TLM was established as an engineering firm in 1964 and has grown into a group of design professionals that include Architecture and Interior Design, Civil and Structural Engineering, and Construction Project Coordinators. Our group focuses on design excellence, collaborating with our Client to create a space that best meets the project needs and goals. TLM has completed numerous projects throughout West Tennessee that utilize Site Development Grants from the Tennessee Department of Economic and Community Development, TVA, and other funding sources. These projects include the development of environmental studies, green field site development, utility extensions, and roadway projects. These Grants are specifically targeted to help land new prospects or expansions on sites certified by the Tennessee Select Site Certification program or sites that intend to apply for certification and need the grant request to become eligible. TLM has vast experience with funding sources, large site development, industrial projects, and the SDG Program.
Other programs for existing industries looking to expand include Rural Development, the Tennessee Department of Economic and Community Development FastTrack program, and the TVA-funded InvestPrep program. TLM has a great working history with all the agencies involved, greatly benefiting our clients. TLM has been associated with this company since 1980 in developing, designing, and completing ceramic tile manufacturing facilities, from body preparation and production lines to warehousing at their plant sites in Shannon, Georgia; Lawrenceburg, Kentucky; and Lakeland, Florida. During our association, we have been involved in five expansions at the Shannon Plant, two plant expansions in Lawrenceburg, and three expansions in Lakeland.
Total design square footage in all locations was approximately 800,000 sq. ft.

TLM completed a design for a building addition at the MFT facility for Gerdau Ameristeel. The expansion houses truck unloading and loading operations.

Florida Steel selected our firm in 1979 to design a new Mini-Steel-Mill-from site development through completion of production facilities for processing scrap steel into high quality structural steel shapes and reinforcing bars. The total facility is approximately 600,000 sq. ft. Our firm continues to provide structural engineering for plant expansions and modifications.
GERDAU AMERISTEEL ROLLING MILL QUICK CHANGE FOUNDATIONS | Jackson, Tennessee
TLM completed the design and construction documents for the removal of existing foundations and installations of new foundations for a new rolling mill quick change operation in an existing steel plant.
KELLOGG COMPANY SITE STUDY AND NEW FACILITY DESIGN | Jackson, Tennessee
TLM has provided services for this company since 1982 in Architectural, Structural, Environmental, and Civil Design. Our design services with this company have been very diverse - from Civil and Structural studies of existing facilities, retrofitting of existing structures to accommodate new process equipment, and complete design of new manufacturing facilities.

TLM has provided services for Lhoist Group North America, Formerly H.C. Sprinks Clay Company, since 1975 in the dry-processed ball clay industries to include three expansions; more recently designed facilities and assisted in developing production procedures for wet-processed ball clays. This project, known as Flo-Tech, has created a new product and standard for the ceramic industry.
TLM designed a two level mezzanine structure, approximately 2,700 sq. ft., at Ravago Manufacturing facility in Manchester, TN. The structural retrofit design included reinforcing the existing foundation and framing system, supporting process equipment, 125 pounds per sq. ft. Live Load Rating and two hoist lifts.

TLM worked with Continental Construction Company on a 150,000 sq. ft. Design/Build Facility for Skyline Steel Pipe Group for production of corrugated steel pipe. TLM provided Architectural and Structural engineering services for this project.
TLM has worked with Tennalum, a division of Kaiser Aluminum on plant expansions and office expansions since 1996.
TLM designed a new ceramic tile manufacturing facility, from body preparation and production line to warehousing, at TileCera’s plant site, a subsidiary of the Siam Cement Group, located in Clarksville, Tennessee. The facility is approximately 500,000 sq. ft. Site included the design for four 30 foot diameter, 200 feet tall slip form concrete bulk storage silos.

TLM worked with United Stainless on a facility expansion for their cutting and fabricating operation. The expansion provides space for finished goods storage.

TLM has worked with the Obion County Joint Economic Development Council over the last eight years to complete Master Planning, utility extensions, and, most recently, a pad-ready site on a 25-acre parcel. Future projects planned for the park include the extension of access drives, a bridge, and additional utility infrastructure improvements.
TLM assisted the Weakley County Industrial Board in conjunction with the City of Dresden to secure funding through Tennessee Economic and Community Development Site Development Grants. The money was used to build a pad-ready site to support a 200,000 sq. ft. facility, and an additional grant was used to construct an industrial drive to the pad-ready site, enhancing the property’s appeal to industrial prospects. TLM was responsible for assistance in funding, design, and construction oversight.
The City of Lexington Industrial Development Board retained TLM Associates to prepare a grant application for the development of 20 acres within the Timberlake Industrial Park. The project was funded to construct a pad-ready site for a 100,000 sq. ft. building and to extend sanitary sewer to the property. TLM was responsible for assistance in funding, design, and construction oversight.
TLM Associates has completed multiple projects with Gibson County at the Industrial Park over the last six years. TLM assisted the Humboldt Chamber of Commerce in completing the Select Tennessee Certified Site program in 2015. TLM has worked on Master Plan concepts, conceptual building layouts, site grading, and other infrastructure planning. TLM also obtained funding on behalf of the County to complete water line extensions to the park through Tennessee ECD Site Development Grants.

Sango produces stamped auto body and door safety parts for major brands such as, Toyota and Nissan. TLM Associates worked diligently with Sango to expand its existing manufacturing facility and office spaces to accommodate future growth. TLM assisted with the grant application process to facilitate funding and provided architectural and engineering design services for the project. The 60,000 sq. ft. building expansion is expected to create over 150 new jobs. Cost per sq. ft. - $70

TLM Associates provided Architectural and Engineering design services for Cooper Container II to complete a new building expansion to their existing facility, interior office renovations and site improvements.
Cooper Container II manufactures custom corrugated cardboard boxes, with production and distribution sites across the Midwest and upper South. Located in the Industrial Park in Lexington, TN, this building addition created approximately 40 new jobs.

TLM provided design, bid procurement, and construction administrative services for a new single-story building for Delta Materials Handling.
TLM delivered cost-effective design solutions, while maintaining the client’s needs and desired outcome.
The facility accommodates administrative offices and a forklift maintenance shop and was considered Type II-B Construction, unprotected, fully-sprinklered. The structure is composed from a preengineered metal building system serving as the super-structure, and a shallow concrete foundation sub-structure. The building was designed in accordance with the International Building Code (IBC) and meets the regulations of the local authority having jurisdiction.

Corinth Coca-Cola Bottling Group in Jackson, Tennessee, is a major distribution company for West Tennessee. TLM Associates designed a new pre-engineered metal building to expand their warehouse space 23,000 sq. ft., consisting of free stackable space for pallets, five new docks with electronic control, integration of existing warehouse, and optimization of space and openings between existing and new addition, along with air circulation features and heating capabilities.
The site, designed by TLM, includes the addition of a second entry/exit driveway with gate control for restricted access, reconfiguration of the internal parking area and access to the docks for the Coca-Cola trucks. The project also includes remodeling of three existing docks, making the concrete pit larger to accommodate a new electronic dock system selected by the owner. Cost per sq. ft. - $65
TLM teamed with Gerdau’s engineers and Custom Engineering & Fabrication to design and install a new ASR Transfer Truss Conveyor at Gerdau’s manufacturing facility in Jackson, TN. The conveyor transfers recycled material from their rail system to the hopper bins, spanning a total of 240 ft. at an elevation of 50 ft. above existing grade.

Adam joined the design team at TLM in 2014, becoming a principal in 2023. Prior to this, Adam worked as a structural design engineer at Gresham, Smith and Partners in Nashville, Tennessee where he gained six years experience in the consulting services including industrial, health care, aviation, and commercial industries. He has demonstrated success on multi-discipline projects, implementing the projects scope, and providing cost effective design solutions; while maintaining structural integrity and meeting clients’ needs. Adam is experienced with different types of steel and concrete building structures and foundation systems, along with other structural components within the building envelope.
Kaleb holds a B.S. in Engineering with an emphasis in Structures from the University of Tennessee at Martin. He has assisted in designing various types of buildings and other structures. He has used a wide variety of materials, such as structural steel, reinforced concrete, timber, concrete and clay masonry, and cold-formed steel in designing structures. Kaleb has also performed tasks dealing with construction administration, structural inspection and recommendation reports, and retaining wall structures.
Bob has been with TLM since 2003. A licensed civil engineer since 2007, he has experience in project design and management in both the public and private sectors. His experience includes a number of site, transportation, and utility projects. He also served as the city engineer for the City of Medina for many years. Prior to joining TLM, Bob interned at the Tennessee Department of Transportation. He has also served as a project engineer at United Foods, Inc. in Bells, Tennessee. He became a principal with TLM in January of 2013.
Shawn is currently the lead CADD technician for the civil engineering department and has assisted in the design of several site development projects. His field work experience includes survey verification, construction inspection and EPSC inspection. He has been with TLM since 2006.
Mark has been involved with a wide range of project types. His work phase experience ranges from pre-design activities to construction administration and project management. He has been a member of the TLM team since 2005.
