Bois D’Arc Lake Zoning Commission Meeting – Zoning Rules & Exceptions

Thursday, February 9, 2022, County Judge Randy Moore called to order at 8:24 a.m., a PUBLIC HEARING before the Bois D’Arc Lake Zoning Commission. A quorum was established as all Commission members were in attendance with Commission Member Gary Fernandes present by phone. 2. Hear Public comments regarding a change in zoning application – Property ID# 83091 from A&R, Agriculture to LD, Low-Density Single-Family District: The owner of the property named in this item came to the podium to state that after looking further into having his property changed to Low-Density Single-Family, he discovered he would be required to have a commercial septic system installed like the one used for apartments. Not willing to do that, he decided a better route for him would be to change the direction of his home
from running parallel to CR 2900, to running perpendicular thus allowing him to meet the setback requirements for another zoning other than low density. Once he concluded his statement, Commission Member Gilbert Welch questioned whether he could meet the 25 ft side yard setback requirement for rural family zoning with the placement of his house and brought up a letter of opposition sent to the commission by one of his neighbors regarding his building plans. Without anyone being at the Hearing to discuss that complaint, Judge Moore stated that the Hearing was not the place to address this but only to hear comments regarding the change in the zoning. A resident of CR 2610 came forward to state that he believes the idea behind the zoning is “to make things look good” and questioned how nice a house would look from the road with the back end of the house being seen
