Master-planned communities are something special.

Before the first scoop of dirt was turned at Lakewood Ranch in Manatee County in 1995, every detail of the massive development was planned—the homes, the businesses, consumer and emergency services, medical centers, worship, roads, parks, and schools.

And it all worked out splendidly, many would say, something demonstrated by Lakewood Ranch being the third-best-selling development in the United Sates in 2017.

“If you build it they will come, and it’s amazing it really has happened,” said Michelle Crabtree, a

broker associate at Premier Sotheby’s International Realty in Lakewood Ranch.

Crabtree should know. She worked at a Lakewood Ranch information center in 1998, later doing marketing for the community at a time when there were just 1,000 homes. Today there are some 13,000, and with an area of about 5,500 acres, it’s only about a third developed. The most recent expansion saw it jump the county line into northeastern Sarasota County with the new Waterside village.

Built on former orange groves, cattle pastures and timberland, the success of the massive community has been a sight to behold, said Crabtree.

“I’ve watched it really explode,” she said. “It’s become very successful.”

The reason is no secret: “It’s got everything you want right here,” said Jim McLaughlin, who moved into the Eagle Trace village a year ago to retire. He and his family were celebrating the opening of Bob Gardner Community Park, just a couple minutes

by bicycle from his home. His son and family live nearby in Country Club East, another of the 19 villages in Lakewood Ranch.

They’ve been there 10 years.

“After a lot of thought, we decided it was perfect,” said Michael McLaughlin. It had great schools, golf, lots to do, and was very family oriented, he added. It helped that it was within an hour of three airports, which was important for his job.

Friend and neighbor Kenny Buchanan said his young family came from Boston, and could have moved anywhere in Florida.

They chose Lakewood Ranch and the Country Club East village.

“There’s a lot to like here,” he said, adding that it particularly works well for families with children.

Overall, Lakewood Ranch is a “nice mix” of ages, from working families, to empty-nesters and retirees, said Laura Cole, vice president of Lakewood Ranch Communities.

“It’s two Manhattans put together (in size); it’s a town,” she said, though in an informal poll a

It has a hospital and medical district, college campuses, a 305acre urban-style office campus, and a main-street inspired downtown shopping district. There are 55 restaurants in Lakewood Ranch, said Cole.

“There are so many amenities, housing choices and jobs; it’s the trifecta of goodness,” she said.

Cole said last year’s sales put the community at number three in the nation, but so far in 2018, sales are up 23 percent over the same period last year. Many of those new residents are millennials from Tampa Bay, who like other buyers, can’t help but be impressed by the degree of detail and planning that creates such balance in Lakewood Ranch.

It’s something made possible by the fact that the property has had the same owners for generations—the Uihlein family, founders of the Schlitz Brewing Company, said Cole.

“It’s the same owners since the 1920s, so you have the vision

and patience, with no short-term horizon and no short-term financial considerations,” to steer the project away from the master-planned concept, said Cole.

Cole said it is the variety of lifestyles and price points that make Lakewood Ranch such a good fit for so many. With homes ranging from $180,000 to well over $1 million, and each village having its own character, shoppers have lots to see. Many sections are gated; others are not. Some have more lakes and ponds, while others more hiking trails and natural hammocks. All are very walkable, said Cole, and there will be an even greater emphasis on that feature going forward with Waterside, which will have 5,100 homes.

Throughout the development there are plenty of new and preowned homes available now, said Cole. Thirteen of the 19 villages have new homes available now, she said, and more than a dozen builders.

Mike and Patt Staley are among the early settlers in Lakewood Ranch. They bought their

home in 1998 after returning from Saudi Arabia, where they lived on a 5-square- mile American housing compound for 20 years. Little western-style cities to themselves in the Arabian Desert, they have everything on the compound that residents need, said Patt Staley.

She and her husband were awestruck when they found the emerging Lakewood Ranch project and the careful planning that reminded them of the wellplanned compounds in Saudi Arabia.

“It had everything—like hospitals, grocery stores and everything you needed, just like overseas,” she said. “It just clicked, and we clicked with the people living here and we’ve stayed friends forever.”

Over the years, Lakewood Ranch has become so much more than it was when they settled there, she said, and the couple look forward to what’s to come.

The Staleys live in Summerfield Woods, the first Lakewood Ranch village, where they say they couldn’t be happier.

His Generosity Was No Joke Here’s why the ex-UF coach took a $400,000 loss on his house.

GAINESVILLE - Jim McElwain and his family didn’t have to accept the offer that became a punchline.

At first, they didn’t. They rejected a bid well below the $1.8 million they paid for their Gainesville home in 2015, when McElwain was entering his first season as the Gators’ coach instead of exiting his final one. The house they no longer needed wasn’t even officially on the market.

So here’s why the McElwains ultimately agreed to the $400,000 hit – the one that led to digs about taking another loss after a 22-12 run at Florida.

Because the family who made the offer has two disabled kids.

Because the home’s ramps, lift and wide hallways were perfect for a wheelchair.

Because the converted garage would make a great first apartment for a 20-year-old with limited mobility.

“Because the McElwains have a good heart,” said their real estate agent, Daurine Wehbe. “No one knows that. No one appreciates that.”

The Staabs first noticed something was wrong when Tyler was 7, and his right elbow started flaring out on his jump shot. When his dad tried to hold the elbow in, Tyler’s arm shook.

Tyler taught himself to write left-handed, but the problems spread to his other arm. After a battery of tests and trips to specialists, Tyler was diagnosed with dystonia, a neurological disorder that causes involuntary muscle contractions.

Around the time his younger sister, Samantha, turned 7, she began to show symptoms of dystonia, too. Her body twisted. Even sitting in a wheelchair became painful.

“We feel like they’re trapped in a cage,” said their father, Rick. “They both were, for lack of a better term, living a normal life with all their capabilities before the symptoms showed up.”

The symptoms haven’t disappeared. Tyler, now 20, needs a wheelchair and can’t use the left side of his body. Samantha, 17, has occasional trouble walking.

But they’re better, thanks to surgeries, medicine and other treatments.

Rick and his wife, Michelle, were thinking about Tyler’s changes in early November, after he started his second year at Santa Fe Community College. They wanted to give him more independence – maybe an apartment of his own. Their two-story house wasn’t really working anymore, either.

Then Rick remembered a place he visited months earlier, for a dinner he bought at a charity auction.

The home was gorgeous, with stone walls, marble columns, a bronze fountain out front and citrus trees out back.

More importantly, the 5,600-squarefoot main home was subtly designed for a wheelchair thanks to a previous owner: Open rooms. Wide doorways.

The eight-car-garage-turned-guestwing that McElwain used to house a visiting coaching staff would make a great starter apartment for Tyler. He could have the freedom he deserved but still be a few yards away, if he ever needed anything. There was even a wheelchair lift to raise him to the main home.

The same features that made it suitable for a head football coach would work for the Staabs’ foundation, Tyler’s Hope for a Dystonia Cure.

“This solves everything,” Rick said.

Rick had only spoken to McElwain a few times since that charity dinner, and he hadn’t heard from him since he sent a keep-your-head-up email the morning after the Georgia loss, just a few hours before McElwain lost his job. But Rick figured the coach wanted to move on quickly.

He didn’t know what the home was worth, or if he could afford it. The McElwains hadn’t even officially listed it. He called their real estate agent, anyway.

“I said, ‘Listen, I don’t know what it’s worth or whatever,’” said Rick, the CEO of a medical equipment company. “’But this is what I can do.’”

The McElwains said no – until they learned who made the offer. The Staabs heard back from McElwain’s wife, Karen.

It has been 2 1/2 months since the Staabs closed on the $1.4 million sale, and they’re not quite settled in.

They’re shopping for a round kitchen table to put in the breakfast nook.

They’re still figuring out all the switches, like which ones light up trees in blue or orange. They want to turn some of their 14 acres into a lacrosse field. Their youngest child, 13-year-old Luke (who shows no signs of dystonia) loves the sport, and it could be a permanent site for the fundraising tournament for Tyler’s Hope, which has contributed millions to dystonia research since 2006.

The adjustment would have been even tougher without more help from the McElwains.

When they toured the place before the deal was finalized, Tyler and Samantha mentioned a few things they liked. Some were practical, like pool furniture. Some weren’t. The pool and poker tables in Tyler’s apartment. The UF buggy in the garage. The toilet paper dispenser shaped like a gator.

Jim – now the receivers coach at the University of Michigan – and Karen politely declined to talk for this story, so Rick can only guess why they helped his family so much.

“I can’t get in their heads, but I can think of a million reasons why to do it,” Rick said. “And all positive.”

That’s why the jokes about the McElwains’ $400,000 loss bothered Rick so much. McElwain took a six-figure financial hit, then kept giving to Rick’s two disabled kids – and was ridiculed for it.

Critiquing a coach’s on-field per-

formance is one thing. Rick armchair quarterbacks the way you’d expect from someone with a dog named Tebow and a walk-in closet full of orange and blue.

“It frustrates me when I go and the offense isn’t performing, or we run the same play (repeatedly),” Rick said.

“I just don’t think we should judge people based on coaching.”

Because sometimes the losses they take aren’t really losses after all.

Shoppes At Park Place Looking For Buyer The shopping center is facing a $73M foreclosure lawsuit.

The Shoppes at Park Place, Pinellas Park, is facing a $73 million foreclosure suit and is for sale.

Faced with a whopping $73 million foreclosure suit, one of Tampa Bay’s largest open air shopping centers is up for sale.

Colliers International has begun marketing Shoppes at Park Place, the 500,000-plus-square-foot center whose tenants include Target, Marshalls and Office Depot and many other retailers, restaurants and a movie theater.

The shopping center at U.S. 19 and Park Boulevard is 97 percent occupied and appears in no danger of shutting down. Colliers calls it a “trophy asset’’ and a “thriving retail property” in the heart of Pinellas County.

But the foreclosure suit and sale listing will likely lead to yet another ownership change of the 42-acre tract whose history reflects the tumultuous nature of the retail business.

The Shoppes’ forerunner was Pinellas Square Mall, a two-story, enclosed mall opened in 1974

by Edward J. DeBartolo at a time when developers liked to put a multitude of stores under one roof.

But by the early 1990s, two of the mall’s anchors – Montgomery Ward and JCPenney – were struggling as shoppers turned to stand-alone, big-box retailers like Target and Walmart.

Ward closed its Pinellas Square store in 1997, the same year the John Hancock Life Insurance Co. bought the mall and launched a major renovation that included a new ice rink and movie theater.

Still, the mall continued to lose customers, many opting for the revamped, open air Gateway Center a few miles away.

Retailing expert Barton Weitz says the growth in online shopping and other factors spurred the decline of enclosed malls.

“People used to do more shopping for entertainment,” said Weitz,

executive director emeritus of the University of Florida’s retail studies center. “Now people are more interested in going to specific stores and getting their shopping done. These open air stores accommodate that kind of shopping behavior better than enclosed malls because you can park closer to the store where you want to go to.”

Moreover, he added, “most of the big stores in enclosed malls were department stores, which have fallen out of favor among consumers.”

In 2003, John Hancock sold what was then Parkside Mall to KB Parkside LLC, controlled by developer Robert E. Schmidt Jr. and his wife, Kelly. Numerous storefronts were vacant and JCPenney had downgraded its full-service department store to a dreary outlet center.

The mall hung on until 2004 when the last remaining anchor, Dillard’s, finally closed. Everything but the movie theater was torn down, paving the way for Shoppes

at Park Place.

Last year, U.S. Bank sued KB Parkside and two other companies.

The suit said they defaulted on a $71 million loan taken out in 2006 and due to be paid in full by January 2017. As of that March, interest and fees brought the total debt to $72.95 million, with interest accruing at $19,491 a day since then.

The suit over the loan, which has been securitized, is thought to be among the largest foreclosure suits filed in the bay area.

Robert Schmidt, who’s mayor of Belleair Shore, did not return a call or emails seeking comment. In a statement, Colliers said it is receiving “significant interest” from potential buyers attracted to the center’s “Internet-proof” tenants, like beauty salons.

Colliers did not give an asking price for the property, which includes all parcels except those owned by Target and Chili’s Grill & Bar. The brokerage notes that Shoppes at Park Place is in the center of

Florida’s most densely populated county with 70,000 vehicles passing by daily and nearly 430,000 people living and working within a 7-mile radius.

Like Shoppes at Park Place, once enclosed shopping centers in Clearwater and Seminole are now open air. Tampa Bay Center, an enclosed mall that opened to great fanfare in the 1970s, disappeared in 2001 when most of its tenants went to the glitzy new International Plaza.

“You can’t afford to build enclosed malls anymore with rare exceptions because the cost of operating them, from air-conditioning to security to marketing to electricity, is just a lot of money,” said Craig Sher, executive chairman of the Sembler Co., which redid Clearwater Mall. “It’s very difficult for indoor malls these days.”
