Welcome to The Stables at Caldecott Hall Country Park New Exclusive Estate

Discover The Stables at Caldecott Hall Country Park - an exclusive collection of luxury holiday homes nestled in the heart of an historic country estate, brought to you by the Tingdene Group.

Caldecott Hall Country Park, nestled in the historic parish of Fritton and St Olaves, has a rich history dating back to the Domesday Book, when it was home to small settlements and agricultural activity.

By the 13th century, the estate was known as Caldecott, with the name believed to be derived from the Old English Calde Cote, meaning “cold hut.” Henry Caldecot, who owned the estate at the time, likely took his surname from the land. Records show that the estate was granted a license for a market and fair, marking its growing importance.

By the 15th century, Caldecott Hall was owned by the family of Sir John Fastolf, a knight renowned for his role in the Hundred Years’ War, and the inspiration for Shakespeare’s Falstaff.

The estate also has a documented history of conflict, with a bitter inheritance dispute between the Paston and Debenham families. In the centuries that followed, Caldecott Hall grew into a thriving agricultural estate, with barns from the 18th century now housing the indoor swimming pool and Barn 1 Bar & Restaurant.

The 19th century saw the construction of the current manor house. Many of the barns that form part of The Stables date from this period. Today, The Stables offers a unique opportunity to enjoy a modern lifestyle in a setting steeped in centuries of history.

Holidays at The Stables are all about balance - heritage and modernity, relaxation and activity. This unique holiday home development blends contemporary living with timeless rural charm, from brand-new, contemporary properties to historic, characterful barn conversions.

Discover & Enjoy

The Best of Norfolk and Suffolk

In the 2025 Lonely Planet Top 30 Must-Visit Places in the World, East Anglia was celebrated for its unique experiences, stunning landscapes, and commitment to sustainability and community. Whether it’s the picturesque waterways of the Norfolk Broads, lively coastal towns, or rich history found in cities like Norwich, this region offers a tranquil yet vibrant setting for holiday home seekers.

Enjoy the golden sands of the Norfolk and Suffolk Coast

Just a 6 mile drive away, you’ll find Gorleston Beach, regularly named one of the UK’s best beaches by Tripadvisor, and even featured in blockbuster films.

With stretches of beautiful clean sand, historic features and a mile stretch of promenade often full of dog walkers and runners, this beach is not one to be missed.

Just a few more miles away is Great Yarmouth, defining what a classic seaside resort is all about - the candy floss and the

fish and chips, the horse drawn rides along the prom, the tea rooms and the arcades.

There are places to find some peace and quiet if you want it, and there’s a vibrant world of entertainment and nightlife too. In fact, there’s something for everyone.

Further afield you’ll find the iconic towns and villages of the North Norfolk coastline, with many excellent places to enjoy iconic cuisine and places to visit; don’t miss out on Brancaster, Sheringham, or Cromer especially. Or head South to Suffolk for Southwold, Aldeburgh and more.

Stay inland to enjoy all that the Broads National Park has to offer.

The Norfolk and Suffolk Broads, or more recently the Broads National Park, are a truly unique UK landscape.

They were thought to be a natural phenomenon until the 1950s when it was confirmed that they are in fact medieval peat diggings that flooded when the sea levels rose.

Today, with their low horizons, and big skies punctuated with windmills and boat sails, they are of huge significance as natural wetlands - and hugely popular with holidaymakers.

From the history of St Benets Abey and How Hill, to the modern food and drink establishments you’ll find on every turn, The Broads is an excellent place to explore on your holidays.

About Tingdene

In 1086 when the Domesday Book was completed, Finedon was a large royal manor, previously held by Queen Edith. At this time, the village (now a town) was known as Tingdene, which originates from the Old English words ‘ping’ meaning assembly or meeting and ‘Denu’ meaning valley or vale.

The Tingdene Group began with Matthew Gibbard forming Tingdene Developments in 1998 when he saw the advantages of diversifying the business into owning, developing and managing Residential Parks for the retirement community to incorporate the homes that his father was manufacturing.

His father, Jim Gibbard, in 1969, had started manufacturing park homes and lodges establishing the Tingdene name in the Finedon Industrial Estate, Wellingborough area. With this knowledge and over a further three decades, Matthew expanded the operation to incorporate marinas and leisure parks, alongside the residential parks,

giving people first class modern lifestyle living in beautiful locations, throughout England. The Tingdene Group continues to be owned by the Gibbard family today, maintaining many long-standing employees with years of experience in the company, upholding strong family values across all parts of the business.

Today, the Tingdene Group manages 1000’s of happy customers across 50 residential, holiday and marina sites, spanning from the rugged landscapes of Yorkshire and the North, to the rolling hills of Worcestershire and the East, the iconic Thames in the South, and the tranquil beauty of Norfolk and Suffolk.
