Here’s a simple timeline of the first steps: 1. Market Appraisal – We visit your home, discuss your goals, and set a realistic valuation. 2. Formal Instruction – You officially appoint us, and we complete AML checks and sign the Terms of Business and complete the Property Information Form.

3. Legal & Mortgage Prep – Gather all relevant documents, instruct a recommended solicitor, and speak to a mortgage broker if needed.

4. Home Preparation – Work on decluttering, styling, and any minor repairs to ensure your property looks its best.

This includes ideally appointing a solicitor early so many of the seller’s documents, such as Property Information Forms, leasehold management packs, building regulation certificates, and guarantees for installations like boilers or windows, can be completed in advance. Gathering these documents now — even though some may take weeks to arrive — helps avoid delays later, keeps the process smooth, and gives potential buyers confidence that your property is well-managed and sale-ready.

At this stage, it’s also important to consider any material information about your property that may affect its value or desirability, so we can present it accurately and achieve the best possible price.

Once the photography is complete, our in-house creative studio carefully selects the best images and combines them with professionally drawn floorplans. These are then used to to craft a polished, engaging description of your property and the surrounding area.

Within approx. 48 hours of the shoot, you’ll receive a link to review the full marketing online brochure. This allows you to check every detail, from descriptions to property facts, and ensure that all information is accurate — a crucial step, as property listings must be legally correct.

Your Approval Before Launch...

Our creative studio team will be in touch throughout this process to guide you and answer any questions.

Once you’ve reviewed and approved the brochure, the listing is scheduled to go live across major portals, including Theydons website, Rightmove & Zoopla, ensuring your home reaches the largest possible audience of potential buyers.

Alongside the above portals, our large database of ready buyers will also recieve a link to your property details.

This final approval step gives you peace of mind, knowing your property is presented exactly as it should be, in the best possible light, before the marketing campaign begins and viewings are arranged.

To make this easier, we usually schedule viewings in groups on a day that suits you, giving each viewer a 15-minute time slot to help minimise the effort of keeping your home in perfect condition.
