Try vs Do

“Do or do not. There is no try.” – Yoda (1977) The day is done. It seems you’ve done a million things. Everything went well. You had loads of energy and you’re stoked. Clients listened to you and acknowledged the clarity and wisdom of your suggestions. Your kids paid attention. Even the dog obeyed. Great feelings!

Dawns a new day... You wake up groggy, you become a magnet for clients’ frustrations, you feel invisible, the dog spits up on the thick white rug, an associate points out a huge stain on your shirt, a selling appointment cancels and it’s not even 10:00 AM. Know what you are? Normal. Look around and you will find a lot of normal. Stuff happens to us all. To some, who seem to attract more stuff than the rest (something to be said about selffulfilling prophecies) the distractions feel overwhelming and continuous.

Some try their best to turn the tide. Trying doesn’t work. Doing does.

Effort is appreciated, but accomplishment creates the lifestyle and is a lot more satisfying.

We use the word often and teach our kids to try hard. Think of what the concept of “trying” implies. We are telling ourselves to make the effort.

But how often do we confuse effort and activity with accomplishment? Is it not our egos protecting ourselves from the perceived agony of failure by saying...you don’t have to do what it takes, just appreciate the effort.

It’s kinda like the controversy raging on today about all kids getting trophies for participating in a competition, even if they came in last place. Maybe rewards for the little ones keep them engaged, but the reality of life for most adults is about accomplishing, not efforting.

Some try their best to turn the tide. One of the surest ways to become a victim is to try.

Trying doesn’t When we commit to trying something and fall short work. Doing oftoadosuccess, we can always claim “ I tried.” Even in failure does. we can claim victory as we achieved what we committed to... I tried! Be careful of the words you use as they become converted into action. As in sports, good effort is appreciated, but the ones who want it more generally prevail. They call it Scoreboard.

The “doer” is the person who takes the bigger risk of making the extra effort. Without the risk to continue and create a victory, you create “normal.” It’s safe but unsatisfying. And worse yet, this settling for the lazy way out develops into whining, excuse making, low energy, irritability and much more. Do what’s right, not what’s easy. The best of your intentions won’t create a better relationship, clean up the planet or make you more money.

Dig deeper than just an amount of money. Money doesn’t motivate.

Figure out what moves you and your focus will become laser-like.

KAMRAN KHOSRAVI When it comes to advising his clients, Kamran Khosravi’s background allows him to wear two hats.

Since 1998, he’s rotated several times between the role of broker and banker. He believes his dual skill set provides a unique opportunity for him to serve his clients well. “I like both worlds,” says Kamran. “Banking, of course, gives you a little bit more freedom on some products and some decision making. But being a broker gives you freedom to shop for more products for your client.”

In order to keep in touch with former clients, Kamran explains that Dara Capital has built an in-house CRM that functions somewhat like Salesforce but is more customized for his business. And in addition to sending out holiday and birthday emails as well as video emails, he notifies clients with pragmatic business information. “If there is an interest rate change, or anything we think they would benefit from, they get a notification from us,” he says.

While Kamran serves his home state of Nevada, Dara Capital also does business in California, Colorado, Florida, and Texas. His future plans include expanding to serve 10 states in the not so distant future. He believes his 22 years of experience and his seasoned team continually attract customers. “I think experienced people know what they’re talking about and I think that’s what we’re giving to them,” he says. “Our motto is this: we’re going to make sure they have a good experience, whether we close their deals or not. They’re just left with a good impression of us.”

As far as supporting the community, Kamran says that Dara Capital has anonymously donated fiscal support to organizations throughout Las Vegas. He’s personally been involved in building an orphanage in Mexico. And although his work keeps him busy, Kamran has a commercial pilot license and has a small plane which he often flies to business meetings. “Flying is my thing,” he says.

What excites Kamran the most about the loan process? “The challenge is getting something that people don’t think can get done and then getting it done,” he says. “What I like about it is that finance is people’s biggest investment in life.

And they’re trusting us with it. And it’s something that, regardless of how many transactions you do, the real estate transaction is always an emotional transaction. So you get to be part of that.”

Kamran believes this approach has led to 60% to 70% of their business coming from repeats and referrals. In addition, Dara Capital has a 80% to 90% closing ratio. “We don’t deny a lot of loans,” says Kamran. “The only reason we happen to be lower is that customers changed their mind

Before you dive in to your e-mails and projects, take twenty minutes and be thoughtful as you assess your daily and weekly to-do

All of these non-QM scenarios that you come across - we can find a product for it.”

For Chris it’s about looking outside of the box. “When another lender says no, we work diligently to find a way to say yes,” he says. “We have earned a reputation of being able to solve problems, and our speed is unprecedented. We can get appraisals in just a few days and we

Helping people extends beyond work hours for Chris.

He and the team he is part of are involved in numerous local charities, including collecting goods for local food banks and participating in cancer walks. He’s also a constant community presence - recently he was at the Arizona Bridal Show giving couples advice about achieving their dreams of homeownership.

When he’s not working Chris and his wife are travellers.

“We got addicted to cruises a few years ago,” he says.

“We go every year and they keep getting longer - this year we’re taking a 16 day cruise!”

Chris had a great year in 2019, doing $30 million in his own production. He’s looking to get even bigger, as is the team he’s a part of. “The Robert Coomer Group is building a name for ourselves here in the Phoenix Valley,” he says. “Our goal is to become a $20 million a month branch, and I’ll tell you what - I think we’re going to get there pretty quickly.”

get unexpectedly drawn down the digital rabbit hole. To save yourself time and virtual burnout, here are a few ways to unplug, recharge, and make the most of your time online and off.

Focus on one digital task at a time.

While multi-tasking may seem like a sound approach to productivity, this method usually results in surface-level progress across a few tasks, rather than reaching the finish line on any.

Instead of opening multiple tabs and trying to do it all at once, hone in on one digital task at a time. Have emails to return? Allocate an hour to work exclusively on this to-do list item. Need to post a new blog entry? Pencil in a dedicated half hour. If you focus on one task a time and exclusively devote your energy and productivity to it for a set period, you’ll make a far bigger dent in your list of duties for the day.

Give yourself a curfew.

In the real estate business, the hours may seem never-ending, but if you don’t want to slow your productivity with fatigue, you’ve got to set some boundaries. Try setting up a digital curfew for yourself and put your phone away after a certain hour. Devote an hour or two before bedtime to time away from your computer and your phone—read a book, prep your lunch for the next day, or try a round of mindful meditation. Carve out space and time to disconnect from your technology and stick to the habit. By morning, you’ll be refreshed and ready to dive back in.

Mute social media notifications and create dedicated check-in times instead.

Instead of taking a reactionary approach to social media—waiting for the dings and pings that lure you back to your screen—try muting some of your social media alerts and instead dedicate three timed windows per day to check-in on your timelines and engagement. If you’re constantly interrupted at unexpected intervals when someone likes a post or leaves a comment, your whole workflow can be derailed. Instead, unchain yourself from the instant gratification of responding to every buzz and beep your phone emits. Systematize your professional social media life and you’ll stay organized and on task.

Keep your inbox organized.

While it may take some time and effort to create a sorting system for your email inbox, it can go a long way to limiting distractions and stress. Create folders and an organizational flow and every communication will have a place and a priority.

That way, when you open up your inbox and have to go digging for old emails or exchanges with past clients, you won’t have to waste time sorting or feel overwhelmed by the clutter. If everything has its place, you’ll have an unobstructed, streamlined canvass to conduct business from.

Digital distractions don’t have to derail your day or sap your productivity. Email, internet, social media—all are tools to be commanded. With the right planning, understanding, and consistent execution, you’ll be able to wield the power of each without the downside of distraction.

She also works with the Universal Foundation and Craig Hospital to provide financial assistance for people suffering from brain injuries. “We will pay their mortgage for them for up to three months while they are in rehab, so they don’t lose their homes.” Her father was in Craig Hospital for three months after an injury, so this program means a lot to her.

BRIAN SACKS It was in 1985 that Brian Sacks decided to transition from working as a real estate agent to a loan officer.

When the regional manager at his office decided to go into the mortgage business, Brian thought he’d join her.

“That’s how I wound up in it,” he says. He fell in love with it instantly and hasn’t looked back since.

TRAVIS SMART Travis Smart was a Rescue Swimmer in the Navy for six years, and he brings those instincts - the desire to help others, to keep people afloat and to guide them to safety - to his new career in the mortgage industry. “I believe in supporting my clients,” he says. “I find out what’s important to them and what’s going to help them.

Not just in terms of getting a mortgage, but what’s the best route for them for their life. There are a lot of ways to get people where they want to be, but for each client I try to find the right path.”

After leaving the Navy Travis had the opportunity to get into the mortgage industry, and he joined a team where he learned the ins and outs. He grew and became more successful, and eventually had the chance to go out on his own as a loan officer. But there was still learning to be done.

Community service is vital to Travis, and there’s one cause close to his heart. He lost his mother suddenly when he was 16. “You feel alone, like nobody understands,” he says. “I had a hard time, and I wasn’t in the best mindset. And so there’s an organization I work with that is a support group for children under the age of 18 who lose a loved one. If I had a group like this I might have been able to process things in a different way, and I want young people to learn the tools that can help them with their emotional wellbeing.”

This past year has been a huge one for Travis, and he’s looking forward to another big year. He has two daughters and a third on the way - probably by the time you read this! - and he’s looking to keep expanding his business so he can keep providing for his family and his team. “This year my goal is to achieve one hundred families helped,” he says. “Two years ago I helped 18 families and last year my team assisted 65 families. But I don’t want to grow at the expense of my clients - I want to keep that personal touch.”

“My first year on my own I was replicating what I saw other successful people doing,” he says. “But it wasn’t working. I wasn’t being myself and I was miserable. Last year I made the conscious decision that if i was going to fail, I was going to fail as my honest self. With that came a freedom that allowed me to focus on what I really care about - helping people. And with that also came success - I was able to quadruple my business and start my team.”

Guild Mortgage is a direct lender and Travis works with all kinds of loans, but he does have some specialties. “I work a lot with first time buyers,” he says. “And being a veteran myself I have the mindset to work with veterans, who are a very different clientele. Being able to empathize and understand where they’re coming from makes all the difference in the world.”

HUNTER ZIER “I grew up around housing development,” Hunter Zier says, reflecting on what brought him to the mortgage industry. His father was a real estate developer, and Hunter always felt that he would go into the business. In college, though, Hunter discovered that he had a unique passion—and talent— for finances.

After graduating in 2017, Hunter moved into the loans industry. “When I started,” he says, “I was just trying to get my name out there.” Hunter spent his first year making inroads with real estate agents.

Over time, he found his niche in the community, and his reputation grew. “Then,” Hunter says, “the agents started coming to me.”

Today, Hunter is a Loan Officer for Heritage Home Loans, where he services clients throughout the Spokane area. He is licensed in Washington and Idaho and has overseen deals in states as far away as Florida. These days, Hunter employs two loan partners, Katie Bannworth and Matt van Wyhe, who help him to manage clients with efficiency.

“We have a streamlined process,” Hunter says.

“Our business is structured like a doctor’s office.”

As both direct and correspondent lenders, Hunter and his team have developed a malleable workflow to meet the interests of any client. And his team has become a well oiled machine, capable of closing between 15 and 20 loans per month, with the vast majority coming from either repeat clients or referrals. However, Hunter hasn’t lost his personal touch. He also works hard to stay on the same page with his partners and clients via

In fact, Hunter views communication as a key responsibility to any Loan Officer. “For first time home buyers,” he says, “the process can feel a bit like drinking through a fire hydrant.

There’s a lot of terminology, and it can take months for people to understand the lingo.” Hunter has set a personal standard for himself to educate clients on the process, ensuring that they make safe financial decisions. “If someone’s not ready today,” Hunter says, “we set them up with a game plan—even if that’s six or twelve months down the road.”

This approach stems from Hunter’s compassionate business philosophy. “I see myself as a financial advisor,” he says. “When I’m looking at someone’s file, I’m not just asking what can get them approved; I’m also asking what meets their financial needs.”

Outside of work, Hunter helps meet the needs of his own community, volunteering with the Union Gospel Mission in downtown Spokane. Elsewhere, he serves as a business coach to upcoming entrepreneurs. “I’m huge into mentorship,” Hunter says, nodding back to the previous employers who have helped nourish his growth through the years.

In the future, Hunter hopes to expand his outfit by adding a member to his team. But he mostly looks forward to another year of helping clients realize the universal dream of homeownership. “If someone wants to own a home,” he says, “I believe they should have a right to do that.”
