Government struggling to achieve 2050 Net Zero target The UK will struggle to reach the net zero target by 2050 unless Government steps up efforts to work together with local councils on climate action in areas such as housing and planning, low-carbon heating and energy efficiency, says the crossparty Housing, Communities and Local Government Committee in its report on local government and the path to net zero.

The report recommends the Government immediately begin working with local government on a net zero delivery framework which sets out the roles and responsibilities of local and central government and clarifies the critical role of local councils in delivering a just transition for their local communities.

Schemes should be delivered in partnership with local councils who are trusted by their communities and who can provide the organisation, advice and promotion which will be vital in raising people’s understanding about the changes taking place. Local councils have a crucial role to play in ensuring there is a just

LRWA launches new online training The Liquid Roofing and Waterproofing Association (LRWA) has launched a new online training course, which is the first of its kind to independently introduce the sector.

The ‘Foundation in Liquid Applied Flat Roofing’ covers six modules designed to help candidates understand how to design and install liquid-applied membranes, flat roofing, and other types of waterproofing such as balconies.

The training is aimed at all those involved in the flat roofing industry,

including specifiers and people working in marketing, sales, distribution, technical support and contracting.

Explaining the drivers for launching the course, Sarah Spink, CEO of the LRWA, said: “There are now 11 liquid chemistries available in the UK, all with different qualities and designed for a variety of applications. Gaining a better understanding of this diverse market will ensure individuals are better equipped to carry out their role, especially those who are new to the sector.”

First phase of £350m regeneration completes The first phase of the £350 million transformation of a post-war housing estate in Woking, Surrey, is now complete with work on the second phase underway.

Canalside, the long-awaited regeneration of Sheerwater, will deliver nearly 1,100 energy-efficient homes, half of which will be affordable, set around new public parkland, with car-free streets and landscaped, pedestrian and cycle-friendly links connecting individual neighbourhoods, community facilities and green spaces.

Following a renewed masterplan and design work by global interdisciplinary design practice BDP and delivered by ThamesWey, Woking Borough Council’s independent housing delivery company, the new community is specifically designed around multi-generational living, responding to both the housing crisis and the needs of an ageing population.

Innovative recycling technology provides missing link for circularity Timber is a renewable product and stores CO2 as long as it is not incinerated. So the longer timber can be used and reused, the more our climate benefits.

For the production of its MDF and HDF boards, Unilin Group, a global reference in interior design and the building industry, is deliberately opting for the use of recovered and recycled wood.

Unilin Group, with its headquarters in Flanders, has now developed a unique and innovative technology to reclaim the wood fibre from these boards in an economically viable manner and reuse them for the production of high-quality fibreboards on an industrial scale.

Over time, this innovation will enable Unilin Group to keep 380,000 tons of CO2 per year stored in the wood fibre that is given a second life through this new technology.

Until now it was technically impossible to recycle the 100 million m3 of MDF and HDF boards manufactured worldwide each year.

Véronique Hoflack, president of Unilin Panels, who herself was at the origin of the new recycling technology, explains:

“Because of the use of adhesives as a binding agent for the wood fibres, no industrially viable method existed to recycle the fibres from fibreboard waste at the end of their product life. That means that the lion’s share is incinerated after use (on average 14 to 20 years).

“We have now succeeded in developing a new and innovative process to recycle these wood fibres and reuse them for the production of new panel material.

For example our decorative Evola panels or Quick-Step laminate floors. This new technology doubles the life of the wood fibres! This longer life will give new trees the chance to grow and, in turn, store CO2. A major step forward towards circularity.”

In the initial phase Unilin Group will use the technology for the recycling of internally used material at the production site of Bazeilles, where the group has a history of investing in cutting-edge technology for the production of MDF and HDF boards.

In the next phase production capacity will be increased to also allow the recycling of externally harvested fibreboards and laminate floors.

Secured by design: Specifying beyond the standard The introduction of Approved Document Q in 2015 enhanced the level of security of new dwellings in the UK. The police initiative ‘Secured by Design’, goes a step further than the regulations by advocating for tighter security practices.

Here Scott Copeland, Category Manager at IronmongeryDirect explains how following Secured by Design principles can improve security for all.

Secured by Design (SBD) is a national police initiative that was set up in 1989 to reduce burglary and crime related incidents. Working closely with developers, architects and local authorities, it provides recommendations to cover all security elements of a property and its boundaries to create safer neighbourhoods and eliminate crime. Developments and buildings designed with SBD principles consistently achieve significant success in designing out crime, reporting reductions of up to 87%.

Whilst compliance with SBD is not mandatory, it should be considered as part of any specification for new developments or refurbishments, to help achieve a higher level of security, than the requirements outlined in The Building Regulations.

Approved Document Q Applicable to all new homes and existing building undergoing a change in use, Approved Document Q sets the minimum level of security required for easily accessible doors, windows and rooflights.

Approved Document Q defines the term ‘easily accessible’ as either: • A window or doorway, any part of which is within 2m vertically of an accessible level surface such as the ground or basement level, or an access balcony, or • A window within 2m vertically of a flat or sloping roof (with a pitch of less than 30°) that is within 3.5m of ground level.

Approved Document Q states that ‘reasonable provisions’ must be made to prevent unauthorised access to any dwelling through any exterior access points. As such, it stipulates that doorsets and windows should be manufactured and tested to meet the security requirements of PAS 24:2016, and Appendix B for bespoke timber secure doorsets.

Secured by Design Secured by Design further examines the design and features of security products, such as door and window locks and latches, to apply an added layer of assurance above the minimum security requirements that are laid out in Approved Document Q. Central to this is thorough third party certification, which involves both initial plus ongoing testing and auditing of the product and its manufacturing conditions. Products

Furthermore, SBD also award properties and developments with Gold, Silver and Bronze levels of security. For example, its Gold Award is given to properties that have met and exceeded Approved Document Q, designing out crime in the layout of the property and include the implementation of extra security considerations, such as lighting and lockable cycle storage.

SBD also recognises building developers that regularly build similarly designed homes to a superior security standard across the country. The Secured by Design National Building Approval (SBD NBA) award simplifies the testing process for building control officers as they can be assured that all the products within a development are specified to exceed the requirements of Approved Document Q. Whether clients are looking to achieve SBD award status for their residential development as part of their brief, or if adding further value and reassurance to occupants is a specification requirement, applying Secured by Design principles will elevate projects to provide a higher level of security for the building owner and its occupants.

Kingston University London Town House named UK’s best building The Royal Institute Of British Architects has named Kingston University London – Town House, designed by Grafton Architects, as the winner of the 25th RIBA Stirling prize.

A

progressive new model for the design of higher education buildings, the dynamic student ‘Town House’ expertly captures the spirit of learning and the value of community cohesion.

Grafton Architects have designed a purposefully democratic and open space, as its name suggests: Town – referring to the building’s civic dimension, and House – reflecting a sense of home and belonging.

Many of the students at Kingston are the first in their family to attend university and this building sends an important message to them, their educators and the local community, that this is a place where everyone is welcome and valued.

Set back from the street, the project extends the public realm, generously blurring its boundary with the pavement and inviting everyone in – students, locals and visitors alike. There are no barriers.

A 200m long six-storey, deep colonnade offers shadow and shelter, with terraces and gardens above creating shelves of connected public space. The facades are permeable: open and transparent at the lower levels – revealing views to the passer-by of the

Schöck Isokorb meets the challenges at Lots Road Once a neglected industrial site, Chelsea Waterfront in SW10, is being impressively transformed and minimising any risk of thermal bridging throughout has been key. In addition to meeting the relevant Building Regulations, this is also important in meeting the criteria for the impending Future Homes Standard. The Isokorb load-bearing structural thermal break from Schöck offers the ideal solution in meeting all necessary compliances.

T

his is a two-phase development; the first being completed in 2019 and resulting in four riverside buildings and a 37-storey West Tower. The second phase is now well under way with the centrepiece being the old Lots Road Power Station, which first became operational in 1905 and eventually powered most of the London Underground for almost 80 years.

The old Power Station is an iconic building and careful refurbishment will result in retention of the external walls, steel frame, chimneys and selected internal steelwork.

When finished, the 13-storey building (now called the Metropolitan) will house 193 apartments and accommodate shops, restaurants and cafes along a 100 metre mall at ground floor level. Also, as part of this second phase, alongside the main Metropolitan Building there will be a 25 storey East Tower and two nine-storey refurbished residential buildings, one of which is a rotunda.

Minimising thermal bridging throughout Throughout the entire development, improving the performance of the building

envelope and minimising any risk of thermal bridging has been a key element in the design detailing. Quite apart from meeting compliance with the Building Regulations, this is increasingly important in meeting the criteria for the impending Future Homes Standard.

Thermal bridges are localised areas of the building envelope, where the heat flow is usually increased in comparison with adjacent areas. As a result, the temperature of the interior surface near the thermal bridge is lower and if this area becomes too cold it can lead to condensation. Over time, mould is likely to form, potentially damaging the building structure and even posing a health risk to the inhabitants.

The ideal solution is the Isokorb loadbearing structural thermal break from Schöck, which has featured throughout since the start of the development. Primarily the requirement has been for conventional balcony detailing and involved the Isokorb T type K for concrete-to-concrete and the T type SK for concrete-to-steel.

The SK is a complete system thermal break and is unique in being the only formally UK approved product that satisfies the loadbearing and thermal insulation requirements for this type of application. There were though a number of special demands as well.

Meeting the challenges The prominent corner plot on the site is an L-shaped building with a frontage on Lots Road and a wing extending towards the Creek. The interior features a continuous walkway and at the 90 degree intersection lateral forces had to be accommodated. To resolve the vertical and horizontal reactions a configuration was used that involved the Isokorb type HP (which transfers forces either parallel or perpendicular to the insulation layer) and type Q (for transferring shear forces on supported balconies and recessed balconies). In addition, there was also a slight castellation to the thermal break line, which had an impact on calculations involving the optimum cut lengths of the elements and their required load-carrying capacity.

With the Rotunda, the contractor had opted to precast the ‘pie-shaped’ balconies where possible. However, for structural reasons, or

because some were too large for precasting (one unit was so large it had to be split into two parts) it was necessary to cast insitu. This presented the Schöck team with load capacity considerations, as well as delivery scheduling challenges involving different sites.

There was a major revision also involving

the 13-storey Metropolitan Building. Isokorb units T type SQ, were to be incorporated at all levels to bolt the external steel walkways back to the concrete frame.

However, there was a late design change to the project, which resulted in the steel walkways being converted to concrete

on all but the first floor. This resulted in a complete review of the structural thermal break requirements and a tie force also had to be accommodated into the design to tie the balcony walkway structures back to the main structural frame.

All products are fully compliant The comprehensive Isokorb range offers solutions for concrete-to-steel, concreteto-concrete, steel-to-steel – and even a maintenance free alternative to wrapped parapets. Products meet full compliance with the relevant UK building regulations and have the security of independent BBA Certification, which provides NHBC approval.

The requirement that the temperature factor used to indicate condensation risk (fRSI) must be greater than, or equal to, 0.75 for residential buildings, is also easily met by incorporating the Isokorb.

Worsened Cavity Wall Performance?

Can the actual heat-loss from a newly constructed property be greater than you calculated or realised? This question was asked in the early part of this year by the owner of a recently built property that became surprisingly cold during and following heavy storms. He had never considered to what extent wet masonry can increase heat-loss from the building.

B

ut heat-loss calculations take all of this into account – or do they?

Calculations of the thermal behaviour of cavity walls are not based on using water saturated bricks. Calculations are based on dry bricks or minimally wet bricks, with a water content of 5% maximum. This is fine when one considers performance during summer months, but not so in winter, when one relies most on conserving heat? As an outside skin becomes wetter, its conductivity increases and its thermal integrity worsens.

But the situation deteriorates further, because of EC. EC affects humans and buildings. When we swim in the sea and then emerge from the water, the body suddenly feels cold and becomes colder, because of EC– evaporative cooling. The air is causing the water on your skin to evaporate, and that draws heat from your body. For we humans, grabbing a towel is usually the immediate next step.

Buildings have skins too, and a buildings’ wet outside skin will also suffer EC, accelerating heat-loss from the structure. But unlike your body, where the water lays on your skin surface, the brick outer skin of a building can

be saturated with water, so EC can really accelerate the thermal loss.

It’s also worth remembering how some masonry is tested to BS 4315. The test involves spraying water onto a given area at a rate of 2.5 litres per minute. The test takes place over 48 hours. Upon completion of the test, it is not unusual to read the ‘bricks indicated very low levels of rates of rain penetration.’ It is often not realised the spraying is not continuous. It lasts just one minute, followed by a half-hour pause, after which there is another one minute of spraying and so on. Over 48 hours the extent of water spraying amounts to less than 1½ hours. If it only ever rains in your district for exactly one minute followed always by half an hours’ drying time, then perhaps the Standard is meaningful, albeit not realistic of the climate experienced in the UK? Especially when one remembers wet winter days with accompanying high winds….and EC. As a realist might point out, the conductivity of a clay brick can double when it is saturated.

Two Considerations Two simple considerations can help minimise overall thermal loss through a cavity wall. The first requires appropriate cavity tray specification to manage water arrestment and water evacuation. The more swiftly and efficiently the external skin returns to dry status – the better, and with it, acceleration of thermal loss diminishes.

construction overviews and a take-off service. The Yeovil based company also manufactures a wide range of wall weeps and vents, so elevations can benefit traycompatible balanced cavity ventilation and water removal.

The second consideration refers to a cavity wall reveal closer that does what no other reveal closer offers. Called a Continuity Closer, it features an L-shaped insulating core. Being L-shaped instead of the conventional rectangular shape permits it to wrap across the surface of partial-fill cavity insulation, and in so doing it over-sails/ covers those gaps that are often witnessed on sites where ordinary closers and cavity insulation are meant to abut - but don’t.

The Continuity Closer physically layers those gaps that would otherwise be left and adversely increase heat-loss.

Building envelope performance is reliant on many build details coming together, and the above two considerations demonstrate how improvement is readily available and achievable.

SSQ’s phenomenal phyllite completes £10m Limehouse development SSQ’s world-class Riverstone phyllite has been used to outstanding effect on a multimillion-pound residential development in Limehouse, East London.

T

he Copenhagen Place project has seen a stretch of canal-side East London transformed into a luxurious housing complex, consisting of 45 individual dwellings spread across a number of five and seven-storey apartment buildings – all of which were roofed with 60x30 Riverstone Ultra.

A collaboration between architects Stockwell and Bellway Homes, the £10m development required a roofing material that didn’t just offer great aesthetics, but robust, long-lasting performance, too.

“Phyllite isn’t as well known as slate, but among architects and developers, its one of the most sought-after roofing materials in the world,” explains Dora Kotzeva of SSQ. “Subject to intense heat and pressure underground, phyllite’s clay content breaks down and forms mica instead – which results in an unmistakable grey-green colour, and its signature ‘phyllitic sheen’.

“Those same geological processes also make phyllite products like SSQ’s Riverstone

extremely strong and weather-resistant.

“One of Riverstone’s greatest advantages is that it retains its strength even when split extremely thin, and demonstrates very low water absorbency – both of which were key reasons it was specified on the Copenhagen Place project.

“In places, the roofs had a gradient of just 15 degrees, which increases the risk of damage through the freeze-thaw cycle.

“The lower the roof gradient, the more likely it is that rainwater will remain on the roof slate, then freeze if the weather turns cold.

“Since Riverstone phyllite is a dense material, and isn’t very porous, it’s the ideal choice for low gradient settings – especially when the individual slates are 60x30, as the added length makes it particularly suited for low pitches.

“Over many years, SSQ’s expert Technical Department has worked to develop its own unique low-pitch roof system for projects like these.

“The British Standard advises against using slate on roofs with a gradient of anything less than 22.5 degrees – but thanks to outstanding material like Riverstone, and the ingenuity of the SSQ team, architects can use quality slate and phyllite even when faced with lower gradients.

Are we opening the door to a winter of super bugs?

There may be a long, hard winter ahead. Amid fears that the UK is heading for a season of ‘super colds’, flu and increase in COVID transmission, the NHS has launched a campaign to encourage people to get vaccinated to boost their immunity. But vaccines are only part of the solution – they can only counter expected strains of diseases that can mutate and strike when our immunity is at its lowest.

T

he hard cold fact of the winter season is that when the temperatures drop, we head indoors. We commune with others for longer, often without the benefit of natural ventilation. We are in the vicinity of airborne contagion and we frequently touch things which others have – passing on bugs as consequence.

So, what can we, as specifiers, developers and facilities managers, do to stop the spread?

As with smart buildings, we must consider how our environments will be used and plan to protect – down to the smallest detail.

Protection for the hinge knuckle side of the door

Buildings that are in public use need to be carefully considered. Hospitals, care homes, nurseries, schools and colleges accommodate the sick and vulnerable.

Other purpose-built facilities will see large congregations: retail, hospitality, leisure and fitness, also need to think about the visitor ‘journey’ as well as travel: trains, buses and planes and their passenger hubs.

The Liverpool electric dream house.

Homeowner and lecturer in Sustainable Architecture, Dr Stephen Finnegan is rising to the challenge of achieving a Net Zero Carbon (NZC) Victorian home in a leafy suburb of Liverpool. His objective is to minimise running costs, emit no carbon emissions in operation and run the entire property on electricity, largely generated through sustainable sources. Here, we take a look at the project.

T

he house, a large detached, brick-built property constructed at the turn on the 19th Century, is typical of the style of building of the period. Solid walls, high ceilings, a walk-in cellar and occupied roof rooms (historically used as servants quarters!). Heating the four-story property had originally been via open, coal fires in every room, including those in the roof prior to the installation of gas central heating.

Dr Stephen Finnegan, who is a lecturer in sustainable architecture at the University of Liverpool, plans to take the building back to a bare shell and incorporate as many energy The electric dream house. A substantial brick built Victorian three story property

harvesting and low energy consumption systems as is practical in the restoration of the house. He will then carefully monitor energy and carbon usage with the overall target of Net Zero Carbon emissions.

His ultimate objective is to run the house entirely on electrical energy, through the incorporation of a solar PV system with a SunSynk battery storage system, an Air Source Heat Pump (ASHP), thermal store and monitoring kit (all of which will be provided by Dynamis Associates Ltd). This retrofit system will provide domestic hot water and underfloor space heating. An

electric vehicle charging point and a ‘time in use energy tariff’ will catapult the house into the 21st Century.

Fabric “first approach” to thermal performance.

According to Dr Finnegan, it is well established that around 20% of UK carbon emissions are generated through heating, hot water and cooking in domestic properties.

With over 60% of current housing stock built pre-1960 when little thought was given to heat-loss prevention, the challenge of reducing these emissions is significant.

New-build properties can be built to far more thermally efficient standards than their predecessors, so the Government’s target of slashing overall carbon emissions by 78% by 2035 puts real focus on older buildings where retro-fitting of heat loss prevention methods and reducing energy inputs, particularly of carbon rich sources such as gas, are so crucial.

In older properties, particularly like this house, built over 120 years ago, when energy costs were far lower and measures to prevent heat-loss through walls and roof were rarely considered, the challenge is even greater.

Dr Finnegan explains. “Our first big obstacle to overcome is heat loss prevention and this primarily focusses on improving insulation and air tightness”

Up to 40% of a building’s heat loss can be attributed to air leakage [what we would all understand as draughts], so it is vital that air tightness is included in any programme of measures designed to improve a building’s thermal performance. A so called ‘fabric first’ approach.

Traditional insulation materials such as mineral wool or rigid board products can be time-consuming and expensive to retrofit and if not installed correctly can still lead to air leakage. It is almost impossible to achieve a completely airtight seal, whilst still allowing the building to breathe naturally.

“We needed a more efficient, modern method of insulation that provides a high level of thermal insulation and help us create a sealed ‘breathable’ box environment to give us better management of both heat input and ventilation. Electricity is already expensive and prices will only go upwards, so it’s vital that we do all we can to first minimise consumption, prior to the installation of any renewable energy technologies” said Finnegan.

Foam Lite expands 100 fold in seconds

Early on in the restoration programme, insulation specialists, Green Horizon Energy Solutions were brought in to advise on how best to minimise thermal loss. Director, Matt Lawford recommended the use of Foam Lite LDC 50, a breathable, spray applied ‘open cell’ insulation system from Huntsman Building Solutions [HBS].

Huntsman’s Foam Lite is a spray applied insulation system that expands quickly but gently, sealing all gaps, service holes and hard to reach spaces, virtually eliminating cold bridging and air leakage” explained Matt Lawford.

“As well as the entire roof area, we recommended applying spray foam insulation to the underfloor area of the timber ground floor. Up to 20% of heat can be lost through an un-insulated suspended floor and, with easy access from the cellar area, this gave us a quick-win in terms of heat loss mitigation” added Lawford.

Unlike the urethane foams of 20 years ago, modern spray foams such as Huntsman Building Solutions Foam Lite LDC 50 uses water as the blowing agent. This means that the reaction between the two components produces a small amount of CO2 which causes the foam to expand. Cells of the foam burst and the CO2 is replaced by air.

This “open cell” foam provides outstanding insulation properties but still allows the building to breathe naturally, without the risk

Huntsman FoamLite was spraye to the underside of the ground floor of condensation. HBS spray foam insulation systems were developed in Canada to cope with their severe winters and are now widely used in UK in both the residential and commercial sectors.

In the roof area, the original lath and plaster covering was removed from the underside to the pitched roof and 50mm section timber counter- battens installed. The roof had been re-slated in the 1960’s and the bituminous sarking felt covering was found to be in sound condition so no further remedial work was needed.

A thin layer of glass fibre was removed and HBS Foam Lite LDC 50 insulation sprayed directly on to the exposed felt to a depth of 120mm. After trimming flush, the ceiling was fitted with a Vapour Control Layer (VCL), reboarded and skimmed.

With good access to the underfloor at ground level (via the basement), insulation was sprayed between the flooring joists

Post restoration data collection The house restoration project began in early 2021 with a target for completion and occupation by the end of the year. An array of temperature, energy and relative humidity sensors are being installed as work progresses allowing a comprehensive programme of data collection covering air tightness, net electrical energy consumption, thermal performance and so on. These will be collated into a formal paper to be published by Dr Finnegan during the latter part of 2022. Alongside a live data feed open to the public and hosted by the Zero Carbon Research Institute www.zcri.co.uk. Which was founded by Dr Finnegan.

he reroof, in Welsh Slate, of a Grade II listed house that doubles as a healthcare building, is in the running for a national award.

Hospital has put the specialist contractor in the eight-strong shortlist for “Best use of a heritage roof” in the 2021 Pitched Roofing Awards*.

The mid-19th Century stucco villa in Italianate style, next to the entrance of A&E in Cliftonville, is now used for out of hours urgent care but the original roof of Welsh Slate, part of the Breedon group, had reached the end of its serviceable life after more than 150 years.

A like-for-like replacement was required for Listed Building Consent, and this meant 441m2 of Welsh Slate’s 500mm by 300mm Penrhyn Heather Blues from the manufacturer’s main quarry in North Wales.

Property consultants Ridge and Partners were engaged by the hospital trust to design and procure the roof refurbishment works which included increased insulation to improve energy efficiency and reduce carbon emissions.

Ridge associate (chartered building surveyor) Neil Thompson said: “The Welsh Slate was essentially a requirement of Listed Building Consent, but it is also a quality product. Whilst alternatives may have been possible, Welsh Slate was the only real comparable product that would have satisfied them.”

A top hat/temporary roof was utilised to ensure the healthcare services could remain operational throughout the contract with no risk of water ingress as a result of the roof being stripped.

One of the UK’s newest modular housebuilders has officially opened its first manufacturing site in North East England.

A five-year plan will see CoreHaus producing around 1,000 modular homes a year, which will result in more than 300 people working across the business.

These homes will be built using modern methods of construction (MMC) which will result in high quality homes, built faster, with engineered precision and expected lower energy bills.

Since moving into its first UK manufacturing facility in County Durham,

CoreHaus has been recruiting while also securing new commercial contracts. The order book already stands at around £6m.

Achieving enhanced sound insulation performance using concrete blocks Concrete blockwork remains one of the most cost-effective methods of controlling airborne sound, making it a natural choice for constructing partition and separating wall. Meeting sound insulation standards is a key requirement for most building types.

S

tandards The acoustic standards contained in Part E of the Building Regulations have been in force since 2004. They cover a number of building types including flats and apartments, semi- detached and terraced housing, hotels, hostels, nursing homes and student accommodation. These Standards do appear to be effective in eradicating noise complaints and thus achieving a better quality of life for building occupants.

Sound performance targets, particularly those limiting sound transfer between adjoining dwellings, are specified in Approved Document E1 to the Building Regulations.

For separating walls and floors in attached houses or apartments, the airborne performance to be met is 45 dB DnT,w + Ctr (or 56 dB DnT,w in Scotland).

Depending on its composition and density, and any applied finishes, standard blockwork construction can provide an Rw of up to around 57dB. An example of a higher performing construction is the use of a 215mm Lignacrete dense block wall with a plaster finish. Where a greater performance is required, consideration should be given to using concrete blockwork with an acoustic panel to one side. Lignacite’s research and development team have evaluated a number of blockwork/ acoustic panel combinations, with surprisingly good results.

The advantage of this construction is that it allows blockwork to be used fair face one side, e.g. facing a sports hall, as well as meeting fire and stability requirements. The blockwork and acoustic panel act together to provide raised levels of sound insulation.

Typically an acoustic panel will comprise a 50 or 70mm ‘C’ stud frame, set back about 15mm from the face of the blockwork, with acoustic quilt or a proprietary board, such as Isomass, between or over the studs and finished with high density plasterboard.

The higher the number, the greater the sound insulating power of the building element. It is measured over the frequency range 100 to 3150Hz.

Construction membranes help One Manchester to set the standard for energy efficiency Construction membranes from Glidevale Protect have been installed throughout a flagship low carbon new build development for social housing provider, One Manchester, helping meet stringent airtightness and energy efficiency targets.

ituated at Blackrock Street in Manchester, sustainability is at the heart of the development’s future proofed design. Scheduled for completion later in 2021, the development comprises twenty two properties, incorporating two, three and four bedroom houses, with two dwellings achieving net zero carbon status, making them the first social homes in the UK to achieve this landmark, with all other plots being built to strict Passivhaus standards.

Howells supplies patent glazing as part of £38 million Foss Barrier upgrade In December 2015 severe floods hit the City of York. Flood waters rose to the highest recorded on the River Foss. Water entered the main control building of the Foss Barrier putting it out of action. Within three months work had begun on a multi-million-pound improvement scheme, upgrading the Foss Barrier to achieve better flood protection for homes and businesses.

he Environment Agency appointed JBA Bentley – an integrated design and build contractor combining national contractor JN Bentley with environmental engineering specialist Jeremy Benn Associates – as main contractor, and CH2M (now Jacobs) as designer for the upgrade.

Self-Supported Glazing Bar Having overcome many awkward design issues, Howells manufactured roof and vertical patent glazing using its HG2 and HG3 self-supported glazing bars, single glazed with special laminated glass. The bars were polyester powder coated for durability.

The barrier was opened in 1988 and the upgrade was to replace the gate and its mechanical parts along with access and architectural features. Planning permission was granted on replacing like for like against the original structure.

Howells also designed and manufactured four adjustable louvres within the vertical glazing. These were a direct replacement to what was previously there and for the purpose of ventilation. The patent glazing was fitted to a new steel framework within the structure.

Glazed Structure The Foss Barrier gate is raised and lowered on steel wire ropes which are wound onto drums at either end of the glazed bridge connecting the two side towers. The physical size of the towers and the bridge were increased to accommodate new lifting equipment and to replace the access ladders with a staircase.

JBA Bentley appointed patent glazing specialist Howells to supply and install new and replacement glazing for the extended bridge. The Black Country-based business was a new supplier to the main contractor and was sourced from market.

Upgrade Complete Improvement work to the barrier gate was finished earlier this summer and it now forms an integral part of York’s flood defences, protecting more than 1,200 local homes and businesses. The pumping capacity has increased, and mechanical and electrical (M&E) operating equipment has been replaced. The new 28ft tall flood gate was lifted into place in January 2021, marking a major milestone for the project.

Smart windows and doors feature in stunning Grand Designs project A derelict mill in a Cumbrian hamlet has been transformed over a three and a half year self-build project into a stunning four bedroom, four bathroom house, together with workshop and office space. Featured on Channel 4’s Grand Designs programme, the project saw a new timber-framed, SIPS-construction house built within the footprint of the existing mill building, with many of the original materials, retained or reclaimed and reused.

he blacking mill, a Scheduled Ancient Monument, had lain empty and deteriorating for 60 years and required full restoration. Marlin Windows, one of Smart Architectural Aluminium’s key partners, worked closely with the architect and client to design, fabricate and install 40 windows and 7 doors as part of the project.

Adrian Martin, Marlin Windows’ Managing Director, said: “Our brief was to provide contemporary aluminium windows and doors with flat, square edged profiles that would not only echo the design style and architectural lines of the building, but would also maximise the natural light coming into it. We were also tasked with ensuring the colour and finish were sympathetic to the reclaimed stone and new timber facing materials, as well as the surrounding natural environment.”

For the main feature windows, the experienced Marlin team installed Smart’s

EcoFutural system, with its slim profiles and outstanding thermal efficiency enabling the maximum glass area to be achieved.

Smart’s Alitherm 800 casement windows were then used elsewhere to provide natural ventilation and fire exit options.

It almost completely fills my field of vision.”

Providing a stunning main entrance to the property, a wide Sherbourne door style from Smart’s high-performance Designer Door range was installed, featuring a low

How to Specify Success with Curtain Walling Facades form an integral part of a building’s identity and character. In recent decades, glazed curtain walling systems have become the go-to choice for modern designing of commercial and residential buildings.

curtain wall is typically a non-load bearing structure and transmits the applied loads arising from the wind, glass and occupant load back to the primary or secondary structure. On some products, other load cases may also be needed, such as buried, maintenance, blast or impact.

For the curtain wall used to clad buildings, there are two main types: stick and unitised facades. Fire door compliance – what to consider Fire doors are the first line of defence against the spread of smoke and fire, enabling the safe evacuation of all building occupants. Here, Graham Hulland, Product Marketing Manager at dormakaba explores the key requirements and issues to consider when specifying fire door closers to ensure the products are compliant and fit for purpose.

A

pproved Document B of the Building Regulations in England and its equivalent standards in Scotland, Wales and Northern Ireland state that selfclosing fire doors should be fitted with a device that is capable of closing the door from any angle against any latch fitted to the door.

Specifying a door closer that meets this requirement is not always simple. Some types of door closer may have ‘fire test evidence’ but not be suitable for self-closing fire doors as they cannot produce the closing force required to reliably close the door from any angle. This is particularly common where the device relies on dynamic force, such as the momentum of a door closing from fully open. Any fire tests including these units will have been carried out on latched doors as the device will not produce enough static force to hold an unlatched door closed during a fire test. Furthermore, this device, although reliant on a latch for fire testing, will not be able to close a door from any angle with a latch fitted.

Evac+Chair To ensure that the door closer complies with the regulations it is important to check that it meets BS EN1154 for Controlled Door Closing Devices and is CE or UKCA marked to that standard. The product must also have a Declaration of Performance (DoP), which details the characteristics of the product, as without this the CE or UKCA mark is invalid. From January 2023, UKCA will fully replace the CE mark.

As a result, it is important to look carefully at both the information from manufacturers and third-party certification to ensure the product meets the required standards.

However, the CE or UKCA marking only denotes that it has been fire tested and does not provide details on the suitability for different applications. Therefore, it is recommended that only door hardware that has been third-party certified is specified for fire doors. Schemes such as BWFCERTIFIRE provide independent certification of product performance and help ensure the hardware is appropriate for the application.

The ‘scope of approval’ section on the CERTIFIRE test certificate will outline the product’s performance and suitability for different door types and installation configurations. For example, it will detail whether it is suitable for timber or metal doors, latched or unlatched, and the fire rating of the door – 30, 60, 90, 120, 180 or 240 minutes. This document will also detail the closer applications, push side, pull side, door leaf fixed or transom mounted.

At the same time, it is looking to educate businesses, building managers and those responsible for fire safety on their safetyrelated duty in emergency situations.

Finally, it is essential that any door closer fitted to a CERTIFIRE Certificated Fire Door is CERTIFIRE Certificated, as the fitting of a non CERTIFIRE Certificated door closer will invalidate the door certification as a whole.

When specifying door closers, it is not always easy to determine which products are compliant for a particular application.

Evac+Chair International is urging lawmakers to close the legislative gap to encourage more accountability and transparency on the evacuation equipment needed, in order to save lives.

The call has been launched in the wake of discussion around the topic during Business Safety Week 2021, Disability Awareness Day 2021 and Fire Door Safety Week 2021 - all of which raise awareness on safety in the workplace and those living with disabilities or mobility impairments.

In total, there are 14.1 million disabled people in the UK and more than 4.4 million of them are in work and should be adequately protected in case of an emergency.

Currently, fire safety regulations do not specify evacuation systems or equipment for people with disabilities or temporary mobility issues, as a legal requirement in buildings. And while there is a legal responsibility for the person responsible for fire safety to have in place a risk assessment and measures to support the safe evacuation of people from the building, this does not state what should be in place to support people with disabilities. >>

Why Does a Building need Fire Curtains?

The implementation of fire-resistant barriers, such as fire doors and curtains, into a building’s design divides a space into compartments. In large commercial premises, there are multiple challenges when it comes to building compartmentation and passive fire protection. With the rise in popularity of open plan layouts, it has become increasingly impossible to utilise fire doors, due to the lack of walls. Where fire doors cannot be implemented, fire curtains may be installed.

A

great alternative to fire doors is the use of fire curtains, as it can offer the same levels of fire resistance and smoke control.

Fire curtains can be set within the ceiling and walls, or face fixed depending on the building requirements. They will then sit in place and remain hidden, always ready to drop when needed in a fire situation due to their gravity fail safe operations, even when all areas of power are not available for consumption.

Why fire curtains It’s a regular heart-breaking occurrence that the main cause of death in a fire incident continues to be due to the excessive inhalation of smoke, toxic fumes and gas.

Fire curtains help prevent the further spread of smoke and flames and reduces the risk of death due to inhalation.

Fire-resistant curtains serve three main purposes in a building: to limit the initial development of a fire, to prevent the spread of fire, and to protect escape routes. An effectively fitted fire curtain can help to suppress the growth and development of a fire and smoke within a building.

What are the purposes of fire curtains?

Fire curtains work to decrease levels of smoke and fire before they can spread further throughout a section of the building.

They are typically lightweight and rarely need additional support when being installed, meaning that the inclusion of a fire curtain rarely changes the design of a building.

Installing fire curtains into a building’s design separates the space into individual compartments. With the increasing rise in popularity of open-plan layouts, it has become increasingly difficult, if not impossible, to incorporate fire doors where there is a lack of wall space. Fire curtains can be installed in almost any space.

Level of integrity The fire resistance and integrity of components used in building construction has come under increased scrutiny. This in turn has placed a higher degree of focus on the level of integrity of every product.

In relation to the fire resistance test for curtains and other fire barriers the UK testing certification is EN BS 1634-1. It investigates how a fire curtain maintains its integrity when exposed to fire. The level of integrity illustrates a product’s fire resistance level.

Where are fire curtains installed?

Like we mentioned above, fire curtains have minimal limitations when it comes to installation. A fire curtain can be used to allow open plan building designs to still meet fire regulations.

Areas where there are stairs and lifts or lobbies, which are arguably the most critical escape routes, can employ fire curtains to help control smoke and prevent a smoke spreading through the stairwells and lift shafts.

The benefits of specifying fire doorsets When it comes to the specification of fire doors and its associated hardware, there is no room for error but how can specifiers be confident that they are choosing a compliant product? Architectural ironmongery manufacturer HOPPE (UK) and fire doorset manufacturer Bespoke Complete Services Ltd (BCS) explain the benefits of specifying fire doorsets in public buildings.

ire door assemblies vs. fire doorsets Buildings are designed to use walls, floors and doors to compartmentalise the spaces to create a barrier in the event of a fire. A fire door, fully closed in its frame and installed correctly, is designed to restrict the spread of fire and toxic smoke, helping to protect property and escape routes, and ultimately save lives.

When looking for new fire doors, specifiers may encounter different terminology: • Fire door assembly - this is all of the components, including the door frame, door leaf and essential ironmongery, supplied from separate sources.

• Fire doorset - fire doorsets supplied preassembled in the frame, manufactured to the required size and including all of the correct components such as ironmongery and seals, factory-fitted and fully compatible with the core used.

“A fire door can be supplied as a fire door assembly or as a fire doorset, but specifying a certified fire doorset offers a range of benefits,” explains Lee McMahon, managing director at BCS Ltd. “Certified doorsets offer stakeholders reassurance that the door and all its components will match the fire testing and certificate. The strictly monitored legislation we have to ensure everything manufactured and supplied is fully tested is essential when supplying a lifesaving product.

“This also applies when fitting the doorset.

If the doorset is not installed exactly as the specification, the product will fail. The installer is as important as the manufacturer and should also have the appropriate certification.”

Testing and certification A fire doorset cannot be fully certified as a complete system unless it is supplied as a whole set with ironmongery, including intumescent seals, and by an independent certified company.

Mark. Under the scheme BCS undergoes a continuous assessment process with testing carried out on a three-yearly cycle.

A traceability plug is added to the fire doorset, usually on the door itself, to indicate that the door has been certified as a fire door.

Karen Nelson, business development manager for HOPPE (UK) and Registered Architectural Ironmonger, explains how the process works:

“Under the Building Safety Bill, it will be mandatory for duty holders to be able to supply digital information about all of the elements in a building via the Golden Thread,” adds Karen. “The label added by schemes like BM Trada help building owners to trace the specific doorset and its components, the certificate and data sheet at any time.

HOPPE’s product information already includes everything needed to demonstrate compliance and, in the future, can be used to inform maintenance regimes.”

“Fire doorsets must be tested to EN 16034, a set of European standards that specify the technical performance characteristics for fire or smoke doors, and must always be used in conjunction with EN 14351-2 which identifies performance characteristics of interior doors for internal pedestrian doorsets. HOPPE supplies individual components that have already been tested in line with the relevant standards and are CE marked, but these are then installed and retested as part of the fire doorset.”

Ensuring noise no longer annoys With more homes being built in brownfield and congested areas, residents are increasingly at risk of suffering the unwanted effects of noise pollution. Tyson Anderson, Sales & Marketing Director at Titon, explains how more advanced sound attenuating or ‘acoustic’ background ventilation can help housebuilders and developers alleviate this issue.

educing noise levels inside a property is difficult to achieve while simultaneously attempting to achieve the necessary amount of background or extract ventilation. As background ventilation requires a hole (or holes) to be provided in the fabric of a building, this increases the likelihood of external noise reaching the occupants inside.

Given that more properties are now being built in city centre locations, near busy roads or other noisy environments, there is increased demand for sound attenuating products. However, these still need to meet ventilation requirements in terms of allowing air into a dwelling –‘Catch-22’ situation.

There have been significant developments in sound attenuating (or ‘acoustic’) background ventilators. The best quality sound attenuating vents (such as Titon’s own SF Xtra Sound Attenuator) have been designed to keep external noise levels down to more acceptable volumes, while still providing sufficient air flow in accordance with Part F of the Building Regulations for ventilation. Such products form part of a ‘system one’ ventilation strategy, encompassing extract fans and background ventilator products but can also form part of a central mechanical extract system.

As a result, a number of ventilator manufacturers now offer products claiming to be ‘acoustic vents’, often pricing them at a premium over their standard units.

However, more often than not, these do not actually offer any improvement in terms of noise reduction while letting air flow as per requirements. The only way to be certain of the performance of sound attenuating vents

is by having them checked and confirmed with specialist acoustic consultants. This is due to sound reduction levels being measured differently for trickle ventilators when compared to windows. For example, if a window with a sound reduction of 35dB is used in conjunction with a background ventilator also giving a reduction of 35dB, the overall decrease will be somewhat less than 35dB. And, if multiple vents are required, the level of attenuation will gradually become worse.

Sound attenuator products are a costeffective method of reducing incoming noise in situations where conventional slot ventilators are unable to assist with acoustic issues. To ensure suitable levels of sound attenuation, the latest acoustic vents can offer sound attenuation via the inner (ventilator) or the outer (canopy) or via both for optimum performance.

It used to be the case that, in order to guarantee adequate acoustic performance, the size of the vent had to be increased, but advances in manufacturing technology mean this is no longer the case. Acoustic vents are now available for standard 13mm product slots, and ideal for retrofit for homeowners seeking to resolve this issue. The latest sound attenuators (such as those made by Titon) can be purchased in a number of combinations based on different sizes of ventilator and canopy.

Combinations can be chosen depending on the sound attenuation requirement and can achieve up to Dn,e,w (C;Ctr) = 44 (-2;-3)dB when the vent is open.

Another important consideration when specifying or designing ventilation

systems with sound attenuating vents is their equivalent area (EA). Part F requires equivalent areas to be a minimum of 5,000mm2 in habitable rooms to ensure adequate ventilation. As a result, in some circumstances, installing two vents together will be proportionally less efficient for sound attenuation than a single vent. This is a major issue as new build ventilation levels require a large number of vents throughout the dwelling to provide an overall ventilation total.

So, as levels of air tightness continue to improve in line with the Building Regulations, efficient ventilation that integrates sound attenuation will continue to grow in importance. By utilising the right products, while engaging in appropriate dialogue with acoustic consultants, housebuilders and developers can ensure noise pollution is kept to a minimum, balanced with compliant levels of ventilation.

After an intensive vetting process, Nullifire fire protection products have been selected for installation across a large-scale custodial facility, HMP Five Wells, under a major firestopping programme managed by GRJ Contracting.

he large-scale site, comprising of seven prison blocks, with four wings and seven ancillary buildings, is set to open early in 2022 and will deliver a major boost into the local economy.

by OMNI Heat and Power Ltd. Innovative, efficient solutions such as the AquaForce 61XW support Carrier’s aim of reducing customers’ carbon footprint by more than 1 gigaton, part of its 2030 Environmental, Social & Governance (ESG) Goals.

The client operates a large cold store and packing facility on its Cornwall estate with 70 static caravans for seasonal workers.

The solution uses the Carrier AquaForce 61XW heat pump to harness low-grade heat from ground-loops buried in the soil, plus ‘waste’ heat from the cold store refrigeration system, and upgrades it to useful temperatures. Hot water generated is piped to accommodation facilities and offices via a mini district heating system, providing comfort heating and hot water for washing.

Power for the heat pump is provided by a large photovoltaic array on site, which supplies up to 1.5MW of electricity.

Brett Martin has provided its new StormCrate55 modular crates for an underground attenuation tank designed to control stormwater and address surface water run-off as part of the redevelopment of a business park in Cheshire.

A successful awards night for StructureCare StructureCare has won the Special Projects Award at the British Parking Awards, organised by Parking Review, for the refurbishment of the multi-storey car park at Chase Farm Hospital MSCP in Enfield, London. DeckProtect+ Systems deck coatings and Transflex movement joints were employed in this installation. Kings Dock MSCP in Liverpool, with Willmott Dixon as the main contractor, won the Best New Car Park 2021 category and also features StructureCare systems. Joel Hughes, Senior Business Development Executive at Taranto Systems, won the Young Parking Professional of the Year, sponsored by StructureCare.

In order to manage surface water on the site during periods of heavy rainfall, Engineering Services, working on behalf of Blue Group, collaborated with Brett Martin on a design which incorporated the StormCrate55 system – an engineered Sustainable Drainage System (SuDS), to create a 325m ³ storage tank below a parking area.

Due to space limitations and drainage layouts on site, Engineering

Services found the dimensions of the StormCrate55 perfect for this project.

With each crate capable of storing up to 237.5 litres of water, Brett Martin’s technical experts were able to offer technical guidance for the design of an attenuation tank and underground storm drainage pipe layout to suit both the site landscaping and tank storage requirements and allow stormwater to be managed on an area where staff cars and light goods vehicles are to be parked.

Easy Bathrooms expands Easy Living Its range of highly designed accessible bathroom products for people looking for a more luxurious option.

aving initially launched a range of six accessible baths in 2018, the firm has introduced a number of new products which will mean they can now supply all of the parts for a fully accessible bathroom.

This comprises a complete Doc M pack, including an accessible toilet, basin and grab rails. The toilet pan is raised higher than the standard toilet, making it easier to lower onto. The pack comes with 4 grab rails as well as a swing arm to help users move around their space safely, whilst the wall hung ceramic basin can be positioned at a height to suit individual needs.

Built in 1937, the building in Keswick originally housed the UK’s first pencil factory, and now provides a new headquarters and site for the Keswick Convention for the Keswick Ministries organization.
