Building the future

W

elcome to the 2020/21 issue of Design & Build Franklin, an annual publication which looks at subdivision development, lifestyle opportunities, building expansion and general growth throughout Franklin and neighbouring southern areas. Intended to give newcomers to the region, local residents and anyone interested in re-settling within Franklin (south of Auckland), a complete picture of its unique communities, from town living to off-the-grid rural locations, Design & Build is an informative and instant guide to the district as it is now and as it is developing. An area which is growing rapidly, there are many new housing developments underway and more on the horizon as well as extensive infrastructure plans to deal with the growing population. In particular, precincts around Drury have been identified for massive development in the next five to 10 years. Industry, commerce, a hospital and a new town centre, as well as housing estates, are in that mix. For anyone thinking of buying or selling locally, Design & Build Franklin provides a wealth of information on how the future will look. Although more intense housing is forecast for the region, many people

also look to Franklin for smaller lifestyle blocks and there is much to recommend within the wider area yet within reach of excellent public amenities and just a stone’s throw from the motorway and State Highway 1. While weekend country life is tempting many city folk to buy lifestyle properties, for some families, the appeal lies in the vibrant, rural township of Pukekohe with its excellent schools and shopping or the historic charm of Waiuku. Others are enticed by the prospect of new communities such as Paerata Rise and Auranga, both well underway and proving popular. Whilst steering readers towards professionals and companies, which know and work within the local area, and which have a keen knowledge of local requirements and services, Design & Build Franklin also showcases all the region has to offer and the exciting future it is facing. In addition, there is ample information on dressing both interiors and exteriors to encourage owners of new and existing homes to live beautifully. There may have been a time when ‘all roads led to Rome’ but it seems, these days, the road to Franklin is the one many people prefer to take.

TIME TO HEED NEW

Privacy Act Wynyard Wood solicitor, ZAID MOHAMMED, explains changes to New Zealand’s Privacy Act.

A

lot has changed since the Privacy Act first came into effect in 1993, including the evolving use of the internet and data storage. A new Privacy Act 2020 (the Act) will come into effect on December 1, 2020. Whilst the new Privacy Act retains the 12 key privacy principles found in the Privacy Act 1993, the additional changes reflect the major developments which have occurred over the past three decades. The new Act brings New Zealand in line with international privacy and data protection laws.

KEY CHANGES: (a) NOTIFIABLE PRIVACY BREACHES – If a business or organisation has a privacy breach that it believes has caused, or is likely to cause serious harm, it must notify the Privacy Commissioner and the affected individuals. The Privacy Commissioner will provide an online privacy breach notification tool to give guidance to assist businesses and organisations with this new obligation.

(b) COMPLIANCE NOTICES – The Privacy Commissioner can issue compliance notices to businesses or organisations for a privacy breach. The notice will set out steps required to remedy non-compliance with the Act and will specify a date for making the necessary changes. (c) ENFORCEABLE ACCESS DIRECTIONS – The Privacy Commissioner can direct businesses or organisations to provide individuals access to their personal information. Access directions will be enforceable in the Human Rights Review Tribunal. (d) DISCLOSURE OF INFORMATION OVERSEAS – If your business is based overseas, but you deal with individuals in New Zealand, you might be caught by the new Act even if you do not have a physical presence in New Zealand. The change introduces regulations on the disclosure of personal information. Under the new Act, New Zealand business or organisations will need to ensure overseas agencies have similar levels of privacy protection as those in New Zealand. If the overseas service provider

does not offer similar protections to those in New Zealand, the individual concerned must be fully informed that their information may not be adequately protected. (e) NEW CRIMINAL OFFENCES – There are two new criminal offences under the new Act. It will now be an offence to: (i) M islead an agency to obtain someone else’s personal information (ii) Destroy documents which contain personal information knowing it has been requested. The maximum penalty will be a fine of up to of $10,000. With the new Act coming into effect in less than three months, now is the opportune time to review your existing practices and check that your privacy policies are up to date and will comply with the new Act.

WHAT’S CHANGING WITH THE PRIVACY ACT 2020? wynyardwood.co.nz/privacy

A new Privacy Act 2020 will come into effect on 1 December, with changes reflecting the major developments that have occurred over the last three decades. DIY warning – CHECK CREDENTIALS! Making small renovation changes to add value to your property may have a very different impact on your asset and finances than you expect. Before you DIY or carry out a renovation project, first check it is legal.

n mid 2020, a man appearing in the Hastings District Court was fined $2500 and ordered to pay court costs of $130 for doing or assisting in restricted plumbing work without authorisation. The 2020 mid-year fine tally for those fined or convicted of carrying out restricted plumbing, gasfitting or drainlaying work without authorisation sat at $21,640 but it appears that District Court reparation orders issued for unsuspecting homeowners are uncommon.

Adobe Design + Build is a residential construction company specialising in both new builds and renovations. Abode aims to deliver a no-fuss, personalised service with high-end workmanship but without that high-end price tag. With years of combined experience, the team at Abode ensure that the experience of building is a seamless and enjoyable one for their clients. Offering individually tailored creative design solutions, clients can trust that their needs are at the forefront of every project, from concept to completion, Abode can manage all aspects of the design and building process.

This Hastings prosecution was the sixth in a string of consumer warnings published in 2020, reinforcing that when it comes to the cost of renovating, the devil is in the detail. The end result for this latest, out of pocket homeowner was leaks from behind the shower wall, hot and cold water pipes installed around the wrong way, and a toilet flush function which failed to work. The Court issued no reparation order. Sanitary plumbing, gasfitting and drainlaying are regulated trades in New Zealand and it is illegal to do this restricted work unless authorised by the Plumbers, Gasfitters and Drainlayers Board (PGDB). The health and safety risks are high, home insurance policies are jeopardised and there is a of risk fines or conviction in the District Court. Martin Sawyers, chief executive for the Plumbers, Gasfitters, Drainlayers Board said

at the time: “In particular, I want to give a clear warning to those blatantly misleading homeowners. Plumbing, gasfitting and drainlaying are regulated trades in New Zealand for very good reason – they play a key role in protecting the health and safety of the public. The risks are high, the fines are costly and you will get caught. “My message to consumers is that it takes one simple action to stay safe and avoid any risk. Go to our website and check it’s legal first. Almost all aspects of this work is restricted and illegal to DIY. When hiring a tradesperson, ask to sight a licence card. It states the credentials of a tradesperson and the type of work they are authorised to carry out.” For more information see: www.pgdb.co.nz/consumer/

Jennian Homes – PURE GOLD!

Jennian Homes Franklin is dedicated to finding out just what each client wants in a home and bringing it to life.

T

he team, headed by owner-operators Vincent and Michelle Costello, is packed with experience and focused on excellence. That commitment to customer service and high standards hasn’t gone unnoticed. Along with the many happy occupants of Jennian homes, the wider industry has recognised the quality of the company’s builds. “We’re thrilled to have won several silver, and gold awards as well as a coveted National Gold Category award in the Registered Master Builders’ House of the Year national competition,” says Michelle. “We’re really proud of these accolades and it wouldn’t have been possible without the wonderful support of our contractors and suppliers. We can rely on them to provide excellent service and outstanding quality in all our homes.” The dream of building your new home with your own ideas, tailor-made for your family and lifestyle, is fraught with a million decisions and likely to be one of the most costly undertakings you can make, so it’s important to get everything right.

Whatever the size of the build, from petite to princely, the client’s requirements are always front of mind for the Jennian Franklin team. “It’s about getting the home you want, the way you want it,” Michelle emphasises. “We manage the whole building process to make things as easy as possible for you. “We want the build to be an exciting and enjoyable experience, with minimal stress. Our client testimonials show how our honest and transparent approach help us achieve on budget, on time builds with no surprises. “We’re willing to put the time and effort

into determining what’s needed to create a unique solution for each situation. Our expert construction team can tell you what will or won’t work, and we’re experienced in managing complex council permits and regulations. “We’ll work off standard plans, tailor them to add your personal touch, or design and build a unique home – whatever is best for your build.” Call into the Paerata Rise display homes for a coffee and a chat and see what we can do for you.

FUNDING AIMS TO GROW

A

PAPAKURA TOWN CENTRE

s Auckland’s south east corner continues to grow with ongoing housing estates being established at Clevedon, Takanini and east of Papakura, $100,000 in funding has been allocated to help develop Papakura’s town centre into one of Auckland’s 10 proposed metropolitan centres. The money has come from Papakura Local Board’s 2020-21 locally-driven initiative’s economic development work programme. It will allow the Papakura Commercial Project Group, established in 2016, to continue to identify and deliver opportunities for the town. Board chair, Brent Catchpole said in September 2020 that the group was made up of members from the board, Papakura Business Association, Auckland Council and council-controlled organisations. He said that the group had already identified several areas which would be looked at in greater detail as its work continued, particularly the areas of community

r

participation, connectivity and transport, town centre planning and sports, arts and culture. “This funding will also allow for work to support linking Papakura to the start of the Hunua Trail, an exciting project which represents a great tourism opportunity we

want to work on with our neighbours at Franklin Local Board.” He says the allocation will also provide funding for the Innovating Streets Project to further develop a shared space in the town centre. Design and Build Franklin — 2020-2021 — 19

Camp Adair is also being supported by the Lotteries Commission and the board’s grants would allow it to position itself to keep serving the community.

Grants benefit community

I

Franklin Local Board works hard to assist residents and businesses, community and charitable groups and has the ability to provide some funding from its Quick Response Grants programme for worthwhile projects.

n mid 2020 YMCA North’s Camp Adair received $4000 from the fund to upgrade the camp’s hot water system. That came on top of a grant from the board’s local grants scheme of $11,127 for wastewater upgrades. For generations, Camp Adair, at the foot of the Hunua Ranges, has hosted environmental and outdoor education camps catering for thousands of young people every year but it has suffered in recent times from ailing infrastructure. At the time of allocation, Board chair, Andy Baker said the camp was also being supported by the Lotteries Commission and the board’s grants would allow it to position itself to keep serving the community. “We have to be mindful of our spending in the wake of Covid-19. A number of applications were declined, but some of those were on the basis that there were other funding routes we were able to help with,” Mr Baker said.

OTHER SUCCESSFUL APPLICANTS: • Franklin Arts Festival, $3400, website for online arts show • Life Education, $1000, workbooks for Franklin schools • Blue Light Ventures, $2000, Rainbow’s End tickets for Franklin youngsters • Franklin RSA Pipe Band, $845, drum carrier • Ararimu Residents & Ratepayers, $2000, native trees for cemetery • Pukekohe Business Association, $4000, print and advertising costs • Youthline $2000, triage support and volunteer costs • Tread Lightly, $360, towing costs for programmes in local schools • Waiuku Business Association, $3950, online domestic tourism promotion • Counties Special Olympics, $1692, operational costs • Pakuranga Counselling Centre, $2000, services in Beachlands/Maraetai. Following on from the mid-year grants, a further $9000 plus was awarded in Quick Response Grants later in the year. Included was the Kawakawa Bay

Community Association, which received a grant of $1000 to allow it to operate programmes for young people in the area and neighbouring Orere. In addition, budding young actors were set to stage A Tantalising Christmas at the end of 2020 after the Hunua Theatre Club was awarded $800.

GRANTS IN THIS ROUND: • Blue Light Ventures, $869 for two young people to attend a skills programme • Franklin Mobility Bus, $2000 for fuel costs and maintenance for two vans • Hunua Theatre Club, $800 for A Tantalising Christmas for young players • Waiuku Toy Library, $629 for event costs • Waiuku Museum Society, $1850 towards a lighting upgrade • Arogya Mantra, $1000 for a Franklin Arts Centre Diwali event • St Andrews Community Trust, $500 towards Waiuku’s Festival of Flowers • Pukekohe Lawn Tennis Club, $900 for Love Tennis weekend • Kawakawa Bay Community Association, $1000 for Kawakawa/Orere youth activities.

he project will upgrade the existing two-lane sections of Mill Road to four lanes, with new sections through greenfield areas (see story opposite page). The aim is to support rapid growth in the area, improve safety and provide more transport choices with separate walking and cycling facilities. The new corridor will also help reduce traffic demand on SH1 by providing a safe easy-to-use alternative route for local trips. The Government has guaranteed $1.354 billion for the project as part of the New Zealand Upgrade Programme. Waka Kotahi NZ Transport senior manager project delivery, Andrew Thackwray said in September 2020 that to help determine the preferred route for Mill Road, survey teams would be carrying out geotechnical, ecology, topographical and general surveys from October onwards. “The surveys will tell us a lot more about the type of rock and soil in the area to the plants and animals which live there,” Mr Thackwray said. “That helps with the decision on the route, but also how we manage and mitigate the impacts of the project.” Landowners within the project area were being contacted by the project team and advised of the survey work to be undertaken. Truck-mounted rigs drilling into the ground, excavators collecting soil and subsurface samples and other equipment for monitoring underground water were to be used in the survey work. Mr Thackwray said that ecological investigations would assess the environment for plants and animals and that work included surveying vegetation and streams to establish the presence of native birds, bats and lizards and how their habitat might be protected. “We had planned to start this work earlier in 2020 but Covid-19 disrupted that,” he said. “Now, as we prepare to visit many properties in the area, we want to assure people that health and safety is our priority under all Covid-19 Alert Levels.” A Covid-19 plan was also put in place to align with strict industry standards provided by Construction Health and Safety NZ. The surveys came on the back of public consultation on Mill Road where some people said construction should start as soon as possible. “People said they wanted us to consider the needs of other users, not just motorists,

The project shown on this map has been identified by an indicative business case and will require further technical investigation before its final detail, location or land requirement is confirmed.

and the impact on plants and animals should be carefully managed,” Mr Thackwray explained. “They were [also] concerned about the impacts on home and businesses.” The Mill Road project is funded through the New Zealand Upgrade Programme, which is investing $6.8 billion in transport projects to save lives, get our cities moving and boost productivity in the country’s growth areas. Waka Kotahi is delivering 20 projects which support a shift to greater transport choices with a balanced investment in public transport, new or upgraded roads, walking

and cycling. In southern Auckland, Waka Kotahi and KiwiRail will begin construction of $2.395 billion of transport improvements within the next three years. This includes Mill Road, upgrades to the motorway corridor between Papakura to Drury South, separated walking and cycling paths, Papakura to Pukekohe rail electrification and two new rail stations for Drury. MILL ROAD IMPROVEMENTS

step closer

The ongoing Mill Road upgrade saga looks like it has finally been resolved with work on a revised route set to begin in 2022 after surveys initiated in October 2020 are completed (see story opposite page).

M

ill Rd – running from Redoubt Road, Manukau in the north to Cosgrove Rd, Papakura in the south – has long been used by commuters as an alternative to the Southern Motorway. While the call to upgrade has been going on for years, with various plans considered, it has been a rocky pathway to finalisation of an upgrade, the first stage of which will now be between Alfriston Rd intersection and Walters Rd (see diagram opposite page) before veering through the rural area to connect at Old Wairoa Rd then continuing to Drury/ Bombay (see diagrams above). Although the aim has always been to provide a safer, more reliable and accessible transport corridor to support residential and employment growth in south Auckland, changes in government and council have seen progress stymied. Now, part of Auckland’s Supporting Growth Programme, Mill Rd is set to offer a greatly

Design and Build Franklin 2020.indd 23

improved additional route from Manukau to Drury. It is intended to provide better access for the 120,000-plus people who will make Auckland’s southern suburbs their home during the next three decades. With the NZ Upgrade Programme providing an estimated $1.354 billion to complete all stages of the new 21.5km, Mill Road corridor, running parallel to State Highway 1, it is expected to be completed before the end of this decade, opening in stages from 2025/2026. Ahead of the projected 2022 start date, work has begun on route surveys, property purchase and the planning and design for the new route which will include separated walking and cycling facilities (see story opposite page). The plan is for existing two-lane sections of Mill Road to be extended to four lanes, connecting through to the future sections of the corridor being built across Greenfield sites and subsequently linking to Drury via

Opaheke and Papakura. In time, an interchange over-bridge at Drury will connect the route safely to SH1 as part of the Papakura to Bombay project. Stages after the Takanini section ending at Wairoa Road are expected as follows: • Widening along Dominion Rd to Hunua Rd because of reduced ecological and cultural impact, a more direct connection to the next stage south and because less complicated construction is required. • Drury to Bombay – A proposed new road along the western side of Drury Hills Road and passing on the eastern side of the Future Urban Zone to connect into the industrial area (Drury South Industrial Precinct) and the proposed Drury South Interchange. This option is intended to create a safer road, allow access for properties and avoids ecological areas east of Drury Hills Road to be impacted. Design and Build Franklin — 2020-2021 — 23

Intent on getting cities moving and boosting productivity in growth areas, the $6.8 billion New Zealand Upgrade Programme released a Request For Tender in October 2020 to shortlisted candidates to begin first stage improvements to the Southern Motorway between Papakura and Drury South. Waka Kotahi New Zealand Transport Agency, senior manager project delivery, Andrew Thackwray, said Waka Kotahi expected that a contract would be awarded before the end of the year [2020] so that construction for Papakura to Drury South could start early in 2021 with completion in late 2025.

he first stage of the $423 million Papakura to Drury South project was expected to begin late 2020 and will see a third lane provided for both directions along 8km of SH1, an upgraded interchange at Drury and replacement bridges over the motorway. A separated shared walking and cycling path will run alongside the motorway. Construction is scheduled for completion towards the end of 2025 and the changes will connect with recently completed improvements on the Southern Motorway between Manukau and Papakura. Waka Kotahi general manager transport services, Brett Gliddon says the upgrade programme will play a vital role in helping to stimulate the economy. “The project will support and create jobs, as well boost productivity by improving reliability and transport choice.” Other NZ Upgrade Programme projects for Auckland also making progress include planning for the Mill Rd upgrade. Feedback from public engagement and technical investigations are being used to help select a final route for an improved Mill Road which will provide a safer, more reliable connection between Manukau and Drury South. Mr Gliddon says the project will support significant growth in the area, with an extra 120,000 people expected to live there during the next 30 years.

A1 Homes

CREATE IT TO CALL YOUR OWN: Often our homes are created by working with our clients, just with a pen, paper and white out! Sketching a design which is tailormade to our clients requirements, the end result speaks for itself. We also have a wide range of our own designs which can be adapted to suit every lifestyle.

REFERRALS AND REPEAT CLIENTS SAYS IT ALL: Tony Smith has owned A1 Homes South Auckland branch for the past 12 years, helping hundreds of families to create their

homes. He prides himself on having repeat clients and referrals, which in this day and age, says it all…..! Many of Tony’s tradesmen have been contracting to him since the beginning. Some are even building their own homes with him.

WHAT MAKES A1 HOMES SO AFFORDABLE? This question is easy, we don’t have excessive margins, and we don’t have masses of overheads. Our small team of staff is efficient at getting the job completed on time, on budget, and above all providing high quality homes.

TESTIMONIAL:

Absolutely, we’ll build with A1 Homes South Auckland again. We approached A1 Homes South Auckland because everyone we spoke to who had built with them had nothing but praise for Tony Smith and his team. We met with Nicky in the Pokeno show home and we were impressed with her professionalism and keen interest in understanding our living requirements. She made valuable suggestions, listened and gave us some great ideas. The result was a fantastic family home we are extremely happy with. Six months on, we are still confident we made the right decision to build through A1 Homes South Auckland! We found the building experience stress-free and our expectations were met or exceeded every step of the way. The team was accommodating, competitive in price and their workmanship was of great quality. We cannot recommend A1 Homes South Auckland highly enough. It was a very exciting and pleasant experience for us. – Pieter and Odette

s Auckland’s southern arm becomes more urban, a new Pukekohe Expressway will improve access to Paerata, Pukekohe, the future township of Drury West and other future urban growth areas. In turn this is aimed at creating a more pedestrian-friendly environment along SH22 with connections to public transport and walking and cycling pathways to help reduce traffic. Three options were up for considerations but the preferred option is a new road from the proposed SH1 interchange between Ramarama and Drury to run south of the Transpower lines and connect to the proposed Pukekohe Urban Arterial. (See graph option A) This option doesn’t impinge on the Future Urban Zone as it runs mostly through greenfield land and it has less impact on the Ngakoroa Stream to the north. It also includes three new proposed new roads linking the expressway with SH22 and upcoming growth areas in Drury West and Paerata. The preferred options for the three added routes include northern, central and southern connections: • Northern Connection: Between the proposed Pukekohe Expressway and Jesmond Road. This crosses the floodplain at a narrow point and gives good sight lines onto and from the Pukekohe Expressway. • Central Connection: Between the proposed Pukekohe Expressway and Blackbridge Road. This gives good access to western areas such as Clarks Beach, Kingseat and Karaka. It also provides good sight lines onto and from the Pukekohe Expressway. • Southern Connection: Between the new Pukekohe Expressway and the proposed Paerata Train Station. This connection integrates well with the proposed future train station at Paerata and future plans for development in the area.

MAKING STATE HIGHWAY 22 SAFER

The project shown on this map has been identified by an indicative business case and will require further technical investigation and engagement before its final detail, location or land requirement is confirmed. It is also yet to be prioritised for funding for delivery over the next 10-30 years.

F

uture commuters can be expected to notice some radical changes to roads impacted by the southern transport network proposed to support population growth in Auckland’s south. In particular the section of State Highway 22 (SH22),between the Drury Interchange and just west of Oira Road (off Karaka Rd) at the edge of the Future Urban Zone will be upgraded to four lanes. This is intended to better suit the growing urban area and will provide increased transport choice while also supporting people who walk, cycle, and use public transport. In addition, Waka Kotahi’s Safe Network Programme (SNP) is looking to make the intersection of Glenbrook Road and SH22 safer by installing a roundabout from where there will also be access to the new Paerata Rise estate. (See story page 33) Speed limits along SH22 between Drury Interchange and Paerata have already been reviewed and lowered in parts from 100kph to 80kph and from 70kph to 60kph from Paerata village into Pukekohe to where it meets the 50kph zone.

NEW DIRECTION FOR DRURY ROADS

The project shown on this map has been identified by an indicative business case and will require further technical investigation and engagement before its final detail, location or land requirement is confirmed. It is also yet to be prioritised for funding for delivery over the next 10-30 years.

T

hree Drury roads are expected to undergo major changes as part of the new southern transport network being initiated in the region over the next few years. To better facilitate Drury’s ongoing growth, Jesmond Road, Auranga Road 1 and Bremner Road will be upgraded to connect to new communities. Jesmond Rd will become four lanes, with likely widening on the western side so it can support more people who walk, cycle, use public transport or drive. Land currently under construction in Auranga Road 1 will be protected to ensure enough space for public for those activities and Bremner Road is likely to be widened on the southern side. These improvements will assist residents moving into the growing Auranga Estate, as well as the wider district.

International travel may have been stymied due to Covid-19 but domestic travel continues to pick up so it was good news for local commuters when Air New Zealand opened its refreshed domestic lounge at Auckland Airport in July, 2020.

T

he lounge now has 375 seats available for customers. The bar and barista station were redone to provide more space for customers, the café zone was refreshed and more showers added for those wanting to freshen up before flying. Air New Zealand general manager (customer) Liz Fraser said at the time she was delighted that two Air New Zealand lounges were now available at Auckland Airport for customers. “Our refreshed domestic lounge is located through security for those flying on our main trunk routes [and] our regional lounge is located by the regional gates at the far end of the domestic terminal for customers catching a flight on one of our smaller turboprop aircraft. Both lounges have the same food and beverage offering and plenty of space to relax or get some work done before flying.” The planned refurbishment of the Air New Zealand Domestic Lounge in Auckland commenced in January 2020 and paused during Alert Level 4 before work was restarted. The airline’s regional lounge, which opened at the end of 2019, has seating for up to 265 customers.

The Glenbrook Road intersection on SH22 will become a roundabout with construction starting in early 2021.

FUNDING APPROVED FOR

major roundabout Funding was approved in August 2020 for a much-needed new roundabout at the junction of Glenbrook Road State Highway 22 between Drury and Paerata.

C

onstruction of the new $16.4 million roundabout is to begin in early 2021 and be completed later in the year. It will improve road safety and provide access to Paerata Rise housing estate and a new primary school. Waka Kotahi NZ Transport Agency senior manager project delivery, Andrew Thackwray said the roundabout would make SH22 much safer for motorists making right hand turns on to and from this busy rural road. “Improvements to this intersection are a priority due to the current road safety risk. There were 21 recorded crashes within 400 metres of the intersection between January 2015 and December 2019.” The new roundabout is among a range of safety improvements Waka Kotahi has or is implementing for SH22, including reducing

Design and Build Franklin 2020.indd 33

the speed limit in June 2020 and a right-hand turning bay at Jesmond Road. Investigations continue into further safety measures along the route for such interventions as safety barriers, turning bays and localised road widening. Up to 25,000 vehicles a day use SH22 to connect to SH1, and vehicle numbers are increasing as the local population at Drury, Pukekohe and surrounds continues to grow. About 10,000 vehicles a day enter or leave SH22 at Glenbrook Road. A ‘Give Way’ controlled intersection for may years, the increasingly high volume of turning traffic has made this a difficult intersection. The announcement was welcomed by Franklin Local Board chair, Andy Baker. Who said any move to improve safety [there] was welcome news. “It is pleasing to see after a

significant time of being planned and talked about that the roundabout is to be built, making this busy and dangerous intersection safer and easier for traffic from all directions.” The intersection will have four legs including access to the Paerata Rise development where 4500 new homes are under development. Chris Johnston, executive director of Grafton Downs Limited, the developer of Paerata Rise, said he too was pleased Waka Kotahi had progressed this project to ensure greater safety for all road users.” “Thanks to Waka Kotahi, the roundabout will allow us to open our Boulevard Road, which is a central route to the Paerata Rise town. Boulevard Road will give the community greater access to the new Paerata Primary School set to open in 2021.” Design and Build Franklin — 2020-2021 — 33

TO REBUILDING ECONOMY

ix thousand Kiwis can expect to find employment when a major, local ‘shovel-ready’ project, is completed, Stephen Hughes, CEO of Drury South Crossing, contends. “We have multinational executives queuing at the country’s door to develop new operations and jobs here [in New Zealand]... There are relatively few sites left in the Auckland region which can accommodate this scale of operation and it has been encouraging to see that local and international businesses are looking to invest at this level – which will be an essential part of the region’s economic recovery.” With construction set to begin early next year (2021), 30ha of sites have already been sold for the (expected) 361-hectare, mixeduse Drury South Crossing development. The project will also include housing for 2000 people by its estimated completion date of 2027. Some new building and finishing work on a new access road was underway by late 2020. Mr Hughes says, while food suppliers are among those most interested to set up shop, interest has come from a diverse range of sectors, even extending to US film studios looking to develop sound stages and

G

production facilities. “The agricultural sector is seeing strong growth potential for New Zealand branded products as the pandemic stretches supplies around the world... [we’re] seeing is a need from local food producers to store large volumes of export ready product,” he adds.

“We need to create new infrastructure and manufacturing opportunities to provide New Zealanders with some control and certainty over their future... our geographic isolation is a clear competitive advantage and we are going to need more than international students and tourists to restart the economy.”

‘GOLDEN TRIANGLE’ ON ‘TRACK’

roundbreaking plans are expected to come to fruition following ground breaking for a new town in 2019. Although plan changes and funding issues could still throw spanners into the works of even the best laid plans, the machinery is in motion. In 2020, then Minister of Transport and Urban Development, Phil Twyford was optimistic that location was the key to unlocking Drury’s potential. “Instead of transport infrastructure having [to play] catch up with housing development, we are investing in the roads and rail from

the outset. For the first time, we’re putting the horse before the cart,” Mr Twyford confirmed. “Drury is located in the economic geographic centre of the ‘Golden Triangle’ of Auckland, Tauranga and Hamilton. We know Auckland will expand south and that’s why we are future proofing against congestion by building essential transport infrastructure first. We are laying the foundations for Drury to be a thriving future town.” Drury will feature residential, industrial and commercial areas with a multimillion dollar shopping centre, schools and a hospital. As with Paerata, Pukekohe and Karaka, transport

is expected to play a vital role. “We are investing more than $1.1 billion to make sure Auckland’s rail network is fit-forpurpose through constructing the new third main rail line, extending track electrification from Papakura to Pukekohe, building new train stations to meet growth in Drury, and doing crucial upgrades across the 100 kilometre network.” Mr Twyford confirmed. “We’re rolling out infrastructure to create jobs as part of our five point plan for economic recovery, and the NZ Upgrade Programme [which includes plans for Drury] is a big part of that.”

ACHINT & TANYA MALHOTRA TALK ABOUT THEIR FRAME HOMES EXPERIENCE: We chose to build with Frame Homes because of the designs, quality of work and value for money that they offered. Once we saw the Frame Homes showhome and met Mark and the team, we knew we were making the right decision. Being our first home, they gave us the confidence and reassurance that we were in safe hands. They took the time to understand our requirements and made the whole process seamless. We love everything about our home – the layout, the colours, quality of work and generous size of the rooms, Frame Homes has turned our dream home into a reality. If we ever decided to move, we will get Frame Homes to build our next home too. Everyone who visits our home has complimented on the house design, layout and quality of work, which as you can imagine, certainly makes us proud. We had heard from other people previously how the building process can be stressful, however we didn’t experience any stress and it all came down to the fact that Frame Homes looked after us extremely well.

Reservoir officially opened Auckland’s water situation looked a tad brighter when Auckland Mayor, Phil Goff officially opened the new Pukekohe East reservoir at the top of Runciman Road in mid November 2020.

C

onstruction on the 50-millionlitre storage reservoir began in 2018 and its completion in August, followed by commissioning soon after, has enabled the Waikato Water Treatment Plant to treat 175 million litres of water a day. Water held at the reservoir is carried down to the Redoubt Road reservoir from where it is then distributed to the city. The official opening followed Watercare’s new Pukekohe Water Treatment Plant going into service over Labour Weekend 2020 with the plant providing up to 5 million litres a day from two bores about 270 metres below ground. Watercare acting chief executive,

Design and Build Franklin 2020.indd 39

Marlon Bridge said the bores’ return to service was accelerated as part of the company’s response to 2020’s recordbreaking drought. “Being able to treat and deliver up to 5 million litres a day from an underground aquifer has meant we can continue to ease the pressure on our dams over summer.” The Pukekohe plant is the first of two new water treatment plants Watercare is building to supplement Auckland’s water supply; the other is in Papakura. It took four months to build the $11.5 million Pukekohe plant which uses sophisticated technology to produce the highest quality water. As a result Pukekohe residents are now drinking local water they can be proud of.

NEW CLEVEDON ESTATE Clevedon has long attracted homeowners seeking a rural village lifestyle within an easy commute of urban Auckland. However, while lifestyle properties have generally been snapped up, it hasn’t always been easy to find smaller sites. But, now, a new housing estate, Clevedon North is being developed on the north-facing slopes of the Taitaia River on the edge of the township. Surrounded by a wide esplanade reserve, this new community hugs the river and looks across to the protected native forest, there is also pedestrian access to the amenities of the adjacent scenic reserve. Featuring 62 residential lots designed with a strong connected feel, the development epitomises all that is desirable about New Zealand country living. Every aspect has been considered, from the preservation of distinctive trees on the site to extensive native planting along the river terrace. Each site has been individually designed to suit quality indoor and outdoor spaces while unique design guidelines are aimed at maintaining a high quality approach to design and construction of homes and their private open spaces. The founders of Spinnaker Bay, Solway, Pine Harbour Developments and The Glen are behind the Clevedon North project which has been sensitively designed to preserve and enhance the natural landscape. Waiuku industrial estate offers lifeline FOR PRICED-OUT OCCUPIERS A game-changing, new industrial subdivision in Auckland’s fast-growing south offers owner-occupiers and investors a rare opportunity to secure their own land at an affordable price.

F

ernleigh Industrial Estate in Waiuku comprises 32 readyto-build lots just 10 minutes from Pukekohe, 25 minutes from Drury and under an hour from Auckland’s CBD. Most of the lots are around 1000sq metres with individual lots of 690sq metres to 9700sq metres. Jeff Davidson, projects director for Colliers, which has been appointed to market the Fernleigh Industrial Estate, says it will be a game-changer for occupiers and investors who have been priced out of the market in some areas. “For many years it has been very difficult for any business, particularly small to medium enterprises, to buy land in Auckland’s established industrial precincts,” he says. “The shortage and cost of industrial land, and of smaller freehold lots in particular, has prompted the planning of the estate in Cornwall Rd. It provides a rare opportunity for occupiers and investors to acquire their own readyto-build industrial land at entry-level pricing.” Industrial national director at Colliers, Greg Goldfinch, says history suggests there is enormous growth potential in fringe industrial locations such as Waiuku. “In the past five years, industrial land values have at least doubled in most of Auckland’s established precincts. “The excess of demand over supply has caused price escalation not only in well-established areas such as Penrose, Onehunga and Otahuhu, but more recently in areas such as Wiri, and now in Drury, Pukekohe and Takanini. If history repeats, industrial

land values in Waiuku are likely to follow the same growth trajectory.” He adds that the rise of Drury South, Takanini, and Pukekohe is further evidence of Auckland’s southern growth, triggering demand for industrial land in these hitherto largely noncommercial centres. Strategic advisory director at Colliers, Alan McMahon, says a review of land transactions shows that from 2017 to early 2020, only six plots of industrial land of less than 1000sq metres, and 13 between 1000sq metres and 5000sq metres, were sold

in Franklin District and the former Manukau City area. “Of that total, only four were in Franklin District,” he says. Each of the 32 Fernleigh lots will include full services and roads enabling construction to commence without delay. The sites are designed to offer flexibility for a range of buyers – an owner-occupier could purpose-build a new facility to suits their specific needs while an investor could build to lease. Alternatively, the lots are suitable for yard-based uses such as heavy machinery, truck or boat storage.

traditionally timeless homes As our local team celebrate the completion of this iconic Church-styled Villa (pictured right) let us share with you our passion for beautiful homes with a real point of difference! At Heritage Homes we know character homes evoke a powerful nostalgia. Each home we build reflects these special memories for their owners and their on-lookers. Our feature home was no exception. With a life-long love of character homes, we had long been a part of this couple’s passion of doing up tired villa’s and bungalows, bringing them back to life. But this recently completed project called for more than their usual approach to their passion! With tight access, sloping site and a steep narrow road, in a locality rich with heritage buildings, the owners of this villa knew that their best chance of paying homage to their heritage-rich community, was to design a bespoke home. With the exterior look based on one of our 40+ predesigned plans, our team worked with the owners to create a unique, timeless home that looks as if it could almost, have always been part of the local Onehunga landscape in which it is situated. In fact, during the build, we were regularly asked where we had moved this old church from! But you’ll see that it is anything BUT historic on the inside. Modern French, light filled rooms and open spaces ensure this home appeals to today’s lifestyles! Each of our homes is carefully designed and built by our team who, from broad stoke to finest detail, have a strong sense of aesthetics, history and craftsmanship. Influenced by the unique architectural character of the design, we work with you to ensure your home pays tasteful homage to the past, with special touches of the contemporary to ensure your home encompasses the best of this century too! We have always believed home owners deserve more than a cookie cutter or square box for a home. The Heritage Homes range of designs is a chance to take inspiration from the past, add the best of today and produce a home that will still be standing for generations. Naturally we provide Master Builders fixed price contracts and the comprehensive Master Build 10-year guarantee.

upermarkets may seem to offer ‘one size fits all’ experiences but the newest supermarket in the community appears is taking a New World approach. “We are humbled and thrilled with New World Pukekohe’s new Additional Needs programme,” Karen Callaghan from Kaleidocare (an inclusive community service group) comments. “This programme goes above and beyond anything else that is out there in New Zealand to cater for those who need just a bit of extra support or resources so they can get on and do their shop with ease.” Since mid 2020, the store has been outfitted with new equipment and staff members have been specially trained to support individuals with mobility, cognitive, sight or hearing impairments. “We’ve only been open since December 2019, but have been thinking about what this programme might look like since day one,” New World Pukekohe owner/operator, Tim Wilson confirms. Measures include adjustable lighting,

reducing use of the colour red (to which people on the autistic spectrum can be particularly sensitive), and turning off music and checkout noises at set times. New World Pukekohe team members have learned basic sign language and the store has new trolleys suited to parents with multiple children with some able to clip onto wheelchair frames.

“We’ve worked closely with community groups and listened to what their specific needs are so that the programme reflects what they need, when they need it,” Mr Wilson adds. “Our goal is to provide an inclusive, safe shopping experience for every single customer.”

RAPID PROGRESS AT

Auranga Estate Locals have been keenly watching the development of Drury’s Auranga Estate for the past couple of years and with the first houses now well underway, interest in increasing.

C

ommunity amenities at Auranga Estate have been among the first to be developed with cycle and walkways, a dog park and children’s playground already established. There is more in the pipeline including a jetty with swimming, kayaking and other water activities. Land developer Charles Ma’s company Made Group is behind the 2700 section/ housing project, the goal being to put residents at its centre where they will experience a fulfilling lifestyle. Once completed, it is expected that up to 7000 people will call Auranga home. Mr Ma’s vision includes Auranga being a place of shared green spaces and less

reliance on cars. With this in mind, the estate has not been designed for high car use. Many home are single garage only and most streets are narrow with very limited parking. Broken yellow, no parking lines are clearly evident in many streets. However, with a new train station expected to be constructed at Drury West sometime within the next five years, Mr Ma sees alternate transport options as appealing. But perhaps, Auranga’s most defining feature will be its abundance of parks, trees and open spaces. A great deal of attention has been given to tree-planting. Made Group has paid for some 100,000 to be planted alongside the waterway

which practically encircles Auranga and some streets will feature trees too. Another difference will be ‘rain gardens’ around drains to treat stormwater, while footpaths are being mixed with aggregate to add more character. The development is zoned Mixed Housing Urban and Mixed Housing Suburban with about 70ha being zoned Mixed Housing Urban for higher density housing. The remaining 13ha will be zoned Mixed Housing Suburban. A number of housing companies are building with the development and offer homes across a wide price range – anything from about $600,000 plus to $1million.

TAMAOHO PRIMARY SCHOOL, BELMONT ESTATE

More schools on the blackboard!

T

he new Tamaoho Primary School, within Pukekohe’s Belmont Estate, is scheduled to open in Term 1, 2021. As well as accommodating the primary school, the site will include satellite unit teaching spaces for BLENNZ (Blind & Low Vision Education Network NZ) and Parkside School. A Sensory Resource Centre for Resource Teachers of Vision is also to be included in the new school. Prior to the onset of construction, Education Minister, Chris Hipkins said the new facility would help ensure the local school network was set up to cope with the area’s projected population growth – Pukekohe’s population is expected to reach more than 40,000 people by 2040. It is envisaged that the Pukekohe West Tamaoho School will likely have a build roll of 350 students and will be a contributing Year 1-6 school with room to expand in the future. A few kilometres away, Paerata Primary

School will be relocated to a brand new $20 million facility in Paerata Rise. There, it will be better positioned to accommodate growth in the area and it is scheduled to open in Term 2, 2021 Plans to build a new Wesley College have been in the pipeline for several years but it is likely to be some five more years before relocation and building of the new college (presently adjacent to the Paerata Rise housing estate) gets underway. One site, within the bounds of Paerata Rise, is being considered but the school board, in conjunction with developers Grafton Downs, will consider other sites. The rapidly growing residential area of Drury in south Auckland, namely the Auranga Estate, is another district set to gain a new primary school by 2022. A site in Burberry Road has been acquired for the new Drury West School; an establishment board and governance

facilitator in place with the school due to open Term 1, 2022. It will include a satellite unit for Pukekohe’s Parkside School. Drury is a fast-growing area of Auckland, currently served by two primary schools but the area is forecast to grow to 65,000 residents by 2043. That number is expected to include around 11,350 school-aged children, 6800 of them primary students. More schools are planned, but the Ministry of Education has advised that timing and location of the schools will be dependent on the speed and uptake of the residential developments. However, it is anticipated more student capacity will be needed across all year levels in Drury. At nearby Hingaia Peninsula Primary School, work is progressing to the

Design and Build Franklin 2020.indd 53

next stage of its build to increase its capacity for future growth. On the other hand, Hingaia South is a new school on the drawing board with the expectation that it will open in 2022. The Minister of Education, Chris Hipkins has also given approval for the establishment of a new Catholic co-educational secondary school, St Ignatius of Loyola Catholic College in Burtt Road, Drury. The school is planned to open in 2023 with a maximum roll of 340 students. It is expected to reach 900 students by 2027. In central Pukekohe, Pukekohe High School will be master planned for a roll of 2700 to accommodate longer term growth across Pukekohe. It is likely a new secondary school will be needed at Drury but the timing will be dependent on the speed and extent of residential growth.”

When the New Zealand Community Trust announced its grants in November 2020 the big winner was Tuakau Youth Sport Trust which was awarded $50,000 for a new skate park. Pukekohe Lawn Tennis Club was granted $2480 for new lights and Counties Baseball Club received $5000 for playing equipment and uniforms. In addition, Pukekawa Pony Club received $2998 for body protectors while Franklin Squash Racquets Club was granted $5000 for a contractor and the Counties Manukau zone NZ Rugby League was awarded $25,000 towards salaries. The grants will help ensure local sports bodies remain active in the community and continue to accommodate a wide range of sport interests. Design and Build Franklin — 2020-2021 — 53

s southern Auckland’s population continues to grow new residents aren’t likely to be short on food. One Countdown supermarket was well underway in Pokeno by October 2020 (see story page 56) and construction on a another Countdown in the Waiata Shores subdivision of Takanini had started. The new 4000 sqm Takanini store will include an extensive fresh food section, bakery, health foods section, a Countdown Pharmacy, cellar and pick up service. There are also plans for food and retail tenancies, a medical centre and offices as part of the development. Matt Grainger, Countdown’s head of property, said late in 2020 that it was exciting to be on the way to bringing a brand new store to an up and coming subdivision. “We’re really looking forward to being an integral part of the Waiata Shores community, and helping to provide a range of services to the community,” he commented. The new Waiata Shores store is expected to open late 2021 and to create some 120 new jobs.

At the ground-breaking ceremony in 2019, Andrew Seabrook, managing director of NZB, said the hotel would offer 120 stylish guest rooms, including four suites, a restaurant and bar, along with conference facilities set amongst the picturesque sales centre at Karaka. “This hotel will not only appeal to our international thoroughbred and standardbred clients, but also to tourists, business operators and event organisers alike,” he said. Global hotel company, Hilton will manage the hotel under their DoubleTree brand; it joins four other DoubleTree Hotels by Hilton across the country. Countdown on track FOR CHRISTMAS 2020 OPENING

A

New housing developments have exploded in and around Pokeno during the past five years firstly between Helenslee Road and the Southern Motorway then, more recently, on the southern side of the railway line, now accessed by the new Hitchens Road bridge.

s the population has expanded, the need for a new supermarket was obvious and finally, construction of a new Countdown was started in 2020. In September 2020, Countdown’s Head of Property, Matt Grainger said the new store was expected to open towards the end of 2020 and would create around 80 local jobs. “This is an area that continues to grow and change so we are really excited that Countdown will be part of that progress,” Matt

said. “Customers can expect much of this new store.” And, indeed, the 2948sqm supermarket will have an online drive-thru offer so people can collect their groceries without leaving the comfort of their car; EV chargers, an expansive cellar and health foods section, and a number of initiatives to support mobility issues including mobility scooters and a drop off zone. The addition of a supermarket at this

bustling village is just part of an expansion plan which includes the Gateway Business Park, covering 80 Hectares at the southern end of Pokeno. Residents, together with the Waikato District Council, have also indentified the need for a sports park and a library among other community and retail facilities and there is a strong desire to work with the Ministry of Education to provide adequate schooling facilities for the current and future population.

Homes as unique as you!

ith a love for his craft spanning four generations, Nick Bosanac, along with each member of the Bosanac Builders team, including wife, Kylie, has a simple vision – creating beautiful homes which, in turn, creates beautiful futures. They believe that no two people are the same; their needs and wants are all different. So, when designing and building a new home or altering one from start to finish, this means the process, planning and experience is all tailored you! “Each of our homes is unique,” the husband and wife team agrees. “Because we are independent, we can offer a bespoke service to suit our individual clients. They may be inspired by something in the design from a house we have built but dislike the materials or fittings, or they may want to include something they have seen in another home. “That’s fine; we don’t have set plans so we can design and plan something unique. Because our clients aren’t tied down to a set range of plans, we can provide greater

flexibility with items such as materials and fittings. It could be a contemporary industrial design, or a rural charmer, like our Paerata Rise showhome.” The Bosanac’s showhome has been designed to showcase Nick and Kylie’s personal style. It is a seamless blend of modern and traditional design principals and the layout lends itself well to growing families or multi-generational family living. There is plenty of room for everyone.

Kylie’s favourite aspect is the high stud ceiling which adds to the welcome felt as soon as one enters – the light-filled, open void areas above create a wow factor. “The home we have created at Paerata Rise is a true reflection of the kind of quality clients can expect when they build with Nick Bosanac Homes. We would love you to come out and see for yourself and let us help you create your very own beautiful future with the design and style which suits you.”

Recovery on ‘course’? A key approach to rebuilding the economy, training courses have been coveted as a consequence of Covid-19.

anukau Institute of Technology is seeing enrolments for trades and engineering courses increasing as workers displaced from the economy up-skill and retrain. Minister of Education, Chris Hipkins said during a visit to the tertiary provider in September 2020 that it was critical to have strong numbers of skilled people to help drive our recovery from Covid-19. “It’s encouraging to see so many young

people interested in trades training. Trades Academy is a great pathway into higher level trades training and apprenticeships,” he said. Through government schemes, selected trades training and apprenticeships have been offered free of charge with employers given financial incentives to take on apprentices in some cases. Beachlands expands

T

he once sleepy hollow of seaside township, Beachlands, has burgeoned in recent years and continues to do so. In particular, new roads running between Jack Lachlan Drive and Beachlands Rd mean motorists are no longer required to go from one road to the other via the main Whitford-Maraetai Road. The once open paddocks between the two roads – Jack Lachlan Drive leading down to Pine Harbour and Beachlands Road accessing Beachlands township and its

several bays – now boast an array of quality homes and inter-linking streets. The construction of a supermarket along with supporting retail and office facilities in Beachlands have also boosted amenities which will support ongoing growth including apartment projects and further residential subdivision. Although the drive to central Auckland city is relatively long, easier access can be gained via the ferry which departs regularly from Pine Harbour.

STUDIO LIVING

B

uilding continues to escalate in the suburbs of Flat Bush and Ormiston with many new developments, including apartment blocks or terrace housing, emerging throughout the area. One of the more noticeable is a comprehensive development of 75 built-to-

rent studios units on Chapel Rd, close to the corner of Stancombe Rd. A Clarke Group project, these are expected to be completed in March 2021. The site has been selected to serve the east Auckland rental market and the new studios are seen as affordable housing in a

sought after area within a short drive to the Southern Motorway and SH 20. Located just strides from the Fo Guang Shan Buddhist Temple and Barry Curtis Park, the complex is also well served by primary and secondary schools, plus town centres at Ormiston and Botany.

A home to call your nest! Every homeowner wants to enjoy a feeling of pride and comfort when driving up to their home not just for the first time, but every time. And, that’s exactly what the team at Homes by Nest works hard to create – even the name reflects that sense of warmth and snugness which envelops homeowners when they walk through the front door into their very own living space.

C

reated by Bru and Linda Goldfinch over the past 18 months, Homes By Nest is built on their belief that a team effort of appreciated subcontractors and suppliers will deliver nothing but top quality, long-lasting family homes with features which continue to please year after year. “Our end goal is for clients to enjoy their family home as much as we enjoy ours,” Linda says. “We want them to be completely satisfied in their decision to build with Homes By Nest and to be absolutely delighted with the home we give them,” After spending 12 years as a new home consultant with various building companies throughout Papakura, Franklin and Christchurch, Linda says she and Bru were given the opportunity to purchase a building company franchise in Christchurch. “However, with a change of circumstances, we made the decision to create Homes By Nest within our local stamping ground of Papakura and Franklin. “Being locals, and having operated in this area for a long time, the decision was easy especially as we had already built up excellent contacts in the construction world, many of whom we consider good friends.” Today Bru and Linda are enthusiastic about the sub-contractors and suppliers who work alongside them. Their company tagline – Premium Service – Personalised Solutions – Fair Price – reflects their dedication to excellence in every quarter from initial consultation through to planning, construction, price, timeliness and more. “We carefully consider everyone who is involved in the build project and genuinely believe that happy subbies and suppliers will ensure onsite energy is positively charged. Subsequently, the only possible outcome is the delivery of a ‘happy’, well built, long-lasting family home,” Bru says. With Bru the first point of call for any query,

Design and Build Franklin 2020.indd 61

whether it be meeting for an initial consult, or going through the final home check, all queries are met with complete professionalism and expertise. “Having Linda on hand to bounce off ideas, clients benefit from a close knit team where communication is key.” With an eye for décor and accessories, Linda also works alongside Picturebook Interiors for the all important interior design and colour schemes to finish each home with individual and personalised style. “These days new homeowners look for that special ingredient; they don’t want the ‘same old’ anymore,” she says. “Therefore, from the outset, we are intent on helping clients to get their dream home; a home which is set apart from others. We don’t believe their years of hard work should come down to the ordinary.” Once a build project is entrusted to Homes by Nest, Bru and Linda agree it is always a pleasure to take time to talk through exactly what it is the client wants in a home and why the choice to build from scratch. “The building of a new home should never be a chore, done properly the process should be great fun and hugely satisfying,” the pair contends. “We will ensure our customers have

an enjoyable home build experience by mixing fun and professionalism. We fully engage with them throughout. “So, if you are seeking a new home and have the time to talk, we have the time to listen. We look forward to hearing your ideas and priorities for a build, and to using our expertise to bring it all together, keeping within budget and ensuring the highest standard of finish. “We take the responsibility of building every new home very seriously; we promise to relieve clients of stress and ensure they have fun along the way to becoming new homeowners.”

Coastal lifestyle village BOON TO BEACHLANDS

An artist’s impression of the Pohutukawa Landing village green in Beachlands.

Pohutukawa Coast seniors keen to buy into an upmarket retirement village in an area close to home, can look forward to the opening of east Auckland’s newest retirement village, Metlifecare’s Pohutukawa Landing in Beachlands.

A

fter 18 months of design and site works, building work on Pohutukawa Landing began mid-2020 on stage one of the $250 million project. It will deliver high-quality design and community-led living for people looking for an independent coastal lifestyle with the assurance of care into the future. The 32 stage one villas are expected to be completed mid-2021 with strong expressions of interest already being shown. Metlifecare chief executive officer, Glen Sowry said the strong response for stage one homes, even before they were released onto the open market, reflected the local community’s enthusiasm for the project. “There’s evidently a strong desire for the bespoke, community-focused urban design we’re offering in this unique pocket of Auckland,” he said when plans were released. Designed by leading architects Peddlethorp Aiken, the village is one of Metlifecare’s four new flagship projects situated across Auckland; the others are

Fairway Gardens in Botany, Orion Point in Hobsonville and Gulf Rise at Red Beach. Once completed, the Beachlands village will feature around 185 villas and apartments and offer the full continuum of care. Mr Sowry said Metlifecare’s central focus on resident wellbeing was reflected in the design of holistic wellness facilities and a planned suite of activities to boost physical and emotional health – from yoga and tai chi to woodworking and crafts. A pohutukawa tree-lined boulevard will connect residents to the central amenities, which will include restaurant, bar, library, indoor pool, spa and gymnasium. A predominantly low-rise village, Pohutukawa Landing will also feature open spaces, walkways connecting the village with the broader community and a dedicated wetland park. “Being a short stroll to Pine Harbour Marina, residents will have the added advantage of a regular, direct 30-minute ferry service to the CBD, which is free for those with a valid SuperGold card,” Mr Sowry said.

He added that locals had played an integral role in the development of Pohutukawa Landing, from choosing its name to inspiring bountiful planting of grapes, olives and citrus trees to acknowledge the area’s rich agrarian history. Pohutukawa Landing will be Metlifecare’s sixth village in the east/south Auckland region, sitting alongside Dannemora Gardens, Highlands, Edgewater Village, Longford Park (Takanini) and the highly anticipated Fairway Gardens at Pakuranga Golf Club in Golflands, currently under construction. The latter will be New Zealand’s first retirement village to be located on a golf course. “Significant investment is being made in the area with a comprehensive revitalisation project also underway to deliver 45 new apartments and a homestead model care home at Edgewater Village,” Mr Sowry confirmed. “These developments will create a significant number of jobs for registered nurses, gardeners, caregivers, social coordinators and chefs.”

Precision Homes

– SETTING THE GOLD STANDARD Precision Homes by name, precision homes by nature – it is impossible to deny that this company builds homes where every tiny detail is carefully calculated especially as it has won numerous gold awards at the prestigious Master Builder House of the Year competition.

O

ne of our region’s favourite sons, Jonah Lomu, was never shy when it came to going for gold. And, the key to his success was precision. “Jonah was meticulous with regards to all aspects of his game,” owner of Precision Homes, Andrew Butts, says. “As a team, we also take care to focus on the details, so it’s fitting that our latest showhome is located here [at number 21] Jonah Lomu Drive. We are extremely lucky to have been chosen to be a part of the new Paerata Rise community.” Situated at the heart of Franklin’s newest community, Paerata Rise, this stunning four bedroom home features a dining and family area and separate lounge, where high raked

ceilings and a large picture window make an impact, and a kitchen complete with stateof-the- art appliances. It also houses a home automation system. “There are some other awesome standout features too, including a mini wine cellar, and the garage is decked out with its own custommade bar, ideal for entertaining, as well as a sun-soaked deck and backyard and even a luxurious outdoor bath.” While Precision’s Jonah Lomu Drive showhome may typify the company’s attention to detail, details can be shaped to suit clients’ varying tastes and budgets and homes can be constructed throughout Franklin and beyond. “Over the years, we’ve constructed homes for hundreds of people and no two – homes or

people! – have ever been exactly the same. Sure, some features may be more popular than others but, from start to finish, drawing board to the moment we hammer in the last nail, we’re focused on creating unique builds, designed especially for each one of our satisfied customers.” Whether providing house and land packages or building on sections already purchased, Precision Homes offers a range of options. “We can even help our clients find their ideal section,” Andrew adds. “But regardless of where we go from there, the first step is to check out our website [at www. precisionhomesnz.co.nz] to gain a little inspiration from our many award-winning projects.”

Trouble-free drainage KNOW WHAT YOUR PROPERTY NEEDS FOR YOUR BUILD

‘G

oing down the drain’ may have unpleasant connotations for some but not to property owners who expect their drainage systems to work perfectly. They want reliability and safe, well constructed systems via which all waste is carried away without a hitch. In fact, while drains may be out of sight, they should never be out of mind. Of course, when building new or requiring additional drainage because of changes to a property, it is often the one time property owners can receive and heed good advice therefore ensuring their drainage will be of the highest standard and suited to their needs. Local company, Drains.co. has successfully operated its headquarters (office, workshop, storage facilities and transport fleet) in South Auckland for more than 25 years, and Drury for 5 years providing residential drainage services to clients throughout the great Auckland region, Franklin, northern Waikato and the Hauraki Plains. Director, Graeme Garchow believes sound advice and hard work early on is bound to prevent problems down the track. “It really is best to ensure installation of anything, from water tanks to storm water or sanitary wastewater systems, is done properly at the outset. “The last thing anyone wants is new home spoiled – or soiled – when such systems back up and let you down.” Expert in providing new drainage in urban and rural districts, Drains.co is focused on ensuring property owners know and understand the best options available to them

so they can make informed decisions as to what is needed to best meet their lifestyle and property needs. Furthermore, as one of New Zealand’s, most established residential drainage companies it successfully completes waste water and storm water requirements for more than 600 houses every year using the latest technology, equipment and systems. But who among laymen know what to look for in a drainage system? Not a lot of people so here’s some advice from the Drains.co team:

LIFESTYLE: • In towns and urban areas there is more focus on drainage for driveways, deck areas and lawns. Current council practice may require greater use of soak pits and recharge pits for replenishing ground water resources. • In rural situations, water tank overflows are required and usually some sort of storm water detention. These flows are directed to soakage trenches or outfall structures to prevent scouring and to reduce peak flows which lead to floods after heavy rain events.

COUNCIL COMPLIANCE: • With silt control of primary importance, councils today generally focus on more silt trapping devices to keep water ways clean and to control pollution in waterways from the likes of plastic bags. • Detention/retention tanks are often required to slow down peak flows from

storm water coming off areas such as driveways and roofs as well as water recycling to make use of rain water for watering gardens and flushing toilets especially in rural areas.

MAINTENANCE: Of course, all drainage devices require care or they cease to work so home owners need to undertake regular maintenance. Remember: Gutters need frequent cleaning. Water tanks should be pumped out and cleaned every few years; silt traps, soak pits detention tanks need cleaning too. Ignore them at your peril and discover the adverse effects when the first big storms of winter arrive. All this adds cost to the initial purchase and annual maintenance bill so be aware when investigating what services are available.

WASTEWATER: More homes are facing decentralised waste water in new subdivisions and will require either waste water treatment systems or pressure sewer pump stations. These items, when cared for and functioning well, add value to the home enabling a healthy, safe environment for families to live in and enjoy their desired lifestyle. Water in their blood

“By working with the wider group, we’re able to pass savings on to our customers while also drawing on a vast network of more than 50 independently-owned, like-minded companies,” he says. “Since my grandfather established the

business, we’ve been focused on serving customers in our community with effective water management solutions – that’s just as true today as then.” While established values are important, Luke adds that technology has come a long way in the industry. “The principles of ensuring water is efficiently distributed to where it needs to be remain the same, but, these days, the products involved are much more sophisticated. Our Grundfos and Davey Pumps are a great example of this; they provide faster, more reliable flow, while minimising energy usage in the process. “That’s where we really come into our element; we’re experts on water solutions so our customers don’t have to be!” Because even the best products can wear down, Luke advises a pint of prevention is worth a gallon of cure. “Preventative maintenance is essential in saving time, money and grief. Our engineers can assess any system of any scale and provide all necessary servicing or repairs where required. All customers need do is give us a call and we’ll be happy to discuss their needs, from sales to servicing.”

GOING WITH THE FLOW

t’s one thing to open up our homes and invite guests over for those all-too-Kiwi summer barbecues but do we want to give visitors the cold shoulder when temperatures drop away? Thanks to a little help from Franklin Aluminium (now based at 4 Alpito Place, Pukekohe) homeowners (and their guests) can enjoy the best of both worlds. “Sliding and folding doors allow us to better utilise outdoor areas but it’s important to ensure we choose doors – and windows, for that matter – which won’t leak heat during the evening and (especially) over winter,” the company’s owner/manager, Robert Brown, says. “Boasting high thermal efficiency the ThermalHEART system, when combined with the latest Low ‘E’ glass options, offers efficiency equivalent to the best triple glazed options most often seen in Europe. Whether you want to keep cool or stay warm, it’s a ‘clear’ choice!” With more than 35 years in the window industry, Robert has seen design trends come and go but thermal efficiency never

SHOWCASE WINE COLLECTION

Stylishly

Wine-making in New Zealand has gone from strength to strength over the past 40 years and many Kiwis generally have two or three bottles of their favourite vintage at the ready for visitors and dining. Some go a step further and have wine coolers while the aficionado may even have a cellar room.

• ON A BAR CART: Opt for a cart made of reclaimed wood or with an industrial metal frame. Lay out an assortment of bottles and glasses to create a look that’s as stylish as it is functional. Make sure your bar cart is on wheels so you can entertain in any room in your home. • IN A HUTCH DRESSER: Traditionally used to display dishware, this classic piece of dining room furniture can also be used to exhibit your wine collection.

ut k o ns c e Ch seaso our the als on e ci it .nz spe webs kc.co lite w.e ww

Choose one with plenty of space and open shelving to highlight bottles, decanters and glassware. You’ll also want your hutch to have drawers and cabinets as these are helpful for storing bar tools and accessories. • ON A WALL MOUNTED RACK: From simple metal pegs to elaborate wood shelving, you can display your wine collection by hanging it from a wall-mounted rack. You can choose either a vertical or horizontal model and select a style to suit your decor. Remember, the ideal temperature for storing all wines, red or white, is about 7 to 12 degrees Celsius and it’s best to keep bottles out of direct sunlight.

UPDATING KITCHENS

ON A BUDGET

Is your kitchen looking a little dated? Do you long for a new cooking space, but lack the budget? If so, here are some affordable ways to revitalise this hub of the home without having to install a whole new kitchen.

F

irstly, apply a coat of paint to the walls and try a change of colour. This is an easy way to refresh a tired looking space. If your cabinets are in good condition, they may be up for a paint job too. It may not be practical to renew all cabinetry but a less expensive option is to just replace the doors especially if inner shelving is still in good condition. You could also remove one or two upper cupboard doors to create open shelving for a modern look – use for cookbooks or insert a wine rack. Think about upgrading your countertop. If units are generally in good order but your benchtop colour or style is outdated, a new counter

can be image-changing. Natural stone and quartz countertops aren’t always budgetfriendly, but there are lots of engineered options which mimic the look without the high cost. You could also consider high-end laminate, tiles or even concrete and stainless steel for the industrial look which is proving popular. A simple, quick fix is to update the hardware. New handles, knobs, tapware and even a new sink can make a big impact and some of these changes can be done in no time at all. The kitchen is generally the heart of a home, so make yours a place you love to work in.

Trends Kitchens have been leading the way in custom joinery across New Zealand for nearly 25 years.

TV CABINETS

MORE THAN A STAND Covid-19 lockdowns during 2020 saw many people hunkering down at home in front of the television prompting fresh thoughts about stylish TV cabinets.

T

hese days such consoles are more than just an item on which to perch a TV screen. They can add to the overall décor look and are practical too so, keep in mind the following: Viewing height. For the most comfortable television watching experience, the screen should be at eye level when you’re sitting down. The recommended height is 42 inches, but this may vary depending on how tall you are and the size of your sofa and chairs. With many screens now wall mounted, the cabinet will ideally sit low to the floor to ensure any ornaments or photographs sitting atop don’t interfere with viewing. Width of the stand. For safety reasons, the TV should not be wider than the stand. Therefore, choose a cabinet which suits your furnishings and which is longer/wider than the screen especially if placing decorations on it too.

Carpet

Vinyl

Style. Ensure the TV stand complements the style of the room and other furniture. Glass, metal or white lacquered pieces will look great in a sleek, modern space, while mid brown and dark wood work best in more traditional rooms. Light ash-coloured timber pieces can work well in both settings depending on styling and colour scheme while new pieces, which have a recycled look, will suit rustic settings or vintage rooms. Storage. Drawers and shelves help keep both the floor and the surface of TV consoles uncluttered. If planning to keep video games, movies, Sky box and various remotes near your television, choose a cabinet with ample storage. If you have children or pets, safety should be a priority. Besides choosing a stand that’s wider than the TV, has cupboards/ drawers and sits flat to the floor (no legs or casters), make sure its maximum weightbearing capacity is greater than the TV (sitting atop) or other items you place there.

Create a soothing space with light tones and pastel colours.

BABY ON THE WAY?

I

Nursery tips

f you have a baby on the way, creating a nursery might be a priority. While the choice of pink for girls and blue for boys is still popular, there are many other suitable colour options to build on. Consider the following tips: • A soft, neutral palette: Create a soothing space with light tones and pastel colours (other than pink or blue) such as ivory or cream, seafoam green, lavender or lemon. On the other hand, innovative parents might go with a bolder colour but use softtoned decals for contrast or, alternatively use a nursery rhyme or fairytale theme for a feature wall. Be sure to use eco-friendly paint that doesn’t contain volatile organic compounds (VOCs). • Durable Flooring: Strong materials such as bamboo, cork and vinyl will provide a comfortable and practical play surface for your infant. Avoid flooring with a glossy finish as it will highlight every scratch and imperfection. A soft rug makes a

•

•

•

•

nice addition to the space, and there are colours and designs for every taste. An ergonomic chair: A comfortable place to feed, soothe and read to your baby is essential. Opt for a rocking chair, glider or simply one with sufficient padding. For those 3 a.m. wake-up calls, treat yourself to a rocking ottoman as well so you’ll have a place to rest your feet. A versatile changing table: An increasing number of vendors now offer multipurpose changing tables which double as a dresser or bookcase. In addition to being an attractive piece of furniture, you’ll have plenty of storage space for clothes and toys as your child gets older. What about a bookcase? Apart from a changing table and perhaps a dresser, a separate bookcase is a good idea. These days children from a young age tend to accumulate a multitude of educational and fun books to aid their development. A safe place to sleep: Before purchasing a new or second-hand bassinet, and perhaps a cot for down the track, make

sure they meet safety standards. Things to consider are having a tight-fitting mattress and bars that are no more than six centimetres apart. Ensure your bassinet is stable and won’t be easily knocked over by a boisterous dog or enthusiastic sibling. If choosing a cane bassinet ensure inner sides are lined with fabric to avoid scratches from the cane. Drop-side cots can be dangerous so, perhaps, look for an alternative. • The finishing touches: Install a roller blind or block out curtains to make nap time easier, have a baby monitor so you can keep a check on baby when you are in another room, include a table lamp or night light and add colourful and interesting additions such as a roof-hung or cot-attached mobile, a music box, activity centre, and a baby bouncer or Jolly Jumper to hang from a door frame. Finally, a few soft toys and you’re done but don’t forget a toy basket or box to stow toys when they are done with and, therefore, avoid the possibility of a dangerous fall.

NO ‘LIES’ –

you can work on it! Climbing the wooden hill to Bedfordshire used to indicate we intended to go to sleep. However, it turns out that, during lockdowns, people take this trip for another reason too... to work, of course!

“I

nternational studies show one in four people working from home during lockdowns admit to, at some point, logging on from their bed,” Alice Allen from bedding company, Ecosa, says. Results from a 2020 survey suggest that, aside from their dining tables (45%) and couches (40%), beds (25%) were the most common locales from which people work when at home, she reveals. A comfortable bed is beneficial for other reasons too – a good night’s sleep can help ensure we’re mentally and physically well rested,

which can improve health and wellbeing. For these reasons, Ms Allen is not surprised by increases in demand; Ecosa has been able to meet these through online sales during Covid-19. “We know that the more time people spend in bed, the more likely they are to want to upgrade their bed and mattress,” she adds. “The online model where you can get a bed, mattress and bedding products delivered next day in a compressed format, which makes them easy to manoeuvre inside the house, is proving particularly popular.”

Basement makeovers

Many homes built in the 1960s and 70s were on a full or half basement, often providing a generous space which was the family ‘rumpus room’.

H

owever, times change and with house plans and needs constantly evolving, some people, especially those whose children have flown the nest, may be wondering how they could better use this downstairs space. In some cases this may require some expense but enhancements will also add to the property’s value so, here are some basement conversions ideas:

WORKSHOP Whether you enjoy sewing, woodworking, scrapbooking or wine making, you’ll have the space you need to set up a workshop (for any number of projects) with table, benches and cupboards plus storeage for supplies and tools.

HOME OFFICE and operated.

You’ll probably find it easier to concentrate in a room that’s cut off from the rest of the house

and where, if you work from home, you’ll be less likely to be disturbed during conference calls.

GUEST BEDROOM An ideal way to offer your visitors more privacy. If you can fit in a bathroom, all the better; this area could even be a incomeearning bed and breakfast opportunity.

PERSONAL GYM All the better if the ceiling is higher than normal but, regardless, this space could be ideal for accommodating weights, exercycle, treadmill, rower and mats for stretching, yoga or Pilates.

LAUNDRY/LINEN ROOM In addition to freeing up space in the bathroom or hall cupboard, you could have a dedicated room for washing, drying, ironing, and linen storage. Remember, natural light

is often limited in a basement so be sure to consider an open-concept design, glass doors or a ventilation/heating system.

MAN CAVE This could become man of the house’s personal playroom – dart board, bar, card table, big screen TV for sport (or movies) or, perhaps, a more refined relaxation pit with couches, library, sound system for favourite music , wine cellar and tasting corner – the options are many and varied.

TEENAGE DROP-IN This area may no longer be needed as a playroom for primary school youngsters and their toys but older teens may find it the perfect place to hang out with mates without straying far from home. If sound proofed, it could be a music room too – band practice may well raise the roof (and the neighbours’ eyebrows!) but what a good way to encourage budding musicians. Out of Europe

We may have found it impossible to get into Europe in 2020 but we can still make a little piece of New Zealand forever England, or Portugal, France, Italy or, well you get the picture! While some of these products and ranges may not available through New Zealand stores/importers, most can be ordered online and shipped here by direct arrangement with their European designers or manufacturers.

Best of British BREXIT STAGE LEFT: Great Britain may have quit Europe politically but geography would beg to differ! Although Timothy Oulton’s furniture designs cover a wide range of styles, some pieces do more than just hint at military tradition. The son of a British major (and former antiques dealer), this London-based designer draws on classic regimental colour and the significance of discipline to produce many of the pieces in his collections. Featuring designs reflecting English country house living, aviation, the formality of parliament and more, much of Tim’s furniture is reminiscent of a time when the notion that the sun would never set on the British Empire was the stuff of pure fantasy. Using materials as synonymous with the military as brass and leather, his Regiment range of side tables, bookcases and Saddle Chair are great examples of this approach; they bring an air of pomp, pageantry and history to the modern home. More information: dawsonandco.nz or timothyoulton.com.

Hey there, good booking! OH, VENUS!: Inspiration crosses cultures and generations. Inspired by neoclassical sculptor, Antonio Canova (who was inspired by art from the ancient world), contemporary designer, Fabio Novembre breathes new life into a grand old lady who remains forever young. Venus may be the Roman goddess of beauty but, as Fabio shows with this bookcase (available through Italybased Driade), she’s no airhead and her beauty is more than just skin deep. By melding this immortal figure (and, quite the figure it is) into a bookcase, Venus becomes surrounded by knowledge from throughout the ages – who’s the wise one now, Minerva? On the light-er side... SWITCHED ON: When it comes to illuminating rooms, French designer, Erwan Boulloud, looks as much on the far side as the bright side of life. What’s the point in having splendid furniture if we’re unable to show it off? With his lighting range, Monsieur Boulloud takes one of the most functional home fittings – lighting – and turns it into a spectacle all on its own. Primarily including table and suspension lamps, the fittings in this range are no shrinking violets. Instead, they practically demand to be focal points rather than just highlighting other pieces. More information: erwanboulloud.com.

Moooi for your money? MOOOI BLUES: Whither we may wander in our homes, Marcel Wanders work could well be beneath our feet. Part of Netherlands-based Moooi Carpets’ Signatures Collection, Marcel’s Delft Blue rug is a modern take on a traditional Dutch treat, Delft pottery. However, the Delft Blue rug is just one of many standout designs. With ranges featuring everything from flowers, wildlife and clouds (you’ll be walking on air!) to a celestial map (perfect for space cadets) and psychedelic patterns (careful not to trip!), Moooi’s Signature Collection pieces can be implemented as rugs or wall hangings; some designs are also available as full carpets. More information: moooicarpets.com or ecc.co.nz.

Children’s hang-outs COMFIER & COMFIER: Booboos are bound to occur as little ones tackle life head-on. But, a gentle swing in this comfy seat could be just what the doctor ordered. Proving a hit in Europe, the Booboo Swing (the design of which is Inspired by (Alice in Wonderland) could well become part of a Kiwi Christmas (Lewis) ‘Carrol’ too. Rather than a wild ride, the Booboo delivers a gentle sway, an ideal accompaniment to bedtime stories – the curiouser the better! Made from reinforced stainless steel, synthetic leather and velvet upholstery, it can be situated indoors or on a well-sheltered deck. More information: circu.net.

Massive mansion, MODEST MENTION Get thee to Capri!

E

ver wondered how the other half (of the other half of the other half) live? Some may aspire to owning a spacious house in the country but the world’s wealthiest tend to think bigger. Although this $15 million US home in Capri is probably a little beyond the reach of most of us, dreams are free, and some of the interior design choices can inspire designs a little less grand (okay, a lot less!) in scale and nature. More information about this amazing mansion is accessible via bocadolobo.com. Some interior pieces can be shipped to New Zealand on request.

Inferior interior design? When it comes to interior design there is plenty of great advice. However, a little dose of what not to do can go a long way as well. Of course, style is subjective and what we may consider to be a fashion faux pas may be as ‘with it’ as it gets, but to the team at Design & Build here are some of the design nightmares we most love to hate.

INFL ATABLE FURNITURE

Those who love it and those hate it would agree that there is only one thing that should be done with inflatable furniture – blow it up! But if you’re not prepared to fall afoul of restrictions on the use of explosives, best not bother with such pieces in the first place. That said, a lilo can enhance the experience of a dip in the pool but plastic is not fantastic indoors.

success. So commonly used in this way, ladders have become rather ‘old hat’, unlike old hats, which never seem to go out of fashion.

MIRRORED WALLS

Taxidermy

CARPETED BATHROOMS Cold floors are no fun, especially during our morning ablutions. Carpeting in bathrooms can defend our poor tootsies and, so long as we are very careful to mind our pees, all will go swimmingly. But let’s face it, no matter how hard we try, boys will be boys and not even William Tell could score a bull’s-eye every time. So, that’s why under floor heating was invented and that’s why we would suggest our readers part with carpet in their smallest rooms.

TAXIDERMY We get it. You shot it. It’s dead because you are an alpha predator. In all seriousness, we’re not knocking hunting – it’s a sport enjoyed by many for many reasons. But, unless you intend ensuring visitors get the message that you have a gun and know how to use it – not the most common approach to hospitality – stuffed stuff is best left in pubs

and clubs or on the walls of a mancave rather than anywhere else in the home. Incidentally, the partner of a certain Design and Build writer once engaged in a dalliance with a man who had a 12 point stag head above his bed... once. Enough said?

TOILET SEAT COVERS Porcelain pans are not the softest looking bathroom fixtures so we can understand why some people want to jazz them up with warm fuzzies, such as warm fuzzy toilet seat covers. But, as with carpeted floors in bathrooms, they come with the same drawbacks.

L ADDERS USED AS SHELVES In an age where ending is not considered better than mending, reclaimed items can prove useful for storage, taking on new life in modern homes. Old ladders can prove functional for storage but it could be argued that they have become a victim of their own

Clever use of mirrors can make small spaces feel more open and bring in light, and there are some types of ‘premises’ where mirrored walls can build on the experiences they deliver – funhouses we mean, of course! However, unless you really are sure you will look your best at all times of day, constantly being confronted with one’s own reflection can prove startling. As for visitors, they’re almost certain to believe you may well be the person immortalised in that famous Carly Simon song – and you probably think this article is about you too!

WATERBEDS & L AVA L AMPS Throwbacks to the 1970s that may yet boomerang, waterbeds and lava lamps may actually make a comeback and, in fact, some interior designers would argue that they already have. Interior designers intent on being avant-garde might want to include such elements but the rest of us might prefer to wait lest our guests mistake these additions as an invitation to place their keys in a bowl beside the bed! BIG IDEAS FOR SMALL HOUSES

HOMESTEADS – THE STORY OF NEW ZEALAND’S GRAND COUNTRY HOUSES

People seeking to live a tiny house life can well benefit from thinking big. Through clever use of limited space, even the smallest dwelling can become a castle, as this book reveals. Drawing inspiration from homes throughout New Zealand (measuring 100 square metres right down to a very cosy 34), Catherine Foster presents a book loaded with practical advice and photos.

Featuring some of the grandest of the grand ‘old ladies’ of New Zealand, this book showcases homesteads at the heart of rural properties nationwide. From stunning interiors to expansive gardens, this book captures the majesty of its subjects through photographs and descriptions of their past and present.

If you’re keen to live a more sustainable life, watch out, you might get what you’re after by... Byrne-ing up your house! A comprehensive guide to building affordable, eco-friendly, energy and water-efficient homes, this book reveals how, by working with our environment rather than against it, ‘going green’ can also help us save money in the long run too.

If a tiny house is your idea of a slice of heaven, then Heavener’s the man for you! Ironically no small tome, this book features all manner of lesser-sized ‘manors’, from a treehouse in the wilderness of Quebec and remote mountain cabins to campervans, houseboats and more. In addition, Tiny House also includes the stories and advice from those who call these humble abodes ‘home’.

OUR SPACES – CONTEMPORARY NEW ZEALAND INTERIORS

THE EDIBLE GARDEN COOKBOOK & GROWING GUIDE

A room-by-room examination of some of New Zealand’s most creative spaces, this book takes readers on a tour of stylish and inspiring homes. In addition to more than 400 photos, this book also includes ideas and insights for developing relaxed, refined, modest and modern aesthetics.

Modern living doesn’t always allow as much room (or time) to ‘grow our own’ as many would like. But, as this book reveals, even those with more petite gardens can reap quite the harvest. In addition to helping readers maximise what space they have, Paul West reveals how to make the most of time we do have around the home to cultivate abundant gardens.

Lazy, hazy days… BY THE POOL! In the summertime when the living is easy there is no place like a pool…a Donaldson pool! When it’s hot, when it’s fine and especially when cool times are called for, Kiwis know a dip in the pool, their own pool, means they’re enjoying the best in life.

“T

here’s nothing quite like coming home and jumping into your own pool – particularly on a summer’s day when you’ve been roasting in a hot car queued in congested commuter traffic trying to escape the rat race!” company director, Nigel Donaldson, says. What’s more, transforming a backyard into a tropical oasis is smooth going for Nigel and his team who have been installing pools of many shapes and sizes for more than 30 years. “Our customers expect a speedy service but they also want quality delivered with expertise and that is something we are sticklers for,” he says. “We produce pools in a wide range of finishes and can work at any time of year. Once structural drawings are completed and we’ve had the permit approved by council, we can agree on a start date.” Constructed from reinforced spray concrete, Donaldson Pools can be created in any shape or size in order to suit the lay of the land anywhere. “By working with your section, we can tailor a swimming pool to accentuate rather than dominate the site and also ensure it suits the clients’ needs and personal landscaping tastes.” Usually completed within 8-10 weeks after

breaking ground, Donaldson Pools comes in a range of options such as black pools with exposed pebble floors, black marble plaster walls and dark tile bands on the waterlines, through to white marble or New Zealand Pebble Plaster in a range of colours. “Functionality is important when it comes to cooling off in summer,” Nigel says. “But style is a must so, even in winter, pools can form the centrepiece of a beautiful backyard, a place to relax, unwind and reflect on life.” Featuring an experienced team of specialists, including Nigel’s twin sons, Andy and Steve, Donaldson Pools has satisfied customers throughout the greater Franklin region as a result of working with each and

every one to understand their vision and create a well engineered, stylishly designed pool best suited to their families and lifestyles. “There’s no need to sit and sweat it out over summer,” Nigel confirms. “Just think you can have your own at home holiday resort in no time at all just take a look at our website (donaldsonpools.co.nz) to get a better idea of the work we do then give us a call on 0274 773 186.”

H cacti on point! GOODBYE ALOE VERA,

ouse-proud homeowners worldwide have spoken – cacti are our favourite houseplants. These prickly customers may not to everyone’s tastes but according to www. homehow.co.uk, they are the most popular, on Instagram at least. Topping the table with almost 24 million hashtags, cacti are being mentioned more often than other houseplants, followed by hoya (at just over two million) and monstera (1.6 million). While these plants appear to be more in vogue, as with any popularity list, there are also plants that are not quite so on trend – aloe vera, string of pearls and corn plants, all rated below the 100,000 hashtag mark. Cacti may be flavour of the month (data was extracted in September 2020) but as trends can be fickle, corn plants could be due a comeback... much like lava lamps.

Re-inventing the way people access water outdoors

The Aquor New Zealand range incorporates the best of form meets function. Forget threading on garden hoses and adaptors every time you need to access water outside. Just plug in the hose connector, water flow starts immediately when you connect, and stops instantly when you disconnect.

The Aquor house hydrant will generally suit most common sub-floor claddings including: concrete block, brick, solid concrete, fibre cement, timber slat or plywood. It is suggested for use on detached unlined garages, decks, retaining walls, toilets blocks and farm buildings. Not currently approved for use in lined walls.

No more leaky brass hose taps

T

he traditional outdoor brass hose tap was originally invented in the early 1900’s, and not much of its design has changed. Outdoor brass hose taps are one of the most common sources of leaks for homeowners. Fixing a faulty hose tap can mean saving thousands of litres of water annually. In cold climates, hose taps are one of the most common sources of water damage in buildings. A lot has changed since the 1900s with improved manufacturing processes and technology, but the traditional brass hose tap remained the same until Aquor re-invented the way people accessed water outdoors. Using high-tech materials, quality manufacturing methods, and a user-centric design approach, they’re making products that are easy to use, and built to last. The House Hydrant is the ultimate, ‘nocompromise’ hose tap; easier to use, more durable, eco-friendly, and better looking than anything on the market. The Aquor New Zealand range incorporates the best of form meets function. Forget threading on garden hoses and adaptors every time you need to access water outside. Just plug in the garden hose connector, and water turns on automatically. No pliers needed and no hassling trying to thread hoses and adaptors on with wet hands. The Aquor House Hydrant range is easy to use; simply attach the Aquor connector to your garden hose and plug into the House Hydrant. Water flow starts immediately when connected, and stops instantly when disconnected.

Design and Build Franklin 2020.indd 87

After it is unplugged, the hydrant automatically self drains to prevent freezing. The range includes house hydrants, universal outlets, and vacuum breaker connections with a choice of brushed stainless or matte black titanium caps. The House Hydrant sits flush against the wall for a low-profile and sleek appearance. Unlike brass hose taps, the House Hydrant does not use a traditional screw-and-washer mechanism to seal. Aquor’s unique valve uses water pressure to close once the connector is unplugged. The result is a stronger, more reliable seal, even at high water pressures. GARDEN THOUGHTS

While beautiful gardens are an essential part of landscaping one’s property it’s not always about shrubs, flowers and trees – hedges and water features can also play a most effective role. Planting a hedge is an attractive way to delineate your property and has a number of other benefits including: • TO MAINTAIN PRIVACY – A hedge will provide a natural barrier around the property, blocking the view of your yard and outdoor entertaining space. Griselinia is a popular hedging material which can be kept trimmed to almost any height or perhaps try camellia setsugekka which makes for an easy to manage hedge, its white flowers adding a pretty note to your garden mix. • TO BLOCK WIND, DUST AND SOUND – In addition to diverting strong gusts, a hedge will soften the breeze in your yard, creating a comfortable microclimate. Shrubs such as photinia, michelia figo and dogwood are good for wind, dust and sound protection. • TO DETER PESTS – A hedge made of thorny plants such holly will help keep unwanted animals off your property but be careful when working nearby. Before planting, be sure to consider maintenance. Most need to be pruned at least once a year. Fountains have long been a popular garden feature too, but consider style, location and upkeep. Some fountains are freestanding, which means they can be placed in the middle of your lawn or within a large garden area. Others are wall-mounted and may be incorporated into another water feature such as a pool. Think about the fountain’s size and shape as well as the durability of its material. Also consider the amount of noise the fountain will make – what may seem soothing at first can become annoying after time. Most fountains need to be installed near a watertight electrical outlet, protected from the wind and moderately shaded and as for upkeep they need to be maintained. Check the water level periodically and replenish it as required. Remove debris from the pump and clean the filter on a regular basis and, additionally, special products may be needed to help control moss, algae and plant growth.
