If charitable giving is an idea you’ve toyed with, or a practice you’ve engaged in only now and again, here are a few ways to make it a foundational element of your business and a win-win for all.
Find causes that speak to you. Donating funds or resources can feel anonymous if you’re divorced from the organization you’re working with. While national and international charitable organizations are certainly effective and worthwhile, you might consider partnering with local chapters of those organizations, or identifying hyper-local organizations that address need in your state, county, town, or even your own neighborhood. The first step to establishing a charitable relationship is to find a cause that you genuinely care about. For many, animal rescue is a tangible cause where resources and volunteership are always welcome. For others, children’s health and advocacy is a calling. Regardless Top Agent Magazine
of your personal passion, participation can be big or small. From sponsoring a local youth sports league to partnering with an area animal shelter for their annual spay-athon event—there are all sorts of ways to make a difference.
Unite your team for the common good. One way to make charitable giving a staple is to do it in arm and arm with others. Supporting a local cause is a great way to bring your team together in a unifying capacity. Hosting coat drives in winter, blanket drives for local animal shelters, or backpack drives for needy students at the start of the new school year— all are straightforward and highly useful, direct ways to give to your community as a team. It’s also important to set collective goals as a way of keeping people motivated and accountable over time. Offices are productive, but often hectic spaces. Injecting a collective goal with a positive, tangible result can create an ambiance of goodwill and generosity—both of which are worthwhile attributes to cultivate as

the leader of your team. Lastly, consider timely giving as a way of connecting your team to their community. Natural disasters, local fundraising drives, and improvement funds are all direct ways your team can contribute, while they themselves reap the benefit in the community.

You’ve likely heard of charitable donations made in the name of your client as an alternative to the classic closing gift, but there are a few ways you might update this method of giving. For starters, consider including your clients in the selection process. Do they have a special cause that’s close to their hearts? Likewise, you might

consider making regular, consistent giving a part of your routine post-closing. Instead of following up with your yearly poinsettia plant or pumpkin, you might find a cause in their neighborhood or township that you can support in their name. It’s wise to choose something apolitical, but a cause that’s hyperlocal to their area demonstrates unique thoughtfulness. There are plenty of ways in which society as a whole can benefit from charitable causes that build goodwill in the world, support those less fortunate, and bolster a positive future. Alan Caswell — Bringing Creativity, Strategy, and Energy to GTA Real Estate Before real estate, Alan Caswell spent about 10 years bartending, an experience he now realizes was unexpectedly preparing him for this career. Behind the bar, he learned how to talk to people, read personalities, solve problems, and occasionally play therapist. The only difference now, he jokes, is that the drinks are a lot more expensive. After a decade of conversations with strangers until 2 a.m., Alan discovered that many of those same skills translated naturally into sales, service, and relationship-building. Hersh Realty Group hosted an Instagram competition called The Apprentice – Hersh Realty, where 81 Realtors competed in a month-long series of business challenges. Alan came out on top, winning a $10,000 prize and earning a position with one of the top pre-construction brokerages in the Greater Toronto Area. It was not the traditional way into the business, but it is a story he would not trade. Alan works with a small team at Hersh Realty Group and also serves as the listing agent for four major new construction projects on behalf of builders across the GTA. That role has given him experience beyond traditional Top Agent Magazine
resale, from developing pricing and marketing strategies to launching projects and working closely with builders, investors, and end users. He enjoys the balance of fast-paced project sales and the personal relationships that come from working directly with his own clients. When Alan first entered real estate, he did not have a large database or years of referrals, so
he built his business from the ground up. He began marketing other agents’ rental listings on Facebook Marketplace and soon had nearly 550 active rental listings. At one point, he was receiving more than 150 messages a day, which forced him to think creatively about efficiency. By creating a system to pre-screen leads before they reached him, Alan was able to focus his time on serious, qualified tenants and better serve his clients. That experience

These off-market opportunities give his clients access to a wider range of options, including properties that may be priced below comparable resale units and, in some cases, offer rare cash-flow potential in today’s condo market. Alan’s production has grown quickly. In 2024, he completed more than 240 transactions, primarily helping owners lease their condos as two new buildings were taking occupancy. In 2025, he completed 66 transactions and was honored with the BILD Rookie Mid/ Top Agent Magazine
High-Rise Salesperson of the Year Award for the GTA. This year has continued at a strong pace, with more than 50 transactions already completed. Through that growth, Alan has remained focused on creating memorable experiences, whether through unique events, engaging video content, or fresh ways to tell a property’s story. Alan is proud to support Bharat Dance Troupe and has participated in the WWF CN Tower Climb, climbing all 1,776 steps to raise funds for wildlife conservation across Canada.
