Traditionally one of the slowest real estate activity months of the year here in Valley County, November 2023 stayed more or less in alignment with seasonal norms from previous years. From the charts below, the Residential Market focused on SFH’s, condos, and townhomes in McCall, Donnelly, and Tamarack Resort, which actually saw a decline from 2022. The number of transactions was down 24%, the median sale price was down 13% and the days on the market were up 35%. The vacant lot numbers faired better with the number of sales down 15%, but median sales price up 12% and days on market down 45%. As expected, more resort properties are coming on the market in expectation of a busy winter season. The local inventory of custom homes and condominiums is reaching back to their peak of 2020. Projections for 2024 are positive as many economists expect interest rates to slowly come down, making homeownership more accessible to those in the market to buy. The median list price for all residential properties within the area of our ongoing market analysis is $1,172,500. This continues to demonstrate why homeownership remains a good opportunity for building wealth through real estate.
