Welcome to the latest edition of our annual review. I very much hope that you enjoy reading it as much as we’ve enjoyed reviewing content and trying to condense all our exciting news into one short publication.

2019 was our best year ever, both financially and in terms of growth and change.

Whilst façade gommage® has remained in strong demand, this was the year that our restoration and decorating teams really came into their own with a large number of standalone projects, such as the painting of over 1000 windows at The Landmark on Marylebone Road and the restoration of severely corroded balconies at The Adelphi in Strand. True to our roots, our methodologies still focus on completing this work without scaffolding and with minimal disruption. This is a key differentiator that will always remain at the core of everything we do.

Did you know?

July saw many of us swapping the delights of the British Summer for ice cream, fashion and, unfortunately, a rather large number of mosquitoes in the economic heart of Italy – Milan. Working for the Dorchester Collection, for whom we are just about to clean the celebrated Dorchester Hotel in London for a second time, we cleaned the Principe Di Savoia – a 10,000 sq. m. 5-star hotel in the heart of Milan. An exacting and very tight programme saw us driving most of our equipment through the Alps along with most of the materials, almost all of which were unavailable in Italy due to the Summer shutdown.

November saw us returning to the Considerate Constructors Awards. Following our win in 2018, we thought another big win would be unlikely but we are happy and very proud to say we won Gold and were Runner-up for the big prize, just as we were in 2017. More than anything, this award is a real team effort and cannot be won without all our staff understanding and buying into our culture.

Having an HR manager is a big step and overhead for any company, but she is already proving her worth. Anca Quyn - 10 years on A decade of working life at Thomann-Hanry® Since joining Thomann-Hanry® in May 2009, Anca’s role as Office Manager qualifies her eminently to reflect on the company’s extraordinary growth over the last ten years. Already working in the construction industry, she was first introduced to Thomann-Hanry® MD Mark Styles by her partner at the time. Backed by a glowing recommendation from her previous employer, Anca seized the opportunity and hasn’t looked back.

that. Today, we’re known as an authority in building and façade restoration – a one-stop solution for projects of all sizes. This has meant the growth of specialist divisions and teams within the company – so not only a far more varied roster of clients, but also many more disciplines to coordinate across our operations.”

In Anca’s opinion, another thing that has changed is the market’s perception and understanding of the company’s unique approach to façade cleaning, “When we first started, the biggest hurdle was often getting people to understand façade gommage® and accept that it was unquestionably the best technique in the field. Today, the market is far more educated, so there’s a much greater understanding of the process – not only of how effective it is, but also that it’s eco-friendly, faster, more convenient and more secure!”

Talking recently in the company’s offices at Park Royal in NW10, Anca considered the changes that have taken place over the intervening ten years. “Even though the company has grown enormously since 2009, some of the fundamentals feel remarkably similar. When I joined Thomann-Hanry®, it felt as if what we offered was unique and that we had no direct competitors… and to a large extent it feels exactly the same today. However, becoming a main contractor has changed a lot of the dynamics, both internally and externally. From first establishing our reputation through our unique expertise in façade gommage®, the company has evolved into far more than

An incredible journey The last decade has been an incredible journey, both for the company and for Anca personally. Asked to name the greatest accomplishments of the last ten years, she felt spoilt for choice, “…everything from becoming a renowned name in our sector and working on amazing projects like King’s College Cambridge, the Bank of England and so many prestigious hotels in London, to our success in the Most Considerate Company Awards for the last three years – it’s all been so exciting. To think, when I joined, there were just three employees working from a small portakabin in Wembley and to see where we are now, with a couple of massive offices with warehouses and a large fleet of vehicles that even includes a boat… it’s been a really hard journey, but it’s also been a blast.” As a keen globe trotter, Anca’s travel analogy is apt, “I love seeing and experiencing completely different cultures, so I tend to travel as far and as often as possible!

Besides travelling I tend to live a very quiet and laidback lifestyle – home cooked dinners and TV watching which enables me to save for my hobby.”

Fond memories Putting together a slideshow for the company’s 10 year anniversary back in 2015 brought it all into perspective for Anca, “A lot of fond, funny, happy memories.

Celebrating our decade anniversary at the Hilton felt like a major milestone. Then there have been all of our Summer and Christmas parties, which have been a great chance to network with wonderful people across the construction and property sectors. However, I think the fondest memories are still from when we started this journey, when it was only a handful of us in a tiny yard dreaming of getting to where we are today… sometimes I look back and I can’t believe how far we’ve come!”

And what, with the benefit of hindsight, of things the company might have done differently? “Setting up an HR department has been a vital step for the company – and one we should probably have implemented earlier. It’s easy to say now, but the speed of our growth probably surprised even us – and not having an optimal organisational structure in place caused a few headaches along the way. Another key area, I feel, is our eco credentials. Whilst our processes themselves are indisputably the most eco-friendly in the sector, Mark’s got some amazing ideas to make Thomann-Hanry® even more green – including replacing our fleet with electric vehicles! That’s an area which really excites me, as it’s never been more important to consider the environmental impact of everything we do.”

Cleaning the Taj Mahal On a lighter note, Anca has an array of funny stories from her decade’s working life with Thomann-Hanry®. “I remember we had this funny guy in sales who was a really good impersonator and was always playing pranks on people. One day he decided to go downstairs and call another guy in our sales department, pretending to be Raj Kapoor from the High Commission of India. He told him he was very interested in us cleaning the Taj Mahal, which got my colleague so excited that he called the High Commission of India and started arguing over the existence of Raj Kapoor and the possibility of us cleaning one of the world’s most iconic buildings!”

Looking ahead, Anca’s enthusiasm is infectious, “I’m so excited – I cannot wait to see what the future holds! Thomann-Hanry® feels like family – we’ve got such a strong team; the highest calibre of employees and I think we will continue to grow from strength to strength.”

Project of the year Thomann-Hanry® are changing the face of retail premises

Following on from spectacular results achieved for the Crown Estate at Roxburghe House in Regent Street, we have recently completed façade cleans at other nearby landmarks, also owned by the Crown, and occupied by significant tenants in the retail world.

Typically, when prioritising maintenance and upkeep works, retail building owners and facilities managers favour the low-hanging fruit of interior re-fits and renovation over external works.

Alitalia House, on the south west corner of Oxford Circus, is now Microsoft’s flagship London store. Along with other works, including stone restoration, asphalting of balconies and slating, we were commissioned by the Crown Estate to clean the Grade II listed building’s frontage – 4,000 square metres of Portland stone. Working overnight and therefore discreet and unseen by most shoppers, visitors and locals, an almost miraculous transformation was achieved in just twelve nights of cleaning.

Understandably so, when one considers the duration of conventional steam, water and chemical-based cleaning processes on often extensive shopfronts, all of which entail cladding the building in scaffolding for months on end.

Unsightly, disruptive and a deterrent for potential shoppers, all façade cleaning processes require scaffolding – all, that is, except one.

Thomann-Hanry®’s façade gommage® offers a swift, economical and environmentally sound alternative.

Working from a lorry-mounted hydraulic boom, inert, fine powders are projected under low pressure across the surface of the building, erasing layers of accumulated dirt to reveal stonework and masonry as it first appeared.

Gentle, agile and non-disruptive, the process is ideally suited to historical buildings and has seen Thomann-Hanry® restore some of Britain’s most iconic buildings to their former glories, including the Bank of England, The Ritz and King’s College, Cambridge.

Designed by William Tanner almost a century ago, the Alitalia House elevations feature ornate Beaux Arts details, all of which façade gommage® took in its stride, the delicacy of the process being ideally suited to fragile, historical masonry.

Budget goals Regular inspections are an essential part of building maintenance and at a minimum should be done on a bi-annual basis.

Your building façade inspection for the year ahead starts now. Get into the know with our essential pointers for a well-kept building.

2 – Get a sample clean A sample clean is essential to avoid the element of surprise. This helps you to understand the outcome of the technique you are choosing to clean your building façade.

1 – Condition surveys With a comprehensive structural and condition survey done, you can avoid unforeseen costs further on.

Each surface can respond differently to dry or water-based systems - it’s important to anticipate the final effect or how far the cleaning can go before abrading or damaging the surface’s natural fabric.

Check masonry for signs of damage, especially structural defects that might well harm occupants of the buildings and passers-by. You don’t want to see anything falling off your building!

If your building is listed, a sample clean will likely be required by the council as part of the listed building application but even if it isn’t, this is essential to ensure your chosen technique can clean the building effectively without causing any damage.

A façade survey is paramount before any work on your façade – it will assess the extent and cause of any damage. A comprehensive structural and condition survey will help ensure your building is safe, as well as identifying areas requiring maintenance and expenditure in the future. This will allow you to plan and prepare your budgets accordingly and avoid minor issues becoming much bigger ones. For example, a small leak into a building can cause corrosion or wet rot.

Cleaning trials should be conducted in unobtrusive locations, on representative types of soiling and these may vary depending on location – sheltered areas, for example, may respond very differently to exposed areas.

Visual surveys can easily be performed from MEWP, avoiding disruption from scaffold and it is more accurate than using binoculars.

Top Tip: you should always carry out cleaning prior to carrying out any restoration works. Until the building has been cleaned it’s very hard to colour match repairs and further works may be revealed.

Drawings can be prepared using laser scanners or from 3D images allowing the locations to be precisely identified.

been laid you may have to wait until they hatch before any works commence.

In cities much of the contamination comes from pigeons and is called guano. Guano can be very hazardous, and you should ensure your contractor is qualified in removal and sanitising the area. Nets can be translucent or in pretty much any colour you like, with alternatives made from a UV stabilised polypropylene, whilst a string system can cover ledges and cornices. These normally consist of a stainless-steel post drilled or glued to the surface with wire in between. Springs keep the wire tight, but over time posts can come loose or the string caught or stood upon while the windows are being cleaned.

3 – Check your roofs and gutters Gutters will need to be cleared and downpipes unblocked.

Bear in mind that during the winter with heavy snow, the snow will need to be cleared to prevent melt water from accumulating and causing any damp internally.

The installation of bird deterrent nets can be done by MEWP - make sure you have RAMS in place.

The ideal time to look at gutters and rainwater is of course during or after the rain, as it does help to spot any leaking sections. Also, it is important to check if gutters and downpipes have been damaged by frost – cracks, splits, and leaks... anything that calls for repair.

Keep an eye out for water discharging onto masonry which can cause damp and further damage. On stone this can often cause ferrite (brown staining) on the surface which can look unsightly.

5 – Plan ahead

To anticipate more restoration work, inspect lead flashings and mortar fillets at chimneys and roof wall abutments for signs of decay. Issues include holes or splits in leadwork and erosion of mortar fillets.

Is your building listed? Depending on its grading - II, II* or I - a great deal of information may be required as part of your submission and it’s best to start on this well ahead of any works. If you commence works without Listed Building Approval you may be subject to enforcement action and obliged to stop working – you could also be at risk of a fine or even prison term!

If in any doubt about safe access, particularly on roofs, use a reputable, professional contractor for inspection of work.

Typically, as part of your proposal, you might need to carry out paint analysis, not just for historical purposes but also to guide the redecoration strategy. Mortar is also likely to need analysis to ensure that the proposed replacement is compatible and will match. If the façade contains redundant iron fixings and bracketry you should typically remove these to avoid the risk of future damage from corrosion. A schedule of these elements and their locations should be prepared. All of this takes time and your application may still come back with conditions, allowing another eight-week statutory period once they have been discharged. These conditions are likely to include samples, so it is often best to prepare these prior to application.

4 – Bird deterrents Light wells may need to be covered with mesh and cornices and ledges protected with wire.

In England, the bird nesting season officially starts in February and can go on until August. All birds, their nests and eggs are protected by law and it is thus an offence, with certain exceptions, to remove the nests. If eggs have

Hello, Italy!

Translating façade gommage® into Italian – ThomannHanry® breathe new life into Milan’s Principe di Savoia

Welcoming guests in opulent grandeur since it opened in 1927, Milan’s iconic Principe di Savoia is the quintessential luxury hotel, frequented by international aristocracy, powerbrokers, artists and celebrities. Designed in elegant neoclassical style by prominent Milanese architect Cesare Tenca, the hotel was strategically sited to capitalise on Milan’s burgeoning status as Italy’s capital of finance, fashion and design.

establishment. In addition to cleaning, restoration work was also undertaken, restoring the façade to its former glory. Working closely with the hotel’s Italian management and staff, as well as other local services, this prestigious project also stands as a testament to collaborative skills that transcend barriers of language and nationality – an exemplar of international cooperation in an era when that has sometimes felt in short supply.

During the Second World War, the hotel was commandeered as a headquarters, first by the Germans and later by the Americans. Emerging from the conflict relatively unscathed, the Principe di Savoia was renovated and enlarged with two new wings in the 1950s. Throughout its illustrious history, the hotel’s guest list has been a roll call of the great and the good, from Charlie Chaplin and the Duke of Windsor to the Aga Kha and Aristotle Onassis. The Principe di Savoia was acquired by The Dorchester Collection in 2003, since when it has undergone a renaissance, restoring it to its place as one of Italy’s most prestigious international hotels. As part of that process, London building restoration specialists Thomann-Hanry® were approached by the Dorchester Collection to breathe new life into this iconic landmark.

Synonymous with the rebirth of many of London’s most iconic landmarks in recent years, we are proving equally adept at working at distance, widening the scope of the remarkable façade gommage® process to benefit buildings, new and old, across the length and breadth of Europe.

Proving that distance is no object, Thomann-Hanry® sent a team of six expert operatives and lorry loads of specialist cleaning equipment some 750 miles to Milan. Tackling the entirety of the hotel’s nine-storey, 10,000 square metre façade in several phases over just seven weeks, the company’s patented façade gommage® technique was used to turn the clock back decades and reveal the Principe di Savoia as it first appeared in the 1920s.

This unique process is carried out from a sealed cabin, mounted on an agile lorry-mounted hydraulic boom and projecting fine cleaning powders across the façade under compressed air. Gently rubbing, rather than blasting, decades of accumulated dirt and grime from the concrete and lime render façade, the process is perfectly suited to historical structures such as the Principe di Savoia. Better still for hotel guests and staff, the hydraulic boom was retracted at the end of each day’s work, enabling transformative cleaning without a pole of scaffolding in sight - and with minimal disruption to the day-to-day running of the

Set imposingly on a small plaza dominated by a statue of Lord Napier astride his horse, 25 Kensington Gore is a prime example of spectacular mid-19th century architecture at its finest, complete with a first floor balcony, square headed windows, architraves, rich cornice and a porch flanked by Ionic coupled columns.

Completed without using the company’s signature façade gommage® process, this prestigious project reflects the widening scope and market awareness of restoration expertise offered by Thomann-Hanry®. A company that first made its name through one sought-after specialism, now recognised as a first port of call for all types of restoration and redecoration work on historic buildings.

Designed by renowned architect Samuel Whitfield Daukes, this opulent mansion was built by Sir Samuel of Samuel Montague Bank between 1873 and 1875. With no fewer than six stunning reception rooms, a dining room for 32 people, four kitchens and wine cellar, the three-storey (plus attic and basement) mansion also boasts views across Kensington Gardens and Hyde Park from its magnificent roof garden.

In 2019, Thomann-Hanry® were commissioned by Gore Property Management Ltd to restore this Grade II listed building’s opulent façade. In a job lasting eight weeks, we restored and painted the façade and windows, as well as redecorating the cast iron railings. With a total surface area of 10,000 square metres of lime render, façade restoration and redecoration called for around 700 litres of Dulux Salisbury paint. The meticulous, intricate work on the railings, meanwhile, accounted for almost 90 litres of 13

We have, once again, taken part as sponsors at the CIOB Conservation Conference. This year, the event was hosted at Church House, a stunning Grade II listed building in the heart of Westminster. The day comprised presentations and interactive case study sessions that explored impressive examples of heritage restoration projects in the UK. During these events, the CIOB members have the unique opportunity to see at firsthand the superb results that our façade gommage® technique can offer, as well as understanding how quickly and securely work can be carried out through our environmentally-friendly process.

2019 was another great year for nomination in other trade awards, with Thomann-Hanry® making the cut in the Perkbox Awards and the Construction Marketing Awards. In the latter, Thomann-Hanry® were shortlisted for Marketing Team of the Year, following hard on the heels of similar recognition for Best Branding and Positioning for the company’s re-brand project in 2018.

The Blitz laid waste to countless more historic structures and it was only after the Second World War that the realisation that our history should form part of the fabric of our future really took hold. The Venice Charter of 1964 laid out the foundations of modern conservation as we know it today, giving rise to a movement to cherish and restore ancient buildings – not only for those who live and work amongst them, but for those who travel great distances to appreciate some of the world’s most recognised landmarks.

With 30 million visitors every year, London is the world’s most popular tourist destination. A city packed with iconic, internationally recognised landmarks, the pressure to present these buildings at their best is unrelenting. Ironically, conventional cleaning methods can all too easily dash photo opportunities, with disappointed visitors travelling thousands of miles to be greeted by a forest of scaffolding instead of an historic façade. Thanks to Thomann-Hanry®, there is an alternative.

Developed and patented by Thomann-Hanry®, façade gommage® has in recent years revived nearly 300 historic buildings as it has steadily changed the face of tourists’ London. From iconic hotels such as The Ritz, Sofitel St James and the Langham Hotel to landmarks like the Reform Club and Somerset House, many of London’s great historic buildings have recently been restored to their former glory by this revolutionary process. The iconic Hamleys toy shop in Regent Street is one such landmark for national and international visitors and a perfect example of façade gommage® in action. Built in 1881, it is the oldest, largest and most famous toy shop in the world, welcoming some five million visitors every year. The Grade II listed building’s storied past includes its foundation in 1760, a Royal Warrant from Queen Mary in 1938 and surviving being bombed no fewer than five times during the Second World War. ThomannHanry® completed a façade clean of Hamleys in just two overnight shifts in January of 2019, restoring 600 square metres of Portland stone and winding the clock

July 4th witnessed the eighth Thomann-Hanry® Annual Summer Party on the rooftop terrace at the Ham Yard Hotel, in Soho, London. Seen as an annual must-attend gathering for those associated with the property management and property conservation industry, the event allowed industry authorities such as surveyors, architects, property owners, facilities managers and property consultants to network with each other.

150 guests enjoyed private access to the stylish rooftop terrace of Firmdale’s modern British-style gem – The Ham Yard, in the midst of Soho. The event offered a unique, exclusive opportunity to network in a relaxed and friendly environment. Those attending included property giants such as JLL, CBRE, Knight Frank and Workman, as well as leading architectural practices, journalists and representatives from well-known establishments such as Eton College, The National Gallery, Somerset House, and many prestigious 5-star hotels.

To add a touch of glamour, champagne and summer cocktails were served along with delightful canapés and a barbecue for the guests to enjoy throughout the warm summer evening.

Music was provided by the incredibly talented solo guitarist James Edgar, who brilliantly helped add to the buzzy atmosphere. And to top the event, a classy souvenir for every guest, having their silhouette immortalised by the hands of the exceptionally impressive silhouettist Charles Burns.

Understanding dry, non-abrasive façade cleaning – a RIBA-approved CPD seminar As part of RIBA’s CPD Providers Network, ThomannHanry® deliver regular CPD presentations on façade gommage® (or “dry non-abrasive façade cleaning”) to a wide range of professionals in the sector, ranging from architects, building consultants and surveyors to facility managers and commercial property owners.

Architects and architectural technologists are required to undertake at least 35 hours (or 100 learning points) of Continuous Professional Development learning throughout the year. Self-certifying, with points awarded according to the learning content entailed, CPD enables them to improve their skillset and knowledge on an ongoing basis.

A comprehensive overview of façade restoration how these processes may impact on building occupants and passers-by. The presentation then examines factors such as speed, sustainability and value for money, enabling decision makers to make fully informed and appropriate choices for future building restoration projects.

Our 45 minute CPD sets out an in-depth presentation of façade gommage® and how it compares to other, more traditional processes. The seminar assesses the benefits and drawbacks of alternative methods, including issues such as access, water and waste containment, as well as

CPD – where and when you want it As well as a certificate of attendance and learning points acquired, all delegates receive a full transcript of the presentation - an invaluable point of reference when considering future restoration works.

Seminars are normally delivered at clients’ offices at a time to suit attendees. Alternatively, they can be arranged to coincide with clients’ staff or team meetings or presented at dedicated CPD events across the UK.
