A Development By

Lumo at Eddington, Cambridge, will be a beautiful addition to this established community, with 160 luxurious new homes, set among beautifully landscaped green spaces.

And on your doorstep, the City of Cambridge. Arguably one of the most prestigious locations in the world, where the past inspires and new futures are written every day.

Some of the greatest minds the world has ever known were nurtured here — a place where science and nature, art and literature, culture and diversity, all collide in the most spectacularly quiet way, creating a melting pot where anything is possible...

If you let light lead the way.

BRIGHTER

THE STORY OF ARTHUR EDDINGTON

In the grand narrative of scientific discovery, some names are instantly recognisable. But behind many of the most groundbreaking moments are those whose profound contribution to the world is sometimes overlooked. One such man is Arthur Eddington — a name you’ve probably never heard, and whose pursuit of the truth, under the most challenging of circumstances, reshaped the entirity of human knowledge.

A Man of Science and Principle

Arthur Stanley Eddington was born in 1882 in England and quickly showed an aptitude for mathematics and physics. He excelled at Cambridge University, eventually becoming the Professor of Astronomy at Trinity College. Raised a Quaker, he was deeply committed to pacifism and truth-seeking — principles that would shape his work in ways far beyond academia.

During the First World War, when tensions between Britain and Germany were high, scientific collaboration between the two nations ground to a halt. Einstein had just published his ‘General Theory of Relativity’, predicting that the gravity of massive objects like the sun could bend light itself — a radical idea that challenged centuries of Newtonian physics. Proving this theory required experimental evidence, something that seemed impossible when all efforts were focussed on the war.

In

Defence of Newton

Isaac Newton’s theories of the world were firmly established. More than that, he was a Cambridge man! For a German scientist to come along and challenge him was... well, at the time, unthinkable.

Newton had to be defended, and the upstart Einstein — and the whole of German scientific thinking — must be put firmy in its place. Eddington was called on to do just that. But Eddington suspected Einstein was right, and to him, the truth was all that mattered.

The 1919 Eclipse: A Test of Einstein’s Universe

In 1919, a rare total solar eclipse would provide the perfect conditions to test Einstein’s prediction. If, during that eclipse, starlight passing close to the sun was bent by its gravity, those stars visible around the edge of the corona would be displaced, and Einstein would be proved right.

Oh leave the Wise our measures to collate.

One thing at least is certain, light has weight.

One thing is certain and the rest debate, Light rays, when near the Sun, do not go straight!

Arthur Stanley Eddington

Eddington led an ambitious expedition to the island of Príncipe, off the coast of West Africa. It wasn’t an easy journey. Two months at sea, and long treks, loaded with expensive, heavy and sensitive camera equipment, all for a tiny window of opportunity. Less than 10 minutes, and only then if conditions were perfect.

On the morning of the eclipse, a heavy storm rolled in. It looked like the whole expedition would be a waste of time. As the eclipse drew near, the clouds parted and the sun shone through. Eddington frantically exposed his plates, which had suffered terribly from the heat and humidity. Unable to watch the eclipse as he worked, he could only pray that he would get what he needed.

He took 16 images, two of which clearly showed the crucial details. Einstein was right, and Newtonian physics had been overturned.

On that day, Eddington did more than just confirm Einstein’s theory. He changed the course of human history.

Overnight, Einstein became a global icon. His theory became one of the pillars of modern physics, paving the way for our understanding of black holes, the expansion of the universe, and the very fabric of space-time itself.

Yet, Eddington was content to fade into the background. He continued his work, and made significant contributions to astrophysics, uncovering even the structure and composition of the stars themselves. But he never sought personal fame. Only peace and truth.

Thanks to him, even during one of the most divided times in history, science remained a collaborative and international pursuit. And that expedition was surely one of the most quietly dramatic moments in history. A moment that bent the light of the stars — and with it, human understanding.

It is fitting that the community at Eddington should be named after this unsung hero of science and knowledge... and we’re proud to name Lumo after the light that inspired him.

CAMBRIDGE

THE CITY IN THE COUNTRY

The beautiful medieval city of Cambridge grew from the banks of the River Cam in the East of England, to become a global leader in education, research and specialist technologies. Life’s brighter in Cambridge.

There are few more beautiful cities than Cambridge. It is an architectural masterpiece, with historic spires that define the skyline.

In the centre, cobbled streets wind through colonnades, and monumental stone buildings glow warmly in the sun. If you’re looking for atmosphere and inspiration, you’ve found it.

Within these stunning buildings is the reason Cambridge is globally revered.

Cambridge University is among the finest in the world — a crown it has worn for over 800 years. Excelling in all areas of academia, it leads the way in medical breakthroughs, scientific discoveries, and nurturing the kinds of abstract thinking that drives seismic change.

Every cobbled street you follow, every shaded corner or light filled square, is a place where someone once walked — and will tomorrow — following a train of thought to a bright conclusion.

Inspiration is inevitable.

Everywhere there is texture and warmth that comes with history. Surfaces worn smooth. Weathered stone, ancient archways and lush vibrancy, side by side.

It makes for a wonderfully atmospheric place to be, with constantly shifting light and shadow that make the quiet streets a joy to walk.

There are plenty of places to eat and drink, with a family friendly, welcoming atmosphere.

Healthy competition sets a high bar, and the quality across the board is excellent whether you’re grabbing a coffee, sitting down for lunch or socialising in one of the many pubs, bars and restaurants dotted across the city.

Cambridge is quietly active, with a gentle bustle of people shopping in the streets and shopping centres, wandering through the squares and admiring the beautiful historic backdrop.

With such a broad demographic, its no surprise that the retail offering is just as broad, with everything from big name department stores, boutiques and independents, high street favourites and exclusive luxury brands.

The whole city seems to worship light, as though inspired by inspiration itself.

Museums and galleries, municipal squares, buildings of culture, celebration and faith, designed to capture, reflect and bathe in beautiful light.

Diversity without division, Cambridge makes space for all nations, beliefs and cultures and celebrates them equally and inclusively.

Coming together, working together and creating something better is truly at the heart of what this amazing city stands for.

There are beautiful pockets of heritage and manicured nature everywhere you go — tiny echoes of the countryside that is never far away.

These parks and gardens, and the grounds of the historic colleges, are well tended and add colour and enjoyment all year round

The river Cam meanders right through the city, and the famous punts are ever present. It’s a fantastically peaceful way to spend an afternoon.

You can captain your own, or sit back while someone else does all the hard work, and drift slowly through the city soaking up the atmosphere, and revelling in views that you can only see from the water.

From the city centre, the river winds through ‘the backs’ a selection of the oldest and most prestigious colleges that were originally built along the river.

It’s almost like being transported through time, a view largely unchanged in hundreds of years. And if you follow the river further, you’ll leave the city and drift out into open meadows and countryside.

The Cam flows quietly out into the beautiful surrounding landscape, touching anyone that spends time here.

Grantchester Meadows — the title of one of Pink Floyds early songs — was inspired by their time living and studying in Cambridge, where they first met and discussed starting a band…

There is something unique about Cambridge that drives people to greatness.

Alongside the tradition and history, Cambridge is dynamic and ever changing.

It controls its chaos. Life runs at a pace that lets you think. The space to wonder. To create. To push boundaries, experiment and adapt. It’s a quiet energy that makes things happen.

Its impact, and legacy, is extraordinary.

IT’S IN OUR DNA & OUR R&D

In the disciplines of science, medicine and technology, Cambridge dominates the world — changing how we think about everything from the behaviour of the smallest particles to the creation of the universe.

Newton’s work on the fundamental laws of motion. Darwins ideas on evolution and natural selection. Hawking’s theories of time and space...

...to the big bang, the first computers and the birth of AI. To radio telescopes and electron microscopes. To the discovery of DNA and the code for life itself.

It’s impossible to overstate the contribution that Cambridge has made, and just as impossible to list every achievement, and the extraordinary people that have made them possible.

Cambridge is a place where amazing things happen.

Unique thinking attracts big business. Corporate internationals, entrepreneurs and academics alike, when it comes to science and medical research, it’s light years ahead.

Cambridge is recognised for its concentration of knowledge-intensive (KI) sectors, encompassing research institutions and high-tech businesses. A 2021 report* highlighted that within a 20-mile radius of Cambridge, there were approximately 26,000 companies, collectively employing huge numbers in KI roles. In addition the university itself is a significant employer, with over 4,000 research positions among its 12,000+ staff.

Even through challenging times, Cambridge has experienced growth that outperforms the national average. As we progress deeper into a technological future, Cambridge is going from strength to strength.

EDDINGTON

Lumo is the next exciting stage in the growth of Eddington — a sustainable, long-lasting and ambitious community in Cambridge.

Eddington is a thriving neighbourhood with a relaxed spirit. Day-to-day necessities are on hand, with things to keep families active, and a great community hub, along with an outstanding primary school and nursery for younger children.

There are eatieries and coffee shops, a lively market square with pop-up events and community activities throughout the year, and a fantastic street food market offering tastes from around the world.

It’s also surrounded by green; biodiverse and environmentally aware, Eddington is built around a core vision for a forward thinking, sustainable future, that you can live today. And with it’s close ties to Cambridge University, it’s no surprise that it leads the way in practically everything it does.

FOR PEOPLE

Eddington is a relaxed — and relaxing — place to be. Planned for convenience, with leafy boulevards and pockets of activity, it makes every day life a pleasure.

Everything is set up for walking and cycling, which also benefits the differently-abled and those with mobility considerations. There’s really no need to get in the car unless you’re making a longer journey.

Everything is connected and walkable, with easy transitions between roads, cycle lanes and pavements, which helps to keep Eddington fresh and peaceful.

At the heart of Eddington community life is the area around the Market Square. It’s here you’ll find convenient services and shops, cafés, eateries and bars, and two hotels, adjacent to the school, nursery and community centre.

The square itself hosts a calender of events and activities, including the regular food market, with tastes of the world on display.

There is a sainsburys supermarket right here too, so whether you’re doing the weekly shop, or unexpectedly run out of some essentials, you’ve got it conveniently covered.

The quality of food and drink at Eddington is exceptional, with artisan coffee, wood fired pizzas and more.

Conveniently (and temptingly) placed, you can grab breakfast or lunch as you pass by the square, or sit out in the sun and enjoy it at your leisure.

The Astronomer at the Hyatt Centric hotel offers a contemporary dining experience, whether sitting in the restaurant or out in the courtyard.

The hotels on site also have rooms for when extended family come to stay, and offer bookable facilities such as meeting rooms if you should ever need to do business close to home.

Around the school and community areas, and sensitively worked into the natural landscape, art enriches the environment and gives reason to pause and reflect.

You won’t fail to spot “Richard Of York Gave Battle In Vain”, by artist David Batchelor, glowing in a spectrum of colours that slowly change throughout the day. But take a stroll out into nature and spend some time at the “Fata Morgana Teahouse” — a unique space to sit that, through clever use of materials, plays with ideas of illusion and mirage.

EASY BEING GREEN

Eddington is a place to be proud of, with an ecological vision that is woven throughout the design.

There are pockets of green everywhere you look, enriching walkways and connecting spaces with trees that dapple sunlight and flowers that brighten your day — blurring the boundary between the urban and surrounding countryside.

As you reach the edges of Eddington, it merges with the surrounding landscape — a beautifully serene transition that you’ll love every day.

Wherever you’re going, and however you get there, you’ll pass by wildflowers and water, hear the birds singing, and feel the soft energy that living close to nature offers.

It is in part why Eddington is committed to minimising its environmental impact, and contributing positively to the world around it.

Eddington is at the leading edge of sustainability technology and innovation. The really clever part is that you’d never know it.

All of the green areas are there for reasons beyond beauty. Integrated into them are networks of underground pipes that capture, filter and return rainwater to homes and community buildings, for flushing and appliances.

Buildings across Eddington are fitted with PV solar panels, to provide green energy to the buildings and local bus network, which is entirely electric.

Even the litter bins are smart. Encouraging the separation of recyclables, they remove the waste into underground storage so it can be taken away discretely, helping to maintain a healthy, clean environment.

POWERED BY INGENUITY

Eddington even generates its own energy. The Energy Centre is an on-site power plant, providing homes with heating and hot water, on-demand — by far the most impactful part of the sustainability vision for homeowners.

It’s a zero waste approach, and you only pay for what you use. The system is far more efficient than hundreds of smaller gas boilers working away.

The centre runs on natural gas — currently the most cost-effective option — and is super-efficient, minimising impact on the environment. It’s continuously monitored and maintained to ensure that it operates to the very highest standards, with back up and resilience to eliminate down time and maintain a reliable constant supply.

But Eddington is not just about today. The energy centre is designed for the future, and an expected shift towards electrification of the network. When the time is right, new technologies will be integrated and bought seamlessly online, with no disruption to your service — keeping you ahead of the curve, with a conscience as clean as the Eddington air.
