COMPANY’S HISTORY

FIRST STEPS

Our story is closely linked with the transformation of Negeri Sembilan into a vibrant state. In the early nineties, we were in our earlier iteration as solely a construction company, named Bukit Maju Development Berhad (BMD).

Seri Pajam Development is the main construction contractor for the 6,233-acre development - Bandar Baru Nilai. We undertook the project with great fervour, and as much as we gave, we received back in the form of experience and confidence. Leveraging that, Seri Pajam Development Sdn Bhd on 3 March 1994, and thus began our journey to becoming a full-fledged property developer.

In the eight years that followed, we honed our new skills as a property developer before we launched the first development, Desa Melati 3, at Nilai, followed by Desa Puteri Bahau. These projects, and those thereafter, were all represented under the Seri Pajam Homes brand.

Since then, Seri Pajam Development has continued to grow in leaps and bounds. We have established ourselves as a property developer of innovative, quality products comprising affordable, luxury homes. Furthermore, our construction arm has continued to grow in strength and experience, while we have also established our trading and manufacturing businesses. The synergistic relationship between these complementary core businesses has contributed greatly to the quality and value of our products. The control we have over the quality and supply of our construction materials, on top of skilled project management, affords us cost-savings that are passed on to our customers; it further ensures efficient and timely completion of the homes. We have successfully delivered more than 12,000 homes to satisfied homeowners. As of 2023, our projects have a total combined gross development value (GDV) of RM4.511 billion.

Our varied businesses have also built a diverse and dynamic workforce of over 200 people who are focused on our mission to deliver products and service of the highest standards to our customers.

We may have already cemented our status as a key developer who has shaped the vast population in each of our development areas, yet we have not forgotten that we come from humble beginnings. We continue with the same spirit of experimentation and innovation, and to dream of great buildings and then to build those great dreams. This is our aspiration - to leave an indelible footprint in Malaysia’s real estate history.

Dato’ Hj Noordin has a wealth of experience in the area of road transport, having spent a large part of his career in Malaysia’s Road Transport Department. Dato’ Hj Noordin started his rise through the ranks in 1974, in the Road Transport Departments of Selangor, Johor and then Negeri Sembilan, where he was made the State Director of the Road Transport Department in 1984. From 1993 to 2001, Dato’ Hj Noordin was attached to the Negeri Sembilan Chief Minister’s Office where took up the role of Private Secretary to YAB Menteri Besar Negeri Sembilan. Thereafter, he continued his career as President of Majlis Perbandaran Nilai until 2007.

DATO’ TEN AH MAN DBNS Group Executive Chairman

Dato’ Ten Ah Man founded Bukit Maju Development Berhad and Seri Pajam Development Sdn Bhd and continues to serve as Executive Chairman. He brings a wealth of experience in the property, building and construction businesses, that spans 40 years and counting.

The Nova Loyal Group and its related companies continue to be a force in the industry through Dato’ Ten’s guidance. Under his leadership, the Group has become well-diversified, with business activities in manufacturing and trading of building materials. He also oversees the operations of all the Group’s core business segments and provides valuable mentorship in the company’s IBS system and vertical casting.

MR. TEN WEE SEONG Chief Executive Officer

Ten Wee Seong holds a Degree in Bsc(Hons) Civil Engineering from the University of Malaya. Prior to joining Seri Pajam Development, he spent three years with G&P Structure Sdn Bhd as a Civil & Structure Engineer, during which he was involved in several high-rise construction projects.

As the company’s Project Director, Ten oversees all of the Group’s construction & planning activities. His contribution of inventing the IBS System has successfully reduced on-site welding work, making the sites’ working conditions more conducive to worker and environmental health & safety. Furthermore, he plays a vital role in the planning and implementation of all development concepts and has been instrumental in the company’s success in creating innovative product designs.

MR. TEY SOO LENG Chief Financial Controller

Tey Soo Leng holds a Msc in Accounting & Finance from De Montfort University (UK) and is also a member of the Chartered Fellowship of Certified Accountants (FCCA) and the Malaysian Institute of Accountants (MIA). He joined the Seri Pajam Group (prior to the formation of the Tenahman Group) in 2001 as an Accountant and advanced to the Finance Director position by 2007.

He is responsible for the overall finance, administrative and personnel departments of the company. His responsibilities include reviewing and recommending internal control procedures, final accounts and reports, implementing process improvement systems and performance measurement of business operation systems.

Ten Fui Jean’s earliest role in Seri Pajam Development was as a Senior Marketing Manager and progressively climbed the ladder to General Manager (Marketing) in 2010, and then to her present role. As the Marketing Director, she oversees the Group’s marketing, advertising and event strategies.

Backed by his Diploma in Quantity Surveying from the Federal Institute of Technology, Wong Chow Han quickly became adept at the major aspects of tender and contract documents when he began his career as an Assistant Quantity Surveyor with cost-consulting firm WT Partnership, Singapore. He also gained exposure to numerous large building construction projects in Singapore and Brunei, and now brings his valuable experience to all of Seri Pajam Development related projects and contracts.

Tuan Haji Zainal Abidin has more than 20 years of experience in the construction and design field, which places him on solid ground when he manages all aspects of main and sub contract administration, contract management and also project planning for Seri Pajam Development, as well as his involvement in contract management for Seri Pajam Development’s related companies.

He first gained experience as a Quantity Surveyor in the public and private sectors, before moving on to Project Management. He holds a Degree in Quantity Surveying from the University Technology Malaysian and is a member of MISM and Board of Surveyors.

Prior to this, she cut her teeth in finance, when she acquired a BA(Hons) in Accountancy Studies and Msc in Finance, and worked with a public accounting firm, where she gained valuable experience in accounting, corporate exercise and taxation, as well as financial management matters in various industries such as manufacturing, property development, and trading.

She is also a member of the Association of Chartered Certified Accountants (ACCA).

As the General Manager at Seri Pajam Development, Chong Wai Sheong is responsible for the overall finance, accounts, company taxation, Goods & Services Tax, remove internal control establishment and implementation. Chong joined Bandar Baru Nilai Industrial Sdn Bhd, a sister company of Seri Pajam Development, in 2002 as an Account Executive, and rose through the ranks over the years to his current role.

Oh Swee Bee joined Seri Pajam Development Group in 2003 as an Account Executive and in a short time, was promoted to Assistant Accountant. Oh is also a member of the Association of Chartered Certified Accountants (ACCA) and has nine years of working experience in the accounting field. As the current Group Credit Control Manager of the Group, she is in charge of the Sales Administration Department.

Lee Chi Kien is the Engineer of Seri Pajam Development. He holds a Bachelor Degree of Civil Engineering from the University of Technology Malaysia (UTM). With four years of experience in structural engineering works at a leading local engineering consultancy firm, G&P, he has valuable experience in the designing of residential and commercial structures, and has supervised the construction of concrete and steel structures. He is equipped with skills and technical know-how that are invaluable to the company, and has extensive knowledge of current and sophisticated engineering analysis and design software.

Prior to joining Seri Pajam Development, Chong began his career in Ng & Partners Chartered Accountants. He holds a Bachelor of Commerce in Accounting from Nelson Polytechnic, New Zealand and is also a member of the Chartered Fellowship of Certified Accountants (FCCA) and the Malaysian Institute of Accountants (MIA).

Oh began her career in the Berjaya Golf Resort Bhd as an Account Supervisor in 1999. She left in 2002 to join Bidari Skill Academy Sdn Bhd as an Account Executive.

Yeo graduated from the University of Technology Malaysia with a Bachelor of Engineering (Civil). After four years of structural engineering work with G&P engineering consultancy firms and three years with the YTL Corporation as a Senior Engineer, he brought invaluable, hands-on experience in structural design, advance engineering techniques and construction management to Seri Pajam Development. His in-depth familiarity with the design of residential and commercial buildings, and telecommunication structures contributes to the quality of our buildings and townships.

Holding a Bachelor’s Degree in Media Innovation and Management, Sidney has more than 15 years of experience in the property field. She started her career in property in 2005, when she worked as a Marketing Executive for six years at IOI Properties Berhad. Sidney gained valuable experience in the overall sales, marketing and administrative functions for the Bandar Puchong Jaya and Bandar Puteri Puchong townships. In 2011, she joined SP Setia Berhad as a Senior Sales and Marketing Executive and was responsible for the Setia Eco Park and Setia Eco Glades townships. As a senior executive, she was also involved in the development of project concepts.

Syafareez Zainuddin joined Seri Pajam Development back in 2010 as Junior Sales Executive. Prior to joining Seri Pajam, he was a Education Recruiter at a renowned college in Nilai, Negeri Sembilan.

She then joined Seri Pajam Development as Assistant Marketing Manager in 2013, and was promoted to Marketing Manager the next year. In 2016, she was given the role of Senior Marketing Manager. She rose to her current position as the Assistant General Manager in 2019.

His consistently high performance within the sales and marketing department led to him being promoted as Senior Sales and Marketing Manager in 2019. In his current role he manages the central region developments, which includes Nada Bidara, Nada Alam, D’Mayang Sari and Tiara Heights.

Syafareez holds a (his qualification) from Institut Teknologi Pertama. Apart from his strong passion for sales and marketing, Syafareez also enjoys (his secondary strength/ or hobbies).

Lee Jenn Kok joined the company in 2008 as an Accounts Executive, and was then promoted to Assistant Accountant. He is a member of the Association of Chartered Certified Accountants.

In February 2011, he was given the role of Assistant Sales & Marketing Manager, and oversaw the sales and marketing operations of the Nusa Intan project in Senawang until he took the reins as Manager in 2012.

Teo Kim Wah joined Seri Pajam Development in 2011 as a Human Resources and Administration Manager. He oversees recruitment and selection, compensation and benefits, performance management, employee relations, foreign workers management and other such related areas.

Prior to joining the company, Teo worked for Premier Contract Resources, a furniture manufacturer, as a Human Resources and Administration Unit Leader since 1997.

He left in 2008 to joined PK Agro Food Industry as its Human Resources and Administration Manager.

Nur Farhana Binti Zulkifflin joined Seri Pajam Development Sdn Bhd in October 2012 as an Assistant Architect, contributing to project development at the planning stage. In 2017, she established and led the Planning and Development Department, overseeing project planning and driving product development. She holds a Bachelor of Science in Architecture from Universiti Teknologi MARA Shah Alam (2011) and began her career as an Assistant Designer at a design firm.

Inspired by natural and manmade architecture, she enjoys reading fiction and non-fiction in her spare time.

Mandy Chee, now Senior Sales Manager at Seri Pajam Development, initially managed sales and marketing for the Bandar Warisan Puteri project in Seremban. In 2015, she transitioned to head the sales team for the Citra Hill project in Pajam.

She joined the Group in 1995 as an Accounts Clerk, later becoming a Sales Executive at Seri Pajam Development.

Recognized for her performance, she rose to Assistant Sales Manager in 2005 and then to Senior Marketing/Documentation Manager in 2007. Prior to joining, she worked at Syarikat Sin Hock Hin Motor, handling administrative and accounting duties since 1985.

MANUFACTURING We have the facility to manufacture certain building materials internally for increased cost effectiveness, quality control and logistics management, the fundamentals of a successful development project.

As costs of building materials began escalating - and continues to do so - our Group’s manufacturing arm developed a system of manufacturing precast elements at minimal capital outlay. Our manufacturing experts have designed IBS precast panels, from the foundation to the roof structures. Standardisation of sizes and maximum repetition during the manufacturing of the precast elements make the process more efficient and overall more economical; additionally, workers can be trained to attain high level of skills in a short time. Prefabrication in a factory environment also results in minimisation of wastage during construction work as well as minimisation of on-site wet works, which in turn give us better control over the quality of construction material, workmanship, site environment and costs.

Due to the smooth integration of resources and streamlined communication within the Group, the logistics aspect of our development projects is also able to progress smoothly.

Checked and approved by the Construction Industry Development Board (CIDB) Malaysia, the system was first implemented in the Desa Melati 3 project and has been successful for the Group’s construction processes by: • Reducing construction cost • Providing better quality control • Reducing labour with machinery • Improving efficiency as construction period is improved by 40% compared to conventional methods

What once was a forest with only one small road is now a 5-Star awardee for Best Residential Landscape Architecture (Malaysia), awarded by the International Property Awards, UK at its Asia Pacific Property Awards 2014/2015. Receiving the award for Nada Alam, 10 years after venturing into the property development industry, is a testimony of Seri Pajam Development’s perseverance and determination to continuously do better; the award was not the goal, but it recognises our achievement of building substantial value for our investors.

Nada Alam is built on the concept of ‘green living’, blending nature and structure seamlessly. With this concept, we aimed to reduce the impact of earthworks and we knew this had to be undertaken right from the start. Sustainably manufactured products and materials were chosen, followed by a landscaping policy to stimulate biodiversity within Nada Alam, benefitting residents, plants, animals and the environment. The 13-acre Green Zone is a dedicated butterfly and bird sanctuary; in this green haven, aquatic plants have been introduced to the pond to encourage breeding and also provide birds with another food source.

The safety of residents and visitors of Nada Alam is safeguarded with a 3-tier security system and secondary safety protocols. Architecturally designed to have no blind spots, along with CCTV surveillance installed at strategic points across the grounds of the development, residents live here with a peace of mind. Access and exit from the development are limited to one entry point and via access card only. The main, bi-directional road encircles the development, around Phases 1 to 5, so that vehicular and pedestrian traffic in the property can be easily monitored. On top of that, each unit is protected with anti-climb perimeter fencing and concrete fencing to prevent intrusion. Guards are trained to be alert to unusual situations and are equipped with electric bikes to swiftly cover the grounds while on their round-the-clock patrol.

Building features: We designed homes with elements and features that are ideal for the tropical climate, as well as seamless integration with the surroundings. To achieve this, a cross ventilation system is incorporated into the houses to cool the air naturally, thus reducing energy footprint and cost.

Greenery: Driving towards Negeri Sembilan, drivers are greeted with greenery from every direction, and it is the same soothing sight of nature that welcomes Nada Alam’s residents home. We worked our development plan around nature and conceived five concept parks to refresh and rejuvenate the community.

Choice investment: Negeri Sembilan, particularly the Nilai area, is rapidly rising as the place of choice to live or invest in, and Nada Alam stands out with its modernity meets sustainability concept, evident in the houses and the surroundings. Additionally, the residential enclave is located near the town area, where all urban life’s necessities can be found.

Inside the homes, we have integrated safety equipment so that families can be prepared for emergencies, including smoke detector, fire blanket, portable fire extinguisher and portable fire escape ladder.

Perhaps one of the most important safeguards against harm often overlooked is a sense of community; when neighbours recognise and look out for one another, residents are alert to potential dangers and can take immediate action. A hug always gives us a warm fuzzy feeling, especially if it comes from someone that truly cares. To emulate that feeling, one of our recent birthday cards came with an adorable ‘little hugger’ that can be used to hold up a mobile phone safely. Safe to say that reading birthday wishes on mobile phones were made easy with the little hugger!

A passport is a perfect reminder to follow one’s dreams. Our customers received this passport shaped birthday card that encourages them to write down their goals and work towards achieving them.

During the pandemic, everyone was urged to wear a face mask to protect each other. But wearing and removing a mask safely can be difficult when you don't have a place to store it properly. To show that we care, we sent our customers who are celebrating their birthdays a mask strap as a gift. The strap also came with alphabets that the recipient could use to spell their name. A Visit to

RUMAH NUR HIKMAH In conjunction with the ‘Knowledge Castle’ programmes, we collected books for children of Rumah Nur Hikmah, a centre providing shelter, education and recreational programmes for orphans and single mothers.

We believe in the importance of knowledge and hope to cultivate a love for reading among the young. The books collected were housed in a mini library at the centre, allowing the children to have easy access to a healthy pastime. Monetary contributions were also collected for the purchase of schoolbags, stationeries and daily necessities.

“KNOWLEDGE CASTLE” Education is a right.

Affirming that education is a fundamental right, our commitment transcends rhetoric to actionable initiatives.

A key endeavor involves distributing free schoolbags and stationery to students in selected schools, witnessing the immediate impact as students express gratitude and incorporate these materials into their learning. As of 2023, our dedication has benefited over 5000 students across 30 schools, including the donation of 600 pairs of shoes for comfort and safety. Our literacy-focused efforts extend to contributing over 20,000 storybooks to school libraries, fostering a conducive learning environment.

These milestones underscore the transformative impact of sustained commitment to education as a basic right. By providing material support, we aim to inspire appreciation for educational pportunities and empower students to navigate challenges, pursue their educational journeys, and contribute positively to their communities and beyond.

"Knowledge Castle" initiated in 2011 remains an ongoing and continuous endeavor.

Festival of

HAPPILY EVER AFTER The highly anticipated event of 2012 was the festival to end the year on a high and look forward to the future.

A 5-kilometre jogathon was held, and it was done a little differently. To promote literacy, Seri Pajam Development pledged to make a donation to the school in proportion to the number of participants in the jogathon. It was heartening to see hundreds of people turning up to jog in support of literacy.

On that day, Duke Dracula appeared and instead of scaring everyone away, he was there to encourage people to donate blood, while Fairy Godmothers (nurses) provided free health checks and consultation.

Fair-style games took place at the Medieval Park, which also had a photo booth and a bouncy castle for the little ones. Then, it was time for some anime glamour as cosplayers grabbed the attention of the crowd with their elaborate costumes and impersonations of anime characters. We also unearthed talents with b-boy dancing and singing performances.

By the end of the day, everyone was all smiles and the satisfaction derived was indescribable – we had successfully engaged the community and strengthened bonds through a holistic way, combining health, charity and hobbies.

A Visit to

PERSATUAN KEBAJIKAN KANAK-KANAK RHEMA Our mission to kickstart a learning journey for the young continued with the children at Rhema. We provided them with storybooks and spent time reading with them, and, hopefully, helped cultivate their interest in reading and the continuous thirst for learning. We also treated the children to lunch and games.

On top of that, we provided daily consumables, like milk, other nutritional beverages, rice, hygiene products, etc.

Ride Today for the

LEADERS OF TOMORROW Seri Pajam Fun Ride was held alongside the 'Knowledge Castle' endeavour and participants were asked to collect reading materials as their ‘entry ticket’ to the fun ride that spanned 31 kilometres. After 2013’s successful edition, we organised another one in 2014 with the same modus operandi of books in exchange for participation ticket or a RM30 donation. Both rides attracted hundreds of riders in high spirits eager to get on their bicycles to sweat for a cause.

DISCOVER NATURE at Nada Alam In this exclusive sneak preview, guests were invited to witness the future of environmentally conscious homes in Nada Alam, showcasing how Seri Pajam Development fuses today’s lifestyle with nature. The day included a tour with our experts, who explained the design of the houses in detail and gave an overview of the sustainable approach we took for this development.

CHINESE NEW YEAR The year of the Goat (2015) was welcomed with much excitement in the air. Nada Alam’s Sales Gallery played host to visitors from all walks of life. They sang, cheered and clapped along to traditional dances, a mini concert, magic shows and not forgetting the majestic Lion Dance performance. The young ones got to explore their creative side with sand art and more cheer was in store for those who took home fantastic prizes from the Lucky Draw.

HARI RAYA ‘13 states; 13 gastronomic delights’ was the highlight of our 2015 Hari Raya Open House.

Visitors ‘travelled’ across the country with each bite, while being entertained by traditional dance performances, including the Malay cultural dances of Inang Ghenek, Piring Lambung, Wau Bulan, Seweng and Joget; the Chinese Fan dance; the Pala-Pala of the Indian heritage, and the sounds of Borneo in a musical medley. It was truly a day that celebrated Malaysia’s unique diversity.

We revisited traditional games such as five stones, congkak, guli, palm leaf grasshopper, gasing and tajog, much to the joyous reminiscence for adults and discovery for the young.

Laughter filled the air as children ran around taking pictures with cartoon characters whilst adults took a moment to let their hair down at the photobooth, with funky and colourful props.

Embracing the Challenge of Life

ADVENTURE RUN The ‘Seri Pajam Adventure Run – Embracing the Challenge of Life’ held at Nusa Intan, Senawang saw 442 excited participants taking up the challenge of running through obstacles, set in an environment that is wonderfully strange for them – against a backdrop of nature, enveloped in fresh air and the view of all things green - compared to running in the city.

The 8-kilometre run incorporated obstacles such as Terrible Tyre, Spider Web, Commando Crawl, Paint bucket challenge, Mountain Climb, Tunnel of Doom, Mud Pits, Water Crossing, Balance Beam, Concrete Hurdles and Rope Down.

Aside from promoting a healthy lifestyle, it was a fun race organised with the aim of bringing family and friends together to exercise and foster teamwork. Runners received a finisher medal, New Balance running tee, a goodie bag, as well as a chance to win the Lucky Draw and to capture the memory of that day at the photo booth.

GOTONG ROYONG at Nusa Intan Over 300 participants, including members of the Majlis Perbadanan Nilai, Seri Pajam Development staff, and Taman Nusa Intan residents, joined forces on July 27, 2019, for a communal clean-up organized by Seri Pajam Development.
