Sales Update: January 2017 :: Phase 1 of the Pebble Beach Lot sales have been progressing nicely. To date, Poppy I has 13 of its 16 parcels sold and multiple sites are in development with four homes underway. Here’s a brief rundown: Lot #2 currently well along in the framing process. Lot #3 construction is underway. Lots #5 and #6 are weeks away from receiving permits and construction to begin soon after. Lot #7 construction is nearing completion. Lot #13 construction is underway. POPPY II has lots 5,6,7 and 8 in escrow with projects underway on lots 5 and 8 and designs formulated for lots 6 and 7.

Who’s Buying? :: Purchasers come from various backgrounds such as a young Russian entrepreneur, another is a rocket scientist, some buyers are from offshore, another is an architect, a successful Bay Area developer has purchased two, one for himself and one to build and sell, while Tim Allen Properties is developing four lots with construction underway on two.

Architectural firms of Sterling/Huddleson, Conrad Asturi Studios and Adam Jeselnick are early out of the gate with a couple of homes underway that espouse this fresh and updated version of the contemporary style. POPPY II :: Also exciting is the activity beginning to happen in the areas nearby phase known as Poppy Two with its 13 available building sites. Thus far the styles of homes in the planning process will be wonderful versions of the time honored traditional Pebble Beach style residence. Currently owner of two, one acre lots Seven and Eight is Don Tirado who will be building a home for himself and one to sell. Don has been building homes for 20 years and specializes in “Old World Architecture and Mediterranean and Tuscan style homes.” His intention is on starting his two houses this year in mid-summer. Lot Eight will be 5500 square feet including an attached guest suite/casita and Lot Seven will have a 4650 square foot home. Both homes will have three car garages. Lots Five and Six also have projects in the planning process with designs by Jon Sather Erlandson that feature Mediterranean elements, utilizing materials salvaged from a classic Pebble Beach Estate, married with modern flair.

How are things shaping up? :: POPPY I, an exciting “development” is in process and a new community is being born. Almost as if to complement the wonderfully received restoration of the Poppy Hills Golf Course two different styles of homes are being planned and built on each of the developments know as Poppy I and Poppy II. Of course numerous types of houses can be planned and built, however thus far the dominant style of homes at Poppy One are a style not seen in traditional Pebble Beach estate properties. The homes are of the upscale modern vane and to have so many lining the fairways of Poppy Hills, they are beginning to make quite a statement. Soaring spaces, 30 foot high cedar beams with impeccable joinery, open light and bright spaces plus luxurious indoor/outdoor living areas and water features are some of the amenities highlighted in many of these homes.
