Initial Design Concept

The first thing we do when you commence with Home-Build Concierge is to organise an initial design consultation.

During this meeting (which may take a few hours) we will help you to identify your “musts” from your “maybes” and create the foundation of your base dream home design.

Internal Design Service (IDS)

Following the development of your preliminary concept sketch our Internal Design Service (IDS) team now turn a sketch into formalised floor plan and set of corresponding elevations.

This is where we will make tweaks – moving a wall, or a built-in.

Changing the look and feel of your kitchen. Identifying if you really want that extra bedroom or if we should set it up as a playroom or study.

Budget & Finance

Once we have the outline of your dream home, we can work with you to determine the best way of delivering it within your budget.

We will coordinate with our estimator or builder partners and finance partners to ensure that the conversation focusses on getting what you want, not what the bank manager wants!

Site Investigation

Your design, component & project costs and preliminary finance approval have been established, so we can now move on to obtaining site specific information, allowing us to accurately produce drawings and certificates that align with actual site conditions.

This will ensure that the council approval process is undertaken and completed as quickly and efficiently as possible.

* A copy of your Site Plan, Linen Plan with DP number or Draft Linen Plan with bearings of the land, a current 149 Certificate and 88b Certificate (if available).

Construction Drawings

Now that your dream home has been designed and refined, and site reports have been obtained, we can organise the construction drawings.

Construction drawings are the detailed “how to” for your builder (or you) to follow, and all the various regulators to use when providing development and building approvals.

Included in your construction drawing set is your building energy rating certificate, summarising your new homes thermal, energy and water usage performance.

DA Approval

With the drawings and energy ratings complete, the next step is to obtain development / planning approval.

With 26 years of experience dealing with almost every council in Australia, allow us to guide you through the process of preparing and lodging an application, or if you prefer a complete ‘hands off’ experience, we can provide a complete submission service via a qualified development consultant at your request.

Supplier Quotes

With your DA now in the hands of council, internal colour selections are made and our team of highly experienced estimators can begin producing a bill of materials for all of the components needed.

They will then acquire and present to you the trade costs of materials to ensure that the right components are selected, the correct quantities are ordered and that every piece has its place in your new home.

Move In & Furnish

With your home nearing completion, all that is left is for you to work out how best to furnish your dream home.

Our interior design specialists can assist you to make all the fittings, furnishing and colours meet your needs. Or you can do it yourself and just use us to help source some discounts!

By this time, you have already established your preferred method of construction.

Allow us to assist and support you throughout the most exciting part of your home building journey!

Internal Design Service (IDS)

What is IDS? Home-Build Concierge’s unique Internal Design Service (IDS) is a dedicated department with design and technical expertise. If you have your own custom plan OR a Home-Build Concierge plan with modifications, then this service is for you.

Our team of professional consultants will be there to help at every step of the design process from initial concepts right through to council ready plans. We are here to help you into the house you want, at the budget you can work with – and we strive to ensure that the end result is a house that you will always be happy to call home.

We’ll make sure all the boxes are ticked.

Whenever we create a unique or partially new design, our team of Home-Build Consultants will work closely with the manufacturing team to ensure your plans are achievable and energy-

efficient.

This gives you the reassurance to know your ideas are realistic from the outset, and minimises the risk of any expensive, timeconsuming issues further down the track.

Internal Design Service Plus (IDS+)

But wait, there is a bit extra we can offer with IDS+ Construction estimate of your project Owner Building or Owner Managing? Included in HomeBuild Concierge's service offer is a formal estimate of the labour costs to see your new home constructed, which is carried out by a qualified

independent estimator. This includes all electrical, gas, sewer, excavation, brick laying, plumbing, roofing, flooring, etc.

Take the guesswork out of creating a realistic budget for your project. Save yourself the

stress and headache and eliminate the hidden surprises that you might not have thought of.

3D walk around of your design The Basic Walk Around experience is an exterior walk around the building on a generic flat surface with no interior detail. This is perfect for envisaging how roofs, walls, windows and doors look and work in your design (as interior is not included here, windows are opaque in this experience).

The In Situ Walk Around experience offers the same exterior walk around the building, but this experience portrays the building sitting on real ground levels allowing you to better see how your design works with the landscape. This will also allow you to see how sunlight will interact with your design.

The Works Walk Around & Walk Through experience offers all of the In Situ Walk Around experience with a completed interior. Windows are clear and an internal walk through is made possible. This is an amazing tool for gauging room size and how natural light works inside your design.

Design & Planning Services

Designing and planning a new home can be challenging, while at the same time one of the most rewarding experiences you can achieve in a lifetime! If you are like most, this could be the first home you have built, or it could be one of many already completed.

Regardless of experience, the build process involves numerous steps and requires the specialised services of several suitably qualified individuals to ensure that all documentation is developed to meet current building codes and standards.

As part of Home-Build Concierge's service offer to our clients, we take care of procuring specialised reports and plans that are required to produce the construction drawings for the home that you’ve already created with your Home-Build Consultant, so you don’t have to!

Our Design & Planning Services includes the following: Construction drawings set • General notes & specifications • Building floor plan • Four building elevations shown over natural and / or excavated ground lines • Sub-floor framing plan (if floor kit is supplied) • Bushfire protection plan (if BAL affected) • Building sections • Interior and exterior finish details • Lighting layout drawing • External window & door schedule

Site survey

DA lodgment service

A boundary and site levels survey provides information important to the design and planning process. The information shown includes site boundaries, levels of the land (isolated area only on a larger rural block), the location of features such as trees, rock ledges, adjoining buildings and other existing developments on the land.

With 26 years in the residential building industry, we have designed homes in hundreds of local government areas (LGAs), with each area requiring its own application compliance requirements. Our DA Lodgment Service ensures that your planning submission is structured and delivered accurately to ensure the utmost efficiency of your required building approvals.

Site classification report (wind & snow) To determine the wind classification for your domestic building site, you must consider four factors: the region, the terrain category, a shielding factor, and the topography. A site classification report assesses all of these factors to determine your buildings exposure to wind and snow to ensure the building is designed to meet the conditions for your site.

Geotechnical testing (soil report) The geotechnical report includes a site analysis of the soil, rocks, bedrock properties and fault distribution. The investigation is done for you to be able to complete the foundation and on-site wastewater design (if required) for your project.

Foundation engineering

Note: Development and building application fees and any outstanding contributions remain payable by owner(s) and are not included in Home-Build Concierge's Design & Planning Services.

Additional site investigation services such as on-site wastewater management plans, storm-water management plans, flood reports, environmental plans and driveway grade plans are available upon request. Additional fees apply for the above listed services.

Bushfire attack level (BAL) report A BAL assessment determines the bushfire attack level for your site, and details how that risk was calculated. Your site will receive a rating from BAL Low, which is the lowest risk rating right up to BAL FZ, which means that in the event of a bushfire, your site is directly in the flame zone.

NSW only

Foundation design is influenced both by preference and site / soil conditions. Whether you wish to build upon a concrete slab on the ground or raise your building off the ground, we provide the structural engineering which specifies the design requirements of the building's foundations.

Note: Time and project costs will be saved should you have already acquired any one of the above reports. Please discuss your particular design and planning service needs with your assigned Home-Build Consultant.

If your property resides in NSW, you’ll receive an assessment of your building against criteria contained within the Rural Fire Service document, Planning For Bush Fire Protection 2019. With confirmation of the BAL, we can then ensure that materials and design are compliant and documented in your construction drawings for council submission.
