Positioned at the entrance to Montenegro’s first 18-hole championship golf course, the residences unfold against a backdrop of privacy, greenery and wide sea views. Five beaches, a marina promenade, cafés, restaurants, wellness facilities, sports courts and a growing cultural calendar have shaped Luštica Bay into a vibrant coastal town. More than 700 families from over 50 countries now call it home, their mornings spent swimming,

More than 90% of Luštica Bay’s 690-hectare peninsula will remain untouched, protecting the wild beauty that first drew people here.
MONTENEGRO’S RISE AND RISE
As buyers increasingly look beyond Europe’s saturated coastal markets, Montenegro has surfaced as one of the continent’s most intriguing investment prospects. Less than three hours from most major European capitals, and positioned at the crossroads of the Adriatic and wider Mediterranean, the country combines natural beauty with a favourable tax environment, growing international connectivity, and accelerating capital appreciation. A
t the Peaks, the world is beautifully distant yet entirely present too. The day’s first hours are always quiet and spent doing very little at all. Then, stepping from our front door, we follow the footprints of Montenegro’s

uring their visit to Montenegro, Miodrag Spahić, Editor-in-Chief of The Collection, sat down with Ho Kwon Ping, Founder and Executive Chairman of Banyan Group, and Claire Chiang, Co-Founder and Senior Vice President of Banyan Group, for an exclusive conversation about the philosophy that has shaped the company for more than three decades, the evolution of luxury hospitality, and the qualities that make a destination truly unforgettable. Q. Miodrag Spahić, Editor-in-Chief of The Collection: The Banyan Tree brand has always been associated with destinations that have a strong sense of identity and soul. In today's luxury hospitality landscape, what distinguishes a truly meaningful destination from simply a beautiful hotel? A. There are many hotels around the world that are far more luxurious than a Banyan Tree hotel if you measure luxury by room size, crystal chandeliers or lavish interiors. But today's definition of luxury has evolved. After spending time in Montenegro and learning about places such as Lake Skadar and Durmitor National Park, I believe this country has the opportunity to leapfrog the traditional definition of luxury. Modern luxury is about experiences. It's about immersing yourself in culture, nature, local communities and authentic stories. Montenegro offers all of that within an incredibly compact destination. That combination is something very few countries can offer. Q. During your visit, what impressed you most about Montenegro? A. The pride of the Montenegrin people. Over the past two days we have spoken with guides, boat captains, shop owners and local residents. Everyone shares stories about their country with genuine passion. The history, traditions and cultural heritage are deeply rooted, and that pride is contagious. As visitors, we could immediately feel that connection. It adds enormous value to the destination.

Q. Before arriving, what image did you have of Montenegro, and how has it changed? A. Like many people around the world, we mainly associated Montenegro with luxury marinas, superyachts and cruise ships. Because Porto Montenegro, Luštica Bay, Portonovi have attracted so much international attention, many people see Montenegro simply as "the Monaco of the Balkans." After visiting, we realised that this perception tells only a small part of the story. Montenegro possesses extraordinary natural diversity, UNESCO heritage, authentic communities and remarkable history. Kotor is every bit as beautiful as Dubrovnik, while the mountains, forests, lakes and national parks create an entirely different dimension. This is the story the world should hear. Q. Luxury today is increasingly connected with wellness and longevity. How do you see Montenegro fitting into that trend? A. We don't think longevity here should be about importing famous clinics or expensive treatments. When you look at the world's Blue Zones, longevity is connected to lifestyle, movement, healthy food, strong communities and nature. Montenegro already possesses those ingredients. The mountains encourage walking and hiking. The coastline invites relaxation. The pace of life is calmer. There is fresh food, clean air and authentic local culture. The country itself can become a destination for wellbeing and longevity-not because of medical treatments, but because of the way people naturally live and experience it.
Q. What convinced Banyan Group that Montenegro and Mamula Island in particular, were the right destination for the Banyan Tree brand? A. We have always sought destinations that are truly unique for our Banyan Tree brand. Mamula Island immediately stood out because it offers something impossible to replicate elsewhere. Its history, the fortress at the entrance to Boka Bay, the extraordinary architecture and the emotional connection to the site make it unlike any other property. Equally important was Samih Sawiris' long-term vision and unwavering commitment to quality. Not every owner is prepared to invest with such patience and respect for heritage. We were also impressed that Montenegro preserves its history rather than hiding it. The museum inside the fortress acknowledges the island's past honestly. That authenticity makes the destination even stronger. To our knowledge, there is no comparable hospitality project anywhere in Europe. Q. What emotions do you hope guests will leave with after staying at Mamula Island by Banyan Tree? A. Q. Do you see opportunities for Banyan Tree in Montenegro beyond Mamula Island? A. Absolutely. After experiencing Montenegro ourselves, we believe that there are so many destinations that deserve international recognition. That is how destinations like Bhutan have successfully positioned themselves globally, and Montenegro has similar potential.
Q. How do you ensure those values remain intact as the company continues to grow? A. Values must never become negotiable. Whether it concerns sustainability, fair treatment of employees or the way we operate our hotels, we remain committed to the principles that shaped Banyan Group from the beginning. For example, we insist that service charges belong to employees. If an owner refuses to respect that principle, we are prepared to walk away from the project. The same applies to sustainability. It may not always maximise short-term profits, but it reflects who we are. Ultimately, success is not measured only by growth. It is measured by whether you remain true to your purpose.
Q. Looking back at your journey of building Banyan Group into one of the world's leading hospitality companies, what has been your greatest leadership lesson? A. Learning how to say no. When you're building a brand, there are endless opportunities to grow faster, expand into new categories or accept compromises that generate immediate revenue. The difficult part is resisting those temptations. With our Banyan Tree brand, we constantly remind ourselves: Protect the brand. If something doesn't reflect our values, we simply don't do it, even if it means slower growth.

amula Island belongs to both categories. For decades, this Austro-Hungarian fortress stood at the entrance of Boka Bay as a powerful monument of history, silence and decay. Then Samih Sawiris saw it from a helicopter. What others saw as an abandoned island, he saw as a possibility. Not an easy one, not a purely commercial one, and certainly not a conventional hotel project. For Sawiris, Mamula was never only about rooms, rates or returns. It was about giving heritage a new life and giving Montenegro a landmark capable of redefining its position on the luxury map of the Adriatic. During the recent visit and grand opening of Mamula Island by Banyan Tree, The Collection sat with Mr. Samih Sawiris for an open conversation about instinct, heritage, Montenegro, Banyan Tree, Luštica Bay, golf, El Gouna and why the most meaningful projects are often the ones everyone first believes are impossible. Q. The Collection: When did you first see Mamula Island? A. Samih Sawiris: I first saw it from a helicopter. I was flying over the coast looking for land for the Luštica Bay project. We saw the Luštica peninsula, the small beaches, the sheltered areas, and I immediately thought this is it. But I am curious by nature. I do not like to miss things. So, I asked the pilot to continue flying towards the entrance of the Bay of Kotor. Then I saw the island. I asked him to fly over it. From the air, I immediately felt there was something special there. The shape, the position, the architecture, the drama of the place-it was impossible not to notice it.

Q. Did you immediately believe it could become a luxury hospitality project? A. Yes, but not in the usual commercial sense. The first thing I understood was that the cost of restoring and maintaining such a place as a pure cultural monument would be enormous. Beyond what most governments can afford. I come from Egypt, where we have hundreds and hundreds of monuments and old buildings. Governments often have good intentions, but they do not always have the budget to preserve everything properly. The result is that these buildings keep deteriorating. One after another. When you understand construction, restoration and maintenance, you know exactly how expensive it is to save a place like this. So, for me, the logic was simple: if Montenegro had a budget of, let us say, 100 million euros every year for the restoration of heritage buildings, I would say, fine, let the state do it. But that was not the reality. Q. What condition was the island in when you first visited it? A. It was a disaster. After seeing it from the air, I later came by boat and went inside. A lot of what remained had been taken. Doors, gates, materials many things had disappeared. There was dirt everywhere. The structure was suffering badly. Nature was also taking over. Roots were breaking through the stone, humidity was entering the walls, and every year the situation was becoming worse. People sometimes underestimate how dangerous that is. Once water enters the structure and roots start pushing through the stones, the damage accelerates. At some point, one wall falls, then another, and then it becomes almost impossible to restore properly. For years, I kept hearing that something would be done. But nothing happened.

Eventually, the idea became clear: preserving it through use was better than allowing it to collapse. Q. You often choose projects that appear almost impossible. Does that challenge drive you? A. It drives me, but only after you already have a real business behind you. You cannot start with this kind of courage. First, you need experience, people, engineers, workers, companies, cash flow, and a business that is operating. Only then can you become courageous enough to take on something like this. To come to Montenegro and do this island, you had to be a little bit crazy. Maybe more than a little. But some projects are worth that. Q. Would you describe Mamula Island as one of your “signature” projects? A. Yes, that is a good way to put it. These are not purely commercial projects. They are testimonials. They show passion for a country, passion for a place, and passion for reviving something that was almost dead. Mamula was not about building another hotel. It was about making it possible for people to come, to visit, to feel the place, to remember its history and to see what it once was - but also what it can become. Count Mamula built something with a lot of architectural quality. Many fortresses are only military structures. This one has balance, symmetry and taste. It has architectural features that make it special.
hotels, large hotels, beach hotels, but this is something different. It gives the country a story. Together with Aman Sveti Stefan, One&Only Portonovi, Luštica Bay and now Mamula Island by Banyan Tree, Montenegro has a concentration of luxury destinations that is remarkable for such a small country. This is what Montenegro should understand. It is small. It does not need mass tourism. It does not need millions and millions of visitors that require importing huge numbers of workers. Montenegro should be aiming higher. It should be the Monte Carlo of this part of the world. Q. What made Montenegro attractive to you in the beginning? A. At the time, Montenegro had a government and a system that made investors feel things could be done. It was a small country, which meant decisions could happen faster. You could meet people, solve problems, bring ministers together, speak directly and move forward. That was attractive not only to me. It was also attractive to the people who developed Aman, Porto Montenegro and other major projects. These were serious investors. They looked at Montenegro and believed they could do business here. For investors, clarity is very important. Ambiguity is one of the worst things. If every answer is “maybe”, “we will see”, “do not worry”, or “the law says no but we can fix it”, then serious investors run away.
QUALITY ABOVE QUANTITY "Quality above quantity. Hospitality should not become only a numbers business. This business is about people. You work with people and you serve people."
Q. How do you see the impact of Mamula Island on Montenegro’s luxury tourism? A. From the beginning, I said this was not about how many rooms the hotel has, what the turnover is, or whether the profit is big or small. It is about the fact that Montenegro can now say it has one of the coolest hotels in the Adriatic. You can find modern MONTENEGRO

Q. How do you see Montenegro today compared with 15 years ago? A. Montenegro has developed a lot. The system has established itself. But now the challenge is that things move more slowly. That is one of the realities of democracy. Everyone can speak, everyone has an opinion, and everyone wants things their own way. When you have many political parties forming a government, naturally they will not agree on everything. That slows down decisions. For a small country, this is a big issue. Montenegro can grow quickly if it makes the right decisions. Two or three major projects can make a significant impact on GDP. In larger countries, you need hundreds of projects to create that effect. Here, the opportunity is much more direct. Q. Luštica Bay has also become one of Montenegro’s defining projects. How did it all begin? A. Luštica was selected because it had everything: the location, the coastline, the shelter, the potential for marinas, and the feeling of a real place. It was not just land for development. It had character. When we started, many people thought the area was useless. That is normal. Almost every project I have done began with people thinking I was crazy. Actually, if I present an idea and everyone tells me it is fantastic and it will work immediately, I become worried. If everyone already sees it, maybe there is no real opportunity.
Q. You mentioned that El Gouna has often been your “credit card” when entering new countries. A. Not credit card, but identity card. When governments look at me, they can look at El Gouna and say: this person has done it before. It is not a promise on paper. It exists. It is a town, a destination, a functioning place. El Gouna opened doors for me in Switzerland, Oman, Montenegro, the Emirates and other places. It gave people confidence that I was not coming with only an idea, but with experience. Q. Was El Gouna born from a grand vision? A. No. This is where people give me too much credit. I did not go into the desert almost 40 years ago and imagine a town with tens of thousands of people living there. I wanted a marina for my boat. Then friends said they would come if there was a marina. Then someone said his wife did not like boats, so we should build houses. Then the government said: if you want land, you need to build a hotel. So I asked: how small can the hotel be? That was the beginning. Sometimes ignorance is a blessing. If you know too much, you become scared. And if you are too scared, you never start. Q. One of the most exciting elements of Luštica Bay is the golf course. How important is it for Montenegro? A. Very important. A luxury destination without a golf course is like wearing a tuxedo without a bow tie. Something is missing. People ask: how many golf courses does Montenegro have? Zero. That does not work if you want to be a serious luxury destination.
Now, with Luštica, you have a Gary Player-designed golf course in a unique location, with views towards the bay and the open sea. It is not only about golf. It completes the destination. Q. Why Banyan Tree for Mamula Island? A. Because Banyan Tree is about quality. I have known Ho Kwon Ping for around 37 or 38 years. When I was still young and working on El Gouna, I visited Phuket and saw what he had done with Laguna Phuket. At that time, he was one of the first to understand that a hotel should not stand alone. It should be part of a larger experience where people have everything around them. That inspired me in some ways for El Gouna. For many years, there was no opportunity to do a project together. Egypt was not ready for that level of luxury at the time. But when Mamula came, I thought of him. It was the right place, the right moment and the right philosophy. Q. What values do you share with Banyan Tree? A. Quality above quantity. Ho could have built hundreds and hundreds of hotels if he wanted to grow only by numbers. But he believes in organic growth, in quality, and in places with meaning. I respect that. I have also been in this business for more than 36 years. I could have built 30,000 or 40,000 rooms if that was my goal. You take beachfront land, build 500 rooms, then another 500 rooms, and keep going. Maybe you will make more turnover, maybe even more money. But hospitality should not become only a numbers business. This business is about people. You work with people and you serve people. You have to create places where people are genuinely happy to be. Q. What is your personal business principle? A. I always ask myself one simple question: would people like to be here? Different people, not only one type of person. Would they enjoy the place? Would they like to live here, stay here, walk around, come back? If the answer is yes, then I believe the project can succeed. If the feeling is negative, then it will fail. I do not start with feasibility studies. I never really liked them. I start with the human reaction to a place. Q. Is instinct more important than spreadsheets? A. For me, yes. Of course, numbers matter. But numbers do not create magic. People do not fall in love with a feasibility study. They fall in love with a view, a feeling, a room, a street, a terrace, a sunset, a memory. Sometimes I even cheated myself with costs. With Mamula, the original budget was much lower than what it became. I knew it would not be enough, but you started. Then you discover hidden damage, structural problems, water issues, wind, humidity, everything. In the end, the restoration cost much more than expected. But with a place like Mamula, that is part of the reality.
Q. You often speak about people. How important is the team in hospitality? A. It is everything. A hotel is like an orchestra. Everyone has to play their role. If someone constantly plays the wrong notes, the conductor has to remove that person. Otherwise, the whole performance suffers. In hospitality, people must project the values of the place. If they do not project them, they get ejected. It sounds funny, but it is true. The owner, the management company and the team must share the same philosophy. If one side wants only maximum turnover and the other side wants quality, there will be conflict. But when everyone believes in the same thing, slowly the experience improves, guest satisfaction rises, and the hotel attracts people who understand what they are paying for. Q. What is the most important lesson when developing in sensitive communities? A. The local population must benefit from you. If locals feel excluded or ignored, you will have a problem. You cannot arrive somewhere, take over a place and expect people to support you if they do not feel respected. In Andermatt, for example, I did not buy properties in the village at the beginning, even though I knew prices would rise. I did not want people to say: he came, he knew, he bought cheap from us, and now he benefits. That creates resentment. Years later, when prices had increased and everything was transparent, I started buying. That is different. It is important that people feel the process is fair.
THE SIMPLEST PRINCIPLE "I always ask myself one simple question: would people like to be here? Different people, not only one type of person. Would they enjoy the place? Would they like to live here, stay here, walk around, come back?"
Q. What does Mamula Island represent for you personally today? A. It is my piece of paradise. I am very happy to have been able to do it. Mamula is not a standard hotel. It is a statement. It says that heritage can be restored, that difficult projects can be completed, and that Montenegro can compete at the highest level if it protects what makes it unique. For me, that is the real value. Q. And finally, what makes a project truly successful? A. When people want to be there. That is the simplest answer. Not because it is fashionable. Not because it is expensive. Not because someone told them to go. But because they arrive, they feel something, and they want to stay. That is when you know a place has succeeded.

Q. What was the most difficult part of restoring Mamula Fortress? A. Every time we touched something, we found a problem underneath. There was hidden damage everywhere. Water was entering in ways I had not seen before. On Mamula, sometimes rain comes sideways because of the wind, so humidity penetrates not only from above but through the walls. It was extremely complicated. But that is also why it needs to be done properly. If you start such a restoration, you cannot do it halfway. MONTENEGRO

THE ELEVEN MINUTES
There is a moment, somewhere between the terracotta rooftops of Kotor and the first ridge of Lovćen, when the gondola clears the treeline and the bay opens below you in full. The water is the colour of something a painter might invent. The old town, the walls, the cathedral, the centuries of stone suddenly seem improbably small. A child presses their nose to the glass. An adult forgets to check their phone. It lasts about eleven minutes ascent, which is long enough to forget where you came from and not yet know what comes next. Danilo Kiš, who grew up between Cetinje and Kotor and became one of the great writers of the twentieth century, returned to this landscape more than once in his work, not because it invited easy description, but because it seemed to resist it. In The Magical Place, he evokes a morning when sea, mountain and sky briefly become inseparable, and memory folds into the landscape itself. Standing on Lovćen, that feeling becomes unexpectedly familiar. The view does not simply expand; it softens the boundary between observer and place, echoing what Arthur Koestler called the “oceanic feeling,” that rare moment when the self seems briefly absorbed into the world around it. This view has been receiving serious witnesses for a long time. The Kotor Cable Car that opened in 2023 simply made the approach gentler.
FROM THE BAY TO THE MOUNTAIN
The lower station sits on the edge of Kotor, a few kilometres drive from the old city walls. In the mornings, the good mornings, when the summer haze hasn't yet settled over the bay, the air carries salt and something faintly herbal from the hills. The gondolas hold ten people comfortably. The ride begins gently, almost deceptively so, climbing through terraced slopes where fig trees and olive groves give way, slowly, to something wilder. At around 500 metres the temperature drops. Not dramatically, but enough. A jacket that felt excessive at the bottom of the hill becomes, here, a reasonable idea. The coastal light, that particular Mediterranean flatness of mid-morning, starts to feel cooler, more northern, more alpine. Below, the Bay of Kotor arranges itself: the inner bay, the outer bay, the strait between them, the peninsula of Luštica reaching into the Adriatic, the outline of Tivat airport, and Prevlaka on clear days, and beyond that, open water. The gondola arrives at the upper station at 1,348 metres. The door opens. The air is different.
HERE NATURE SETS THE PACE
Above the cable car station, the world that greets you belongs to Mount Lovćen, a landscape that makes no concessions to the idea that you might be in a hurry. The trails that radiate from the upper station are marked for all levels, but even the easiest of them soon leads into the kind of quiet that feels genuinely rare in August. The ground underfoot is a mix of limestone rock and soft earth. In the clearings, the meadows are full of things a botanist would recognise and the rest of us simply enjoy.
Children, interestingly, tend to behave differently here than they do at sea level. Something about the space, or the silence, or the absence of anyone telling them where to go next. They run further than expected. The viewpoints, four of them, named Kotor, Boka 1, Boka 2, and Budva—are positioned with the kind of care that suggests whoever chose the locations did so at different times of day. In the morning, the bay below has a silvery quality. By noon, it deepens to blue. In the late afternoon, when the sun begins to move west, the whole prospect turns amber in ways that are difficult to photograph accurately and easy to remember precisely. Pause here long enough and you begin to understand why Kiš came back to this landscape in his work. There is something in it that resists summarising.
ADVENTURE ABOVE THE ADRIATIC
Not everyone comes to Lovćen to be still. The Alpine Coaster, a track of just over a kilometre winding through the mountain landscape, runs from a point near the upper station. The ride takes between three and five minutes, depending on how brave you feel. You control the speed yourself, which means it is, technically, a different experience every time. Parents with children old enough to ride tend to discover that “one more time” is the phrase most frequently heard near the upper station. This season, Lovćen gains two new ways of meeting the landscape. Falcon Fly is the more elemental of the two. Aerobar, also newly introduced, offers a different kind of elevation: a bar suspended 35 metres above the ground, with views across the Budva Riviera and the Bay of Kotor. A drink here in the late afternoon, as the light begins its long change over the water below, is the kind of moment that returns years later in conversation. Lunch at this altitude follows a different rhythm than lunch at sea level. Around the upper station, visitors find several places to pause for food, coffee, a glass of wine or something simple after a walk. The offering is varied enough to allow the day to stretch naturally: a light lunch after the viewpoints, coffee before another trail, something cold while the afternoon settles over the mountain. There are also small retail and souvenir corners for those who like to take home something more tangible than a photograph. But food here is not the centre of the experience. The view is. At noon, the light is clean and direct. By mid-afternoon, it softens. The Bay below has already changed colour more than once, and each interruption in conversation feels entirely justified. People linger longer than they intended, not because the schedule allows it, but because the landscape keeps quietly asking for another few minutes.
This is when the viewpoints become less like stops on a route and more like places of assembly. People drift towards the open edges of the landscape without needing instruction. Some carry a glass of something cold. Others bring only a camera, or nothing at all. The wiser ones arrive early and stay still. Q. Miodrag Spahić, The Collection: InterContinental Ljubljana has established itself as one of the leading luxury hotels in Slovenia. What key factors drove its success, and how has the property evolved since its opening? A. Mr. Duško Božić, GM: When we opened in 2017, Ljubljana wasn't yet on the radar for many international luxury travellers or the global MICE market. We had to build awareness not only of the hotel, but of the destination itself. From the beginning, we invested heavily in sales and destination promotion. We spent a lot of time travelling, meeting clients, attending international trade shows and promoting Ljubljana together with the hotel. We worked closely with the Slovenian Tourist Board, the Convention Bureau and local partners because we knew that if people didn't choose Ljubljana, they wouldn't choose our hotel.
Being part of IHG gave us a significant advantage through its global sales network, corporate accounts and loyalty programme. But those opportunities still had to be converted into business by building relationships and consistently delivering on our promises. Over time, those investments paid off. As Ljubljana gained international recognition, the hotel grew alongside it. Today, InterContinental Ljubljana is one of Slovenia's leading luxury hotels, welcoming a healthy mix of corporate, MICE and leisure guests. Our focus is no longer on building awareness, but on maintaining high service standards and continuously improving the guest experience. Q. Ljubljana is increasingly attracting international travellers looking for authentic and sustainable experiences. One challenge we still face is air connectivity. Compared to many European cities, direct flight options remain limited. At the same time, this has helped position Ljubljana as an attractive destination for long-haul travellers from markets such as the United States, Australia and increasingly Asia, who are often willing to travel further for a unique experience and typically stay longer. Luxury hospitality has an important role to play. Today's luxury is less about impressive buildings and more about personalised service, attention to detail and helping guests experience the destination in an authentic way. Sustainability has also become an expectation rather than a bonus. More and more travellers want to know that the hotels they choose operate responsibly and contribute to the local community. Guests want everything to be simple and seamless, but technology should support hospitality, not replace it. Its biggest value is giving our teams more time to focus on the guest. Great luxury hospitality isn't just about the hotel itself—it's about creating memorable experiences and helping guests connect with the destination. At the end of the day, one thing hasn't changed. Genuine care, attention to detail and consistently good service remain the foundation of great hospitality.
Q. As a hospitality leader with extensive international experience, what are the most significant changes you have witnessed in guest expectations over the past decade, particularly in the luxury segment? A. One of the biggest changes I've seen is that luxury has become much more personal. Beautiful hotels, spacious rooms and premium facilities still matter, but they're no longer enough on their own. Guests remember how you make them feel. Today, they expect personalised service. They want us to understand their preferences, anticipate their needs and make every stay feel individual rather than standardised.
Q. IHG continues to invest heavily in technology, loyalty programmes, and guest personalization. Which innovations are currently having the greatest impact on guest satisfaction today, and what future developments are you most excited about? A. Technology is having the biggest impact when it makes the guest experience simpler and more personal without taking away the human element. IHG One Rewards is a great example. It helps us better understand our guests, recognise their preferences and deliver a more personalised stay. Today, people expect more than rewards—they want to feel recognised and valued.
Looking ahead, I believe artificial intelligence and better use of guest data will help us deliver even more personalised service. Not because they will replace hospitality, but because they will help us anticipate guest needs and allow our teams to spend more time with guests instead of on administrative tasks Hospitality has always been a people business, and I don't see that changing. Technology should simply help us do that job even better. For me, that's the future of luxury hospitality: using technology to support great service, not replace it. Q. The recent entry of brands such as Minor Hotels signals growing confidence in Slovenia's tourism potential. How do you assess the current state of the luxury hospitality market, and what opportunities and challenges do you see? A. The arrival of international brands such as Minor Hotels is definitely a positive sign for Slovenia. It shows that international investors recognise the country's tourism potential and see opportunities for long-term growth. I believe Slovenia would benefit from having more internationally recognised hotel brands, particularly in the luxury and lifestyle segments. They bring global visibility, strong sales networks and loyalty programmes, helping attract travellers who may not have considered Slovenia before. At the same time, growth has to be carefully managed. Slovenia's greatest strengths are its authenticity, natural beauty and high quality of life, and it's important that future development preserves those qualities. Competition is healthy. It raises standards, encourages innovation and benefits the entire destination. Ultimately, the goal isn't simply to have more hotels, but to continue attracting the right guests while maintaining the quality that Slovenia is known for.
A. I've been living in Slovenia for more than nine years now, and one of the things I enjoy most is that I'm still discovering new places. For such a small country, it offers an incredible variety of landscapes and experiences. Most visitors immediately think of Lake Bled, and it's certainly worth seeing. But if I had to choose, I'd recommend Lake Bohinj. I often go there with my family because it's peaceful, surrounded by the Julian Alps and a great place to switch off and recharge. What I always tell guests is not to rush. Slovenia is small enough that within a couple of hours you can experience the Alps, the Mediterranean coast, the Karst region or the Pannonian plains. Every region has its own character, food and traditions. That's why I always encourage visitors to explore beyond the best-known attractions. Some of the most memorable experiences come from small villages, local restaurants or simply taking a road you hadn't planned to take. Even after more than nine years here, Slovenia still surprises me. I think that's one of the country's greatest strengths.

At Restaurant Kaštel, we follow culinary trends, but my gourmet philosophy is inspired by traditional Mediterranean cuisine. While we might look at international trends for presentation and execution, we refuse to let foreign ingredients dilute the local narrative of our region. The excitement on our menu does not come from introducing exotic fusion flavors. Instead, it comes from peeling back the layers of forgotten local recipes and finding unexpected, sophisticated ways to reintroduce them to our guests.
THE ROLE OF LOCAL INGREDIENTS
If I had to choose the true ambassadors of our region, it would be the globally acclaimed Pag Island cheese and lamb, delicious domestic rooster from Zadar hinterland, fresh Adriatic bluefin tuna, sea bass and Adriatic shrimp, local olive oils, and the legendary Maraška cherry. Although we creatively pair them, we always respect the natural purity of these ingredients. For instance, our Mediterranean Ceviche utilizes local raw Adriatic fish paired with citrus and mint, elevating the daily catch. We pair tuna tartare with parsley oil and parsley mayonnaise and the famous Pag lace, which we make from cheese, flour and honey. We source strictly from nearby family farms (OPGs) and local fishermen. This ensures that every plate we serve directly tells the story of the rocky coast, the salty bura wind, and the sun-drenched orchards of the Zadar region.

Our cuttlefish ink risotto is the undisputed soul of our coastal heritage. We cook the lamb shank using the sous vide technique to make it completely tender while retaining all the richness of traditional flavors, then wrap it in a kale leaf and bake it. Many traditional recipes carry generations of history. Is there a local dish you reinterpret in your kitchen, and how do you balance respect for tradition with your own culinary creativity? A perfect example is our contemporary take on Dalmatian lamb and our signature Maraška Cheesecake. In our kitchen, we deconstruct these traditional dishes. We apply modern culinary creativity to refine the textures and pair them it with reduction glazes that concentrate the heritage flavors without losing their rustic honesty. The key to balancing respect for tradition with creativity is restraint. I believe a chef must understand the "why" behind a traditional dish before attempting to change the "how". We change the texture, the presentation, and the composition, but the first bite must always taste like a homecoming.

We all learn from new techniques and contemporary presentation, but I have always believed that trends should complement authenticity, never replace it. At Monsapori, we focus on expressing the character of Istria through a contemporary Mediterranean approach. Whether we are working with freshly caught Adriatic fish, seasonal vegetables or exceptional Istrian olive oil, our goal is always the same: to respect the ingredient first. If guests leave our restaurant feeling they have truly tasted Istria, then we have achieved exactly what we set out to do.
THE ROLE OF LOCAL INGREDIENTS
One of the greatest privileges of cooking in Istria is having access to ingredients recognised far beyond Croatia. White and black truffles, wild asparagus, Boškarin beef, handmade pljukanci, Kvarner scampi, Adriatic fish, premium olive oil, Malvazija and Teran are much more than outstanding products – they represent the culture, history and identity of this region. We work closely with local fishermen, farmers, olive growers and winemakers, allowing us to create menus that change naturally with the seasons. Our role is not to overshadow these ingredients but to reveal their full potential.

I have never believed that one signature dish alone can define a restaurant. Finally, there is one thing I have learned throughout my career: no chef succeeds alone. Every service, every menu and every memorable dinner is the result of teamwork. I am incredibly proud of what we have achieved together at Monsapori, and I owe a great deal to every member of my team. At MAGNUS, authenticity is in the walls themselves before it's anything on the plate — we sit inside actual Roman stone, under a glass roof that lets the ancient and the contemporary look directly at each other. Our menu works the same way. A dish like our Ravioli Magnus takes something everyone recognizes — homemade pasta — and fills it with veal and duck, lifted with cauliflower cream and fresh black truffle. Nothing about that is a trend chasing relevance; it's simply refinement applied to something Dalmatian tables have always known. Trends move through Split like ships through the harbour. What stays is the stone, and the technique in service of it.
THE ROLE OF LOCAL INGREDIENTS
Our menu is essentially a map of the region. Pag Island cheese finishes our Paccheri in a traditional homemade tomato sauce. Crljenak — the old indigenous variety, ancestor of Zinfandel — reduces into the sauce for our lamb. Adriatic tuna, anchovies, and fish roe carry the coast onto the plate; bresaola, walnuts, and olives from the hinterland carry the inland onto another, in our Diocletian's Salad. Even by the glass, our wines are regional — Pošip and Plavac Mali from Skaramuča, a sparkling Kota 267 to open the evening. None of it is imported for effect. It's what grows and swims within reach of these walls.

TRADITION REINTERPRETED
We don't treat any dish here as untouchable, but we don't change anything without reason either. Our Paccheri with Tomato and Pag Cheese keeps its traditional homemade sauce exactly as it should taste — simple, slow, tomato-forward — and simply lets Pag Island cheese speak for the region instead of a generic Parmesan. Small choice, but it changes where the dish is from. That's our whole approach in one plate: respect the base, let one local detail carry the story forward. If a dish stops tasting like it belongs to Split and these islands, we've gone too far — and we don't.
A FINAL DETAIL
Before any of it begins, there's the couvert — homemade bread and olive oil, nothing more. It's a small gesture, almost silent, but it sets the tone for everything after: nothing at MAGNUS arrives to impress on its own, it arrives because it belongs. By the time the last course is cleared, that first quiet bite is usually the one guests mention they'll remember.

THE HUMAN+ CURRICULUM: WHERE IB MEETS ARTIFICIAL INTELLIGENCE
But it is in the space beyond the standard IB framework that H-FARM distinguishes itself most sharply. The school has developed HUMAN+, a proprietary curriculum that integrates AI literacy - from machine learning and robotics to generative AI and digital ethics - across every subject and every year group, from Primary through to the Diploma. The ambition is not to produce coders. It is to produce people who understand what artificial intelligence can and cannot do, who can work with it critically, and who are not afraid to ask what it should be used for. The conviction that drives HUMAN+ is a humanistic one: AI education is not primarily a technical undertaking, it is a question of values. Theory of Knowledge runs as a thread through the entire framework, inviting students to interrogate the nature of machine intelligence rather than simply operate it. When Federico Faggin - inventor of the world’s first microprocessor and a returning guest at the school - told students that a computer can imitate understanding but will never truly understand, because understanding comes from experience and

he adoption of AI has grown rapidly since OpenAI launched ChatGPT, the first massmarket large-language model, in late 2022. While the technology is still in its infancy, its effects on productivity and labour markets are starting to be felt. Regulators around the world are also considering how to respond. Real estate is already experiencing AI’s impact: data centres are enjoying an investment boom. This is driven in part by record hyperscaler spending, for which the US has been the major recipient. There are also knock-on effects for logistics, with Europe alone expected to see an additional 8.5 million sq ft of demand for supporting warehousing space over the next three years. Longer term, the implications for the industry are less certain. But if the current pace of uptake and technological development continues, AI could have a transformative effect.

The cities benefiting from the AI revolution
T
he cities leading the way in AI – and other advanced, research-intensive innovations such as quantum computing, nanotechnology and biotech – are enjoying a significant economic boost. Our Savills Deep Tech Index analyses the top 15 cities where real estate markets are already benefiting from this growth. Part of our broader Tech Cities research programme, our research shows that the economies of these Deep Tech cities have grown 0.9 percentage points a year faster than the countries they are located in over the past decade. We expect this trend to continue. As a result, locations such as San Francisco, New York, the UK’s ‘Golden Triangle’ (London, Oxford and Cambridge), Seoul and Tokyo have seen strong demand for office and laboratory space, as well as increased residential needs from highly skilled workers. In addition, the growing integration of AI into life sciences is expected to boost demand for dry labs for computational work. The San Francisco Bay Area tops the index. It is home to major AI companies and associated businesses, including OpenAI, Anthropic, Google DeepMind and Nvidia. Leasing activity from AI firms has helped San Francisco’s office markets stage a partial recovery, with availability falling from record highs. The UK’s Golden Triangle is third in our index. A key global biotech and life sciences hub, it is home to 11 top-ranked universities (QS Global 500), including leading research institutions. “Strong corporate and venture capital investment in AI is lifting office demand across key knowledge clusters,” says Tom Mellows, Head of UK Science, Savills. “London has become Europe’s leading Deep Tech hub. The Knowledge Quarter (spanning King’s Cross, Bloomsbury and Euston) is at the forefront,
