A SMART START:
Choosing the Right Agent
02 Choosing the Right Letting Agent....
Selecting the right letting agent is one of the most important decisions a landlord can make. A knowledgeable and proactive agent can help minimise void periods, attract suitable tenants, ensure compliance with current legislation, and protect the long-term value of your investment. The right partnership from the outset can make a significant difference to both the performance of your property and your overall letting experience.
At Theydons, we believe landlords should expect more than simply a tenant-finding service. Transparency, communication, and expert guidance are essential throughout the lettings journey. From the initial consultation onwards, our focus is on providing clear advice, keeping you informed, and helping you make confident decisions about your property. By choosing an agent with a strong reputation and a commitment to delivering consistent results, you can enjoy a smoother, more successful tenancy from day one.
The key to a successful let starts with choosing an agent who understands both your property and your goals.

Get Ready: PREPARING YOUR PROPERTY Make a Great First Impression... Presenting your property in the best possible light is an important step in attracting quality tenants and achieving the best rental return. Before marketing begins, it's worth taking the time to ensure the property is clean, well-maintained, and ready for occupation. Small improvements such as fresh décor, minor repairs, and well-presented outdoor spaces can make a significant difference to a prospective tenant's first impression and help your property stand out in a competitive market.
Ensuring Your Property Is Letting Ready... Preparation also involves ensuring the property meets all necessary legal and safety requirements. From certificates and compliance checks to making sure fixtures, fittings, and appliances are in good working order, having everything in place from the outset can help avoid delays and create a smoother lettings process. A well-prepared property not only attracts more interest but can also encourage longer-term tenancies and reduce the likelihood of issues arising later. At Theydons, we're on hand to guide you through every aspect of preparing your property for the market. Drawing on our experience and understanding of tenant expectations, we can advise on practical improvements, presentation, and compliance requirements to help ensure your property is ready to achieve its full potential from day one.

Setting the RIGHT PRICE & REFERENCING Setting the right rental price from the outset is one of the most important factors in achieving a successful let. While it can be tempting to market a property at the highest possible figure, an unrealistic asking price can lead to extended void periods, reduced interest from prospective tenants, and ultimately a longer route to securing the right occupant.
Pricing for Success Recent changes to lettings legislation have made accurate pricing more important than ever. With landlords now required to advertise a fixed rental figure and restrictions around rental bidding practices, setting a realistic and competitive asking price at the beginning of the marketing process is essential. At Theydons, we provide informed rental valuations based on local market trends, comparable properties, demand levels, and your property's individual features. Our aim is to help you achieve the optimum rental value while ensuring your property is positioned competitively, attracting the right tenants and reducing unnecessary delays in the letting process.
Thorough Tenant Referencing Thorough tenant referencing provides an essential layer of reassurance before a tenancy begins, giving landlords greater confidence in their decision. By reviewing affordability, employment status, credit history, previous landlord references, and right to Rent eligibility, the process helps build a clear picture of an applicant's suitability. At Theydons, we oversee the entire referencing process on your behalf, ensuring every check is carried out with care and attention to detail.

Marketing YOUR HOME Showcasing Your Property... Effective marketing plays a vital role in attracting the right tenants and generating interest from the moment your property comes to market. In today's digital world, prospective tenants often make their first judgement online, making high-quality imagery and presentation more important than ever. Before your property is photographed, it's worth ensuring each room is clean, tidy and free from unnecessary clutter. Simple touches such as opening curtains to maximise natural light, making beds neatly and creating a welcoming atmosphere can help your property stand out online and encourage more enquiries.
Professional Marketing That Delivers Results Professional photography allows your property's best features to be showcased, helping potential tenants visualise themselves living there before they even arrange a viewing. Combined with a compelling property description and exposure across major property portals, high-quality marketing can significantly increase interest and reduce time on the market. At Theydons, we work closely with landlords to ensure every property is presented to its fullest potential, creating a strong first impression that attracts quality tenants and maximises your property's appeal from day one.

Landlord Legislation: What Has Changed and What's Coming Next... The private rented sector is undergoing significant regulatory change, with the Renters' Rights Act 2025 introducing key reforms from 1 May 2026. Further changes are planned around property registration, dispute resolution, housing standards and energy efficiency. For landlords, staying informed and keeping property and tenancy records up to date is increasingly important. Here's an overview of the key changes already in effect and what's coming next.
Assured Periodic Tenancies From 1 May 2026, Assured Shorthold Tenancies (ASTs) have been replaced by periodic tenancies with no fixed end date. Tenants generally need to give two months' notice to leave. Landlords must serve the correct notice under a valid possession ground and obtain a court order where required. Landlords should ensure they understand the new possession rules and notice requirements before seeking to recover their property.
Section 21 Abolished Section 21 'no-fault' evictions have been abolished. Landlords must now rely on a valid Section 8 possession ground and follow the correct notice and court procedures to regain possession. Grounds include intending to sell the property, move in themselves or address a tenant's breach of the tenancy. Accurate documentation and evidence are essential.
Rent in Advance Landlords and agents cannot request or accept rent before the tenancy agreement is signed, with limits also applying to rent paid in advance once the tenancy begins.
Requests to Keep Pets Tenants can request permission to keep a pet, which landlords must consider and respond to within 28 days. Refusals must have a valid reason, and landlords may require appropriate pet insurance in certain circumstances.
Greater Enforcement Powers Local authorities now have stronger enforcement powers, with increased penalties and expanded Rent Repayment Orders. Landlords should ensure accurate records are maintained and all legal and safety requirements are met.
10
Further reforms are planned following the introduction of the Renters' Rights Act, with new requirements around landlord registration, dispute resolution, property standards and energy efficiency.
Private Rented Sector Database A mandatory database for landlords and rental properties is being introduced in phases from late 2026. Landlords should keep property details and compliance documents up to date.
Landlord Ombudsman A mandatory redress scheme is planned to help resolve disputes between landlords and tenants, with membership expected to be introduced in 2028.
Decent Homes Standard Proposed minimum housing standards will aim to improve the condition of privately rented properties, with final requirements and implementation dates to be confirmed.
What's to come: THINGS TO KNOW
What's Coming Next?
Awaab's Law The government plans to extend requirements for investigating and addressing serious housing hazards to the private rented sector, with further details to follow.
Energy Efficiency and EPCs Most rental properties must currently meet an EPC rating of E or above, unless exempt. Proposals to raise the minimum standard to EPC C by 2030 remain subject to final government decisions.
What Does This Mean for Landlords? Landlords should keep safety certificates, EPCs, tenancy documents and maintenance records up to date, while preparing for future regulatory changes. Staying informed and proactive can help protect investments and maintain compliance.
Please note: Proposed requirements and implementation dates may change as further legislation and official guidance are published.
