gilberts manufactured and supplied some of the 200 units as an architectural feature, to create the aesthetic effect without detracting from the ventilation strategy and targets.

Further adding to the interior design, Gilberts manufactured and supplied a linear bar grille to create a continuous vent 8794mm long. This was supplied with a further 5 x 1m blanking plates, precisely cut and fitted on site to achieve the design objective.

Gilberts’ GXD air valves extract air from the WCs throughout the building to remove excess moisture and odours.

Achieving enhanced sound insulation performance using concrete blocks Concrete blockwork remains one of the most cost-effective methods of controlling airborne sound, making it a natural choice for constructing partition and separating wall. Meeting sound insulation standards is a key requirement for most building types.

S

tandards The acoustic standards contained in Part E of the Building Regulations have been in force since 2004. They cover a number of building types including flats and apartments, semi- detached and terraced housing, hotels, hostels, nursing homes and student accommodation. These Standards do appear to be effective in eradicating noise complaints and thus achieving a better quality of life for building occupants.

Sound performance targets, particularly those limiting sound transfer between adjoining dwellings, are specified in Approved Document E1 to the Building Regulations.

For separating walls and floors in attached houses or apartments, the airborne performance to be met is 45 dB DnT,w + Ctr (or 56 dB DnT,w in Scotland).

Depending on its composition and density, and any applied finishes, standard blockwork construction can provide an Rw of up to around 57dB. An example of a higher performing construction is the use of a 215mm Lignacrete dense block wall with a plaster finish. Where a greater performance is required, consideration should be given to using concrete blockwork with an acoustic panel to one side. Lignacite’s research and development team have evaluated a number of blockwork/ acoustic panel combinations, with surprisingly good results.

The advantage of this construction is that it allows blockwork to be used fair face one side, e.g. facing a sports hall, as well as meeting fire and stability requirements. The blockwork and acoustic panel act together to provide raised levels of sound insulation.

Typically an acoustic panel will comprise a 50 or 70mm ‘C’ stud frame, set back about 15mm from the face of the blockwork, with acoustic quilt or a proprietary board, such as Isomass, between or over the studs and finished with high density plasterboard.

The higher the number, the greater the sound insulating power of the building element. It is measured over the frequency range 100 to 3150Hz.

he revolutionary ultra-compact surface, Dekton® by Cosentino has been specified as the façade of a multi award-winning residential build in the heart of London. Two 23-storey tower blocks in Greenwich, the Union Wharf Creekside Buildings have created 249 homes to rent in south London. One of the tallest modular buildings in the UK, the project was the first in the country to cater solely and specifically for families, with buggy storage, acoustic noise insulation and an on-site nursery for parents with young children.

Involved from inception to completion, Cosentino worked closely with architects Assael and HTA over five years to help deliver the best design and finish. 3,000m2 of Dekton® was specified for both towers in the Union Wharf development, adorning the top penthouse level and down two sides of both buildings. Nordic Brown Copper – Naturally Nordic Brown pre-oxidised copper and larch cladding together define the natural character of a contemporary home, nestling amongst the treetops on the Island of Hirvensalo, part of the Turku archipelago in Finland.

ocally-based Sigge Architects’ design sought to reconcile their client’s need for a permanent working home combined with the essential characteristics of a Summerhouse for leisure. The Finnish Summerhouse epitomises ‘mökkielämä’ or ‘cottage life’, with its tradition of treading softly on the land and respect for nature.

The three-storey building – known simply as ‘Villa 3' – was envisaged as a deceptively simple modern structure with clean lines and a certain stature.

The Upper Level is conceived as a distinct copper-framed ‘box’ mass, oversailing the recessed Entrance Level ‘pedestal’. Here, Nordic Brown pre-oxidised copper was chosen, structured with vertical seams. It sits naturally alongside the larch batten cladding, which adds warmth, and responds to the exceptional natural surroundings.

Internally, fair-faced concrete surfaces and white-washed ash have been used widely.

Restrained Material Palette But application of a restrained palette of natural materials enables it to sit comfortably in its elevated location within a gently sloping forest. The Entrance Level contains a garage and private areas including office, bedroom, bathroom and – of course in Finland – a sauna. Outside are extensive timber-decked terraces and a swimming pool. Service areas and storage are accommodated in the Lower Level. An open staircase leads from the entrance to the Upper Level: a fully open-plan living, cooking and dining space. Here, extensive glazing opens onto timber-decked, glass balustraded balconies to three sides.

Natural Dark Brown Sigge Architects CEO Pekka Mäki said: 'We have worked with Nordic Copper on other projects around Turku before. On Tys Ikituuri student housing, a 12-storey oval-plan tower, we experimented with lively abstract patterns using varying intensities of Nordic Green pre-patinated copper cassettes. But for a single-family house – Villa Vaski – we found that Nordic Brown gave a natural dark brown

that was both familiar and well-suited to its surroundings. The same is true for Villa L3, where the Nordic Brown will gradually age with dignity within the forest’. Nordic Brown provides the same oxidised brown surface that otherwise develops over time in the environment. The thickness of the oxide layer determines the colour of the surface finish, with darker or lighter (Nordic Brown Light) shades of brown. Nordic Brown gradually changes over time to a stable dark chocolate brown.

An education on exterior laminate The new classroom extension to Hob Hill Primary School in Rugeley has been completed using MEG Exterior grade cladding in 781 Ash and 1831 Grey.

Bespoke brick slip feature arch lintels from IG Lintels form a distinctive element of a sympathetic and prestigious addition to an Edwardian council estate in the London Borough of Camden.

B

uilt between 1901 and 1903, the Grade II-listed Bourne Estate is on the fringes of the Hatton Garden Conservation Area and is a jewel in the crown for its owner Camden Council.

When it came to its redevelopment and the creation of two new blocks, Matthew Lloyd Architects in partnership with Higgins Construction, had the architectural challenge of designing and building new housing that responded to the original Edwardian buildings.

In keeping with the architect’s aesthetic requirements, IG’s technical team designed 215mm high flat gauge brick slip feature lintels accommodating a series of brick spans; 910mm, 1360mm, 1472mm and 1585mm. All bricks were cut and bonded offsite onto the load bearing lintels.

A consignment of bricks was collected from site to guarantee both quality and reliability in matching the surrounding brickwork.

The ceramic bricks were carefully cut in a mitre fashion to conceal the red clay finish underneath and ensure that the ceramic finish on the mitre did not splinter which minimalised brick wastage. All the bricks cut were bonded in a rowlock pattern using BBA approved construction adhesive in a controlled environment without disruption from the natural weather.

Schöck Bole prevents punching shear risk on major Manchester project Sitting adjacent to Manchester Victoria station, the £185m New Victoria mixed development is a two-phase scheme which will initially provide two residential towers of 20 and 25 storeys comprising 520 one, two and three bed apartments.

A

n eight-storey, 150,000ft² office block is scheduled for the second phase.

The residential towers are solid in appearance, with the façades referencing the surrounding historic listed estate along Corporation Street. The layout of the two structures maximises the number of apartments with dual aspect views re-sulting in a central core with three wings. The façade concept is a ‘hooped envelope around a glass box’ with the ‘envelope’ consisting of vertical panels from the first floor to roof level in a mix of profiled and flat panels.

These also wrap around the top of the buildings to provide shelter for the rooftop terraces.

Punching failure risk is a critical issue The buildings are concrete frame, constructed using a slip-form method.

An economical form of construction with benefits such as shuttering time minimisation, simplification of reinforcement work, ease of underslab work and importantly, the optimum use of space.

However, with flat slab construction the risk of punching failure is always a critical issue. When increasing the loads in the stress areas, a great deal of consideration has to be given to variables such as the quality of the concrete, improving the reinforcement content and even enlarging the column heads. None of these options is necessarily time efficient or cost effective.

They rarely solve the problem to an optimal performance level either. So the ideal solution to resolving any potential problems involving punching shear, needs to be cost-effective, easyto-install and certainly dependable.

Greater resistance than a typical stirrup system To prevent the risk of punching failure on the New Victoria development, the Schöck Bole reinforcement system has been installed.

This trusted and popular solution consists of doubleheaded studs and anchors, with spacing bars, which enable installation after the bottom reinforcement and before the top layer. Two spacer bars are welded to the vertical studs, which ensure the correct distance between uprights; and the forged stud heads guarantee a perfect finishing bond with the concrete. As result, when compared with a typical stirrup reinforcement system, an increased shear force resistance of around 70% is achievable.

Bole is a cost-effective, timesaving solution – and straightforward to install.

In addition to the standard Bole solution, Schöck has developed three other punching shear reinforcement variants. The type U, designed for installation before the lower mat; the type O for installation after the top reinforcement layer; and the type F for use in

element slabs at prefabricating plants. The entire range is supplied ready for installation.

There is downloadable user-friendly Schöck design software available too, which enables fast and simple dimensioning of the product to British Standards and the export of CAD drawings with dxf-format.

he Association of British Ports’ fifth terminal in the port city is a two-storey building located at Berth 102, adjacent to City Terminal, and has roof-mounted solar power as well as shore power connectivity. Renewable materials include precast piling and associated foundations.

And to complement the sustainability aims, Hunter Douglas Architectural, the global architectural products company, was specified to supply 1249m2 of its 100% recyclable HeartFelt® panels.

Architect Stride Treglown Solent specified the panels in 40mm x 55mm and a module of 50mm, selecting dark brown (7578) and these were fitted between sweeping wood panels in the main terminal space.

Acoustic pads were added to achieve a Class A acoustic rating.

F. Ball scores at Premier League refurbishment Executives at a Premier League football club are now enjoying their very own indoor patch of turf, thanks to the strength of F. Ball and Co. Ltd.’s Styccobond F3 adhesive for textile floorcoverings, which has been used to create a striking grass wall-effect focal point in their offices. To create the grass wall feature, contractors PMH Flooring applied Styccobond F3 adhesive to plywood panels affixed to an internal wall and placed artificial grass strips vertically, in a similar fashion to putting up wallpaper. Once in position, the ‘grass’ was pinned with nails as the adhesive dried to secure the fixture.

Saniflo Macerator Pump gives new lease of life to British treasure The Saniflo Sanicubic macerator pump is breathing a new lease of life into a highly-acclaimed piece of British heritage – a replica of the famous ship, the Golden Hinde, known for circumventing the globe during the 16th century under the command of British explorer Sir Francis Drake. Sitting in dry dock, the replica ship, which has also sailed the seas worldwide, is now a stunning floating museum and events’ venue near London Bridge.

T

he owner of the Golden Hinde, Roddy Coleman, who has ensured the ship remains faithful to the original, first installed a Sanicubic a couple of years ago in the dock beneath the ship to take the waste from two WC cubicles used by visitors and staff.

It discharges waste up and along the dock walls through 35mm pipes to connect to the sewers above at street level. During this time, it has provided faultless service, so when the team decided to install on-board facilities during the COVID-19 lockdown, he knew that a Sanicubic would fit his brief.

Located underneath the floorboards in the bow of the ship, it is perfectly positioned to take waste from two new WCS cubicles and basins as well as a new kitchen area in the galley. A dishwasher, sink and icemaker are all plumbed into the Sanicubic thanks to its multiple outlets.

The plumbing work was carried out by Toby Millinder, who is a full-time employee at

the Golden Hinde and in charge of all the updates; “The Sanicubic has enabled us to do our own catering on board for events rather than bring food on board. We also have children for overnight stays on board and it means they don’t need to alight to undertake night time ablutions. It was very straightforward to install and I have run it into the same lengths of pipework along the dock walls, which saved a lot of time and work. Since the installation we have had a wedding on board, as well as an overnighter for a group of children. It has made life much easier all round.”

Food production facility includes advanced treatment for surface water runoff The Eastways project in Witham, Essex, was an existing industrial unit that was being upgraded to include the construction of a new food production facility with internal offices, a new site entrance, and a new vehicle turning area.

his project needed a drainage strategy suitable for an industrial site, to control surface water runoff and remove pollution.

Bell Munro Consulting worked with Hydro International to find a solution. Working together they developed an effective and advanced stormwater treatment solution that was customised to meet site requirements, by combining two 1.2 m Up-Flo™ Filters and one 1.8 m Downstream Defender®.

For the west façade on Iffley Road, the architect specified an authentic Porcelain White Cast Iron Style Hopper in the Gothic design to bring period authenticity to the distinctive façade . A 105mm Round Downpipe in Porcelain White was also installed to match the white painted cement render.

Cascade is also UV stabilised for a maintenance-free system that will stay looking great and working well for years and comes with a 10-year guarantee.

Driving forward with a sustainable tile specification The green industrial revolution and the urgent need to stop climate change are driving a rapidly growing number of sustainable specifications throughout construction. Dan little, chair of the group sustainability council, parkside explains how the tiling industry is responding and reveals the company’s own carbon neutral target.

T

he UK Government has been clear in its commitment to stopping climate change, setting out bold targets to be a CO2 neutral economy for 2050. With the built environment contributing to 40% of the UK’s carbon footprint, we certainly face a challenge in making sure the industry delivers on that promise.

Ceramic and porcelain manufacturers are already implementing green energy sources such as solar to reduce emissions, as well as developments such as heat pipe exchangers that recapture lost energy from kilns to be used elsewhere in the production process.

With energy accounting for anywhere up to 30% of production costs and fossil fuels a rising expense, manufacturers are heavily invested in making sure that their processes reduce emissions. Such has been the drive to sustainability by Italian tile manufacturer Florim that it is now a Certified Corporation B company, a sizeable feat for any production based organisation.

The hunt for better alternatives is also driving change in the materials and processes used to make a tile. For example, Criaterra is a completely biodegradable wall tile made from 100% natural materials – 70% of which are upcycled – made in a process that uses reduces energy consumption by 90%.

Sequel follows another approach, using 98% recycled materials.

Outside of a handful of British manufacturers, the majority of the UK tile specification industry is made of suppliers

that source tiles from European producers.

Here, the challenge is less about the manufacturing of tiles itself, but in the processes used to supply tiles to projects.

Of course, every supplier should be looking towards tiles that are more sustainable – we have over 40 ranges with a minimum 40% recycled content - but there is also much that can be done elsewhere in the chain to bring overall carbon neutrality. Above all, ambition remains as the key driver of change. For this reason, we’ve set a target of September 2022 – just a year away – to become a net carbon neutral business.

How we plan to achieve this impacts every aspect of operations – sourcing tiles from an increasing number of sustainable suppliers and using recycled packaging on all products, the cars people drive and the way they work, establishing significant contributory partnerships and a zero waste to landfill philosophy, we’re making every effort possible to reach our goal.

have collaborated with the World Land Trust to establish the 40 for 40 programme. This sees 40pence for every square metre of 40% recycled content tiles go to the charity’s Buy an Acre scheme. To date, this scheme has protected over 2million acres of habitat.

Driving down the impact of our complete UK supply chain is also a business priority leading to the current trial of EVs and the use of green energy. Through our Group Sustainability Council, we’re also researching and championing eco-innovations that will drive our vision forward.

Underlining our net carbon neutral by 2022 target comes a belief that together, we can make a difference and have significant impact in stopping global climate change.

Undoubtedly, it’s a stiff target but that’s the point of ambition and we’ve already made huge progress. Alongside Criaterra, Sequel and our 40% recycled content tiles, from hereon all ranges we source will feature minimum 25% recycled content and we’re working hard with our suppliers to encourage sustainable production.

Since then, washroom, which remains independently owned and operated, has undertaken outstanding projects in some of the most iconic buildings in the uk seeing countless trends take shape in the process. Here trevor bowers, director at washroom washroom reflects on the last two decades.

001: Back to the future Back in 2001, while the construction industry was breathing a collective sigh of relief having survived the millennium bug, we were busy carving out space for a ourselves as a new washroom specialist Washroom Washroom. The original team is still very much involved in the day-to-day running of the business; twenty years on and we’re just as passionate about what we do – I don’t think we’ll ever tire of seeing a major project compete or watching a bespoke order being crafted in our factory.

While some things never change, plenty more hasn’t stopped evolving. Over the last two decades we’ve grown to match the increasing scale of our operation and with it the scope and size of projects we can deliver. We’ve also developed tools specifically to help our architectural clients, including a full-size mock-up service, making the majority of our products available as BIM objects and our new materials sample service.

Washroom, we launched our dedicated joinery division, Cre8 Joinery Solutions, to harness our in-house joinery expertise.

Its aim was, and still is, to deliver bespoke projects including items such as reception desks, tea and coffee points, meeting rooms, storage, wall and ceiling panelling, lift lobby areas and more.

With joinery and washroom services under one roof, we’re able to work seamlessly together to create washrooms and common areas which complement each other perfectly. This came about just as the trend for washrooms to mirror the style of the rest of the building, was gaining traction, especially within the commercial sector.

The commercial and leisure sectors, which are two of our current core markets, have become more closely aligned in recent years too as the demand for staff shower and changing areas in offices has rocketed. With the need to stand out in a crowded sector, simply having a shower facility is no longer enough. Clients are therefore looking to the leisure sector for inspiration and we’ve drawn on our

experience in both sectors to create shower and changing areas for office staff which wouldn’t look out of place in a highend leisure club.

Looking to the future Being independent gives us the freedom to react and like many companies we’ve relied on our agility to navigate the last 18 months – adapting our ways of working to meet new guidelines as well as our designs to reflect the emerging trends within the sectors we serve.

The Covid-19 pandemic has brought the areas we primarily work on – washrooms, showers, kitchen areas, meeting spaces, receptions – into sharp focus. It’s still too early to say what exactly the future of the office will look like but we’re looking forward to playing our part in shaping the next generation of workspaces.

How we do things may have changed over the last two decades, but our passion for washroom and joinery hasn’t!

They avoid unnecessary waste, activating only when a user is detected, and closing when their presence is no longer detected.

A stylish solution for a stunning property A stunning residential project in Longfield, Kent, saw multiple wetrooms installed and stylishly fitted with Schlüter-Systems products, creating both level entry access and a uniform look.

he development, led by Daniel Berry of ATD Design Solutions, began with a smaller specification of one en-suite bathroom. However, once the work began and the homeowner saw the quality of work and systems involved, they requested further work to be carried out, including additional bathrooms and the uncoupling membrane Schlüter-DITRA-25 in the downstairs living area.

The low height drainage system SchlüterKERDI-LINE-G3 installed in each of the bathrooms ensured simple level access for an area which would be far trickier to achieve using a standard drain. This was particularly apparent in the forementioned en-suite which was specified with a two-way fall in the shower. The unique feature was stylishly developed with flush transitions, coming together by first screeding the shower floor and then using SchlüterKERDI-SHOWER-LTS sloped shower board to create the required fall. U-shaped channel profile Schlüter-DECO-SG made the attachment of a glass screen possible

without damaging the waterproofing layer beneath the tiles.

Daniel comments, “When a bespoke area is specified within a wetroom, I find that it makes the most sense to use products from the same manufacturer where possible.

In the case of the two-way fall within the shower, this meant using Schlüter’s drainage system and shower board, both low in height and ideal for the task at hand.”

Underfloor heating provided a sense of luxury and warmth to the bathroom floors, and the installation of electric heating system Schlüter-DITRA-HEAT-DUO made this easy. Whilst offering low assembly heights, the benefits of a system like this one includes sound reduction and fast warm-up.

Schlüter’s profile trims were used in abundance in the bathrooms due to the variety of textures and finishes within the range. This meant the tiles could match perfectly for a seamless finish. Daniel

added, “The use of the various profiles, including JOLLY, QUADEC and FINEC, really enhanced the overall look of each bathroom. This, paired with the reassurance that the tiles will be protected made the choice to use Schlüter’s profile trims a simple one.”

Daniel concludes, “I am always impressed with the quality of Schlüter’s products and services. Whether installed behind the tiles or to help protect them on the surface, I can rest in the knowledge that whatever has been specified will stand the test of time.”

Launched recently, ‘The Tilebacker’ board manufactured by Marmox Limited, has been chosen by a specialist sub-contractor working on a very large residential property in Maidstone, to help create a total of five bathrooms and en-suite shower rooms.

ocally based J. Jupp Tiling works across Kent and into the capital, mainly on domestic contracts, and has been a long time user of Marmox products including the manufacturer’s widely specified Multiboards. With some 130m2 of wall area to address and 22mm thick structural ply already fixed in place as the substrate, it made practical and economic sense to switch to the new value-for-money alternative.

Director Josh Jupp comments: “I have been using Marmox products including Multiboard, along with the tapes and fixings, for a good while and always found them very dependable for the high-end residential projects we are involved on. I like the new Tilebacker which is relatively lighter and even simpler to cut than the Multiboard and it seemed perfect for the house in Maidstone where we are working for a

private developer.

The Tilebacker boards will soon be covered with 1200 x 1200 x 6mm Italian tiles, which will create really striking interiors.

Granada Secondary Glazing unveils new high-spec product range Granada Secondary Glazing has launched its ground-breaking new product range, which the company claims is set to be the most high-specification secondary glazing solution on the UK market.

Cascade ensures drainage efficiency for landmark development For part of an impressive new multi-phase housing development in north London, that upon completion will feature close to 2,800 homes, making it one of the largest residential projects in the UK, Brett Martin has supplied its Cascade Cast Iron Style Rainwater System.

ROCKWOOL HARDROCK Multi-Fix gets BBA approval ROCKWOOL HARDROCK® Multi-Fix (DD) and Tapered have been certified by the British Board of Agrément (BBA) following rigorous testing of their durability, thermal and fire performance.

The independent accreditation gives specifiers and contractors additional confidence in the flat roof insulation solutions, validating their ability to meet Building Regulation requirements.

The BBA certification is the latest in a series of accreditations for HARDROCK Multi-Fix (DD) and Tapered, which were developed to provide thermal, as well as fire and acoustic protection for flat roofs. Architectural powder coatings the facts about fire There has been a great deal of discussion that has taken place of late over the combustibility of the external envelope of some of our high-rise dwellings where aluminium composite panels (acm) containing flammable cores have been used. Angus mackie - qualicoat uk & ireland chairman explains.

T

he surface spread of flame on a high-rise dwelling can cause fire to spread quickly from floor to floor and legislation is now in place to ensure construction designs slow down the spread of a fire through the building envelope, or to stop it altogether, by correctly specifying the materials used in the building project. As a result, new and refurbished buildings deemed to be high-rise, over 18m in England (11m in Scotland), will be considerably safer.

Of late members of QUALICOAT UK & Ireland have seen a rising number of powder coating specifications that request an ‘A1’ classification for combustibility under BS EN 13501-1. When traced back through to the specifier, the origin of this requirement largely stems from property stakeholders who are misguidedly attempting to mitigate their risk by exceeding the current guidance, standards and legislation currently available. This can add both complexity and costs to projects without any benefit or reduction of risk.

the ‘A1’ classification.

It is important to assess the cladding system holistically and not just the performance of the constituent parts under BS EN 13501-1.

The predominant fire test for the whole external cladding system is BS 8414.

This provides a route to compliance for buildings over 18m that are outside the scope of Part B regulations.

This requires materials to meet the performance criteria given in BRE report BR 135 which measures whether the cladding build up is deemed safe for buildings at elevated height. The test itself involves a 9m high wall with a complete cladding installation, including

the fixing of panels and insulation. It is therefore a through-the-wall test. When tested to these stringent fire safety standards, PPC performs as well as anodised and pre-coated aluminium sheet material. The three images for each of the tests show the cladding after the test, then with cladding removed and then with insulation removed to show the membrane.

When applied at standard industry thicknesses, architectural Polyester Powder Coating (PPC) achieves an ‘A2s1,d0’ classification. This classification is required for compliance to the amended Building Regulations 2010 (Approved Doc B: Fire Safety) Nov 2018 and accepted as providing the necessary protection from the surface spread of flame on high-rise construction and other legislated buildings.

Ultimately, PPC does not promote combustibility or fire spread when tested to BS EN 13501-1. This is further supported by the testing required for London Underground approval, often lauded as a barometer of fire safety. This requires compliance to EN 45545, where spread of flame is measured objectively (ISO 5658-2) unlike BS EN 13501-1 which involves visual assessment only.

Furthermore, PPC smoke production is extremely low or non-existent (s1) with no flaming droplets (d0). On the chart of combustibility, ‘A2-s1,d0’ sits just under
