President’s Message Dear Neighbors,

A

s the old saying goes, “April Showers bring May Flowers”, and in May, the impressive beauty of the CCS neighborhood comes alive. There are many items the Board, Committee members, and the HOA Staff are working on as we get into the busy time of the year. The Pool opens May 2nd, and this will be the first full summer of activities at the Rec Center, and bookings for parties, community events, and other gatherings that are quickly filling up the calendar. The use of the Tennis Courts, Pickleball Courts, and Playgrounds are also increasing with the nicer weather, and especially as schools are winding down the school year. So please be mindful of what you bring to the common areas, and place trash and other discarded items in the bins provided, so everyone can enjoy our amenities.

Now that we have completed the Front and Back Gate Entrances, Rec Center, Pool area, Playgrounds, the Barnwell Tennis Courts, and the Club Gate entrance, we are turning our attention to the landscaping for the common areas, and areas throughout the neighborhood that need attention. With over 30 years of growth in some places, many of the plants and trees are nearing the end of or are past their life expectancies. We are currently creating and prioritizing a multi-year/phased plan to address these areas while being very mindful of budget.

There are many examples, but one in particular that I have identified, and the Board laughs at me when I refer to them as “Hairy Armpits”, is the overgrown

area along the fence line to the street of the Barnwell Tennis courts near the Service gate. If I am wrong, I am wrong, call me out, lol, but areas like these are being identified, and they will be the focus of future phases. Again, protecting our home values and the neighborhood value, that I detailed in last month’s letter, is paramount to the 202 2 HOA. For now, let’s enjoy Spring, get involved in the community, meet a new neighbor, and gather with friends!!

A key card will be required to enter the pool area. If you have not already picked up your cards, please contact the HOA to receive those.

At this time, there is no limitation on the number of guests you may bring to the pool. We do ask that you limit the number of guests at any one time.

Trash Can Policy We have been receiving an increased number of complaints regarding resident trash cans. Some trash cans are being put out far too early and some are being left out far too long, usually until the next day after the pick-up. Trash cans must be put out no earlier than the night before the pick-up day or the morning of the pick-up day, no earlier; the trash cans must be taken back from the curb as soon as possible on the pick-up day, but definitely before midnight the day of the pick-up. Please be reminded to also place your cans on your driveway and not in the street.

A SC MESSAGE:

pring brings the ability for water to find its way into your home through heavy rains. Watch out for these signs of water entry:

Roof Leak Warning Sign: Ceiling or Roof Spots

Ɂ When water gets through, you may see water stains in your ceiling Ɂ Leaks may appear around chimneys and vents Leaks may even ‘travel’ down rafters and show up away from the original source. If you see these signs call a roofing specialist as a simple repair may do it. Which in that case your repair would be considered a maintenance issue however if you need to replace more than 50% of the roof you will need to get ASC approval.

Roofing materials include: cedar shakes, treated wood look-alike cedar shakes, man-made look-alike cedar shakes, slate, look-alike slate roof materials, standing-seam copper or factory painted standing-seam sheeting, tile and laminated heavyweight architectural composition shingles (minimum 270#). Style & Color must be approved by ASC. The building code will not sanction installing new shingles over an existing roof.

1 M etal Roofing shall be copper or factory painted standing seam roofing sheets and is required for bay roofs. Field painted sheeting panels are not permitted.

2 A sphalt Roof composition roofing shall be only high architectural treatment type shingles of at least 270# per square. Standard 3-tab asphalt shingles are not allowed.

3 C edar shake roofs or look-alike shake roofs made from asphalt (or other man made materials) must be approved in advance by the ASC. 4 T ile and slate roofs shall be made from natural or lookalike man made materials. The use of manmade materials must be approved by the ASC on an individual basis.

Once you decide on a roofing product simply fill out an ASC Application and drop it off or email it to Kathy (kdriscoll@ccshoa.com) at the HOA Office, she’ll be more than happy to guide you through the ASC process.

T

he Johns Creek Recreation and Parks Division kicks-off its 2022 Amphitheater summer concert series on Friday, May 6, featuring “Queen Nation,” a Queen tribute band with the most authentic throwback to a 70s-80s Queen concert you will ever see. Queen Nation plays their parts so brilliantly (down to the most minute details), which makes them a tribute band a cut above the rest.

The Queen Nation concert will feature the food trucks A Little Nauti and Lee’s Street Tacos and for those with a sweet tooth, King of Pops and Repicci’s Italian Ice. For those looking for a little more room, you can reserve round tables for up to ten people, under the amphitheater visiting the city’s Rec1 page.

Please be reminded that no contractors/vendors will be admitted into the community unless residents have registered them into the dwellingLIVE system.

If your contractor/vendor arrives at the Service Gate and you have not registered them into dwellingLIVE they will be directed to the HOA Parking Lot to contact the resident and request to be put into the system to gain admittance to the community.

All Contractors must provide a valid Drivers License for entry. All contractors must be off property by 7:00 pm.

All contractors must exit the Service Gate between 7:00 am and 7:00 pm Monday thru Saturday. No exits at the Main Gate or Barnwell Gate are allowed.

If contractors are admitted after hours or on Sunday under emergency situations approved by the General Manager or the CCS Director of Safety, they must enter and exit at the Barnwell Gate.

SAFETY REPORT Brian Evans & Greg Dasmy Golf Carts: CCS Community Rules

T

he CCS Declaration of Covenants, Conditions and Restrictions, Section 10.22 (Partial information in article, please take time to read the full section) 1 “All vehicular traffic on the private streets and roads in the Development shall be subject to the provisions of the laws of the State of Georgia and Fulton County concerning operation of motor vehicles on public streets. The Association is hereby authorized to promulgate, administer, and enforce reasonable rules and regulations governing vehicular and pedestrian traffic, including reasonable safety measures and speed limits, and including modification of those in force on public streets within the Development.”

2 “Only drivers licensed to operate motor vehicles by the State of Georgia or by any other state in the United States may operate any type of motor vehicle, including golf carts, within the Development.”

3 The HOA authorizes youth at least 16 years of age with a valid learner’s permit to drive a golf cart, HOWEVER, they MUST have an adult at least 18 years of age, with a valid driver’s license sitting next to them on the golf cart.

4 “All vehicle of any kind and nature which are operated on the streets in the Development shall be operated in a careful, prudent, safe, and quiet manner and with due consideration for the rights of all residents of the Development.”

Supplemental information from the HOA regarding golf carts: 1 Golf carts are also “REQUIRED” to stop when a school bus is stopped with the red flashing lights are on and the “STOP” sign is extended.

field behind the Rec Center, but they are permitted to park on the outer perimeter of the field.

3 Golf carts MUST be equipped with functional lights that MUST be on while driving at night.

4 The number of people on a golf cart MUST NOT exceed the number people the cart was designed to carry.

Rec Center & Barnwell Park

Below are a few things to keep in mind regarding the Rec Center and Barnwell Park: 1 The Rec Center and Barnwell Park areas are closed after 10pm. The only exceptions are when a resident is having an event at the Rec Center or there is a late Tennis event.

2 There is NO SMOKING on the Rec Center or Barnwell Park grounds.

3 We have youth who have been vandalizing the fence around the Rec Center Pool which is going to cost the community to replace the fence.

Please talk with your youth about not vandalizing their own community amenities.

4 Pool Season is quickly approaching, and we want to remind everyone that the side gates must not be propped open.

5 Guests of residents must be accompanied by at least one of the residents of the home while at the Rec Center, Barnwell Park, or any other portion of the community always.

Trash Cans As many of you are aware, there have been changes with Waste Management that has caused much frustration for all of us.

If Waste Management does not pick up your trash on the specified pick-up day, please send us an email informing us, so we are aware and we can inform our patrol personnel, so they do not have one of the gate attendants call you to move your trash cans from the curb. Also, I have been

informed that Waste Management no longer offers the “Back Door Service”, however, Republic is another sanitation company that services residents in this community and they do offer the “Back Door Service”

The following are the community guidelines regarding trash cans: 1 Trash cans must not be put out before 6:00pm the day prior to the trash pickup day 2 Trash cans must be taken from the curb as soon as possible, but no later than midnight the day of trash pick-up.

However, patrol may have one of the gate attendants call residents after 8pm as a reminder if they observe trash cans at the curb, because we realize people have good intentions to take the trash cans from the curb and simply forget.

3 If you are going to be traveling, please make arrangements with a neighbor, family member or house worker to handle your trash cans, or if you have Republic, make arrangements for the “Back Door Service.”

4 Also, please remember to place your trash cans at the end of your driveway and not in the street because it is a safety hazard for vehicles.

Prohibited Motorized Devices/Vehicles Unfortunately, motorcycles, motorized bicycles, Go-carts (and the like) are prohibited on community roads.

Contractors Contractors have been advised and warned that if they are caught exiting the Main or Barnwell Gates, they will be fined $100 and will be denied access until the fine is paid in full. We have been handing out flyers at the Gates and the attendants have been informing them as well. This is not a new thing; we have been enforcing these rules in the past and will continue to do so.

Also, contractors will be assessed a $50 fine for being in the community after 7pm. A

contractor may receive up to $150 in fines in a visit to the community for not following the community rules.

We have residents who sneak contractors into the community on Sundays to do “interior” work. The resident will tell the gate attendant that the person is not a contractor, but a “friend” who is coming for breakfast, lunch, or dinner, but the person clearly has tools in the vehicle, and they are dressed to do “contractor” type work.

Four Signs That It’s a Scam

Again, this is against the HOA rules and if this type of thing continues, the contractor will be fined and denied access until the fine is paid in full.

Kudos I would like to give “KUDOS” to one of our Safety Team Supervisor’s, Sean Brite for his fast thinking and actions when he came upon a transformer box on fire on Wellington Rd. on 4/13/22. Supervisor Brite quickly grabbed the ABC Fire Extinguisher on board the patrol vehicle, to douse the fire and prevented the fire from spreading to a nearby shrubs and causing more damage to the transformer. Great job Brite!!!

Solicitors

In the event a solicitor arrives at your front door, accept, or ask for a flier, website, or something with their company information on it and their name so you can get back in touch with them and then call one of the gates to report the solicitor and provide a detailed description of the person and vehicle if they are in a vehicle.

Most solicitors are with a company that has already gained legitimate access into the community and are already servicing at least one resident home. We recently had solicitors from a company called EcoShield Pest Control who either came in with a legitimate contractor or found an unauthorized way to walk into the community. The solicitors were caught, and Johns Creek Police were called, and they issued a solicitors Criminal Trespass Warnings. EcoShield Pest Control has been permanently banned from ever working in

Scam Alerts

1 Scammers PRETEND to be from an organization you know.

Scammers often pretend to be contacting you on behalf of the government. They might use a real name, like the Social Security Administration, the IRS, or Medicare, or make up a name that sounds official.

Some pretend to be from a business you know, like a utility company, a tech company, or even a charity asking for donations.

They use technology to change the phone number that appears on your caller ID. So, the name and number you see might not be real.

2 Scammers say there’s a PROBLEM or a PRIZE. They might say you’re in trouble with the government. Or you owe money.

Or someone in your family had an emergency. Or that there’s a virus on your computer.

Some scammers say there’s a problem with one of your accounts and that you need to verify some information.

Others will lie and say you won money in a lottery or sweepstakes but must pay a fee to get it.

3 Scammers PRESSURE you to act immediately.

Scammers want you to act before you have time to think. If you’re on the phone, they might tell you not to hang up so you can’t check out their story.

They might threaten to arrest you, sue you, take away your driver’s or business license, or deport you. They might say your computer is about to be corrupted.

4. Scammers tell you to PAY in a specific way.

They often insist that you pay by sending

money through a money transfer company or by putting money on a gift card and then giving them the number on the back.

Some will send you a check (that will later turn out to be fake), tell you to deposit it, and then send them money.

What You Can Do to Avoid a Scam

1 Block unwanted calls and text messages.

2 Don’t give your personal or financial information in response to a request that you didn’t expect. Legitimate organizations won’t call, email, or text to ask for your personal information, like your Social Security, bank account, or credit card numbers.

If you get an email or text message from a company you do business with and you think it’s real, it’s still best not to click on any links. Instead, contact them using a website you know is trustworthy. Or look up their phone number. Don’t call a number they gave you or the number from your caller ID. 3 Resist the pressure to act immediately.

Legitimate businesses will give you time to decide. Anyone who pressures you to pay or give them your personal information is a scammer.

4 Know how scammers tell you to pay.

Never pay someone who insists you pay with a gift card or by using a money transfer service. And never deposit a check and send money back to someone.

5 Stop and talk to someone you trust.

Before you do anything else, tell someone — a friend, a family member, a neighbor — what happened. Talking about it could help you realize it’s a scam.

Mark your calendar and start going through your files!

Our Shred It! event will take place May 7th from 9-11am in the rear of the HOA. Documents accepted are from your household only.

To participate follow the signs through the Service Gate exit and turn right into the HOA lot, follow the signs around to the back of the HOA where volunteers will unload your documents into containers for shredding. The shredding truck is on property and constantly shredding to keep up document drop off.

Johns Creek 5K Register for the annual Johns Creek’s Finest 5K, set for Saturday, May 7 at 8:15 a.m. at the entrance to Shakerag Park (10945 Rogers Circle).

The 5K race, presented by the Johns Creek Police Department, is a qualifying event for the AJC Peachtree Road Race. The race will benefit Special Olympics Georgia and is dog, stroller, wheelchair, and walkerfriendly (all dogs must be on a leash).

Driving Tip of the Month What should you do when an emergency vehicle with blue lights flashing is near you? Move as far to the right as possible and stop (unless in an intersection) until the vehicle has passed.

If you’re approaching a stopped emergency vehicle with flashing lights, you should move over a lane and slow down. If you can’t move over, slow down below the speed limit and be prepared to stop.

Keep safety in mind while enjoying Chattahoochee River

A

s the weather is getting warmer, the Chattahoochee River can be a great place to play, fish, or relax. It looks like a languid, easy-going river, but its appearance can be dangerously deceptive.

When the Corps of Engineers releases water from Lake Lanier, the resulting surge of water can cause the river to rise several feet in a short amount of time.

During the summer, the Johns Creek Fire Department Swift Water Rescue Team responds several times a month to emergency calls to rescue people from the frigid, rushing water of the river.

During a release, the Chattahoochee can rise as much as 11 feet in minutes. The water can be as cold as 47 degrees, enough to bring on hypothermia and hamper efforts to swim to shore.

The Army Corps of Engineers releases water from Buford Dam during weekday afternoons unless there are unusual downstream water demands or especially heavy rains. In those situations, unscheduled water releases can come in the morning and on weekends.

The Corps gives notice, but the announcements vary from a few minutes to a few hours before the releases. People can

call 770-945-1466 before getting on the river.

Four warning sirens are placed between Buford Dam and State Highway 20. Releases occur within minutes after the sirens stop.

River safety tips: Call ahead at 770-945-1466 to learn when releases are scheduled. It’s also a good idea to call just before entering the river. Be aware of the time and head for the shore when the release is scheduled. Even though it may take a while for the water to get to you, don’t wait.

Always wear a flotation device.

Keep an eye on the water level - note the water level on a solid fixture, such as a bridge support, and check it periodically. If the water level has risen, it’s time to get out!

Just because you’re in a boat, don’t assume you’re safe. People have drowned after their boat struck rocks broadside and flipped.

Make sure someone knows where you are. If you get into trouble, someone can find you and alert authorities.

Pay attention to where you are - there are mile-markers along the river. If you must make an emergency call, you can tell authorities where to find you.

1 cup vegetable oil

10 large strawberries, sliced

1 tablespoon poppy seeds

1/2 cup white sugar

sliced avocado

1 teaspoon salt

mixed berries (optional)

1/3 cup white wine vinegar

DIRECTIONS In a large bowl, mix the spinach, strawberries and other mixed berries if desired.

Place sliced avocado on top.

1/4 teaspoon salt

2 tablespoons all-purpose flour

1 1/2 c. water

3 tablespoons cornstarch

2 lemons, juiced and zested

2 tablespoons butter

1 (9 inch) pie crust, baked

4 egg yolks, beaten

2 large limes, quartered

1 cup white rum

6 tablespoons white sugar

1/2 bunch mint leaves

2 cups club soda

7 strawberries, quartered

8 cups ice cubes

DIRECTIONS Preheat oven to 350 degrees F (175 degrees C). For Lemon Filling: In a medium saucepan, whisk together 1 cup sugar, flour, cornstarch, and salt. Stir in water, lemon juice and lemon zest. Cook over mediumhigh heat, stirring frequently, until mixture comes to a boil. Stir in butter.

Place egg yolks in a small bowl and gradually whisk in 1/2 cup of hot sugar mixture. Whisk egg yolk mixture back into remaining sugar mixture.

Mojito

Bring to a boil and cook while stirring constantly until thick. Remove from heat. Pour filling into baked pastry shell. To Make Meringue: In a large glass or metal bowl, whip egg whites until foamy. Add sugar gradually, and continue to whip until stiff peaks form. Spread meringue over pie, sealing the edges at the crust.

Bake in preheated oven for 10 minutes, or until meringue is golden brown.

DIRECTIONS Pour 1/4 to 1/2 inch of sugar onto a small, shallow plate.

Run one of the lime quarters around the rim of each cocktail glass, then dip the glasses into the sugar to rim; set aside.

Squeeze all of the lime quarters into a sturdy glass pitcher. Toss the juiced limes into the pitcher along with the mint, strawberries, and 1 cup of sugar. Crush the fruits together with a muddler to release the juices from the strawberries and the oil from the mint leaves. Stir in the rum and club soda until the sugar has dissolved.

Pour into the sugared glasses over ice cubes to serve.
