Resident Employment / Training Initiative of the Year – Northern Housing Awards Thirteen’s employability team won Resident Employment/ Training Initiative of the Year at the Northern Housing Awards.

Awards include:

Direct Labour Organisation (DLO) of the Year – UK Housing Awards The investment and maintenance team was named the winner in the Direct Labour Organisation (DLO) of the Year category for its in-house team who have continued to deliver a customer focused and innovative service.

Rising Star - Direct Works Forum Repairs and Maintenance Awards

Generation4Change North East Constructing Excellence Awards Apprentice plumber Jordan Morrison was awarded highly commended in the trade apprentice of the year category at the Generation4Change North East Constructing Excellence Awards. Electrical co-ordinator Adam Pearce was also recognised for his achievements as a finalist in the future leader category.

Project co-ordinator Keri Devine and trainee project co-ordinator Amy Trundley in Thirteen’s design and delivery team, were both named runner up in the rising star category of the Direct Works Forum Repairs and Maintenance Awards.

Hundreds of customers in Hartlepool benefit from new boilers

Work to install hundreds of new boilers for customers on a Hartlepool estate is complete.

Thirteen’s investment and maintenance team has just finished the scheme in the Throston Grange area, where over 200 customers have had their old heating system upgraded with a new modern combi boiler. A number of customers have also had their gas fires replaced with electric fires.

The team, who have been working in the Throston Grange area since January, will shortly be replacing windows and canopies for a number of customers on the estate and installing over 200 ventilation systems, before moving onto the King Oswy estate later in the summer.

84-year old Geoff Hill is just one of the customers to benefit from the work. He is a member of the Durham Light Infantry Association, who served in the Army has lived in Hartlepool for 35 years. He said: “I can’t praise the team enough. They have been so helpful. From start to finish, they have been great. They talked me through how the new boiler works and showed me exactly what to do.

Nothing has been too much trouble.”

Over the next five years Thirteen has plans to invest over £1billion into improving homes for existing customers, building new homes, making improvements to neighbourhoods and into the support services offered to customers.

Customers will receive a letter if there are plans to carry out investment work on their home, to let them know about the plans and the type of improvement work being delivered.

This year, you’ll see we’ve decided to change the categories a little to reflect how the energy, spirit and passion that staff demonstrate helps us to achieve our priorities.

This is your chance to acknowledge these efforts and see deserving people rewarded for their commitment at the award ceremony on Monday 23 September.

There’ll be collection boxes at Travis Perkins sites, the Cargo Fleet Depot, Northshore and Hudson Quay for you to submit any nominations. You can also place your nominations on Channel. The closing date is Friday 9 August so make someone’s day and nominate today!

Major investment work at Chesterton Court is complete

Major investment work for a group of residents in Stockton-on-Tees has transformed their homes.

The work at Chesterton Court in Norton, which began at the start of the year, is now complete. Trade operatives in Thirteen’s internal investment team have fitted new windows, kitchens and bathrooms to the homes.

Site agent Andy Towler, who has managed the project said: “We have completely transformed the homes.

The building has been painted throughout, with improvements made to the communal areas and roofing and some customers have benefited from air source heating. The team has been supported by Rothwell Plumbing Services Ltd, JH Mechanical Services, Interseal UK Limited and Sekura.

Ann Place is just one of the customers to benefit from the work. She has lived at Chesterton Court for almost four years. She said: “It feels like home now. The difference it has made is unbelievable. I love the kitchen and my bedroom. The living room feels much lighter and it’s so much warmer too. It’s like being in a new home.

“There are so many different elements to the project, which has meant it’s been one of our most challenging jobs yet. It’s very unique that we’re making so many different improvements at once, so we’ve had to work to a very tight schedule.

“Customers will benefit in so many ways – from the improvements made to the appearance of their homes internally and externally to them being warmer and more cost effective to run.

“We couldn’t have done this without our colleagues in neighbourhoods and the asset management team, who have supported us throughout the work. It’s been a fantastic team effort.”

Community centre Catalyst success Primrose Hill Community Centre picked up a highly valued award at the Catalyst Achievement Awards recently.

The enterprise organisation running the centre was nominated for an award in the Community Spaces and Buildings category and is celebrating today after picking up the top prize.

Thirteen has been heavily involved in the consultation, progression and refurbishment of the centre over the past year and has installed a new kitchen, toilets and re-decorated throughout. We have also donated garden equipment for customers and a laptop so visitors to the centre can browse for available properties, report repairs and pay their rent.

We obtained £15,000 of funding from the environmental budget for refurbishment outside the centre, installing a sensory garden, raised beds for vegetables and a BBQ area.

Heidi Laverick, neighbourhood co-ordinator for Primrose Hill, said: “I’m really pleased that the management organisation has picked up this award after all the hard work they and the partners have put in over the past year.

They have been instrumental in revitalising the area and providing a fantastic youth service for local children.

“The community centre had been closed for eight years but now we’re continuing the development of the centre and are providing a range of services to the neighbourhood from the building. It has made the area more sustainable and we’re seeing a decrease in rent arrears and attracting new customers to the area as well as sustaining the tenancies we currently have. We hold a weekly drop-in surgery, have a dedicated money advice worker and an employability drop-in which has seen big achievements in the last few months.

“So it’s great news the centre has been recognised this way.”

Secret life Secret life promotes all the fantastic achievements our staff members have gained out of work which colleagues might not know about.

Neighbourhood co-ordinator Andy Fraser is used to working the ‘knight’ shift while travelling with medieval re-enactment society, Dawn of Chivalry.

Andy portrays a medieval knight in a number of battle roleplay shows, which take place at castle grounds throughout the North East and Cheshire.

He attends training once a week, where he develops his skills with using armour and weapons, including axes, swords, maces and bow and arrows.

After seeing the group perform at a village fete around 9 years ago, Andy was inspired to get involved.

He said: “I had wanted to learn how to sword fight since I was about 5 years old – and I hate going to the gym - so it seemed like an interesting way to get some exercise and have some fun.

“The shows are hard work and very tiring, but also really rewarding!”

Customer opinions help improve services A major survey of customer opinion has found a high satisfaction score for the homes and services we provide.

Between January and March, over 2,500 customers were contacted to gauge their opinions about the services we provided.

Customers were asked a wide range of questions, including their opinions about the neighbourhood they live in, how easy it is to contact Thirteen, their overall satisfaction with their home and whether customers would recommend the organisation to friends and family.

The final results have just been published and show that people gave an overall score for their satisfaction with their home of 8.2 out of 10.

Kay Glew, director of neighbourhoods said: “Customer opinions are really important to Thirteen as they help us to understand our customers and their needs, and to improve the services we provide to better meet those needs.

“We’ve worked extremely hard over the past year to change the way we manage our homes and neighbourhoods which has seen a range of improvements which I think are reflected by this survey.

“As a result of customer feedback, we are carrying out a whole range of actions to address any problems and make improvements to services. As an example, Thirteen has expanded its anti-social behaviour team and we’re introducing a new mobile app to help record ASB incidents.

“In response to comments about the cleanliness of some of the estates we manage, we’ve also started to run clean sweep campaigns to tidy up neighbourhoods and improve the local environment for customers.”

Over the coming year, Thirteen will also be investing £34.1m into improving existing homes, extending customer service centre opening hours and improving the range of ways people can get in touch. The system that helps customers to swap their home with other tenants is also being changed, and £5m will be spent on aids and adaptations to help people stay in their own home for longer.

New home in Eaglescliffe for Joanne A brand new Thirteen development in Eaglescliffe has welcomed its first resident.

Joanne Latus has moved into a beautiful two-bedroom bungalow at Trinity View, just off Yarm Road.

“The house is absolutely beautiful and I’m really excited to make it my home. It’s so close to Preston Park, somewhere I’ve always loved visiting and it feels unbelievable that I now live so close.

All seven bungalows have already been snapped up as part of Thirteen’s over 55s Buyin Part with Shared ownership scheme, which features integrated kitchen appliances, a wet room and external doors with level access. It’s built around a beautiful landscaped courtyard.

Joanne had been renting a ground floor apartment since moving from Hartburn last year, but she’s absolutely delighted she’s been able to buy part of her new home through the scheme.

Joanne said: “Back in January I was driving along Yarm Road and I noticed some signage promoting the new bungalows. From that moment I knew it was somewhere I’d love to live. I rang Thirteen for more information and it’s been a whirlwind ever since.

Right Space, Right Place update

There’s been a lot happening since our May update and we recently fully briefed all service director and managers about exactly what’s been going on, where we’re up to and shared the designs for Hudson Quay, hot off the press!

The most up to date information is covered below but the main slides shared with managers can be found on Channel. If your manager hasn’t had chance to update you yet, just ask them to talk you through them so you’re as up to date as possible about the plans and our vision for agile working.

So what’s the latest news?

Our superstar move champions are continuing to make preparations for the temporary moves out of Hudson Quay while the work takes place.

These were due to take place in mid-July but have now been moved to the end of that month – we’re looking at the week commencing 29 July. There’ll be some quick guides that will be available on Channel, giving you information about each of these temporary spaces,

including opening times, how you access them and who’ll be based there.

Remember though, anyone can go and work at any of these spaces, so if working with the employability team is what you need one day, simply call into Stratford House.

If you’re out and about in Middlesbrough for the morning and Berwick Hills is the closest space for you to set up to work for the afternoon, call in. Anyone is welcome!

When it comes to the final moves, we won’t know the exact move dates until the tender process for the contractor to carry out the work is complete but it’s likely to be within a month from 20 October. We’ll let you know as soon as we have a firm date so you can prepare as much as possible.

Nearer the moves, we’ll be holding an event for all colleagues where you’ll be able to call in and see even more detail, such as colours, furniture samples and even have a look around with a virtual reality headset. We’ll give you more details about that as soon as we can.

One final reminder follows a question that’s been asked again….and it’s laptops. Please be assured that everyone moving into Hudson Quay will have a laptop in time for the main moves but please bear with us as we know you’ll understand that we need to kit out the people moving into the temporary spaces first.

The space We’ve shared the Hudson Quay layouts with managers.

You can see full the layout of each floor, including café spaces, tea and coffee bars, meeting rooms and even rest and relaxation rooms on Channel, but have a chat with your manager as they’ll be able to talk you through them fully.

Hopefully you had a chance to test out the proposed new meeting room kit that was on show and available to test at Northshore last week and gave your feedback to IDT colleagues.

Car parking? As you know, we’re creating a new space, right next to Hudson Quay and yes, this will be open in time for the moves. This will have automatic number plate recognition barriers so you’ll need to provide your car reg to enter the car park. It’ll recognise your plate and open automatically, stopping anyone else from entering.

When it comes to our guests though, their car reg can be added in advance and they’ll be welcomed by one of our new building hosts, who’ll be trained to meet and greet, deal with queries at the first point of contact where they can - and if they can’t, they’ll signpost people in the right direction.

You can take them to the new-look café, grab a coffee from one of the machines at our coffee bars or head into a meeting room you’ve booked. There’s plenty of choice.

Our way of working We’re just finalising a ‘Working at Thirteen’ guide to help you understand our new way of working. Basically, you’re in control and have choice about how and where you work to ensure you’re as efficient as possible to best meet the needs of customers.

Buying and selling annual leave The time frame for buying and selling annual leave has opened, and you can apply until Wednesday 31st July.

There are two opportunities each year to buy or sell annual leave. To buy or sell days between April and September, you need to submit your application by 31st January. To buy or sell days between October and March, you need to submit your application by 31st July.

All staff members that are signed up to Thirteen’s terms and conditions can apply to buy or sell annual

leave. The maximum number of days that you can buy or sell is 5.

Adaptations team continues to help customers live in their homes for longer

More than 2,000 home adaptions made over the last year have continued to help Thirteen customers live in their homes for longer.

Thirteen’s adaptions team within the investment and maintenance team has made 343 major alterations such as alterations to kitchens or bathrooms, created ramps and paving along with installing 1,930 minor fixtures and fittings to make the home more suitable for the customer, such as an extra handrail on the stairs or grab rails in the bathroom.

The team of around 20 staff members, is made up of joiners, tilers, plasterers, bricklayers and general building operatives. They work closely with other teams across the organisation, and following an assessment, the referrals are made from Thirteen’s independent living team.

Site agent Julie McParland, who manages the team said: “I’m always proud of the difference we make to our customers.

“We have a really good team who have qualities to help the customers feel at ease. That’s so important when we’re working in their homes at what can be a difficult time for them, often following life-changing illnesses or injuries which means that they need help to be able to stay in their home.

“We visit the customer before we start the work and talk through what plans need to be put into place so that we can work in their home. Every customer is different, so this careful planning with them and their family is so important.

“We work with all of our colleagues in the investment and maintenance team. Sometimes they see that customer is struggling and recognise that a little extra help is all they need to live independently and safely in their home.

“Wherever it’s possible we will help and it’s incredibly rewarding to see the results.”

Making a stand against domestic abuse

We’ve signed a pledge to support people who live and work in housing who are experiencing domestic abuse, as part of the national Make a Stand campaign.

The Make a Stand pledge has been created by the Chartered Institute of Housing in partnership with Women’s Aid and the Domestic Abuse Housing Alliance (DAHA) and is aimed at housing providers.

In supporting the campaign, Thirteen is working towards the four Make a Stand commitments, which are to: • Embed a policy to support residents who are experiencing domestic abuse • Make information about national and local domestic abuse support services available on its website and in other easily accessible places for staff and customers • Put in place an HR policy and procedure on domestic abuse to support members of staff who are experiencing domestic abuse • Appoint a champion within the organisation Chris Joynes, director of customer support services said: “As a caring landlord, we have always taken this issue very seriously and believe that as a housing provider we are ideally placed to help tackle it.

“By signing up to the pledge, we join housing organisations across the UK to send out a powerful message to staff and customers that may have experienced domestic abuse that they are not alone, and there is help and support available to them.”

The organisation already offers support for people in their homes or in its specialist accommodation, where members of its support staff offer one to one and group work to help raise self-esteem. Its tailor-made programmes recognise and respond to the unique needs of people who have experienced domestic violence.

Thirteen is also applying for full DAHA accreditation, the recognised Home Office-supported benchmark for how housing providers should respond to domestic abuse in the UK. Find out more about Thirteen’s domestic abuse support services on our website at www.thirteengroup.co.uk.

Staff members develop their career with Thirteen Two staff members in Thirteen’s design and delivery team are celebrating another milestone in their careers.

Project co-ordinators Rubie Lee and Lisa Shepherd have successfully completed the Charted Management Institute (CMI) level 5 diploma in management and leadership. The distance learning course has helped them develop their skills which they can apply to their role where they manage investment projects.

It’s increased their knowledge in subjects including project development, financial management, managing team and individual performance, management and leadership and operational risk management.

Project co-ordinator Rubie Lee said: “The course has been really beneficial. We were able to choose which modules we wanted to study that were relevant to us and our job roles. It has also helped us learn so much more about the organisation by completing practical work-based assignments.

“While we studied for the course over one year through distance learning, we had the support of a mentor at Stockton Riverside College, who was on hand to help and answer questions when we needed them.

“This is just another step forward for us as we develop in our careers and we’re both extremely grateful to have been given this opportunity.”

Nine local people building their futures thanks to Thirteen’s partnership with J Mac Nine customers have secured apprenticeships or employment through a partnership between Thirteen and expanding local company, J Mac Scaffolding and Safety Systems.

As part of their social value commitment as a Thirteen contractor, J Mac partnered with Thirteen’s employability team to recruit for their apprentice opportunities and six customers have been successful.

They have really shown their commitment to supporting the local labour market and community.”

Thirteen is continuing to engage with the apprentices with six months of in-work support and is continuing to work with J Mac to identify future apprentices.

Investment boost for Hartlepool extra care scheme

Customers living at an extra care scheme in Hartlepool are set to benefit from Thirteen’s investment programme.

An event, held by Thirteen’s design and delivery team and JH Mechanical Services showcased the work which has just started at Bamburgh Court, in the Clavering area of the town and gave customers the chance to speak to the team and ask questions.

The first phase of the work involves a full upgrade to the heating and hot water system, which means the customers will benefit from a new communal heating control system and high levels of energy efficiency.

Thirteen’s design and delivery project manager Dave Butler said: “Accommodation like Bamburgh Court helps people to live independently and it has been home to some customers here for many years, so it’s important that we continue to ensure it meets modern living standards.

“While not all of our investment work is visible, the work that we’re carrying out here will make such a difference

to all of the residents and ensure that they have a heating and hot water system that is fit for the future.”

Almost 1,640 properties will receive new windows and 680 properties will receive new external doors.

The work will help reduce our customer’s fuel bills, with around 1,760 new boilers being installed over the year, making homes more energy efficient and cost effective.

Investment work for Thirteen’s Middlesbrough customers well underway Work to improve the homes for a group of Middlesbrough residents is making good progress, as Thirteen’s investment programme for the year gets well underway.

The work, being carried out by Thirteen’s internal investment team on the Old Convent Garden Estate in Longlands started in April and will see 130 customers benefit from new windows, doors, external painting and roofing improvements.

Site agent Cliff Laherty who is managing the work said: “The work is all running to the planned programme and it’s due to be completed in the middle of next month.

“Customers are having their existing windows and doors replaced with new PVC windows and doors.
