Welcome Timely review at a testing time for construction

T

he announcement that Housing Secretary Robert Jenrick has appointed two experts to lead an independent review of the system for testing construction products has come at an important time for the industry.

The changes already taking place to building regulations and existing reviews of the construction product market, along with the on-going Grenfell Tower inquiry, has put a spotlight on the industry and the need for wider transformation.

Former government adviser and construction expert Paul Morrell OBE will be the chair of the independent panel, along with legal expert Anneliese Day QC. It will examine how to strengthen the current system for testing construction products to provide confidence that these materials are safe and perform as marketed.

“The Grenfell Tower Inquiry has heard deeply concerning suggestions that some construction product manufacturers may have gamed the system for testing these materials and compromised the safety of residents,” said Robert Jenrick.

“We are taking these allegations very seriously and will await the Inquiry’s final recommendations - but it is clear that action is needed now to ensure products used on buildings always meet the highest safety standards.”

The panel will engage with a wide range of stakeholders to seek their views on how the system of safety testing of construction products could be improved and will report later this year with recommendations.

Future Buildings Standard must be more ambitious A coalition of built environment and climate action organisations has written to the Permanent Secretary at the Ministry of Housing Communities and Local Government (MHCLG), Jeremy Pocklington, to share concerns about the current Future Buildings Standard.

The letter – signed by twenty-one organisations including the Chartered Institute of Building (CIOB), Royal Institute of British Architects (RIBA), UK Green Building Council (UKGBC) and Greenpeace – highlights significant shortcomings of the proposed new energy and ventilation standards for non-domestic buildings and existing homes in England.

Failings include no intention to regulate the total energy consumption of buildings; set targets for actual energy performance, or embodied carbon. Alongside more ambitious new standards, signatories

also call for a National Retrofit Strategy.

It follows the official Future Buildings Standard consultation, which ended in April.

RIBA President, Alan Jones, said: “The built environment is responsible for approximately 40% of the UK’s total carbon output. Put simply, the proposed Future Buildings Standard does not go far enough to reduce this impact.

“To reach net zero carbon emissions, demonstrate global leadership and create a world-leading built environment sector England needs more ambitious regulations.

“The Future Buildings Standard provides an opportunity to make critical and essential changes: to regulate total energy consumption and set critical targets for actual energy performance and embodied carbon. I urge policymakers to realise its potential.”

Architect brings design to life with VR Architects Kirkland Fraser Moor (KFM) are pioneering the use of Virtual Reality (VR) to bring to life design processes and stakeholder consultations.

Using VR based on a 3D building model created by aerial mapping company Bluesky, the Hertfordshire practice successfully secured planning permission for a new housing development on green belt.

The KFM VR experience placed the design in its real-world context giving viewers the opportunity to interact with the development and understand how the property would be perceived by neighbouring dwellings. Viewed by Council planning officers the KFM VR ‘tour’ was a critical part of the successful application.

Excellent engagement with the CCPI consultation The information from the industry-wide consultation on the proposed Code for Construction Product Information is still being processed and analysed, but preliminary data shows excellent engagement from across the construction industry.

The consultation, to which the whole industry were invited to respond, gave manufacturers, distributors, specifiers and users of product information an opportunity to comment on the new Code, the implementation of its 11 Clauses, and its proposed ongoing management and policing.

The consultation was undertaken for the CPA by MRA Research, an independent market research company and MRS accredited Company Partner. In total, more than 200 responses have been received so far, including comprehensive feedback from 33 trade associations representing well over 10,000 member companies. The trade association responses provided in-depth and detailed comments and suggestions on behalf of their members.

Although the official deadline for submissions was 31st March, entries are still coming in. Given the importance of a new Code these are also being included in the analysis while sectors that have engaged less are being encouraged to submit their views.

Preliminary results show that only 1% are opposed to the Code, while 73% of respondents said the proposed Code either almost or completely meets their expectations. Just under 90% of providers of construction product information and trade associations said it’s important for their company or their members to comply with the new Code.

Adam Turk, Chair of the CPA’s Marketing Integrity Group and CEO of Siderise says: “We’re delighted with the industry’s engagement to the Consultation and the detail and breadth of feedback, which the wider team are currently working through. The range of feedback provides us with important insight into the specific challenges different organisations at all levels may face.

“The consultation aims to ensure that every view is heard in equal measure, and so we encourage that all feedback is through the formalised consultation process so we can gather the many responses effectively. We are continuing to seek the views of sectors who’ve left it to others to speak for them or just have not engaged to a significant degree. They also matter and we are making strenuous efforts to include their views.

“We are pleased to see that the majority of respondents do indeed support the proposed Code for Construction Product Information, and in its current format too,” continues Adam. “The comments provided however, highlight a need for clarification around some areas of the Code, together with useful consideration to some of the specific detail, and are giving us food for thought around some concerns and topics for further discussion. These will be addressed in the coming months. We always recognised that more work would be required and the industry’s input is a fantastic sense check for us.”

The data is currently being validated and analysed by MRA Research and the full report will be released in due course.

Feedback from individuals and Trade Associations will be reported separately, because the huge volume of helpful detail requires a more qualitative analysis.

DLA to redevelop Leeds Quarry Hill site DLA Architecture has secured planning consent, on behalf of its client Metropolitan and District Securities (MDS), to deliver a major new mixed-use scheme at Quarry Hill in Leeds city centre.

St Cecilia Place is a new development on the site of the former Quarry Hill flats that were demolished over 40 years ago. The scheme will comprise 352 build-to-rent (BTR) residential apartments along with amenity spaces and commercial units.

The DLA design approach includes three elegant interlinked tall buildings ranging in height of 19, 20 and 22 storeys with each connected by a pair of eight storey structures. The residential space will offer studios, one bed, two bed and three bed apartments.

The ground floor public realm includes two courtyards, communal facilities with cycle storage and a residents car park.

Affordable homes and jobs define Covid bounceback The Legal & General Rebuilding Britain Index (RBI) reveals that provision of jobs and good quality affordable housing will define the UK’s progress in building back better.

The findings have shown that measures to support the UK’s recovery cannot be uniform or linear, with different nations, regions and communities needing to level-up in different ways.

The RBI has been established to measure the UK’s progress in levelling up on a quarterly basis. It tracks social and economic progress across the country, using a combination of statistical data and community opinion across 51 measures, including Health and Social Care, Education, Housing, Jobs & Economic Prosperity, Environment, Energy, Transport and Digital. Legal & General will survey 20,000 people over the course of 2021 to identify the extent to which these areas are driving a recovery across regions and local areas.

According to the new research, households in the North of England, Wales and Northern Ireland require investment in jobs to level up their economic prospects. Wales (51/100), the North East of England (53/100) and Northern Ireland (54/100) achieved the lowest Jobs & Economic Prosperity Index scores across the whole of the UK. For London and the South of England, housing – particularly affordable housing – is the critical type of infrastructure requiring investment, with London achieving the lowest Housing score (51/100).

The research has also shown that across and within regions, lower income communities are most ‘at risk’ of being left behind in the wake of the pandemic, offering more credence to the idea of a “K-shaped” UK recovery.

Low-income households perform less well on all measures included within the study irrespective of where they live in the UK. The analysis has found pockets of affluence and deprivation in all parts of the UK, challenging the notion of a North-South divide.

Completion countdown for major Mayfair landmark The structural framework for an iconic new landmark in Mayfair’s oldest square is taking shape with companies working firmly in partnership to meet the 2021 completion date.

arretts of Aspley, a leading specialist in major structural and architectural metalwork is currently undertaking final elements of complex building works at the pioneering new development at 22 Hanover Square, London.

Known as The Residences at Mandarin Oriental Mayfair, London, the project has been designed by internationally recognised architectural firm Rogers Stirk Harbour + Partners, with the incorporation of 684 Vierendeel columns manufactured by Barretts of Aspley for the building’s façade.

“Behind the powerful façade there’s a secret world of surprise and contrast, lightness and fluidity,” explains Graham Stirk, of Rogers Stirk Harbour + Partners. “An unexpected experience.”

The grand façade is inspired by the proportions of some of the finest buildings of the Georgian era. The floor-to-ceiling windows alternate with 1.5 metre long hand-made Italian bricks, and are accented with Juliet balconies. The triple-height glass atrium and glass lift shafts will flood the building’s communal spaces with light.

ISG has secured a £50 million project with Clivedale London to deliver the shell and core construction. The linked development at 22 Hanover Square comprises a 50-key luxury 5-star Mandarin Oriental Hotel and 80 individual apartments, housed within a striking Roger Stirk Harbour + Partners (RSHP) designed multi-level building.

Employing an innovative exoskeleton steel frame, forming a vierendeel structure around the perimeter of each block, eliminates the need for a central reinforced concrete core, with both buildings linked via a translucent glass connecting core.

This houses panoramic lifts, glazed walkways and a feature steel staircase providing access for apartment residents to the Mandarin Oriental Hotel’s comprehensive range of exclusive facilities, that will include a spa, swimming pool, gym, restaurant and retail concessions.

The eye-catching façade of the two towers incorporates a range of high-quality architectural materials, including handmade Venetian tiles and extensive curtain walling. >>

Working in partnership with long-standing suppliers East Anglian Galvanizing Ltd, part of Wedge Group Galvanizing Ltd, every single column — the largest of which measures circa 6.2 x 1.5m — has been hot dip galvanized with molten zinc to provide the steel with long-term protection.

Each piece has then been wet sprayed with the finishing coat and filled with concrete at Barretts of Aspley’s state-of-the-art facility in Bedford.

Oliver King, Head of Commercial at Barretts of Aspley, explained: “We’ve been working on this development for 24 months (as of January 2021) and we’re nearing the final stages of the project, with the completion date set for later on this year. So far, we’ve manufactured all 686 columns and installed all but 16.

“In total, together with the trusted team at East Anglian Galvanizing, we’ve manufactured and hot dip galvanized 1,000 tonnes of structural steel, so to see it all starting to take shape is hugely rewarding for all involved.”

Alongside its adjustment and slope correction functionality, spacer tabs are built into the head of the pedestal to maintain alignment and facilitate drainage in paving applications; the tabs can be removed as required to suit different paver layouts or to accommodate joists for aluminium or other fire-rated deckboards.

Combined, these features ensure compatibility with both paving, decking and grating, and the large load spreader plate base works effectively with insulation materials and waterproof membranes.

A Need For An A-Rated Solution The regulation changes that require A-rated products apply in specific circumstances, for example, on specified attachments on relevant buildings over 18 metres in height. However, there are many projects in which fire officers have specifically requested A-rated products to ensure “best practice”. This, increasingly, is also the case amongst specifiers, too.

The request for A-Rated products on buildings that don’t necessarily call for them demonstrates the changing attitudes amongst those within the industry and the need to deliver safer solutions on all projects and schemes. It is still uncertain as to whether the eighteen-metre rule will, in the future, get reduced to eleven metres – or more, further highlighting the argument for specifying noncombustible products.

The art of concealment with Pendock The decorative finishing of building interiors and exteriors has evolved into something of a fine art – in some cases, literally. Yet for most commercial structures, whether they’re offices, public buildings, schools or hotels, for example, they rely on a wide range of off-the-shelf or bespoke products to provide the finishing touch.

elford based casing and enclosure specialist, Pendock, has been a key player in this particular construction discipline for more than 30 years. Initially focusing on its pre-formed plywood boxing products, used to conceal pipework and cabling, Pendock began expanding its range in the early 1990s to meet a growing demand for decorative architectural casings solutions.

The company has since become well known in this field, particularly for column casings, building linings and washroom systems, as well as low surface temperature (LST) radiator guards and floor ducting.

Its original pipe boxing products continue to be an important part of the range, primarily with housing association and local authority specifiers, where they play a key role in concealing retrofitted fire sprinkler pipe work on high rise social housing developments.

In 2020, Pendock took the opportunity to not only introduce a number of new products, but also restructure its entire range by combining similar products into six individual groups, each with its own

clear brand to make specification easier and more logical.

The ‘Profiles’ brand includes all pipe and fire sprinkler boxing products, as well as boiler casings, while ‘Radius’ bring together the company’s column casings and ‘Linea’ covers its building linings and architectural finishing products.

Alongside these, ‘Washroom’ provides a comprehensive range of cubicle and washroom systems, whilst LST radiator guards and floor ducting products can be found under the respective ‘SafeHeat’ and ‘Ducting’ ranges.

Whilst all the products in each group are relevant to architects, specifiers and contractors, the most commonly specified are those within Pendock’s Radius, Linea and Washroom ranges.

Pendock Radius Designed to conceal interior and exterior structural steelwork, as well as concrete columns, Pendock Radius unites the company’s six individual column casing types and each product is available in a range of standard dimensions and shapes, as well as bespoke options.

Incorporating pre-formed plywood and glass reinforced gypsum (GRG) casings, for interior use only, as well as products designed for both interior and exterior applications, which are manufactured from aluminium, stainless steel and moulded glass reinforced plastic (GRP).

The pre-formed plywood range is available as circular or square profile casings, as well as extended circles, or rectangular shapes, which use matching or contrasting extension panels between the joints.

Although available unfinished, for painting on-site, most are supplied pre-finished with high pressure laminates (HPL), such as Formica®, or with real wood veneers.

Like the plywood range, GRG casings are purely for interior use where a smooth joint-less surface is required or where painted finishes are specified to integrate with a building’s interior design scheme.

Commonly specified as circles, as GRG casings are moulded, they can also be manufactured to specific shapes and dimensions to meet exact project requirements.

Pendock GRP casings are also moulded, but their inherent durability and weather resistance enables them to be used for interior and exterior applications, as well as being particularly suitable in high traffic areas, such as retail and public buildings.

Highly versatile, they can be moulded to bespoke dimensions and shapes, such as triangular, elliptical and ‘aerofoil’ sections to meet individual project specifications.

The Pendock metal range is also designed for interior and exterior projects.

Due to their aluminium or stainless-steel construction, they are weather resistant, highly durable and can be specified in a wide range of finishes.

In addition to a wide palette of PPC finishes, which can be selected from RAL, BS or Pantone colour references, anodised, brushed, polished and textured finishes are also available, depending on the material specified. Stainless steel column casings can also be specified with patterned finishes, such as Rimex.

Pendock Linea The extensive Pendock Linea range comprises nine different types of building lining and architectural finishing products, including exterior rooflights, parapets and soffits, alongside interior pilasters, perimeter casings and ceiling features.

Depending on the specification, Linea products utilise a number of different materials in their manufacture, including plywood, MDF, compact laminate, HPL, moulded GRP, stainless steel and aluminium. This makes them ideally suited for a wide range of applications, including airport terminals, transport hubs, commercial buildings and other high traffic areas, such as retail and education.

The Linea range is configured to allow architect to specify numerous lining elements within a project, as opposed to these items being unlisted or ‘floating’ within various sections of a specification document. It also allows consistency across a project, as the elements can be manufactured, supplied and installed, if required, from a single source, which reduces risk, mitigates potential coordination issues on site and allows a uniform, high-quality finish to be achieved.

Pendock is well known in this field, particularly for column casings, building linings and washroom systems.

Designed for high traffic and wet areas, including high humidity zones, the Robust and Ultimate cubicles are produced from 12mm compact laminate (CL) with both ranges incorporating a radiused edge.

The dedicated Education range covers washrooms from nursery through to further education and are available in 18mm MFC or HPL, as well as 12mm CL in a range of colours and finishes, including special options for early years and schools through all key stages.

For complete design versatility, every aspect the IP panel system and bespoke washroom range can be specified, including the core material, finish colours, graphics, panels and door sizes, as well as pilasters and ironmongery.

Vanity units, back panels and accessories are also available alongside DDA and Approved Document M compliant solutions.

Pendock Washroom As its name suggests, Pendock Washroom covers the cubicle and washrooms range, which includes five systems – Classic, Classic Plus, Robust, Ultimate and Education – as well as modular IP panels and bespoke solutions.

The Classic range is manufactured from 18mm thick MFC (melamine faced chipboard) and is designed for use where economy and simplicity are key factors, while the Classic Plus uses the same core, but is faced with high pressure laminate.

Both models are edged with 2mm PVC.

Wasteflo Innovative waste-water solutions Making the best use of the space available when undertaking a property refurbishment often calls for a creative approach.

one more so than when planning to use a space where either a gravity flow of waste water to the main soil pipe is not possible, or in a situation where running waste pipes along internal walls is impractical and unsightly. Installing a WC using a macerator Super-slim Wasteflo macerators fit neatly behind the WC and allow the cistern to be fixed directly to the wall, often without the use of battens. They automatically reduce waste to a liquid form and pump it away to the soil pipe. Each model can pump vertically up to 5 metres or horizontally up to 52 metres depending on the diameter of the waste outlet pipework used.

Wasteflo macerators feature an inverted helical vortex pump and cutting blades which greatly reduces the chances of blockage. A watertight cassette system houses the electrical and mechanical pump components. This allows for clean and easy access without having to remove the toilet or pipework when servicing or maintaining the unit. Another innovative feature is the height adjustable toilet pan connection.

This eliminates the frequent need to ‘raise up’ either the macerator or toilet to ensure that the spigot on the toilet aligns accurately with the connector on the macerator.

The waste outlet connector also features an easy-fit adaptor suitable for use with either 22mm, 28mm or 32mm diameter waste pipe. This greatly simplifies the replacement of an old macerator unit where the existing pipework cannot easily be replaced.

The Wasteflo WC-1 features a single inlet connection for a WC only, whilst the WC-2 and WC-3 models feature one and two additional waste inlets respectively. These can be used to connect a hand basin in the case of the WC-2, or a hand basin and a shower in the case of the WC-3. They utilise ‘nut and cone, fittings rather than metal jubilee clips which corrode and are difficult

to clean. Flexibility is further enhanced with the inclusion of inlet adaptors which enable connection to 32mm (1¼”) or 40mm (1½”) diameter pipework.

Hospital construction turns to MMC Six Health Infrastructure Plan projects have been given the go-ahead and will share the £2.7 Billion budget announced by the government last year.

Modern methods of construction (MMC) elements will be involved to speed up delivery and see a better return on investment.

I

t is not just the budget and delivery schedule that will benefit from extensive MMC use in hospital development though, according to industry analysts Glenigan, there’s also the profound positive effect offsite methods will have on patients too. Less construction traffic, less on-site labour, and less noise, vibration and dust will all help mitigate disruption to patient care, which will be of paramount importance once these projects get underway.

Here we look at the six Health Infrastructure Plan projects given the go ahead to identify the size of the opportunity and to gauge where each project is in the construction life cycle following the disruptions of last year.

Designs for the £100 million Princess Alexandra Hospital in Harlow, Essex (Project ID: 19342019) are currently being revised to ensure maximum use of modern

methods of construction. New designs are due to be completed at the end of May and the project is expected to start in April 2022. The Princess Alexandra Hospital NHS Trust has appointed Bryden Wood to advise on modern methods of construction, and Gilling Dod Architects are the main architect on the project.

The £260 million Watford General Hospital Health Campus (Project ID: 04432772), will deliver a mixed-use health campus on land at and adjacent to the Watford General Hospital. Architects BDP is currently undertaking a public consultation ahead of outline planning being submitted later this year.

Demolition and preparatory works are due to start imminently on the £900 million development of Whipps Cross Hospital (Project ID: 20102249) in the London Borough of Waltham Forest. Subject to approval, Barts Health NHS Trust

has proposed that the new hospital be built on a disused former nurses’ home, allowing the existing hospital to remain fully operational during construction of the new one. Construction is due to start in December and is expected to take five years to complete.

Progressing the £219 million Epsom and St Helier University Hospitals in Sutton (Project ID: 10031719) is currently in doubt as the NHS Trust is concerned that the additional costs brought on by the pandemic, plus its Net Zero obligations, could make the scheme too costly to build.

Should these concerns be overcome then the project is expected to start on-site in September 2022 and will take five years to complete. The development will involve demolition works and the construction of a new hospital building of 24,600 sqm to provide replacement hospital wards, out-patient accommodation and a local care centre. >>

>> The new £90 million Maternity Hospital at the Leicester Royal Infirmary (Project ID: 18314650) is designed to expand the current service and make it more accessible to women living across Leicester, Leicestershire and Rutland, while also enabling them to be closer to specialist medical support should they need it. The project is due to start in October this year, and is expected to take five years to complete.

Leeds Teaching Hospitals NHS Trust has revealed the shortlist for the architects and design teams for the £600 million Leeds General Infirmary scheme (Project ID: 18366238). Final appointments are expected in late spring. The project, which will involve demolition of a former nurses’ home and construction of a new adult hospital wing and a prominent home for the Leeds Children’s Hospital, is due to start in September 2022.

An emphasis on safety When undertaking a refurbishment there are a multitude of different products to specify, each with their own fire ratings to limit the potential damage caused by fire to keep buildings and their occupants safe. David Spicer, specification technical manager at Crown Paints explains what specifiers need to consider to ensure the right flame retardant coating is used for any project.

“First, it’s important to explain what exactly we mean by flame retardance in relation to paints and coatings for walls and ceilings,” he said. “Put simply, products which are rated Class 0 (BS476 Parts 6 and 7) or Class B (European tests BS EN ISO 11295-2 and BS EN 13823) will inhibit the spread of flames over the surfaces on which they are tested, and won’t generate a large amount of heat that could ignite items some distance away from the seat of the fire. That doesn’t make walls and ceilings resistant to fire – but, crucially, it can slow the spread of fire over a building’s surfaces,

and is especially critical for key circulation areas and escape routes through which occupants will evacuate.”

The Timonox range from Crown Paints, which was one of the first flame retardant coatings to the market, offers a full range of products.

Timonox Bonding Primer effectively prepares both new and old surfaces and blocks stains prior to overcoating. Timonox Upgrade Basecoat is formulated to produce a thick insulating char layer in the event of a fire to protect the potentially combustible substrate underneath, whilst flame retardant finishes, and an optional anti-graffiti glaze, provide the decorative finish. The use of the primer or base coat will depend on the individual site conditions and coating history.

“It’s worth pointing out that the existing surface paint or wallcoverings don’t necessarily always need to be completely removed when applying flame retardant paint, unless in poor condition, and the decision on whether or not this is necessary should form part of any assessment and specification,” continued David Spicer.

“Manufacturers like Crown have developed products which offer specifiers the option to either overcoat or carry out a full upgrade, depending on adhesion of the existing coatings to the substrate and most importantly the coating history of the buildings concerned.

“Crown’s specification team will work closely with specifiers to determine whether an overcoat or full upgrade is recommended, by asking key questions such the age of the building, whether there is timber panelling present,

or wallcoverings such as woodchip or lining paper, and what paint products may have previously been used. Where this information is not available, Crown would carry out flake sampling to ensure that the most appropriate systems are specified in order to ensure they’re affective and will provide the protection required should there be a fire.

“For example, non-combustible substrates are by definition Class 0 when new, however a build-up of multiple layers of conventional coatings, whether water or solvent-based, will downgrade this rating. It’s essential to understand that the combined effect of multiple layers of conventional paint coatings can make the surface of a previously non-combustible substrate flammable and therefore very dangerous in the event of fire, spreading flames rapidly across the wall or ceiling surfaces. Though again, it doesn’t necessarily warrant the removal of the existing paint layers, as tests have shown Crown Trade Timonox overcoat or upgrade systems, as appropriate, can reinstate the required Class 0 rating.

“Additional performance attributes of a paint coating are also important, especially in high traffic areas such as stairways and corridors. Products which combine excellent stain resistance and scrubbablity, or resistance to graffiti, can provide allround high-performance for a long-lasting finish. And with flame retardant Timonox finishes available in a vast range of tintable shades, there’s no need to compromise on aesthetics either.”

Yeoman Shield protects with style at new dental facility When Leeds Teaching Hospitals NHS Trust earlier this year approved capital funding to convert a disused area of Chapel Allerton Hospital into a new dental facility, they engaged with Yeoman Shield wall & door protection specialists to provide durable yet attractive wall protection that would achieve the interior fit-out brief.

he project was managed by The Leeds Teaching Hospitals NHS Trust, Bridger Carr Architects and main contractor Bermar Building Co. Ltd., with Yeoman Shield supplying and installing the wall protection elements.

The unit will have amenities to accommodate a 13 - chair dental facility for the provision of dental treatment for adults and children with the flexibility to be used for student training as part of the link with Leeds University School of Dentistry.

Due to the mixed use of the new unit the project team were keen to provide an environment that would be suitable for all users and uses.

The project required an attractive yet durable interior design that contributed to the wellbeing of both service users and staff members alike.

In the waiting and corridor areas, which would experience heavy footfall and require wall protection, it was important to create a décor that was not sterile and cold but one that would create a calm soothing environment for clients who may become nervous before their dental treatment.

Designs included playful birds, cheerful flora and fauna along with calming green hues of forestry and foliage.

The reverse method of printing for the protection panels served to shield the decorative design from any impact damage with the smooth surface being conducive to thorough cleaning, maintaining high hygiene standards without detriment to the colourful images.

The overall effect of the décor was welcoming, fresh and bright offering break out areas that were inviting for colleagues of the dental unit and other hospital departments to use for meetings, breaks and study time.

Gilberts demonstrates the role of good ventilation in mental health Rowan View, Mersey Care NHS Foundation Trust’s new £53m secure mental health & learning disability hospital, has been delivered on time despite the two-year building project happening during the pandemic.

Compact automatic entrance for hospice refurbishment Nightingale House, a charitably run palliative care facility in Wrexham, has undertaken a significant programme of upgrade with the main entrance now benefitting from a double set of automatic folding doors from TORMAX. With limited available space, the TORMAX folding door was the ideal solution with the four-leaf folding principle reducing the swivel range to just half that of a conventional two-leaf swing door. Requiring a minimum built-in width of just 1060-2260mm, the doors still offer a generous opening width that is suitable for all pedestrians and wheelchair users visiting Nightingale House.

Servicing a wide area, Nightingale House hospice offers a 12-bed in-patient ward, a day care unit, an outpatient clinic as well as occupational and other complementary therapies. Implemented

by Read Construction, phase one of the refurbishment has seen a modernisation of one entire wing of the building, including accessible toilets and showers, energyefficient systems throughout, as well as the new reception area.

Berry Systems design and install cladding for car park When the demand for additional staff car parking spaces at Colchester Hospital created the need for an extra level to be added, Berry Systems were employed to design, supply and install the cladding with very specific safety and aesthetic requirements to meet.

The main contractors, Ballast Nedam Parking, called upon Berry for the timber cladding for the car park. Over 1,500 Brunnea-treated vertical fins were sourced from PEFC & FSC certified suppliers, offering a 30-year warranty against fungal decay.

The car park required some specific industry standards associated with adjacent structures, using their extensive range of supply chain contacts, Berry managed to find a suitable composite panel system to achieve the employers’ requirements.

“It was fantastic to work alongside Ballast Nedam Parking on this project at Colchester Hospital,” says James Fildes, Bid and Proposals Manager, at Berry Systems. “We used our specialist knowledge in cladding to install over 1,500 timber fins to transform the exterior aesthetics of the car park.

An intelligent processor control simplifies commissioning and automatically maximise motion performance. The folding door is fitted with both vertical and horizontal threshold sensors, as well as a sensitive auto-reverse feature, which comes into operation when any obstacle is encountered during opening or closing.

“One major benefit of using the selected composite panel product was that its flexibility in design meant we could fix the timber fins onto the outside cladding to maintain a consistent appearance for the entire perimeter of the car park, and successfully delivering the employers requirements.”

Illuminating Nordic Copper A bespoke perforated solar screen, formed from Nordic Blue Living 3 pre-patinated copper, defines the new Senior Learning Centre building at Ravenswood School for Girls on Sydney’s North Shore.

A

rchitects BVN’s design optimises a 6.5m level difference across the site, with extensive glazing to the lower two floors. The upper two floors are differentiated

by Nordic Blue Living 3 copper screens, creating a transparent skin enwrapping the building and jettied out over the lower levels.

To create the screens, a distinctive repeat pattern of perforations, inspired by the shape of gum tree seedlings found on site, were laser-cut into the copper.

Large window openings with deep, copper-clad reveals ‘punch’ through the copper screen to break up the elevations, enable clear uninterrupted views across the grounds and introduce coloured light via glass bricks. Being set in front of the thermal envelope of the building, the copper screens mediate light and thermal penetration, reducing cooling load whilst allowing the interiors to feel light and airy.

BVN Senior Associate Phillip Rowden commented: 'Nordic Blue Living 3 prepatinated copper was selected for its striking colour contrast with the predominantly masonry surroundings, meeting our requirement for recycled content and low embodied energy.

'High quality materials, such as copper, were selected for the exterior with longevity a key consideration – materials that are robust, beautiful and will stand the test of time. When you’re in the classrooms the perforated screen throws dappled light on surfaces and shadows onto the white walls. But at night, the building undergoes a transformation, acting as a lantern illuminating outwards to the community’.

The roof refurbishment of Portland School, Birkenhead was completed to the highest standards of safety and without disruption to school activities, thanks to the combined efforts of Holloway Cook Associates and Sika’s specialist Roof Refurbishment team.

As the school is more or less surrounded by woodland on all sides, a striking photo of a spring forest from a nature park

Modular matters for the UK’s post-lockdown response One year after the first wave of the covid-19 pandemic hit the UK, the public and private sector have proven to be both resilient and inventive in the face of the pandemic; and modular construction played a significant part in that adaptation.

T

he UK’s public sector – particularly education, healthcare, and administrative areas – had to quickly adapt to a uniquely challenging situation as first lockdown, and then social distancing measures, were enacted. Now, as the private sector begins to open up, the time is ripe for a reconsideration of construction and space across the board.

In fact, with a year’s hindsight, it’s enlightening to see some of the changes that have come about and how they are affecting the UK’s construction strategy now and in the future, in both the public sector and the commercial world.

Largely, this can be distilled to two simple priorities: more space and improved ventilation.

For hospitals, which in many ways led the charge on reconfiguring their provisions, this meant not just creating new isolation wards such as the 24-bed modular unit Elite Systems provided at Royal Surrey Hospital, but also constructing specialist buildings to offer separate space for patient assessment and safe waiting areas to enable hospital staff to quickly and efficiently separate covid and non-covid patients, and to treat and discharge the latter as quickly as possible.

More and more healthcare trusts are turning to modular buildings, with their fast turnaround times and high-quality construction, to create these new facilities.

Elite Systems has been instrumental in helping several NHS trusts create new covid-safe ways of working.

For education, space is high on the priority list too – but with more understanding of the transmission of covid-19, we expect to see effective ventilation becoming a musthave for new classrooms as well as a need for more space.

Fortunately, these principles fit well with current thinking in education psychology, which emphasises the importance of fresh air, natural light, and access to green space as important to child development and creating an effective teaching environment.

Elite Systems has worked with nurseries as well as primary and secondary schools to create classroom space that maximises light and air, with the inclusion of features such as bi-folding doors linking the indoor and outdoor space, while well-designed common areas include plenty of room for handwashing and sanitation stations.

And it’s likely that more spacious, wellventilated offices, with room for partitioning

as well as increased sanitation, will be top of the list for the public and private sectors for essential administrative space in the future. Musty old buildings that have stood unoccupied for months could prove to be a problem – perhaps estates managers should look to temporary office modular space to ease staff back in?

With a greater weight of administrative work created by new rules following the end of the Brexit transition period, particularly at the UK’s entry and exit points, creative spacious, well-ventilated office space with a quick turnaround means that off-site construction and modular buildings fit the bill.

Whatever the solution, modular construction looks set to play an enormous role in the UK’s road to recovery from the pandemic.

Emshield helps protect major Battersea redevelopment scheme Battersea Power Station redevelopment is creating an extensive new neighbourhood and business quarter for London, all serviced by an extension to the London Underground.

O

n the 42-acre brownfield site, the huge £9bn project is divided into eight phases, with each designed and built by a specialist architect and construction team.

Phase 3 of the redevelopment includes five unique, multi-storey buildings, built around the distinctive “Flower” building designed

by Gehry Partners. This will be known collectively as Prospect Place and is to the East of Electric Boulevard, also part of Phase 3.

Prospect Place will provide approximately 700 new apartments, plus double-height retail units at street level, and multi-use community areas.

These new building structures were designed with 20 to 50mm wide structural expansion joints between adjacent floor

slabs to accommodate the high levels of thermal and other movement anticipated.

This required the joints to allow +/- 10mm movement, which is effectively +/- 20 to 50%, meaning a total joint movement capability of 40 to 100%, plus the joints also had to provide an acoustic barrier to prevent noise transmission as wells as providing a minimum of 2-hours fire resistance.

The consultants selected the Emshield DFR-2 System following previous good experience on this and other developments, because it could easily meet all the requirements.

Schöck product solution is just dandy at Regency Heights The old Oak and Park Royal areas of West London are undergoing a massive transformation.

A

£26 billion masterplan to create a new district is taking shape in this part of London and it will see around 25,000 new homes built over the next 20 years.

An already advanced scheme is the First Central development, part of which is the imposing Regency Heights.

Built on the former site of the Sir Giles Gilbert Scott designed Guinness Brewery, it is a residential-led, mixed use scheme providing 807 residential units in three courtyard blocks wth a public plaza. The buildings range from five to twenty-seven storeys and the design is reminiscent of the Brewery’s early modern industrial brick architecture. The southern block is anchored by a brick-clad residential tower, which when complete, will create a new 90m high local landmark. The majority of

apartments are fitted with steel balconies. So it is vital that with the design detailing any risk of thermal bridging is minimised and a key consideration throughout is the use of effective structural thermal breaks.

Consequences of thermal bridging Local heat loss is a major factor, resulting in more energy being required to maintain the internal temperature of the building.

Also, low internal surface temperatures in the area of the thermal bridge can cause condensation. This can result in structural integrity problems with absorbent materials, such as insulation products or plasterboard. Mould growth is also a possible risk, which in a residential situation can cause asthma and allergies. The proven solution to any such problems is the Schöck Isokorb structural thermal break. In the case of Regency Heights, over 2500 units of the Isokorb T type SK are installed. This is a load-bearing thermal insulation element with an 80mm insulation thickness for connecting cantilevered steel balconies to a reinforced concrete slab. The innovative fastening of the support beams makes any steel structure durable, safe and visually attractive, permits a high degree of prefabrication and minimises installation

time on site. The T type SK transfers positive or negative moments and shear forces. And since it can bear heavy loads, it is ideal for resolving the technical and structural issues of designing modern balconies.

Guaranteed performance The Schöck Isokorb T type SK units guarantee totally verifiable performance standards, meet full compliance with all relevant UK building regulations and offer BBA Certification and LABC Registration. When incorporated into residential buildings, the required fRsi value, the temperature factor used to to indicate condensation risk (that must be equal to or greater than 0.75) is always comfortably met. We hardly think of water management and fire in the same thought, however the benefits of doing so are not quite as crazy as it sounds.

Graf UK urges early design involvement for long-term gains David Stagg, technical product specialist for sustainable water management specialists Graf UK, is urging specifiers of wastewater treatment plants to think long term and life cycle to avoid landing clients with unplanned and unsupported servicing and maintenance.

Graf UK is currently heavily involved in helping specifiers, installers and end users meet new septic tank regulations which came into force in January 2020.

As part of its advice on the new General Binding Rules, an option for which is to replace existing septic tanks with wastewater treatment plants, David suggests that architects designing buildings off the mains sewage network factor in risk management (for themselves AND their clients) and look beyond initial material costs towards lifetime costs.

While maintenance costs are generally the largest cost on any asset, they are rarely taken into account during the design and construction phase, after which the client is

liable for the maintenance and servicing and has to bear those lifetime costs.

So a long-term approach should be developed at design stage, and specifiers should consider that while an intelligent system may have more up-front costs, it is designed specifically to minimise running costs over the long term.

Another element for savvy specifiers to factor in is where wastewater effluent volume may increase in future years. Here, the design of the treatment system can be future proofed to allow for the retro-fitting of additional tanks to increase the overall capacity of the system.

Say goodbye to grout Grout can present issues with hygiene, which makes cleaning and maintenance more demanding, specifiers should begin to look for smarter choices for their clients. Nicola Lewis, Marketing Manager at Fibo, the leading manufacturer of waterproof wall panels, explains.

W

hen specifying the wall finish for bathrooms, tiles are often the go-to choice for many. This is often because it is assumed that tiling is the only suitable option for such environments.

However, the latest developments in waterproof wall panels makes this modular solution a genuine and viable alternative.

Removing the need for grout, wall panels are quick and simple to install, easy to clean and hygienic. They are also available in a wealth of colours and finishes that will complement any interior scheme.

Waterproof wall panels are typically manufactured from a strong layered wooden core and sealed between high-pressure laminate, with a moisture barrier to the reverse. Whilst you may have doubts about the use of wood in a wet environment, the truth is, many of these wall panel systems only require a strong sealant between joints to create a robust, watertight seal – with no grout necessary. In fact, there are products that guarantee the panels will not crack or delaminate for many years – over two decades, in some cases – once properly installed.

In the current climate, speed is of the essence when it comes to renovation projects and re-tiling can be time intensive.

The original tiles must be removed, and the walls are likely to need re-plastering before the new tiles are fitted and then grouted.

This whole process can take up to a week to complete.

Wall panels on the other hand, are up to five times faster to install. Requiring no wall preparation, the panels can easily be fit over

existing tiles or damaged walls – and due to their size, only a small number of panels will be required to refurbish a whole bathroom, which will significantly reduce installation time. This in turn, minimises disruption and downtime for facilities. What’s more, there is no need for specialist tools or skills, saving delays waiting for skilled labour to become available.

Easy to clean and maintain Keeping facilities clean and minimising risk in accordance with government guidelines will be top of the agenda for most of your clients.

Bathrooms and kitchens will require regular cleaning and choosing building materials that can help to make their job easier will be favoured. Wall panels simply need to be wiped down using a soft cloth with soap and water or a non-abrasive liquid cleaner. When compared with tiles, large format panels have significantly less joints – and of course there is no grout, reducing opportunities for bacteria to grow.

Whilst the installation time and maintenance of the bathroom or kitchen are key, it is the look and feel of the environment that will create the first impression and affect the end-users’ overall experience. Wall panels are available in a wide variety of patterns

and finishes to suit any interior design – and thanks to new innovations in manufacturing capabilities, leading suppliers can now produce waterproof wall panels which feature a routed-in grout line, as opposed to it merely being printed on, offering a far more realistic tile look and feel.

The protruding glass roof maintained the planning requirements for the roof level and the neighbours ‘right to light’ whilst increasing the height of the kitchen extension. The combined glass roof and rear elevation of sliding doors created a glass box which brings light into the narrow windowless kitchen and dining area.

TEMPOMATIC technology supports sustainable washrooms at St. Peter’s Electronic technology is not the first thing that springs to mind when refurbishing a place of worship, but at St Peter’s church in Burnley, it proved the ideal solution.

S

t Peter’s normally hosts a wide range of community groups, including a wellattended Sunday School, a local music society and various choirs, plus an over 55s lunch club. The design brief for refurbishing their washrooms therefore had to cater for this broad spectrum of users, reflecting all age groups and differing mobility levels.

Sustainability was another key element of the specification, to minimise environmental impact and future-proof the facilities. The Parochial Parish Council of St. Peter’s opted for DELABIE’s sensor controls for the taps and urinals as they met, and surpassed, the design brief.

Waste prevention As Treasurer of St Peter’s, David Smith was very aware of the sizeable utility bills. When

presented with a solution to reduce water consumption, he immediately recognised the benefits of selfclosing taps. Unlike the original cross-head taps, TEMPOMATIC 4 electronic taps are sensor activated, meaning water flows only when movement is detected. The water delivery (pre-set at 3 litres/minute) is split into wetting, soaping and rinsing, so while the user is soaping their hands, there is no flow. This fractional delivery will also pay dividends post-lockdown, as hand hygiene continues its vital role in public health.

Improved efficiency The intelligent technology of the TEMPOMATIC 4 urinal valve also appealed to St Peter’s specification team, given the usage patterns i.e., periods of intense activity followed by lulls. The electronic unit detects busy periods and adapts

its rinse accordingly to ensure the most hygienic flush whilst optimising water consumption. During busy periods, the bowl is rinsed between users and at the end of the busy period, a complementary rinse occurs, cleaning the bowl and preventing crystallisation of uric acid in the pipes.

Future-proofing Originally, Overton architects of Ilkley – specialists in heritage projects - specified a non-concussive push-button tap. However, as the pandemic took hold, the hygiene aspects of the TEMPOMATIC 4 technology proved very persuasive. The non-touch sensor controls require no physical contact, providing a significant barrier to the spread of germs.

They are also easy to operate regardless of age or mobility levels. Part of their appeal is a hygienic duty flush (on both taps and urinals) which occurs every 24 hours after the last use to prevent stagnation and urine crystallisation in the pipework, avoiding conditions where bacteria can develop. This has practical benefits in a church facing varying activity levels; and even more so for washrooms that are temporarily mothballed. Benefits that no specifier could have foreseen even 12 months ago.

Minimal maintenance The final aspect of the design brief was to reduce an onerous maintenance regime.

The previous domestic style taps were not designed for intensive use over long periods and required frequent repairs to keep them in service. With no full-time maintenance staff, David was keen to install hardwearing taps. Again, TEMPOMATIC controls proved ideal, with solid brass bodies, durable mechanisms and standardised components, all designed for commercial applications. Both the urinals and taps are battery-operated, with the electronic unit integrated within the body, making them easy to install and easy to access if

maintenance is required. The battery life of 3 to 6 years (350,000) operations also appealed.

Refurbishing the washroom facilities at St Peter’s was a major undertaking, especially during a national pandemic.

TEMPOMATIC 4 technology offered the ideal solution for the complex needs of a community-based facility that demands reliable, hygienic and sustainable washrooms for its users.

Roofshield is the premier choice for Historic Royal Palace Roofshield®, one of the world’s highest performing pitched roofing underlays has been selected to provide superior quality protection for Hillsborough Castle, official residence of Her Majesty Queen Elizabeth II and all members of The Royal Family including the Secretary of State for Northern Ireland.

Architects, Consarc specified Roofshield, pitched roof underlay, to be fitted to a total of nine of the roofs, including five new builds and four existing. The largest of the roofs was the Lower Visitors Centre which consisted of a new build joining to existing buildings, all within the original inner wall area.

The roof structures of historic buildings can be complex in nature and demand careful

consideration of moisture management, and condensation control. Many vapour and air permeable underlays use an airtight VP film layer to achieve their performance, whilst Roofshield’s patented SMS (Spunbond Meltblown Spunbond) structure allows high levels of airflow, in addition to the transport of moisture vapour, making the formation of condensation in the roof space virtually impossible. It has an extremely high degree of vapour permeability, as well as air permeability, so will still perform in conditions in which airtight alternatives will not.

The test was conducted on a 1890’s solid walled, Yorkshire stone detached cottage that suffers from a lack of wall insulation.

Armed with a U-value monitoring kit and a Infrared (IR) camera funded by Corksol’s Innovate UK R&D grant, the team set out to assess SprayCork’s thermal wall insulation performance, seeing outstanding results with the porous nature of SprayCork well suited to old properties, whose walls were designed to breathe.

The U-value of the property reduced from 1.58 to 1.10, with SprayCork generating a 30.4% improvement in heat loss through the wall – an incredible result for a product applied at only 6mm thick. Not only does this research make SprayCork a marketleading solution for thermal insulation, but it is also ideal for use in small spaces, where thicker layers would cause reduction in room size.

A. Proctor Group expands fire-rated systems offering A new tape for use with fire-rated internal vapour control layers is now available from the A. Proctor Group. Procheck® FR Tape, a B-s1,d0 aluminium-faced, air and vapour tight product, is designed to be used with Procheck A2 and Procheck FR200 vapour control layers (VCLs) which are part of the fire-rated system solutions available from the A. Proctor Group.

The tape is used to seal the horizontal and vertical overlaps of these VCLs, as well as over the fixings, around penetrations and junctions, to ensure the internal air and vapour barrier is one continuous, seamless layer.

When tested to EN 13501-1 as part of a system together with Procheck A2 and Procheck FR200, Procheck FR Tape helped the build-up maintain the membranes’ original fire-ratings of A2-s1,d0 and B-s1,d0 respectively. Both of these ratings exceed the minimum requirement of B-s3,d0 for construction membranes used in external walls.

Procheck FR Tape is the latest addition to A. Proctor Group’s extensive range of fire-rated system solutions.

Along with the previously mentioned internal VCL systems, their offering also includes fire-rated external breather membranes and air barrier systems, as well as the thinnest A2 insulation for interior applications available on the market.
