Portillo’s drive-thru sold to SoCal buyer for $1.7M

Hanley Investment Real Estate Advisors completed the sale of a new construction, single-tenant net-leased retail property occupied by a Portillo’s drive-thru restaurant in Glendale.
The sale price was $7.1 million for the long-term, triple-net ground lease. The sale achieved a cap rate of 4.55%, a record-low cap rate for a Portillo’s in the United States.
Hanley’s Executive Vice Presidents Bill Asher and Jeff Lefko, along with President Ed Hanley, in association with Lee Csenar of Hanley Investment Real Estate Advisors Inc., represented the seller, a private investor in Orange County, California.
The buyer, a private investor in Los Angeles County, was represented by Chuck Wilson and Kenny Patricia of Colliers International in Irvine, California.
Hanley identifi ed an all-cash buyer based in Southern California seeking a single-tenant passive investment to fulfi ll a 1031 exchange requirement and sourced an off-market opportunity by leveraging an existing relationship with a Southern California-based developer.
“Single-tenant NNN retail investment supply was extremely tight in the last six months of 2021,” Asher said. “Market conditions promoted more incremental off-market transactions, matching up motivated buyers with properties not formally on the market, putting owners in a unique position capitalize on entertaining unsolicited offers at historic record-breaking prices.”
Portillo’s is located at 17125 N. 79th Avenue in Arrowhead Towne Center. The 7,800-square-foot restaurant building, situated on 1.92 acres, has an outdoor patio and a double-lane drive-thru.
It is Arizona’s fourth Portillo’s and the Chicago-based chain’s 67th location overall across nine states. The restaurant, which opened on April 27, 2021, serves Chicago-style hot dogs, Italian beef sandwiches, char-grilled burgers, fresh salads and chocolate cake. Portillo’s Home Kitchen is the company’s fast-growing catering business. Portillo’s also ships food to all 50 states via its website.

Scorpion Bay Marina is hiring for the 2022 season. Positions range from dockhands and deckhands to security, offi ce rental agent and boat dry storage attendant.
Individuals 18 and older may apply to support Scorpion Bay as it enters its busiest season this summer. The recent attendance surges mean Scorpion Bay needs to expand its team.
Marina crew members will assist with guest relations, safety and operations orientations, boat maintenance, cleaning and more to keep the marina running smoothly and safely.

The Peoria Unifi ed School District is inviting seasoned or aspiring teachers to its career fair from 5 to 7 p.m. Thursday, Feb. 24, at Ironwood High School, 6051 W. Sweetwater Avenue, Glendale.
There are job openings in all pre-kindergarten to 12th grade across Peoria Unifi ed’s 42 schools. At the teacher career fair, interviews will be conducted on-site. Peoria Unifi ed’s human resources team will be at the event to assist with certifi cation questions. February is Heart Month and while heart health should always be a constant focus, it’s a great time to spotlight heart healthy choices and to recommit to your heart care plan.
Valentine’s Day is a great place to start. There are lots of ways to make your Valentine’s Day plans heart healthy:
•Take your special someone for a heart healthy meal. Avoid red meats, butter and salt and opt for menu items that provide lean protein, such as fish, and variety of vegetables. •When picking out Valentine’s treats, opt for dark chocolate that’s low in sugar and saturated fat over milk chocolate. Studies show dark chocolate is rich in anti-oxidants and that it can help reduce blood pressure and lower your risk of heart disease. As in all things, even with dark chocolate, moderation is key.
•Be active together. Take a ballroom dancing class, enjoy a nice stroll under the stars, pairing a little light activity with your Valentine’s Day is a terrific way to keep your heart healthy. •Promise to make your heart care a priority. When you care about someone, you want them to take care of themselves and stay healthy. Show your partner you care by nudging them to keep on top of their routine check ups and regular heart care. Prevention goes a long way in avoiding acute cardiac issues.
