JESSICA DREW Go shopping for a home in the town of Navarre on Florida’s Emerald Coast, and you’ll probably see one of Jessica Drew’s realty signs. But you won’t see her face.

Instead, you’ll be treated to a picture of a Navarre sunset, or a gorgeous stretch of beach, the kind of tableau that has made the town a popular destination for vacation seekers. “Every year I do a contest in which residents submit their photos of our natural landscapes,” Jessica explains. “I select the winner’s artwork for display on my signs.”

It’s an event local shutterbugs look forward to, and just one of the ways Jessica has a ball with the work she loves. “A lot of people know me as the ‘Sunset Lady,’” she laughs.

Jessica got into real estate in 2015 when her husband observed how much she enjoyed building her own home, a process that many find stressful. “I loved being out there, checking every detail. It just made me so happy! When I began staging and selling homes, it felt very natural.”

From the beginning, Jessica took a personal approach to her marketing. “That first year, I got most of my business just from door knocking.” It’s still her number one strategy. “It’s sort of a soft introduction. I like to involve and be involved in the community. Last week, I spent three days out delivering pies to houses that had put up their Christmas lights. And I think it’s those kinds of things that have helped me grow my business year after year. People don’t feel pressured. But they know me, and so I tend to be their go-to person.”

It’s been a recipe for success. Jessica was recently recognized as the number one single agent for the region. Her repeat and referral rate is seventy-five percent, and this year she closed ninety-six transactions with a sales volume of over thirty-three million.

The average days-on-market for her listings is eleven.

Maybe the secret is the beautiful three-minute commercials Jessica creates for her homes. “Even after the listing has sold you can go back and look at them. We spend several days editing video to include these clips together, so that people can get a sense of the entire area.” She even caught the attention of HGTV three years ago, when they interviewed her for an episode of Beach Hunters as they followed a family she was representing.

But you don’t have to be on a TV show to get the star treatment from Jessica. “Every time I get a listing, I always feel like the new kid again. What can I do to make this home stand out? Nothing feels like a repeat to me. No matter how big or small the deal is, I make people feel like they are the only client.”

When she’s not working, Jessica spends a lot of her time at children’s sporting events, for which she does some of her charity work. “My kids are in sports too, so we are constantly at baseball tournaments.” She loves to camp and fish with her husband, and the whole family loves to paint.

When people are looking for a house, they often treat the process as a quest for “the one” house that will fulfill their dreams of living in the house of their dreams. Don’t be fooled. It is always a search for “the one”, at least when it comes to helping a couple or family find a home.

When you look at your client’s search for a home in this manner, then you might begin to notice some pretty obvious similarities

between shopping for a home today and online dating. In this day and age most people live a substantial part entire lives online. People socialize with their friends on Facebook, they meet potential friends in forums and online communities, and we now even search for our perfect mate online. Shopping for a home also happens to usually start online. Follow Your Heart (or Gut) People often laugh at and ridicule the idea of love at first sight, but when it comes to homes, the phenomenon can certainly happen. Your client may just find their perfect dream home at the very first place you take them. If you have a client that does insist this is the case, then you don’t want to try and rationalize with them or talk them out of their decision. You do, however, want to make sure you are watching out for their interest and make sure your clients take all the necessary precautions before they jump in headfirst.

See What Other People See in The Home – Do They See What Your Client Sees?

Have you come to the conclusion that your clients are being blinded by all of the twinkling windows and crystal clear water glistening in the backyard pool, and can’t see that the house they’ve fallen in love with is really just a dirty animal (maybe a pig) dressed up in nice clothes and lipstick. Ask your client if they would be willing to look at the house again with

their close friends, family, and anyone else they trust for a second opinion there to see it with them. If the house really is a dud, they’ll be able to see past any personal bias your client might have to the truth. They will be able to help your client see through the shining facade

When a couple gets married they tend to throw a big party and celebrate their union. The same goes for the closing.

Your clients have just essentially married the house of their dreams, and now it’s time to rejoice. Congratulate them on their new union. Show your support for their new homeowner status by going to their housewarming party.

Help Your Clients Maintain Their Dream Home & Ensure a Lifetime of Happiness You can’t just disappear after the transaction is finished. Become their realtor for life by showing your clients how to maintain their dream home. Act as their resource for other professionals they may need to maintain the house such as handymen, plumbers, electricians, etc. Show them how to keep up with home maintenance so they don’t ignore problems that surface and end up with a much larger issue than they started with. Help them make sure their dream home lasts so they can live happily ever after in their home for a lifetime.

Not only does this help when you’re listing a property and seeking potential buyers, but it also serves as a perusable portfolio of your work and real estate prowess. BE MEMORABLE BY LEAVING A STRONG FIRST IMPRESSION You only have once to make a first impression, and they are incredibly important, as they are closely ties to positive body language. You have around 7 seconds to convince a person to like you after you initially meet them. That is how long it takes them to decide when they meet you. After that a person is simply spending the rest of the conversation justifying that initial reaction they had. You can make sure you make a good first impression by having strong posture, a firm handshake, a warm smile, and open shoulders.

BE FEARLESS Successful people know that to give in to fear is a choice. They don’t let the fear take over, instead focusing on the rush of euphoria that comes with conquering fears.

All of this adds up to having a high emotional intelligence. What helps you to succeed is the ability to control those whirlwind emotions so you can stay calm and focused on actually succeeding. These habits can help you gain a higher emotional intelligence, but as you probably already know, anything involving dealing with your emotions in a healthy manner takes serious work. So, don’t give up if you fail the first time. You must always try and try again.

But the latest offering is just as cool. It’s called Facebook Live and it lets you stream live video on the internet. I recently wrote about Periscope, another live video streaming app, but when you use Facebook Live you’re automatically featured at the top of Facebook users’ news feed. What’s more, statistics show that live video is viewed more than recorded video.

Invest in some equipment: A shaky live stream turns off viewers so con-

sider a tripod or other stabilizing tools, especially if you’re taking viewers on a tour of an open house. And check the shot before going live.

Get the lighting right: If you’re indoors be sure you have plenty of good

lighting and avoid a lot of light directly behind you because it’ll wash you out.

Sound good: A common mistake for beginners is overlooking sound.

Consider an external microphone to make sure your viewers can actually hear you.

And if the live option makes you a little nervous, you can also stream pre-recorded videos. Hey, that has worked like a charm for TV for decades. Some businesses promote their web series to “air” on Facebook Live at a certain time like TV shows. After they are streamed, Facebook Live videos function as normal Facebook videos. Some business owners believe videos may perform better if they begin as live ones.

NowThis, a news company that publishes entirely on social platforms, experimented by streaming a 38-minute compilation of its favorite viral videos via Facebook Live. The stream received over 20,000 views and over 500 comments, according to Facebook’s counters.
