appy Spring, Ventana Monthly readers! With the hillsides in bloom, birdsong in the air, cool morning mists giving way to afternoons of sunshine and breezes, and mild evenings that are perfect for a stroll or relaxing around the fire pit, the great outdoors seem to be calling. In similar fashion, the natural world is speaking loud and clear through the stories in this month’s Home & Garden Issue.

On our cover is Brett Cunningham, an artist, artisan and woodworker who — like many creative types that work with natural materials — sees much more than just a column of wood when he looks at a tree. Even one that has fallen or been uprooted still vibrates with life and promise for Cunningham. He seeks to honor that enduring spirit with his art and furniture shop, BC West Creek Gallery. His specialty is saving beautiful, old trees from the woodpile and converting them into high-end, one-of-a-kind works of art, dictated by the natural lines of the trunks and the unspoiled beauty of the grain. From the gently curved Romero Lounge to woodsy tables and bookends to simple yet sculptural blocks, every piece reflects the essence of the tree from which it came. And those trees, once destined for the fireplace, live again, having been reincarnated into a new form. Casa Ventura (Nesting) enjoys a plum location on Surfer’s Point. It was built in the 1970s, however, and it showed: lots of earthy elements and dark panel-

ing, nothing at all like the sunny, airy beachy setting that drew the condo’s owners to it in the first place. Crickett Kinser of Kitchen Places did a bottom-to-top remodel, letting the sea and sun in — in more ways than one! She’s breathed fresh life into a drab, dated space, one now in beautiful harmony with its extraordinary ocean views. Views are also one of the key highlights of the ranch estate of Jill and Jeff Cox in Upper Ojai (About Town). With Sulfur Mountain to the west and the Topatopas to the east, these eight bucolic acres are tranquil and glorious no matter where you look. But there’s even more to love here: extensive landscaping with recirculating ponds and creeks, a pool, a small fruit orchard, a second property full of farmhouse charm. The hillside location has served as inspiration for the peaceful, comfortable, contemporary-country elegance of the home, indoors and out. Forces of nature do have a way of making themselves felt. The joy that comes from spring in the air, the hope of new life sprouting up, the sights and scents and colors that take root in our psyche and, thus, the homes we build for ourselves. his is my favorite view,” says Jill Cox, standing on the porch just off her living room and gesturing toward Sulfur Mountain in the distance. “This is what sold me on the property.” A very attractive feature, certainly. But there’s plenty more to recommend these beautiful eight acres nestled in Upper Ojai. The long, gated driveway leading up to it is lined with pepper trees. Decades-old oak trees dot the landscape, their majestic trunks supporting long limbs that twist picturesquely in every direction. To the east, there’s an extraordinary view of the Topatopa Moun-

tains. (For husband Jeff, it was this view — and that famous “pink moment” at sunset— that called to him.) And while the property is smack-dab between Ojai and Santa Paula — nearly equidistant from both towns, in fact — it feels a million miles away from civilization.

M O U N TA I N OA S I S When the Coxes purchased the property in 2001, Jill says it was essentially “a field” — unimproved land that needed everything, including a well. They spent two years clearing and developing a portion of it — much has been kept wild — to create a true oasis in the hills. Contractors helped carry out his vision, but most of the landscaping was designed by Jeff himself. The “enchantment” begins in the front yard, which has a series of meandering rock paths traversing redwoods, oaks and willows to follow a trio of manmade recirculating ponds connected by narrow “creeks.” The impressive water feature is constructed to take advantage of the natural terrain and vegetation: The first pond is set at the highest point, and feeds down to the others below. ROOMS WITH A VIEW The Topatopa Mountains to the east can be seen from the farmhouse kitchen and breakfast nook (above) while the living room (right) on the westside of the house takes in splended Sulfur Mountain.

The creeks wind harmoniously through the brush, occasionally punctuated by small “landings” filled with colorful flowers. At the lowest pond, adjacent to the front door, the elegantly arched branches of willows dip towards the water. One literally hidden gem is the gazebo, which is nearly imperceptible until you stumble upon it while following the path up. It’s a romantic element in this most magical of tableaux. A gently climbing path leads to a high plateau with a sunny pool deck where a large rectangular pool, a hot tub and an inviting fire pit all beckon. It’s an entertainer’s dream, and with six children (aged 10 to 31) as well as numerous friends in the area, the Coxes have had many opportunities to put it to the test. “We have had so many gatherings here,” Jill sighs contentedly.

W I N D O W S O N TO T H E W O R L D The wide, long, covered front porch is the perfect vantage point from which to enjoy the gorgeous, shady pond and creek. But once inside the ranch-style home, the first thing that stands out is the view — Sulfur Mountain and the surrounding hillsides rise in the distance. The west wall of the living room is, in fact, all window, to let the natural light and glorious vista soothe the senses. A large fireplace, made with natural stone from the area, dom-

inates another wall. (Beloved family dog, Cabria, often beds down here.) Prefer to take in the view en plein air? Head out to the patio, where comfortable seating and a fire pit allow you to fully bask in the beauty. Cox says that sitting out here in the evening, at sunset, is one of her favorite things to do. Jeff is all about the Topatopas, and made sure that the east side of the house had an unobstructed view of them. Large windows in the kitchen let in morning light as well as that pink moment at 8

sunset. In addition, there’s a cozy breakfast nook with bay windows, where Jeff and Jill sit on plush, comfortable chairs to enjoy their morning coffee while watching the sun rise.

FA B U LO U S FA R M H O U S E The home itself is 3,484 square feet, decorated in vintage farmhouse and contemporary style. Simple, quality and comfortable furnishings are found throughout, along with natural woods and muted tones, very much in harmony with its woodsy setting. The newly remodeled kitchen sports a large island and a bright, white color scheme. The most distinctive feature is the pantry, which Jill designed to resemble a barn — it even has a shingled “roof.” Nearby is the laundry room, with lots of shelving, storage and surfaces for folding. All told, there are five rooms and two-and-a-half bathrooms. The lovely main bedroom has an en suite bathroom and an at-

tached office for Jeff, who uses this as his home base of operations for his company, Vanguard Printing, opened in 1990. There are large windows in this room, too, looking towards the rock creek and the orchard — a small cluster of fruit trees that provide apples, apricots, lemons, nectarines, oranges, peaches and pluots.

RED BARN HAPPY HOUSE A separate, smaller but no less charming structure also sits on the property. Up a gravel walkway and over a dry creek from the main house is Red Barn Happy House, a two-bedroom, one-bath bungalow. It gets its name from the cheerful red-and-white exterior. The farmhouse style and red-and-white color scheme are continued into the interior. And, like the main home, the Happy House has a large kitchen and lots of windows throughout. It’s a warm, cozy and comfortable space. Originally designed as a home for Jill’s parents, who moved to the area from San Francisco in 2015, it has been used as an Airbnb since 2019. And a popular one at that. Jill says that while she has had guests from all over, many of them come up from Los Angeles — particularly since March 2020. “They just want to get out.” Guests are drawn to the remote-yet-accessible location, where the views, the quiet and the wildlife — including birds, deer and rabbits— create a woodland respite from city life. Jill also says they love the spacious outdoor patio with its circular fire pit, noting that renters will spend hours every day around it. “It’s such a peaceful spot.” Continued on page 15

here is proof of an afterlife. For beautiful old trees, anyway. You’ll find it at BC West Creek Gallery in Ventura, where trees that would have otherwise met a woodchipper or been turned into firewood find a second life as unique furniture and sculptures. It began in the early 1990s when Ojai-native Brett Cunningham started his own tree care business. One day, Cunningham was in Westlake removing an old oak tree when he got a life-changing

idea. As the BC West Creek Gallery site spells out, Cunningham knew that some people might see the oak tree as “nothing more than scraps [but he] saw the new life that could be created from the tree. From there he cut, cured, and sanded [the] majestic oak, leading to the creation of his first pieces of solid wood furniture.” Gallery manager Amanda Borodaty adds that Cunningham “realized that there was so much potential in a lot of the wood that he was cutting down … Just seeing wood that would have been destroyed kind of sparked something in him. A lot of these trees, especially in the 1990s, were gorgeous red oak or eucalyptus. He thought, ‘there has to be something that we can do with these trees.’” Cunningham took the wood home and began honing his craft, a craft that involves a long and thoughtful process. The first step is curing the wood. “The initial curing always happens at [Cunningham’s] ranch in Maricopa,” Borodaty explains, adding that the curing process takes years, sometimes upwards of 10 years or more. “The arid climate at the ranch is … excellent for curing because there’s very little moisture and that’s very important for the stability of the wood.” While the wood cures in the sun, Cunningham does a lot of thinking. “The curing time gives Brett time to visualize what he wants to make,” Continued on page 22

When the wood is ready, Cunningham brings it back to his Ventura workshop, where he’ll begin the sculpting process. “He will make first cuts to get a rough product,” Borodaty explains. Unlike many woodworkers who use a mill, Cunningham makes his first cuts by hand. “[He uses] incredibly large chainsaws to make his cuts. It’s quite impressive and he has a very steady and straight hand while doing it — very important!” After he makes the first cuts, Cunningham lets the pieces cure for another year or two. “He always cures all of the wood for a significant amount of time and never uses newly fallen trees. This is very important so that the final pieces of art don’t crack, split, or change shape.” When the rough-cut wood is ready to work with, Cunningham lovingly and patiently sands the wood into its final shape, taking cues from the wood’s natural curves and grain. In the end, every work of art — whether it’s a sculpture or a piece of furniture — possesses gorgeous organic lines that honor the original tree. “Every piece of wood is different. Every tree that he starts with is different,” Borodaty says. Sometimes the shape reveals itself after Cunningham makes his first rough cuts. “As he works, he sees the

shape and form that the wood starts to take. Some of them might already have a curvature — like with the Romero Lounge. That [orginal] piece [of wood] had some gentle slopes, so he just continued to go down the path and refine that further and further until he created the lounge.” An impressive piece of furniture, the Romero Lounge was carved from a historic red oak tree found in Montecito. It took Cunningham three years to create it, patiently coaxing out its sumptuous curves and glorious grain. Like all of Cunningham’s works, the Romero Lounge has a history as well as a new life. The tree from which it was carved was a casualty of the floods that occurred in the aftermath of the Thomas Fire. Borodaty recalls that Cunningham’s tree service was one of the companies called in to do emergency tree clearings in the area. “One of those trees ended up coming back to his ranch with him. He saw in the wood the future vision for what would become the Romero Lounge.” Something that Cunningham hadn’t always envisioned was selling his work to the public. For years, he crafted pieces for his own home or for friends and family. People had always told him his work was good enough to sell, but it wasn’t until the timing and the 8


location were right that Cunningham decided to open BC West Creek Gallery in Ventura. He still works in the same way he always has, Borodaty notes; he studies the wood and lets it come to life through the process. Now, however, lucky buyers can bring home a one-of-a-kind piece, and Cunningham hopes they “love the finished product as much as he does.” In addition to finding Cunningham’s original creations at the gallery, you can view many of the antiques that Cunningham, an avid collector, has acquired over the years. Only the original works are for sale, however.

The antiques are there to be admired. There is one example where Cunningham’s passions for woodworking and antiques meet. The piece, entitled Fire and Ice, features a large glass vase that Cunningham found at an auction in Texas set atop a wood base. While it’s the only piece with a manmade object, it’s certainly not the only one with a history. Borodaty notes that some of the pieces in the gallery were made from trees that once stood on the grounds of the historic Lavender Inn in Ojai. Many others were carved from giant eucalyptus trees found in Rancho Matilija in Ojai, including one that “had fallen and completely crushed a guest house on the property.” It goes without saying that, as Borodaty puts it, Cunningham’s work isn’t made from the kind of wood you’d find at your local Home Depot. “What’s so beautiful about this furniture is [that]

at one point it was a tree that had its purpose and now it has its second purpose. [Brett] has figured out a way that it can still be incorporated into someone’s life or home for many years to come … From discarded wood that nobody wanted, now it has a gorgeous new life.” Until COVID restrictions are lifted, visitors can shop and browse the gallery by appointment, or visit the online shop anytime. An outdoor gathering spot on the gallery grounds is also in the works. In addition to the sculpted pieces, BC West Creek Gallery sells tree rounds that are meant to be outdoor accent pieces. Also featured are dramatic wood blocks created by the BC Art Team, a group of artists who work closely with Cunningham. The pieces are no kiddie blocks; these are stately objets d’art — with names like Storm, Fury, Blast, Marble and Rain — that have been shaped from eucalyptus trees. They’re crafted with the same commitment to bringing out the natural beauty and individual characteristics of the wood as the rest of the collection.

Whatever their history, the trees that Cunningham works with have two things in common. First, they’re not common at all. ntoinette Fargo is one half of the dynamic duo that makes up DOORA Collective, an all-inclusive, full-service interior design and home furnishing company that just opened its doors this summer in Downtown Ventura. We caught up with the busy designer about the founding of her concierge business, opening up during the pandemic, the psychology of interior design and more. Are you from Ventura County originally? I am! I actually grew up in Ojai and graduated from Nordhoff High School. I earned my Associate’s Degree from Ventura College and then received my Bachelor of Science in Interior Design and Interior Architecture from Cal State Northridge.

How did you get into the interior design business? I have always had a passion for interior design. I was constantly redoing my room as a kid, custom painting my furniture, and rallying all of my friends to help me stencil my walls. I loved to rearrange the furniture in our house all the time. I’d go to work with my mom and reaccessorize tables and bookshelves. Some of her clients loved it, some of them not so much. How did you meet your business partner, Troy Palmquist? I was sitting in my office in Channel Islands Harbor with the door open. Troy walked by on his way to the chiropractor, sat down, put his feet on the desk, and proceeded to say, “My wife and I need a lot of help!” I knew then and there, we would get along well! I met with them a couple of days later to walk through their home and see what we could do. We became fast friends. My interior design company, Antoinette Designs, proceeded from there to design his future real

estate company, The Address. It was located right downstairs from our office in a great space overlooking the water. That later expanded into designing their corporate headquarters along with multiple other locations along the California coast. Tom and I have spent many nights with Troy, his lovely wife, Carrie, and their amazing son, Rhett. We’ve gone on family vacations together and had countless spur-of-the-moment trips to Santa Monica, as well as happy hours and many Friday evenings on the patio at Pierpont Bay Yacht Club. What inspired you to start DOORA Collective? It was really Troy‘s idea; it took him a couple of months to talk me into it. Since we were both from home services backgrounds — Troy from real estate and me from commercial and residential interior design — we wanted to create a tailored, all-inclusive experience for the community. We wanted to offer amazing, high-style furniture, rugs, lighting and accessories at cost-effective price points, along with concierge interior design services and home staging. When did you open your business? From concept to creation, we started thinking about the idea in July 2020 and opened our doors on October 15, 2020. We fast-tracked with a purpose! How did the pandemic affect your business? Believe it or not, it actually pushed us to open a bit sooner. Our initial goal was to open in January 2021 but because Main Street had decided to close the street for walk-through traffic only, we decided that we wanted to be a part of that energy and excitement. We knew that the showroom would be a great place that people could walk through and enjoy while getting out of the house for a bit. How were you able to recover? The first few months were a little bit slow, especially when everything essentially shut down again. Since then, however, we’ve been really pleased with the increase in traffic over the last month. It’s so wonderful to see people out and about again! The energy of downtown is palpable and amazing. We can’t wait to see what is to come! My understanding is that you ended up hiring several people who had lost their jobs as a result of COVID-19. We did, and it was a wonderful opportunity for us. It has been such a pleasure to be able to bring on an amazing team of talented people including designers, stagers, showroom managers and assistants. When we started our team there were basically four of us and we are up to 14! They really have brought so much energy to DOORA. Every day we come in we’re excited and so grateful to be in such an amazing location and space.

What makes DOORA Collective different from other interior design firms? There was nothing like this in Ventura County. We wanted to bring an elevated level of service to our clients and allow them a handson experience where they could touch and feel all of the amazing products that we have been curating over the years. Bringing over 7,000 square feet of high-style, high-quality, accessible products was our goal, along with offering all-inclusive design services and the option to finance. Both of those elements not only make design accessible but make it affordable. In addition, with so many young families in the area, we wanted to share our breadth of knowledge and design expertise, whether we’re helping you choose one sofa, an entire home remodel, or the building out of your next amazing business venture. We bring together more than 500 vendors with an eclectic mix of styles and offer everything from furnishings to accessories and lighting. Tell us a little bit about some of your services. At DOORA Collective we really take a different approach to interior design since we are entirely client-focused and dedicated to creating a space that reflects the priorities and uniqueness of each client. We offer both commercial and residential design services with an extensive history in both areas. We specialize in new construction and remodels with a full background in interior architecture, so we can literally recreate your space and make your vision come to life. We offer everything from new construction design, remodel design, CAD drafting and space planning, lighting design, paint selection, all the way through to material selection, furniture, accessories, and art. What is the process like? How do you start working with a client? We make it very easy for our clients to work with us and have simplified the design process. We take a collaborative approach with not only the client but any contractors or architects involved.

First, we start with the client’s vision and an extensive consultation evaluating their wants and needs. We then move to budgeting to make sure that everyone is on the same page and to further clarify the client’s goals. This is followed by a collaborative process gathering inspiration from the client as well as images and concepts on our end to further clarify the overall feel of the space. Then we move into space planning and CAD drafting to give a clear picture of what is needed to all parties involved. From there we can essentially start selecting items and materials once we have figured out what sizes things need to be and what spaces we need to fill. After a few meetings and maybe a revision or two, we begin ordering and finally move on to installation! Some of your clients probably have a vision that you can improve upon. How do you help bring them around to your point of view? Because we are a client-focused interior design firm, it’s really about bringing the client’s vision to life, making it cohesive and the best that it can possibly be. We consistently show clients the best options for their space and their needs while keeping in mind what they like along with their wishlist. Ultimately, we want every space to feel like a reflection of the client. When a client comes in and really isn’t sure what they want, how do you help them zero in on the styles and products that will serve them best? This is our favorite part. Often people go into furniture showrooms not knowing what they need or want and hoping that they’re going to see something that might be what they’re looking for. That’s where we are excited to have a gallery that is run by designers who can help to extrapolate exactly what the client’s needs and wants are along with their unique style and find pieces that are tailored to their criteria. can function for multiple purposes, such as dining rooms transforming into dual offices and school zones. People are really concentrating on designing for the way that they live dayto-day and utilizing every square inch for optimal function. Big, large open rooms are also becoming slightly more passé and giving away to areas that can be sectioned off or closed off due to needing those multi-function spaces. What are some of the most memorable projects that you’ve worked on? I would say working on Addy’s coffee shop off of Lindero Canyon along with the attached 6,000-square-foot office building. It was a really fun, modern aesthetic with lots of color and movement. Designing a space that is so multi-functional is always a great challenge. We started essentially with a completely blank shell, sectioned off offices, breakroom, conference rooms, meeting spaces and the coffee shop. We even found a space for a Moët and Chandon champagne dispenser and a London phone booth. It’s wonderful to be able to work essentially from the ground up on projects like that, refining every detail from 18-foot glass doors to walnut trim, lighting design, custom cabinetry, and following all the way through to the last installation of artwork. It really becomes a part of you. It’s wonderful to work with such a fun team as well. Shopping at Vegas home shows for large projects like that is always a plus! Do you have a “favorite” type of project or style that you prefer? We definitely love modern style with a coastal and mid-century influence. We love pulling pieces with traditional elements and working with Spanish modern homes as well. It’s easy to do one style; I think it’s much more meaningful to combine styles and create something unique for each client. We have executed large projects that were completely traditional and projects that were an eclectic mix of everything. Eclectic tends to be our favorite. If you look at our portfolio, it definitely varies because we focus so closely on our client’s tastes and bringing out their unique preferences in function and design. What would be a “dream” project? That’s a tough question. I feel like I’ve done so many dream projects that have been incredibly exciting. I wouldn’t mind working on a boutique hotel that offers individual villas, a couple of eclectic restaurant spaces, a bar, art gallery, and some great outdoor space. Large projects are so much fun! We often work with clients on full-home renovations or new constructions that include interior and exterior design, kitchens, bathrooms, molding and doors and closets. It’s wonderful to be able to really help with all aspects of the project, making it cohesive from top to bottom while still infusing each area with an individual personality. What are some of the biggest stumbling blocks, for either the client or the designer? I think the biggest stumbling block for clients is really not getting help on design or construction projects. Even if you have a designer for a few key parts, it can save a lot of time, money and headaches. We do this all the time

and often look at projects a little bit deeper and in more detail than an architect or contractor. Ideally, it’s wonderful to have a full team, if possible. Space planning is key, lighting is everything, and following a project through to final details is really necessary if you want the optimal results that you’re looking for. Any tips you might offer to someone contemplating working with an interior designer? Make sure you find somebody that you can connect with, someone with whom you are comfortable asking questions. Often, design projects can range from three months to a couple of years depending on the scope. Make sure you’re working with somebody who makes you feel really comfortable. Ask questions, see their portfolio, talk to their references and be clear on billing structures. Know your budget. Do some research before on average prices of design or construction services. This really helps us to figure out how to allocate each item and make sure that we are staying within budget. Do you want a $500 rug or do you want a $1,500 rug? It’s important to know how much you want to spend so we can make a plan to stick to and keep an eye on overages and change orders. Designers are often not only designers; we assist with project management and being the liaison between clients and contractors. What’s most rewarding about what you do? I would say that it is incredibly rewarding to change someone’s life in the way that they live just by changing their space. The psychology of interior design is very important. How you feel in your home or work space makes all the difference. Think of your favorite restaurants or shopping experience, or even the way your best friend’s house is laid out; it’s often tied to a really great design, great flow, lighting, acoustics. All of that is choreographed behind the scenes in order to evoke an entire experience. What does the future hold for DOORA Collective? We really started our collective with the idea of scaling in mind. We are hoping to have three to five stores in the next three years. We believe in our concepts and we believe that everybody deserves great design. We want to offer that design expertise and help to each person walking in, whether it’s to design their home office or to pick an office chair. We essentially want to share that with as many people as possible. Our next location will be in Seattle and probably Nashville or Denver shortly thereafter. The sky’s the limit!

et you didn’t know that The Point, the beachside condo development dating from the mid-1970s near Surfer’s Point, houses “Casa Ventura.” It could also be called, “Casa de Luz,” or “House of Light.” Because since the completion last August of a year-long, soup-to-nuts, studs-to-furniture remodel, this 1,600-square-foot, third-floor, southwest-facing corner unit is modern, airy, comfortable and,

most of all, filled with natural light. “It feels like the ocean has been brought in,” smiles designer Crickett Kinser of Kitchen Places in Ventura, who oversaw the year-long overhaul of what had been “a darker, sadder-looking space. Now, you wouldn’t know this unit is almost 50 years old.”

O C E A N OA S I S For the owners, “Casa Ventura” is both an escape from their full time residence in traffic-heavy Los Angeles, and an oasis where — from the balcony, kitchen, dining room and both bedrooms — they can gaze at the boardwalk and surfers below, the Santa Cruz and Anacapa Islands in the distance, and the Pacific coastline clear to Port Hueneme. And inside, they can luxuriate amid more than new furniture, flooring, fixtures and wall treatments. There are fully-integrated, flush-tothe-wall kitchen appliances (refrigerator, stove and microwave); pull-out/ full-extension drawers in pantry and bathrooms; an extended breakfast counter with full sunset views; and a newly-tiled master bath, right down to the drain in the shower. Not to mention family-friendly touches — like fingerprint-resistant finishes on kitchen cabinets, a docking drawer with USB charging port in the kitchen, and touch-lighting that turns on and off at the wave of a hand — that the owner (requesting anonymity) says she’s still discovering, months after the work was completed. “My family absolutely loves this 8

place,” she says enthusiastically. “And Crickett was a dream to work with.” Kinser says the project represents a vision of “accessible luxury” realized. For this detail-oriented, hands-on designer with nearly 20 years of design experience (the last 10 at Kitchen Places), that is not at all unusual. “I can walk into a space and see it done, or re-done,” she explains, leading a visitor through the home. “And this is how I pictured it — clean, fresh, airy and modern.” Any remodel is a major undertaking, especially a six-figure project like Casa Ventura. The key, says Kinser, “is to listen to the client, understand their needs, and know what their purpose is for their remodel. And then, to communicate with the client at every step as the project goes forward. That’s how Kitchen Places operates, and it makes the process much more smooth and, ultimately, better for everyone.” In this case, the owners are retired Brentwood residents, with three adult children (two doctors and a retired lawyer) and four grandchildren, from toddlers to teens. One grandchild recently fought through leukemia, and one of the doctors is a critical care specialist at a South Bay hospital who spent 35 straight days on the job, away from family, during the COVID pandemic. “If there were no grandkids, or if this was the owners’ primary residence, I would do a different design,” says Kinser. “But this is a getaway place, a retreat space for the owners and their family members so they can relax, enjoy and celebrate life.”

A I RY AT M O S P H E R E In her first meeting with the owners, Kinser quickly assessed the biggest need: Flood the place with light. “There was an ugly fireplace, dark wood beams and walls where they blocked out the natural light. So we had to open the place up, which meant knocking out walls.” That led to the first big challenge: removing asbestos from walls and ceiling, a project both expensive and extensive. “Once we did that,” says Kinser, “we could look into the walls. And that became the next challenge, because in condos, you don’t know the walls and how pipes from other units intersect. So you have to be careful.” Armed with plans from the building owners, Kinser and her clients sat down to “draw and play with the layout, and figure out what can be removed.” Eventually, out came a wall separating the kitchen from the dining room and a built-in bookcase between the living room and hallway, replaced by see-through glass shelving. Both opened up the home to more light, while elimination of “decorative” dark wood beams and replacement of a dark fireplace with a lighter, brighter model further enhanced the new, airier atmosphere. So did Kinser’s color palette that emphasized beachy tones, to which the owner readily agreed. “And in one day,” Kinser laughs, “we went shopping and bought flooring, paint, cabinets, tiles, fixtures, everything.” It helped that all shopping could be done locally, Kinser adds, Continued on page 42

since “Kitchen Places is very dedicated to using local suppliers and contractors, to keeping the work in the community.” Because the two-bedroom, two-bath condo is a getaway place, there was no need for extensive storage space, although plenty is available, including a laundry room nicely hidden by unobtrusive closet doors. Kinser also added several other new features to make living a breeze. The master bath offers vessel sinks atop a lowered counter, a “floating” cabinet unit, a rain shower head and a back-lit mirror with defroster. The dining area — and its unobstructed view of gorgeous sunsets — comfortably seats six, because “a good dining space for the family was essential,” says Kinser. In the adjacent kitchen, the elimination of the wall to the dining room enabled extension of the countertop set before a floor-to-ceiling window. Throw in a few stools, and you’ve got “a fun breakfast space that the grandkids love.” The welcoming living room is simply but tastefully adorned with indoor-outdoor furniture in one corner, beach-inspired art above a comfy sofa on one wall, and a mounted big screen on the other (and no pesky wiring in sight).

FA M I LY F U N From start to finish, the project took a year to complete, from August 2019 to August 2020, slowed mainly by the pandemic, says Kinser. “It also took the HOA three months to approve our plans. They had a lot of questions, but now that they’ve seen what we’ve done, their approval on future projects we do hopefully will go 8

more quickly.” The owner acknowledges that “it’s a big thing to trust someone else enough to give your keys and money to so they can work on your home. But Crickett and I hit it off; we worked together well.” And her family, which reserves weeks or weekends in advance, regularly leaves thank-you notes. Among them: “We enjoyed a beautiful weekend with the kids”; “This place is incredible”; and “You’ve made a wonderful family tradition.” Most delightful, she says, was the comment from her granddaughter, who, knowing the much more traditional decor of their Brentwood home, remarked, “Grandma, I thought you had no modern taste.” The family looks forward to celebrating Grandma and Grandpa’s 50th wedding anniversary at Casa Ventura. “We’re still waiting to celebrate our remodel because COVID has prevented the whole family from gathering together at one time,” says the owner. “Maybe after July, because the younger kids would love to spread out their sleeping bags and SEASIDE STYLE If you live by the sea, why not celebrate it?
