the market report The areas of Carmel, Carmel Valley, Pebble Beach and Carmel Highlands, with all their varied offerings, continue to be popular markets for people seeking a weekend respite as well as a full-time home to enjoy the many attractions of the Monterey Peninsula. The overall market remains healthy and there has been a slight uptick in sales activity in the latter portion of 2017 compared to the same period in 2016. Combined sales volume for the communities mentioned above was $589,248,436 in the second half of 2017, an increase of 5.4% from the second half of 2016 and the median sales price was $1,210,000, compared to $1,207,000 in 2016. The number of combined sales for this region totaled 351 in the final two quarters of 2017, an increase of 27 sales versus the same period in 2016. The price per square foot also increased to $769 in the second half of 2017, versus $729 over the same period in 2016. Lastly, the median days on market fell 9 days, to 47, in the second half of 2017 compared to 2016. Turning our attention to the Pebble Beach market, we found that the sales volume in the final two quarters of 2017 lagged behind that of 2016, at $111M versus 124M, respectively. The median sales price in Pebble Beach in the last two quarters of 2017 was $1,375,000, up from $1,350,000 during the same period in 2016. There were 60 sales in Pebble Beach in the second half of 2017, a decrease of 7 sales compared to the same period in 2016. The price per square foot decreased $40 to $600 in the second half of 2017 versus the same period in 2016. The median days on market remained the same in the last two quarters of 2017 versus 2016, at 47 days. We finished out 2017 on a strong note, participating in 57 transactions totaling $156M in sales volume, far outpacing our production in 2016. the DEVELOPMENT Of the 16 parcels that make up Poppy 1, 14 have sold. Five of the lots are under development with the residence on lot 7 currently available (see page 20). Lot 2 is not far behind and will be available in the spring with Lot 3 following in the summer of 2018. Lot 13 is under construction and will be ready for the owner to occupy in the summer of 2018. Lots 5 & 6 have already gone through the planning process and permits have been obtained. Lots 1, 4, 12, 14 and 15 are all in the approval process with exciting new homes being planned for the near future.
