An unpredictable interest rate environment has made for an interesting first half of 2019. Despite a slow start to the year, a drastic drop in rates in second quarter has propelled TM to some of the largest volume months on record for May and June. In fact, TM funded over $101 Million in loan volume in May alone!

Tradition Development recently received approval from the City of Chaska for two phases of the Harvest development in Chaska, MN. The Harvest development is located north of County Road 44 and east of Savanna Way, just up the Minnesota River bluff line from downtown Chaska. The eighth addition will consist of 43 single family lots, many with back yards bordering the wooded Minnesota River valley. The ninth addition will add 13 additional single family lots. The Harvest development began in 2013 and has accounted for a total of 290 homes sites being added to the City of Chaska.

HOMES BY TRADITION Homes by Tradition has had a nice increase in activity of custom homes and remodeling over the first and second quarter of 2019. We are working with a number of customers on large acreage properties with demolition of existing structures to build new custom homes in their place. A few amazing lake home projects are underway, which offer high exposure for our brand and showcase distinctive architectural design. The remodeling arm of our business has really picked up as well. ENEBAK CONSTRUCTION WHAT’S GOING ON IN 2019
It was a long winter with cold temperatures and record snowfall, which led to a later start than usual. When spring arrived, it brought record amounts of rainfall, which isn’t a good combination. We continue to work through it by pushing off the mud and working hard in order to keep making progress for our clients. A few jobs we are working on this season are: SPIRIT OF BRANDTJEN FARM - 21ST Lakeville, MN
Tradition Development has a new addition in Spirit of Brandtjen Farm that ECC has started the grading on. Later this summer we will start installing utilities and follow up with the installation of the streets. When this first phase of construction is done, it will make room for around 100 new lots for Robert Thomas Homes to build on.

NE SEWER DISTRICT IMPROVEMENTS Corcoran, MN
ECC continues to work on the trunk sewer project in Corcoran that will provide utilities to Pulte’s Bellwether site. The project is over halfway complete. There have been many challenges on this project, from freezing temperatures and record snowfalls, to a rainy spring and poor soil conditions, but ECC has kept moving forward to complete this project by the city of Corcoran’s deadline. PINNACLE RESERVE AT AVONLEA Lakeville, MN
ECC will also be doing a large grading project in Lakeville just south of Highview Ave and Dodd Blvd. This project is a 266 lot community for DR Horton that started in June. This project includes nearly 700,000 CY of excavation which is one of the largest projects based on quantity that we have worked on since completing the first phase of Avonlea in 2015.
In April, ECC made the move from Northfield up to the Brandtjen Farm Office; joining some of the other Tradition companies in Lakeville. The transition has been smooth and the new office looks great. Stop by and check out our new digs!

ESQUIRE TITLE A RECORD FIRST HALF OF THE YEAR We started out 2019 a little slow, which seemed to be widespread throughout the industry. Rates were slightly hiked, inventory was low and the weather made it difficult for anyone to want to venture out. However, rates dropped, snow melted, people came, and closings multiplied. Compared to the first half of 2018 with 417 closings, we’ve blown past that number and are scheduled to hit 1000 orders for the first half of 2019! A record for our Esquire Title team. Of course we are blessed with our Tradition family that provided lending for 388 refinances and/or purchases and 78 closings for Robert Thomas Homes.

NEW OFFICE LOCATION NOW OPEN!
Our Esquire Title North Oaks office is officially open! We finished the final touches and are up and running. Sandy Falck is the main closer for this new location and has already had her first closing July 1. What a great way to start the second half of 2019!
Now that it’s cabin season, JaNaye in our Aitkin office is experiencing a big increase in orders as well. We’re hopeful that her exposure in the North will generate continued growth throughout the year. With this increase in closings, an amazing staff, and the desire to be the best at what we do, we are now number one (out of over 75 agents) with our underwriter, First American. HopeKids provides ongoing events and activities for families who have a child with a life-threatening medical condition, such as cancer. Each month, they schedule a variety of events for the whole family - from sports games to museum visits - to provide a glimmer of hope in often long and difficult medical journeys. TRADITION PASS IT ON Our Tradition Pass It On initiative continues to gain traction in the Edina community in 2019 and is keeping us busy. We are thrilled to have the opportunity to be part of amazing local events and organizations.

SOUTHDALE CENTER GALLERY We also attended the launch party for the Art of Edina “Seeking Connections” art installation at Southdale Center. This art installation represents the universal human desire to feel connected with other beings throughout our lives. The installation was curated by Edina High School Art Teacher, Dalen Towne, along with Kim Raskin and George Lundgren.
In May, TPIO was honored to provide three scholarships to outstanding Edina High School students. These students are well-rounded individuals that support their local Edina community through volunteerism.
