6 Habits of Highly Productive Agents In a business that can be constant chaos, you’re constantly on the go and dealing with things as they hit you. It can be difficult to take a second and regroup. But there is a better and smarter way to work. If you take the time to create some better habits, in the end, you may end up being more productive. If you want to make better use of your time, as well as have more focus, here’s some habits that you’re going to want to pick up - all common to top-producing agents.

1. Learn how to prioritize Although it might be your instinct to get some of the boring work out of the way first, things 4

that actually generate income (or are time-sensitive!) should be the first thing you focus on when you start your day.

Lists are your friend! Make a list of things you want to accomplish for the day, the week, and even the month. Always list them in the order of priority. If things get cut off when you run out of time at the end of the day, at least it’ll be the things that are not as important or time sensitive. As with anyone, your time is your most valuable commodity and should be used wisely. When you make your list, you can even schedule tasks as if they were a meeting, giving yourself a little time goal to beat, as Top Agent Magazine

Interruptions make everything take twice as long, especially when you take that text and then decide to check Facebook for a second.

Complete your task, then take ten minutes to respond to all texts and messages before you start up the next thing on your list. You can even schedule those ‘text backs’ into your schedule. A concentrated effort is always more effective than going back and forth between things.

Yes it’s good to socialize and build relationships, but if you have a reason, make sure it isn’t put off until the final moments, when things are wrapping up. Always having a purpose in mind will also help you prioritize your list better.

get out of your comfort zone Yes, you are prioritizing what is most important or urgent to your business, but it’s also important to make an effort to break out 6

of your routine as much as you’re comfortable doing. Trying out new things or taking some time to learn about new and innovative real estate techniques and technology, can have an energizing effect on your business.

Not only might they lead to things that make you more productive, but it keeps you sharp and engaged. And, ultimately keeping yourself at the top of your game is what it’s all about.

As a REALTOR® and animal lover, Barbara not only helps people find their dream homes or farms, but she helps animals find new homes, safety and happiness. Given their love of real estate and their longtime passion for animal welfare, Barbara Claussen and her husband, Tony Walters, often find that their clients are like-minded animal lovers. Barbara first entered real estate after earning her business degree in Germany. She was the first female commercial REALTOR® at the Berlin office of real estate giant, Engel & Voelkers, where she had the company’s highest individual earnings in her second year.

They also put Barbara in charge of the West Berlin office. “This was around the time the wall came down, so when we opened an East Berlin market, I worked both.” A few years later, having completed the Engel & Voelkers’ academy, Barbara was offered an opportunity to choose her path.

Given the relationship between Engel & Voelkers and Sotheby’s at the time, Barbara made a contact in Canada. “In 1996, I went to Nova Scotia, where I first met my husband.” Tony Walters, it turns out, was the Sotheby’s affiliate representing the Province of Nova Scotia. Soon, Claussen Walters Limited was formed and grew into a brokerage with an 18-year presence in Nova Scotia.

“But in 2013, when we visited Tony’s mother in North Carolina, I asked him, ‘Why not move here tomorrow?’”

That’s almost exactly what happened. They moved themselves, 11 horses and donkeys, 5 dogs and 4 cats 1,500 miles from Lunenburg, Nova Scotia to the Foothills of North Carolina.

Before long, Barbara was living out both great passions of her life in what she considers a most beautiful part of the world.

“In Nova Scotia, I had established the Donkey Sanctuary and Hoofbeat, which was for rescuing horses and donkeys.” In North Carolina the animals, she says, were at risk of going for Slaughter to Mexico: “So we’re able to continue our rescue work.” In fact, at any given moment, the couple’s farm is home and sanctuary to numerous horses and donkeys, dogs and cats, and from time to time other furry creatures need of a home.

Now covering Polk County as well as Landrum, SC, the team works with many people buying or selling farm land as well as typical homes. alarm early to give yourself some flexibility —which is sound advice, of course—but consider a few of these additional tweaks to your morning routine that can set a productive tone for your day at large.

Keep Screens Away Until Breakfast Oftentimes, our first instinct upon waking is to check-in on our phones, tablets, or computers, to scope out the latest social media updates and e-mail correspondence. SHERRY CUTRER Sherry Cutrer’s career in real estate began more than ten years ago. At the time, she was in the midst of a successful middle school teaching career, while spearheading her real estate business on the side. When she came to a crossroads, Sherry decided to follow her passion for real estate and make the transition to full-time. Even more impressive than her luxury repertoire, Sherry has managed to amass the majority of her business through referral clientele—a testament to the lasting relationships she cultivates with clients. “When you build a luxury new construction home with someone, you are usually working closely together for a year, and you experience a lot together,” Sherry explains. “I take a concierge-style approach to what I do, and I like to play the role of facilitator to see my clients’ vision realized.”

While Sherry has a creative eye when it comes to design—and, in fact, offers her own services as a stager—she also applies her creativity in problem-solving. “I think ahead to plan for any obstacles that might arise,” Sherry says. With all the moving pieces to manage in a new construction project, Sherry is attuned to detail, organized, and proactive in resolving any transactional

hiccups. “I take a personal approach and use strong communication to facilitate the process.”

When it comes to listing properties, the homes on Sherry’s roster typically range from $400,000 to million-dollar listings. With major dollar value on the line, she approaches every property in its own unique light, finding ways to optimize each respective home for the prospective buyer. “You need to find the wow factor in each house and focus on the details,” she says. From there, she leverages high-quality professional photography, design-forward styling and staging, and open houses to create an immersive picture for those on the house-hunt. “I’m very open-minded, which allows me to think outside the box and be creative,” she says. “I also have a positive outlook and try to make the process seamless and fun along the way.”

To give back, Sherry partners with her developer to contribute to causes supporting conservation and alternative energy systems in developing nations. As a New Orleans native, she also makes it a habit to support causes that build community in the Big Easy. In her free hours beyond the office, Sherry most enjoys spending quality time with loved ones and escaping on her next travel adventure.

Considering the future, Sherry intends to continue on her course specializing in luxury new construction and development, transforming the homeownership dreams of her clients into reality.

Goal Contracts

(A Life Skill from the Old School) A few months ago I spoke at a real estate sales meeting in an office where I’ve spoken and taught seminars for many years. As soon as I was finished, an agent, who had transferred into this office about a year before, standing in the back of the room, graciously offered a glowing testimonial about my seminar he had taken ten years ago. He talked of a number meaningful changes for the better he had experienced in his life since that seminar. Then he took out 20

of his pocket a small number of 3 by 5 cards and held them up like he was holding the Holy Grail. Of all the internal and external techniques he was exposed to in the seminar, these cards (Goal Contracts) were his game changer.

I stopped guessing years ago, which ideas or systems I teach will be best or most appreciated. We all perceive ideas so differently. Generally, feedback I get in coaching sessions is Top Agent Magazine

that the biggest issue for most, who are not fulfilling their own personal promises, is lack of focus, not lack of ability or planning. There are lots of good ideas available to shake a person out of the Limbo they’ve created. Here’s one that has worked for many. If you like the idea, don’t just acknowledge it as a “nice idea.”

VIVIAN WILBORNE How did Vivian Wilborne become one of the most trusted and wellknown realtors in North Carolina?

When Vivian married in 1979, she began using her public relations and marketing experience to help her husband with his construction company. In 1994, she received her real estate license, and launched her career as an agent. Twenty-five years later, she’s still bringing her personal touch to clients throughout North Carolina and to realtor partners in South Carolina. She specializes in Davidson, Forsyth, Randolph, Rowan, and Guilford Counties; and she’s a Top 10% Producer and a “Top 100” Realtor for Allen Tate Realtors in North and South Carolina.

Though most people begin their search for property online, Vivian believes they still appreciate the expertise and trust that comes with personal relationships. “It’s very important to make eye contact and see each other face-to-face,” she says. An impressive 75% of her business comes from repeat and referral clients. What keeps her clients coming back and eager to spread the word about Vivian among their sphere of influence? “I’m extremely honest and straightforward,” she says. She doesn’t believe in sugarcoating anything, and her clients can trust her to tell them the truth in every situation. “I am who I am and if I tell you something, you never have to worry that you’ll have to go back and second guess it.”

The key to being successful is believing in your product; and Vivian knows there is no product more important than a home.

“I absolutely love helping people find a home where they can put down roots and start a family,” she says. When it comes to

getting the word out about listings, Vivian uses a combination of old fashioned methods and new technologies. She advertises listings in The Real Estate Book, as well as the MLS and all the major real estate websites. She also markets listings on the Allen Tate website, which receives constant traffic from interested buyers. When one of her buyers purchases a new home, Vivian pays to have the locks changed to bring peace of mind.

“It’s my hope that when clients lock and unlock that door, they’ll remember who gave them the keys to their new home.”

During a transaction, Vivian develops strong relationships with clients and she stays in touch, reaching out by phone and text, or sending thoughtful cards and emails.

What’s Vivian’s favorite part of the job? “Helping my clients get what they want!” she says. “I’m an excellent negotiator, and I do love to negotiate on behalf of my clients. I want my clients to be happy and to know I’ll help them achieve their dream, the American dream of home ownership.” Her slogan is: “AHOME4U” and that’s what she wants for every one of her clients.

Vivian is actively involved with the Rich Fork Baptist church and sits on several government committees in High Point. In her cherished free time, she loves to spend time with her two grown daughters and their dogs, as well as her husband, and her 86-year old father-in-law who lives with Vivian and her husband. One of Vivian’s favorite things is spending time at the beach. For the future, she plans to stay as active as ever. “When they are lowering me down in the casket, my husband will say, ‘She’s just resting. She’ll get up shortly.’ That’s who I am. I go at full speed!” she says with a smile. She plans to continue doing God’s will and taking things day by day. “I do the best I possibly can every day so that I feel comfortable when I put my head on the pillow at night!”
