Welcome Construction recession set to hit industry until 2025

A

ccording to the CPA’s Autumn Forecasts, construction output is expected to fall by 6.8% in 2023, similar to the 7.0% contraction forecast three months ago, before a further marginal fall of 0.3% in 2024.

This is a revision down from the 0.7% growth forecast in the Summer publication due to a weaker economic backdrop.

Although UK interest rates are now likely to have reached a peak that is lower than previous expectations, it is now anticipated that they will remain at this level for longer, until 2025, due to stubborn inflation.

Consequently, the UK economy is expected to flatline throughout 2024, holding back the recovery in major sectors of construction activity such as new build housing and repair, maintenance and improvement (rm&i) to 2025.

CPA Head of Construction Research, Rebecca Larkin said: “With only a couple of months left in a difficult year for construction and looking forward to 2024, the evidence suggests it will still be a while before the clouds begin to lift.

Register lets architects take the lead on building safety As part of its commitment to drive a culture change in building safety, the Royal Institute of British Architects (RIBA) has opened applications to the industry’s first Principal Designer Register, allowing architects to demonstrate their competence for this crucial new safety role.

Under England’s new Building Regulations, published in August 2023, every building project must now have a Principal Designer.

This is an individual or organisation appointed by the client to take the lead on planning, managing, monitoring and coordinating health and safety and building regulations compliance during the

design of a project. The RIBA Principal Designer Register will enable individual UK RIBA Chartered Members who have the necessary knowledge, skills, experience and behaviours to prove their competence through a three-stage assessment process.

It will also enable clients to find a suitably qualified Principal Designer by searching the RIBA Principal Designer Register.

The Register will include a higher competency level for those working on Higher-Risk Buildings (HRBs), defined as 18m or more in height or having at least seven storeys, and containing at least two residential units. RIBA Chair

of Board Jack Pringle said: “Demands for stronger building safety regulations and higher professional competence has never been greater – affecting not only architects, but all those involved in the design and construction of buildings.

“The RIBA Principal Designer Register, the sector’s first competency database, provides professionals with a means to demonstrate appropriate professional expertise and, more broadly, to fulfil new Building Safety Act requirements.

“It’s a practical step in the right direction – a fundamental piece of work that supports the greater, industry-wide culture change to ensure the highest standards of building safety.”

Net Zero Carbon planning policy likely to drive more efficient buildings The Tram Sheds open to the public Following seven years of construction the final phase of Places for People’s, The Engine Yard is now open.

The iconic, former tram depot located in Leith, Edinburgh, originally opened in 1898 as the Shrubhill Tramway Workshops and Power Station, the workshops were where Edinburgh’s trams were built and maintained.

The UK’s first Net Zero Carbon planning policy is likely to establish significant carbon savings in new buildings and reduce energy bills for occupants, a study has found.

A review led by University of Bath researchers into the first six months of the UK’s first Net Zero Carbon construction policy, implemented by Bath & North East Somerset Council (B&NES), has found that most planning applicants broadly support the intentions of the policy, while highlighting concerns about increased planning and construction costs, and awareness of the scheme.

Introduced in January 2023, the new policy is the first of its kind to be adopted by a local authority and goes beyond the current UK Building Regulations. It covers both the operational or day-to-day emissions (of heating, powering and cooling), as well as the ‘embodied’ emissions that are released in a building’s construction and maintenance. The policy requires that all new residential and major non-residential building developments achieve net zero operational energy, by meeting ambitious energy consumption targets and matching consumption with on-site renewables with offsetting allowed only in exceptional circumstances.

All major developments must also demonstrate an embodied carbon value below a threshold value – something not required in the current national regulations with no offsetting permitted.

The report authors found that every compliant application submitted during the

review period included solar photovoltaics and heat pumps – indicating a strong consensus that currently, they are key technologies in efforts to achieve net zero.

The new framework makes Bath and its surroundings, known for historic architecture, an important testbed for future national regulations and local planning policies.

Dr Will Hawkins, principal investigator of the report, is a lecturer in the University of Bath’s Department of Architecture & Civil Engineering. He said: “Buildings directly account for a quarter of the UK’s greenhouse gas emissions, so early pioneers like Bath & North East Somerset Council can have big impacts both locally and further afield. Our collaboration aims to maximise the benefits for builders, developers and building occupiers, as well as the environment.

In 2020 LDN Architects with Places for People put forward an imaginative plan for the former brownfield site to deliver a desirable, mixed-tenure community that would not only recognise the history of the site but act as a catalyst for the regeneration of the local area.

The heritage-led design continues into the outer spaces while the historical octagonal brick chimney – visible from Leith Walk – provides a magnificent focal point. There’s even an underground car park.

Eighty million home windows need to be replaced A new report, ‘A Window of Opportunity’, jointly published by the Glass and Glazing Federation (GGF) and British Glass, is the most extensive report in the glazing industry to date, publishing results from extensive research on heat loss in homes and the contribution that modern windows can make to keeping people’s homes warm.

“We found evidence that this policy is likely to make all new buildings much more energy efficient and will also boost the introduction and take-up of renewables, compared to the previous guidelines. This isn’t fully proven yet as the buildings are still to be built, but the evidence available so far is very encouraging in terms of carbon reduction.”

It states that 80 million home windows need to be replaced if the UK hopes to meet the government’s net zero targets.

When it comes to heat loss in a home, the UK currently has the least efficient housing stock in Western Europe and has seen one of the worst carbon reductions of all sectors since 1990. The report demonstrates that replacing older double glazed windows with new windows that meet current standards can reduce heat loss in an already insulated home by half, from 44% to 22%.

The authors are now seeking to carry out a longer-term study, which they say is needed to track the evolving industry response, quantify the real emission savings through construction and occupation, and engage with stakeholders to support the policy’s implementation, further development, and wider impact.

Chris Beedel, Head of Advocacy at the GGF, said: “The residential sector currently contributes to almost a quarter of the entire country’s carbon emissions. This needs to change – reducing emissions from households, and therefore improving glazing, is crucial in helping reach net zero, which we are all committed to.”

RICS release a new guide to make buildings worldwide healthier RICS, one of the world’s leading built environment organisations, has partnered with Ekkist, the UK’s first health and well-being consultancy for the built environment, to launch a new guide to designing, delivering and managing healthier buildings.

A wealth of research shows how health is affected by a range of factors in the built environment, including noise, lighting, temperature, poor air quality and ease of doing physical activity.

With people spending as much as 90% of their time indoors, designing for health can have significant benefits. For UK housing alone, research published by BRE found that the annual cost to the NHS of leaving people in the poorest housing was around £1.4 billion, with wider societal costs amounting to £18.5 billion each year.

RICS’ new guide builds on its International Building Operation Standards (IBOS). IBOS already goes beyond traditional measures of a building’s performance to include the experience of the people who use it; as part of this, the publication provides more advice on supporting people’s health and wellbeing.

The information covers every stage of a project, from the initial definition through to running the completed building. It sets out various ways in which planning and

construction professionals can include features that promote health and well-being, or mitigate factors that damage health. This ranges from improving air quality to tackling loneliness.

Alongside the guide, RICS has also announced a new strategic collaboration with The International WELL Building Institute (IWBI), whose WELL Building Standard is the world’s leading roadmap for creating and certifying spaces that advance health and well-being, already used by more than 44,000 projects worldwide.

The organisations will work together to encourage built environment professionals to adopt strategies that advance health and well-being in buildings and organisations worldwide. They will place particular focus on integrating health and well-being into the valuation of properties, working to advance benchmarking, regulatory frameworks and standards, with an emphasis on the built environment sector in Europe. RICS’ new guidance has also been informed by the IWBI’s standards among many others.

Paul Bagust, Head of RICS Property Practice, said: “Across the world, millions of people will be relying on the expertise of property professionals to ensure that the buildings they use on a daily basis are healthy environments, while organisations will also be relying on the same people to provide productive environments with wellbeing at their heart.”

Recycled emergency shelter wins awards An emergency shelter made from 100% recycled materials which could help to protect refugees fleeing disaster zones, has won two awards from the British Plastics Federation.

The shelter, created by sustainable engineering experts from the University of Birmingham and Birmingham-based company Suscons, has won the 2023 Horners Award for Polymer Design and Innovation, and the David Williams Award for Social Contribution Through Plastics.

The Suscons ERS Transitional Shelter is made to temporarily house four people in need of emergency shelter and is delivered as a flat pack in standard ISO freight containers so that it can be erected quickly and easily by unskilled labour. The shelter meets all UNHCR requirements and has a minimum lifespan of 10 years of continual use, compared to just 6-12 months of traditionally used tents.

UK’s best new building is the John Morden Centre Riba has named the John Morden Centre - a retirement day centre in London - by Mæ as the winner of the RIBA Stirling Prize 2023.

T

he John Morden Centre provides day care for residents of Morden College, a retirement community, in Blackheath. The new centre complements existing buildings on the Grade I-listed college grounds, including an almshouse and chapel, both attributed to St Paul’s Cathedral architect Sir Christopher Wren.

The building is arranged as a series of red brick ‘pavilions’ housing care and social spaces, stitched together by a central timber ‘cloister’. A striking, zinc-clad roof and high chimneys echo those of its 17th century neighbours.

A light and airy reception hall is the starting point for a journey through the new building which follows a meandering walkway and terminates in a large theatre hall – part of an existing structure that has been seamlessly upgraded and integrated. A generous overhanging roof, along the exterior of the cloister, provides shade and shelter all year-round.

The centre carefully integrates medical facilities with a range of warm and natural feeling recreational spaces to encourage connections and counter isolation, including an art room, hair and nail salon and café.

The theatre provides a backdrop for larger scale events - from parties to tribute performances.

Design choices throughout the building sensitively anticipate the varied needs, abilities and disabilities of users.

Features, such as level thresholds, concealed wooden handrails and built-in seating along walkways, offer opportunities for respite while enabling active participation in the community life of the centre. High-contrast patterns on the edges of floors provide dementia-friendly wayfinding, helping residents to navigate between spaces.

Employing principles of ‘biophilic design’, the centre is carefully embedded within the surrounding natural environment.

The linear path of the cloister adjusts as it meanders between the existing mature landscape, including a large cedar tree - the focal point of the garden. There are plenty of places to rest, inside and out, and enjoy the natural, changing light and views.

The building uses simple and effective low carbon techniques. The use of materials, such as cross-laminated timber to form the structure, has reduced embodied carbon in the construction process, while lime-based mortar will enable future reuse of the brick cladding.

Passive ventilation, utilising the buildings chimneys, minimises the operational energy needed to heat and cool the centre.

Speaking on behalf of the RIBA Stirling Prize jury, Ellen van Loon, said: “The John Morden Centre is a place of joy and inspiration.

It sensitively and seamlessly integrates medical facilities and social spaces, delivering a bold and hopeful model for the design of health and care centres for the elderly. Creating an environment that lifts the spirits and fosters community is evident at every turn and in every detail.

The RIBA Stirling Prize 2023 jury was chaired by Ellen van Loon, Partner at OMA, with: Niall McLaughlin, Founder and Principal at Niall McLaughlin Architects and winner of the 2022 RIBA Stirling Prize; Armstrong Yakubu, Senior Partner at Foster + Partners; Mona Chalabi, journalist and writer; and Marek Suchocki, Head of Industry Associations Strategy at Autodesk, sponsor of the 2023 RIBA Stirling Prize.

Schöck thermal breaks and new dowels for major Swansea office development A major new high-tech office development in Swansea city centre is fast taking shape.

T

he five-storey building, known as 71/72 Kingsway, is a carbon-zero development with two underground levels. It is part of a major transformation of the area and will provide 114,000 square feet of flexible coworking and networking office opportunities for 600 jobs in the innovative tech, digital and creative sector businesses.

The offices will feature state-of-the-art digital connectivity and integration with smart city technology, conference and meeting facilities.

Balconies, a green rooftop terrace and atriums are also incorporated.

The building detail required thermal insulation of the highest standard, along with high-performance expansion joints. With its comprehensive range of structural thermal breaks and the new Stacon dowel product, Schöck was ideally placed to meet the necessary requirements.

There were technical challenges though The main issue was the retaining wall in the basement and ground floor area, which put axial pressure onto the structural Isokorb thermal break elements. As a result, it was necessary to calculate both the compression from this force and the moment resistance based on the residual capacity of the in-situ thermal breaks.

At the second and third floors, the placement of the column grid was unconventional and converse to the usual external-to-internal arrangement.

So the elements were in effect installed in the opposite direction to what would normally be anticipated. To combat any effects of thermal bridging throughout the RC construction, namely heat loss, damp and mould formation, a variety of Isokorb thermal break types were incorporated.

Those most extensively used though are the T type K and the XT type K. Both are load-bearing thermal break elements for concrete cantilevered balcony construction, transferring moments and shear forces. They have 80mm and 120mm insulation thickness respectively.

New Stacon dowels used for the first time There were a number of large beam forces to transfer on the upper levels and the newly launched Schöck Stacon dowels were used for the first time in the UK. This new dowel, the type SLD, is really compact and as the anchoring bodies have been reduced in size,

it has the advantage of enabling higher loads to be installed in thinner slabs and walls, optimising on-site reinforcement.

Stacon has been awarded UK Technical Assessment (UKTA) along with fire protection classification R 120. It is fully supported with Scalix design software too, the first web-based application for the design of shear dowels.

A dependable and fully compliant product range The Schöck Isokorb range of structural thermal break solutions is the largest in Europe and in the UK helps projects meet full compliance with the necessary Building Regulations.

In addition to the Isokorb type used on this project, there are also solutions for concreteto-steel, steel-to-steel, renovation projects – and even a maintenance free alternative to wrapped parapets. All products have the security of independent BBA Certification, which provides NHBC approval.

Levelling Up and Regeneration Bill doesn’t go far enough

The Levelling Up and Regeneration Bill has become law, however, 61% of housebuilders believe that the 534page bill, which will underpin the government’s levelling up agenda, needs to go further to enable them to reach housing targets.

n fact, two thirds (66%) of housebuilders had supported the government’s initial plan to scrap nutrient neutrality laws and 75% said that the amendment would have been a ‘major win’ for the industry. AkzoNobel pilots a new sustainable packaging solution In an era where waste reduction and sustainability are increasingly prioritised by customers and contractors alike, new and innovative solutions are required. Recognising this, AkzoNobel is piloting bulk packaging to limit the number of paint cans used for larger projects and reduce subsequent waste.

ommercial painting and decorating contractor (and Dulux Connect member) A.C. Beck & Son has been trialling the new packaging solution for its work at The Morello Apartments in Croydon.

The team were called in by principal contractor, Sir Robert McAlpine, to decorate 456 new build apartments, spread over three tower blocks. The team started the programme of works in August 2022 and are due to complete by the end of 2023.

With waste reduction targets becoming increasingly common across the industry, AkzoNobel recognised the need to find a more sustainable alternative. It is currently trialling bulk 170L reusable containers to provide customers with the paint they need in more sustainable packaging.

A selection of Dulux Trade paints including Dulux Trade Fast Matt in White and Dulux Trade Supermatt in White and Almond White – are now available in the large format reusable containers. These are ideal for large new or retrofit projects spanning a wide range of sectors, including housing, education, healthcare and commercial premises.

Duncan Lochhead, Commercial Sustainability Manager at Dulux Decorator Centre, commented: “The sustainability benefits of using the bulk containers improves the more they are used. If they are used twice or more, the bulk units become a more sustainable packing solution than the 10L packs. Each container is cleaned and refilled, so no packaging goes to waste.”

Product in practice: The Morello Apartments Speaking on the company’s work at The Morello Apartments in Croydon, Luke Beck, Director at A.C. Beck & Son, said: “We specified Dulux Trade Fast Matt for several reasons - but its ability to be supplied in bulk was a significant draw. The project is working to the BREEAM sustainable buildings framework, and selecting Dulux Trade as our paint manufacturer for the project was key to supporting us with meeting sustainability targets.”

Luke added: “It has been a seamless transition over to bulk packaging. We’ve had a lot of good feedback from the team regarding the larger containers; they find them easy to use and have effortlessly adapted to the slightly new way of working.”

DELABIE’s Direct Flush System – a fresh approach to washroom hygiene Toilets are a source of harmful germs. The cistern poses a hygiene risk because water is stored at ambient temperatures in the presence of oxygen - ideal conditions for bacterial development. These bacteria are released in an aerosol plume during flushing, but they can also spread back through the pipes and colonise the system.

D

irect flush connects directly to the water supply and a self-closing valve discharges a pre-determined flush volume without having to store water. By employing system pressure, there is no stagnation, scale deposition or build-up of impurities upstream of the flush mechanism.

Direct flush improves hygiene Water Supply Regulations require the pan content to be cleared effectively with a single flush. Gravity-fed cistern-flush mechanisms may not have sufficient dynamic pressure to ensure an effective rinse with a single flush.

Direct flush systems are more hygienic and save water. The mechanism harnesses the system’s dynamic pressure and there is no refill time, so the flush is instantly available.

DELABIE’s direct flush with dual flush is preset to 3L/6L and can be adjusted to 2/4L for ecological or smaller children’s WC pans.

This also prevents unhygienic splashing and removes the risk of slipping on wet floors.

Intelligent rinsing For optimum hygiene, DELABIE’s TEMPOMATIC Dual Control direct flush valve activates via a push-button or automatically if the user forgets.

An intelligent rinsing system identifies the duration of use and flushes accordingly.

There are 3 programme options, including an ecological setting for maximum accreditation with environmental schemes. This guarantees that the bowl is always rinsed, and a hygienic duty flush every 12 or 24 hours prevents stagnation in the pipework. Furthermore, no manual contact is required, so the toilet is accessible to any user, regardless of age or mobility level.

Fit-for-purpose Cistern-flush mechanisms are not suitable for intensive use. Heavy-handed users can easily break their fragile mechanisms or cause deliberate flooding. Scale build-up in the cistern can compromise the seal, resulting in leaks which often go undetected.

Waterwise estimate that a leaking toilet can waste up to 400 litres per day. Even if leaks are detected rapidly, maintaining large numbers of toilets is time consuming.

Mechanisms can be difficult to access and parts wear out quickly with intensive use, requiring frequent repairs.

TEMPOMATIC Dual Control’s mechanism, designed for public washrooms, is more robust.

The actuator plate withstands high levels of demand and the solenoid valve’s lifespan extends beyond 350,000 cycles. An antiblocking system means the valve cannot be activated inadvertently or blocked to flush continuously - the flush takes place once the button is released. Thanks to the pushbutton, the flush still activates even if the power fails.

Vista Engineering Ltd has launched a new double drip design for its Type 4 housing tie, the VE4-275.

In addition to working in situations where there is no drip in the clear cavity the new Vista VE4 can be used in standard cavities.

The new shape is designed to address applications where there is no drip in the clear cavity. Historically this would have required a specific offset drip tie which, if installed the wrong way round, would mean the wall still has no drip in the clear cavity.

The new VE4 has been created in such a way so that it can still be installed either way round without diminishing performance and ensuring it cannot be installed incorrectly.

The new VE4-275 wall tie conforms to PD6697 as a Type 4 tie suitable for party walls at 126 to 150mm cavities.

Algeco achieved Spec21 by working with DfE recognised consultants, all of which are specialist in their chosen fields of architecture, M&E, financials and sustainability. Demand for purpose-built student accommodation set to rise Purpose-built student accommodation is in high demand as the start of new College and University terms highlights the need for more housing for students. As it is, Glenigan data highlights numerous construction work opportunities on PBSA schemes of widely varying sizes where work is set to get underway in the months ahead.

ecent research from Savills has highlighted the scale of the housing shortage in the sector and the improving prospects for purpose-built student accommodation (PBSA).

It points to UCAS application figures suggesting the number of first-year undergraduates will rise from 618,000 in 2022/23 to 622,000 in the current year, 2023/24. With growth set to continue, UCAS is projecting the number of new university applications could reach 1 million by 2030.

With fewer large properties available from private landlords, students are increasingly looking to PBSA. Occupancy levels are at record highs which should support rental growth in the sector and drive strong investment returns over coming years.

The sharp rise in building costs has put pressure on many new PSBA schemes in recent years. But with tender price inflation forecast to fall back to 2–3% pa this year and next, Savills says this ‘may bring some confidence and increased viability back to the development of new PBSA stock.’ This, in turn, bodes well for new construction contracts in the sector.

Projects to house growing student numbers in big cities have particular momentum.

In Manchester, for example, detailed plans were approved this summer for a 14-storey PBSA scheme at The River Medlock site in the city’s Cambridge Street which will also involve a food hall on the ground floor.

Some enterprising renovation schemes are also being undertaken to create new accommodation for students. The project is at the pretender stage with work due to start next spring (Project ID: 23066384).

The strong demand for student housing in London is inevitably a spur to schemes in the sector in the capital. Plans have been unveiled and a public consultation is underway on a £27.3 million project to convert a property, Chatelain House in Southwark, into student accommodation and apartments.

Prestley Wood Academy will cater for 150 pupils aged between 3-19 years. The school will form part of the Alconbury Weald Education Campus that will see the addition of a new Secondary School in future phases.

The design of the school has been determined through extensive engagement with Cambridgeshire County Council and Horizons Education Trust, to provide a facility which responds to the Council’s Nearly Zero Energy Building (NZEB) policy, the four key design drivers and the Trust’s vision for the school as depicted below.

The school builds on the success of the Trust’s Spring Common Academy in Huntingdon and the Trust’s aspiration to provide a welcoming environment where pupils can flourish both academically and in their personal development; to leave school as self-confident young people, ready to take on the many challenges that they may face in the wider world.

The self-adhesive design is perfectly suited to offsite manufacture, easy and quick to apply.

Installing Wraptite at a low level in the factory enables the membrane to be easily applied and avoids the risks of working at height.

Utilising Seismic technology for the Northampton school modules will deliver important benefits.

Timber frame insulated wall panels from Taylor Lane have been used in the construction of a new purpose built 2,500m2 ‘living lab’ for the New Model Institute for Technology and Engineering (NMITE), designed to educate Centre of Advanced Timber Technology (CATT) students.

aylor Lane was selected by NMITE for the new site on Skylon Park in Hereford.

The building itself demonstrates advanced timber technologies and is acting as an exemplar in a region aspiring to net zero carbon targets. As the appointed timber frame supplier Taylor Lane was tasked with demonstrating this modern method of construction in the hybrid structure.

Taylor Lane used a selection of non-standard materials specified by NMITE to construct 20 panels. These range from 250 to 2400mm wide, and 4100mm high.

The insulated panels were installed over two phases; a 53Lm run and another spanning 33Lm. This was particularly challenging as Paul Harris, contracts director for Taylor Lane Timber Frame explains: “The glulam structure including the roof element, and Cross-laminated Timber (CLT) frame were already in position which meant that we had to crane the panels in and around an already constructed structural frame. This was tricky and took careful consideration in devising a suitable method of work and appropriate access equipment.”

The panels sit on a glulam soleplate. Taylor Lane used 240mm I-joists rather than solid timber floor joists to avoid cold bridging and maximise thermal performance. Each panel is fully filled with 240mm Knauf Insulation OmniFit 35 slab, a glass mineral wool slab that provides excellent fire, thermal and acoustic performance.

Nine mm OSB is fixed to the front face of all 20 panels. For educational purposes, 11mm OSB is used on the inside face of the panels fitted in phase one, and 11mm flame retardant (FR) OSB for the remaining panels installed in phase two.

Some panels are attached to the CLT frame and others to steel which enables Taylor Lane to showcase a variety of fixing methods.

Paul continues: “We were mindful of the fixing positions as some of the construction components are left visible for the CATT students to observe. We also concentrated on the panel’s aesthetics, such as ensuring the breather membrane [A. Proctor Facadeshield UV] wasn’t damaged during construction, for example.

To allow for the right components to be visible in the right locations, Taylor Lane had to work within very tight tolerances.

“The panels sit in front of the glulam, clipped to brackets. Obviously, this required precision spacing, slightly out and it would impact the whole run, hindering the observation panels and exterior cedar wood cladding,” concludes, Paul.

Taylor Lane’s panels were used for one L-shaped section of the building, opposite is another timber construction method. Working to the client’s tight timescale, Taylor Lane completed a phased installation, erecting the panels in around six days in total.

NMITE is home to the Centre for Advanced Timber Technology (CATT) with a strategic mission set by industry to “stimulate collaboration across the industry together with showing a wider audience how rewarding a career in timber can be.”

New data reveals misconceptions over timber windows and doors British Woodworking Federation expert explores the main myths over timber and why we should rethink how it can be used in the home.

survey of 1,500 UK homeowners has revealed signs that timber windows and doors are viewed positively by homeowners, but that there are misunderstandings over how they perform, their overall cost and how they are maintained.

Helen Hewitt, Chief Executive of the BWF, said: “With the cost of living and energy crisis ongoing, it comes as no surprise that cost and energy efficiency are the primary concerns for homeowners when selecting windows for their property.

Despite these positive perceptions, research also revealed a number of misconceptions over timber windows as compared to alternatives. Fewer than half (40%) believed timber windows offer high energy efficiency performance, and more than half (57%)

Almost two thirds (70%) believed timber windows have a shorter lifespan and will need more frequent replacement than alternatives.

“But there are still some outdated assumptions over timber windows’ energy efficiency performance.

“It’s really important that homeowners have the full range of information available to them to help them make informed choices.”

Large retrofit completed Boon Edam has completed a landmark project at One Canada Square, one of London’s most iconic buildings.

As part of an ongoing lobby refurbishment, Canary Wharf Management opted to modernise the building’s original revolving doors to increase performance and improve the overall experience for tenants and visitors.

The refurbishment included retrofitting nine hydraulic-assisted revolving doors, which were installed in the late 1980s, with a more advanced and efficient system.

Boon Edam’s solution was multifaceted and required careful planning and coordination.

address the challenges of being ready for the FHS. This is especially important as no respondents to REHAU’s survey were aware of a window system capable of meeting the 0.85 W/m2K U-value standard required under the upcoming legislation, with 65% saying ‘no’ and 35% saying they were ‘unsure’.

The entry experts worked closely with Canary Wharf Management and the various subcontractors to create a detailed programme and coordinate logistics to ensure that all aspects of the project were completed seamlessly and that each installation went smoothly.

To upgrade the operation of the doors, the team needed to install a new drive and control box. Typically, the drive and control are installed beneath the door; however, it was not possible at One Canada Square due to the high-quality and expensive marble flooring that runs throughout the lobby.

Instead, Boon Edam designed a canopy extension to provide the space required for the upgrade. This allowed each door to be retrofitted to fully automatic operation. The additional space also allowed Boon Edam to install Instant Lockdown to enhance security and enable building management to quickly and easily secure the revolving doors at the push of a button.

With up to 10,000 people entering the lobby each day, all upgrades needed to comply with the latest British Safety Standards. As a result, Boon Edam installed new state-of-the-art features, including sensors, buffers, and emergency stop buttons, to comply with EN 16005 and to improve safety and accessibility for building occupants and visitors.

Preparing for the FHS With less than 18 months from full implementation, more than two-thirds of decision makers in the housing market are not prepared for the Future Homes Standard (FHS), according to a new survey by REHAU. In its latest market readiness report, Future Homes Standard: Preparing UK Housing for 2025, leading polymer window profiles manufacturer REHAU has revealed just over half of respondents are ‘somewhat prepared’ against the FHS timeframe.

Compliance with the Future Homes Standard is mandatory from 2025. However, REHAU’s survey of 200 decision makers for building products in local authorities, housing associations social housing and housebuilding also found that 79% said it was going to be ‘somewhat challenging’ or ‘very challenging’ to meet the FHS timeline.

To help housing providers, REHAU is committed to raising awareness about how PVCu door and window frames can help

Martin Hitchin, CEO at REHAU UK, comments: “Reaching a point where all new homes produce between 75%-80% less carbon emissions than previous standards is a huge challenge, though clearly necessary if the UK is to have any chance of achieving net zero by 2050 – a target that is now legally binding. To date, discussion has understandably been dominated by the new build market, but there’s a need for the housing industry to consider how existing properties can be improved.

There is a huge amount of legacy building stock that will remain occupied for the foreseeable future, especially by social housing providers. The feasibility of net zero rests in part on addressing the retrofit challenge.

On top of the shortening timescales, the report also shows that there is an overriding lack of awareness in the market. No one knew of a window system offering a FHS U-value of 0.85 W/m²K. However, these U-values can be achieved with the right design and specification.

Bringing natural light from above to the building within a ruin The Rooflight Co have supported Ann Nisbet Studio to demonstrate how the concept of both new and old can sit harmoniously side by side in the RIBA and RIAS award-winning Cuddymoss residential project.

T

he original building sits high in the Ayrshire Moorlands and consisted of only four external stone walls, a concrete slab, two brick walls for separating cattle and a single internal stone wall. The roof had collapsed in several years before and the interior was full of debris.

Extensive measurement and research enabled the architect’s team to create a visual evolution of the building dating back to the early 1800’s. This gave rise to the concept of an ‘intervention within the ruin’ where a timber framed building would be inserted into the existing stone structure. In this way, the windows would be set back, creating deep reveals, that visually encompass two entities – the new and the old.

Perpendicular to the existing structure and connected by a minimalistic, glass link is a new building, clad in timber, creating additional living space.To minimise the need to create new openings in the original stone walls the architect’s designs incorporated rooflights in the newly constructed roofs, for natural light and ventilation. Using both The Rooflight Co’s iconic Original Conservation Rooflight and the frameless, minimalism of their contemporary Neo® Rooflight, the architect extends the concept of old and new in the design.

The minimalistic design of Cuddymoss reveals the deliberate care and clarity with which the original vision has been executed. The expert execution of the fabric-first approach has resulted in triple glazed windows and thermally efficient rooflights to balance warmth and ventilation throughout the property. The outcome is a tranquil private residence with a connection to the encircling expanse of nature.

Renson UK contributes to the redevelopment of iconic Perfume Factory Renson UK has supplied its market leading systems to the infamous Perfume Factory in London, contributing to an overall redevelopment project designed by leading UK architecture and interior design firm Carey Jones Chapman Tolcher and managed by Ardmore Construction.

I

n the the redevelopment at the site of the former Elizabeth Arden Perfume Factory it was critical to Carey Jones Chapman Tolcher that all parties involved in the project had experience in the construction of highrise developments.

With 50 years of experience in designing, developing and manufacturing highperformance ventilation products, Renson UK was the perfect candidate for the supply of louvres.

For this project, Renson UK supplied its 414 glazed in louvres, which are made from extruded aluminium sections and stainless steel 304 insect screen.

414 louvres have a blade pitch of 33.3mm and can accommodate most glazing thicknesses. They also have a nominal free area of 50%, and are weather and aerodynamically tested to EN 13030, having achieved a class A weathering classification.

Fieger assists in transformation of former jail As part of plans by St Cross Homes to convert the Grade II listed Old Gaol in Portsmouth for residential purposes, Building Regulations requirements meant that provision had to be made to ensure compliance with the latest safety standards.

Working in close co-operation with Acorn Architectural Aluminium on the design approach, FIEGER supplied FLW 32_25 SmoTec louvre vents to provide emergency smoke release at the end of each corridor of the new build blocks. A total of 24 louvre vents were supplied, each comprising 32mm double-glazed louvre blades, using toughened heat-soak tested glass outside and laminated inside.

urrently in the process of refreshing its CPDs for the projects market, Häfele’s modules on ‘Defining Electronic Access Controls’ and ‘Specifying Door Ironmongery’ are now available for delivery.

The ‘Defining Electronic Access Controls’ CPD explores the history of access control systems, the elements that make up modern-day systems and how to correctly specify them. Those taking part will also gain a greater understanding of the elements that make up such systems, and the considerations for different applications including hotels, office spaces and high-rise builds.

The ‘Specifying Door Ironmongery’ CPD examines the hardware solutions used to manually operate, lock, close and protect doors on projects, and explores relevant legislation and regulations surrounding door hardware, providing real-world examples of common specification requirements.

University experiences the benefits of Aico’s IoT Technology in student housing Canterbury Christ Church University (CCCU) has recently started upgrading their alarm system to a grade LD1 and implemented the homelink connected home solution to monitor indoor air quality and increase proactive maintenance within their student accommodation.

This data has enabled CCCU to make decisions on any building works that need to be carried out in the properties, to improve ventilation or insulation and work towards their goal of becoming more sustainable.

The installation of the Gateway & Environmental Sensors in CCCU’s student accommodation has proved to tackle more problems than it initially intended.

Insights from the Environmental Sensors have highlighted the key areas that needed addressing in terms of the properties ventilation and insulation.

CCU offers student accommodation at a range of prices to suit the budgets of their students. Their accommodation guarantee means that all students are guaranteed a place in accommodation during their first year.

British Standard BS 5839-6:2019+A1:2020 covers specific recommendations for fire alarm systems in all domestic premises and covers both new-build and existing properties.

The University were looking to upgrade their domestic smoke alarm systems to a Grade LD1 in some of their student housing.

Grade LD1 is a high level of protection and includes alarm coverage in all areas where a fire could start.

The University also wanted to be able to monitor temperature, humidity and Carbon Dioxide, providing actionable insights into condensation, damp & mould risk and indoor air quality to enable the creation of healthier, safer homes.

The solution identified by CCCU to achieve these goals was Aico’s Ei1000G Gateway and Environmental Sensors.

This has led to a cost reduction in call-outs as the University has set up personalised notifications to the relevant departments.

The Installation of the Gateways has created an assigned workflow so that student safety is never compromised or delayed.

By specifying the HomeLINK Connected Home Solution, the University have utilised IoT Technology to enhance student wellbeing and better understand their properties.

Constant monitoring of the alarms via notifications has allowed the University to know immediately if there are maintenance issues like an alarm head removal from the base-plate, low battery, or false activations and address any potential problems immediately.

However, it has also assured the University that all of their alarm systems are working as they should. Thanks to the Gateway, if any event was to arise, multiple people would be alerted, replacing the need for a warden to visit the property.

Canterbury Christ Church University have been able to experience the benefits of using IoT technology in student housing. The University have already put plans in place for a further rollout of HomeLINK devices with the support of their Regional Specification Manager, Brad Wain.

Specifying Safety to the Highest Degree In the wake of the Grenfell Tower Inquiry of 2022, tall buildings continue to provide challenges with regard to fire detection, evacuation, and firefighting.

T

he height and complexity of structures, and the resident mix often found within tall buildings provide a number of challenges and considerations that can have a large impact on evacuation plans, evacuation times and firefighting responses.

While many technologies exist to prevent the development and spread of fire, early detection is paramount to ensure safe exit.

They are also essential to activating fire suppression and extinguishant systems, and voice evacuation systems, to protect lives and property from the first hint of danger, but this requires an integrated approach.

Integrating fire detection and alarm systems into Building Management Systems (BMS), for example, allows for full control of all aspects of safety, from heating and ventilation systems to lift control, fire safety and more. This is key towards ensuring a building protects those housed within it, and the property of which it contains.

A common system imposed to address this is the provision of a Personal Emergency Evacuation Plan (PEEP), a binding contract which sets out tailored support to each individual within a building should a problem arise. Being flexible in approach, and catering to the needs of PEEPs is a modern challenge that building specifiers, and life-critical control system manufacturers, such as Kentec must tend to, with adaptable, bespoke solutions being the end result.

the desired slim sightlines with the added reassurance of being able to accommodate greater structural movement.

Combining an attractive robust aluminium frame with a wider 62mm box, the increased rebate size of Senior’s SF62 system means that it is possible to provide either additional clearance between the section and infill, so that the system is able to allow the glass to move more, or greater edge cover for issues such as guarding. Benefitting from the inherent strength of its aluminium frame, the new SF62 curtain wall system can also support transom loads of up to 750kg and achieve longer glazing spans without the need for additional supporting steel to be used.

These were fixed horizontally using self-drilling screws, which are invisible post-application to ensure that the overall design and aesthetic is not impacted. Installation was a straightforward process, partly due to the lightweight of the system, with each natural slate weighing less than 30kg/m2.

Ball’s new Stopgap 1600 smoothing compound has provided a fast-track solution for raising floor levels as part of the ground-floor refurbishment of a residential property in Kent. F. Ball’s Stopgap 1600 fast-drying, fibre-reinforced smoothing compound was then applied. The product is formulated especially for use over underfloor heating systems and can be applied between 3 - 40mm thick to encapsulate electrical wired or waterfed systems installed over internal subfloors as part of new build or refurbishment projects in both domestic and commercial environments. It is walk-on hard from three hours after application and ready to receive floorcoverings in as little as 12 hours.
