IN RECOGNITION OF ART, IN ALL ITS FORMS B
eauty may be subjective, but art demands recognition. There are many shades of art and many shapes to an artist; some more subtle, some more overt. What usually springs to mind, of course, are the visual examples – a marquee building, an ornate sculpture, a well-loved literary classic – these are indeed works of art and are difficult to overlook.
On other end of the spectrum is artistry more nuanced. A well-run public meeting is a thing of beauty. A compromised reach without any of the parties feeling compromised is a delicate and difficult dance. And a clear and succinct contract is practically miraculous. Whenever something goes well, there’s an artist behind it. While the visual arts may be more easily identified, all art should be recognized. This is The Art Issue of The Commercial Record. In these pages we explore how developers are using art as an amenity to attract residents to new multifamily developments. When yoga studies and firepits become commonplace, it is the mural in the lobby or the frieze on the fourth floor that stands out.
We also take readers on a trip to the Mark Twain House and Museum. Once the home of Samuel Clemens (who famously wrote under the pseudonym of Mark Twain), the house has been lovingly restored to its glory. It now serves to remind visitors of both the great literary genius Twain and the humanity of the man Clemens. Finally, crashing together in cyberspace are the Wild West of the Internet, where it often seems like anything goes and there are no rules, and the highlyregulated, law-abiding world of community banking. When a bank seeks to rebrand, its website must be a part of the conversation, and form, function and compliance all come into play. But this is the Internet and nothing there must
stay entirely within the lines; even within the boxes of regulation, compliance and the importance of finance management, local banks find ways to express their hometown pride and community spirit to elegant effect. The staff of The Commercial Record recognizes and celebrates artists and artistry in all its forms, and invites readers to do the same. Contact us with stories and photos of the art you see on your commute, at your job and in your hometown, and help us showcase the talent of native artists, and the pride Connecticut residents take in their art. Submissions may be emailed to editorial@thewarrengroup.com or mailed to our Boston office, 280 Summer St., 8th Floor, Boston MA 02210. We look forward to seeing your submissions and celebrating the artists among us. n

The Art Of Good Design
FUNCTION TRUMPS STYLE: WEBSITE REBRANDS START WITH MOBILE OPTIMIZATION Aim For Easy Navigation And A Hometown Feel BY LAURA ALIX | COMMERCIAL RECORD STAFF
I
f you’re a bank today, you might be thinking about a rebrand. And if you’re thinking about a rebrand, it’s impossible to avoid the issue of design. Let’s face it: good design is important, but unless you’re a designer, you might have trouble articulating precisely what makes a bank’s website or mobile app visually appealing. Is it the imagery? Or is it the use of particular colors and shading?
But before you consider edgy designs and beautiful pictures, designers say, your new site has to be mobile-optimized. “You’re seeing a higher and higher percentage of web visits are via a smart device, so if your website isn’t responsive, it’s going to take too long to download and they’re just going to go to somebody else’s website,” said Madeline Anderson-Balmer, director of digital marketing at the Massachusetts-based advertising firm McDougall-Duval. That also means that older styles that have text and hyperlinks tightly squished together aren’t going to resize well when viewed on a mobile phone, so your links should be what Anderson-Balmer calls “fat-finger friendly.” And since consumers likely aren’t doing extensive research on their smartphones, your copy should be concise and “built with the sales funnel in mind,” she said. But when it comes to creating a website that really pops, Mia Thurlow, creative director at McDougall-Duval, said that she sees the same challenges over and over in her work with community banks and credit unions.
“How do you make them all unique? A lot of the messaging, especially from credit unions, is community-based. How do you differentiate community-based on one versus another?” she said. “And for us, how do you make our look work financial yet friendly? A lot of them are smaller banks, so you don’t want them to look like Bank of America. You want it to have your hometown feel.” That means Thurlow’s work might find her giving a small makeover to a credit union’s logo or traveling north to New Hampshire, where she could spend a day taking photos of mountains and small town scenery for a client’s new website. Michael Tiedemann, creative director at 451 Marketing in Boston, is emphatic on at least one point: no stock imagery. “It’s okay to start with pictures, but I try to avoid stock imagery,” he said. “Stock photos, when they first became very accessible to designers, there was such a flood of it because of how accessible it was. It was kind of cool and new and it gave smaller clients a higher quality of imagery than they used to have.”
6 | THE COMMERCIAL RECORD | MAY 2016
But now, Tiedemann says, stock photos are everywhere, and if you’re using them in your own materials, he’s pretty sure that your customers are going to recognize them from somewhere else. “The fact is that when we see things we recognize, we often shut down,” he said. “That’s a signal to our brain that this is not new information and we don’t need to pay attention. You have to be really careful about the imagery that you use.” The way Tiedemann sees it, good design is more important than ever because increasingly, we use heuristics, or shortcuts – a stereotype or rule of thumb might be a good example – to make decisions. “We’re relying on shorthand decision making to evaluate the businesses we do

business with,” he said. “And [your audience is] making decisions about where to put [their] money – that’s why it’s so significant.”
Thinking About The Big Picture Designers who work with banks and credit unions say that it’s really about the bigger picture. First, you need to have a good idea and you have to think about how your target audience will be navigating your website and in what context. A landing page to your website might be tailored toward the customer looking for a transaction of some sort, while your “About Us” or “Newsroom” page will necessarily be tailored toward a different sort of audience.
“For me, a well designed anything starts with an idea. Otherwise it’s just graphic blandishment. When you have a concept or an idea, everything that supports that idea just falls out of it,” Tiedemann said. And Thurlow says, “You need to really think about, more than the design almost, how you’re going to navigate through your site, and your design should follow that. Make it look friendly and simple and clean, yet serious.” Besides original photos, Tiedemann also recommends clean design and typography and flat, full-bleed imagery with a singular focus.
But above all, designers say, it’s your brand that should count. “In the banking and finance sectors, brand matters. When you’re talking about design, that becomes an extension of what that brand stands for,” Tiedemann said. “Whatever the design is, it does have to express that brand.” n Email: lalix@thewarrengroup.com

NEWS ROUNDUP 777 MAIN ST. TAKES TOP HONOR AT CREW CT AWARDS
IN HARTFORD, A SPEED DATING EVENT FOR HOUSING PRODUCTION By Steve Adams
By Steve Adams The former Hartford National Bank building at 777 Main St. had become a symbol of the city’s declining office market before Fairfield developer Bruce Becker acquired the property in 2014. Becker converted the vacant 26-tower designed by renowned modernist architect Welton Becket into 285 apartments and 60,000 square feet of commercial space. “The lights are back on and 80 percent of the apartments are leased,” said Richard Mulready, principal at RM Bradley Management Corp., at this week’s 21st-annual Commercial Real Estate Women (CREW) CT – The Real Estate Exchange annual awards ceremony. “It’s a model of sustainable mixed-use development.” The building at 777 Main St. took top honors at the event, which honors the state’s top real estate projects. The project team included Becker & Becker Assoc., 777 Main Street LLC, Winn Residential, Crosskey Architects and the Connecticut Regional Development Authority. 777 Main, the largest apartment complex in Hartford’s central business district, was designed to meet LEED platinum standards and has been listed on both the Connecticut and National Registers of Historic Places. Built in 1967, the office tower was last occupied by Bank of America in 2010. “It stood out as a black eye on the city’s skyline for a few years, and represented a fairly big piece of the class B office space that was vacant,” Mulready said.
A speed dating-format event in Hartford brought together dozens of real estate developers with officials from 28 Connecticut communities that encourage multifamily housing. Sponsored by the Hartford-based Partnership For Strong Communities, the program gave developers a series of 90-second snapshots of opportunities around the state, from wealthy suburbs to struggling former mill towns. Nine years ago, the state enacted incentives for communities to encourage multifamily development. At least ten cities and towns have adopted Incentive Housing Zones and nearly 30 have at least a preliminary degree of participation in the program, said Kathryn Shafer, deputy policy director at the Partnership For Strong Communities. Communities receive $20,000 for joining the program and additional grants from $15,000 to $50,000 based upon the number of housing units in a project. The funds can be used for any purpose. Some towns, such as Fairfield, enacted town-wide rezoning, while Old Saybrook targeted specific neighborhoods with an overlay district. The program is designed to address a mismatch between housing types and lifestyle patterns that threatens Connecticut’s economic competitiveness and real estate values, housing advocates say.

FORMER OLD SAYBROOK BUSINESS OWNER CHARGED WITH TAX FRAUD
As a result of global warming, the state is directing state agencies to develop new building code standards to better protect residential and commercial structures from damage caused by flooding and high winds, according to a statement from Gov. Dannel P. Malloy. Malloy issued an executive order on Earth Day to instruct the Department of Administrative Services, the Department of Energy and Environmental Protection (DEEP) and the Insurance Department to work with the state building inspector to ensure that the next revision to the state building code contains standards that increase the resiliency of new and renovated homes and buildings.
SAGEWORKS POLL: BANKERS NOT FEELING TOO HOT ABOUT LOAN PRICING By Laura Alix Only 35 percent of bankers recently surveyed by Sageworks said they felt confident in their loan pricing process, leading the company to raise concerns about whether bankers could do more to develop a clear pricing strategy. “When 60 [percent] or 70 percent don’t feel good about their pricing … Something’s wrong,” said Rob Ashbaugh, Sageworks’ senior risk management consultant. The financial information company polled 317 bankers from across the country during a March 22 webinar about loan pricing. Nearly a quarter (23 percent) of respondents said they were underpricing their loans, 6 percent said they were overpricing their loans and 37 percent said they either weren’t sure or weren’t measuring their loan pricing process, the firm said. Ashbaugh attributes some of that uncertainty to the current rate environment, combined with intense competition in the banking industry. “I think people are really just trying to win deals. There’s a lot of pressure because spreads are low and there’s a lot of competition,” he said. “I don’t think a lot of banks really take the time to go in and build a pricing model.”
An Old Saybrook resident was arrested last month on a federal criminal complaint that charges him with one count of filing a false tax return. The complaint alleges that on June 7, 2011, David Adams sold his partnership interest in an online floral business and received $4,708,419 as part of the net proceeds owed to him as a result of the sale. Although Adams told his accountant that he sold his partnership interest in 2011, Adams did not tell his accountant that he received $4,708,419. And his 2011 tax return did not include the $4,708,419 in income. The complaint alleges that Adams also made false statements on his tax returns for years 2002, 2009 and 2012, and that Adams has an extensive history with IRS collections. According to statements made in court, it is alleged that Adams owes approximately $4.7 million in back taxes, interest and penalties. Adams appeared before U.S. Magistrate Judge Robert A. Richardson in Hartford and was released on a $500,000 bond secured by real property. The charge of filing a false tax return carries a maximum term of imprisonment of three years.

ART AS AMENITY
Multifamily Developers Look For Ways To Stand Out
BY STEVE ADAMS | COMMERCIAL RECORD STAFF
W
hen designing the next generation of multifamily projects, many developers pay as much attention to common area amenities as the layout of the living units themselves. But with fire pits, game rooms and yoga studios becoming standard issue in complexes from coast to coast, it’s getting harder to stand out. Incorporating original artwork in lobbies, common ar-
eas and exteriors is a strategy that some local developers are adopting to bring out the local flavor. Middletown developer Centerplan Cos. called on New Haven-based archi-

tects Svigals & Partners to design a distinctive sculptural element at College & Crown, a 160-unit apartment complex that opened last October in downtown New Haven. “Centerplan was very progressive in their thinking from the beginning,” said Christopher Bockstael, a partner with the architectural firm. “Every (developer) goes right to the amenities: ‘My amenities are better than yours, and that’s how we’re going to make it different.’
These guys said, ‘How do we ground this so it has roots in New Haven?’” Svigals focused on the history of the site, once located on the waterfront before parts of the harbor were backfilled to expand buildable sites. Founder and sculptor Barry Svigals collaborated with New Haven-based Randall Hoyt Design to design fiberglass panels mounted on the side of the 5-story complex. Adorned with laser-cut aluminum elm leaves and stems that represent the city’s three rivers –- West, Mill and Quinnipiac — the panels were fabricated by SIGNlite of North Haven. Centerplan’s market research indicated that prospective tenants were attracted by the focus on local history, Bockstael said. That influenced the building design as well, with nods to New Haven’s brownstone architecture. Fairfield-based developer Post Road Residential hired Boston branding agency Proverb to develop a theme for the Corsair, its conversion of a former aircraft parts factory in New Haven’s East Rock neighborhood into 235 loftstyle apartments. “There’s so much new (multifamily) product coming online, so everybody’s struggling with how you can treat these things other than a commodity,” Proverb founder Daren Bascome said. “We’re being engaged by developers at a much earlier stage, ahead of architects, to help them understand who the consumer is and what resonates.” Tapping into the property’s industrial past for inspiration was a natural theme, Bascome said. The name is derived from the building’s former role in the manufacture of propellers for the World War II fighter aircraft Corsair. Graphics and building finishes reflected the industrial focus, as Post Road Residential retained original concrete moldings and wooden beams in the 1880 structure. Local lore informed amenities, such as a communal pizza oven, reflecting New Haven’s national reputation for superior pies. “If you look at multifamily, all of these projects are becoming much more specific in terms of who they are for and
A frieze that wraps around the exterior of Continuum for Care’s new headquarters in New Haven reflects the nonprofit’s focus on community.

Commercial Office Buildings: Ripe For Opportunity? Office buildings could be the next growth opportunity for artistic flourishes. Continuum of Care Inc., a New Haven-based nonprofit social services agency, wanted a signature exterior for its new 30,000-square-foot headquarters at 109 Legion Ave. Developed by Centerplan Cos., the facility opened in April, consolidating various agency offices spread around the city. Svigals architects met with staff, many of whom work as caregivers making
home visits to people with mental illness or intellectual disabilities, to understand the agency’s mission and employees’ motivations. Hearing their stories inspired designs for an aluminum frieze that wraps around three sides of the building, with themes of community set against an urban backdrop, Bockstael said. The agency adopted the theme on its literature and online materials. “It’s a reminder to themselves that they are built for the community,” he said. But many commercial developers and landlords remain leery of costs and uncertain of the return on investment. Many assume that art installations run well into six figures, but eye-catching exhibits can be obtained for approximately $50,000, Bockstael said. n Email: sadams@thewarrengroup.com

Artful Homes
LESSONS TO BE LEARNED AT TWAIN HOUSE
Caretakers Keep History Alive At The Mark Twain House In Hartford
BY JIM MORRISON | COMMERCIAL RECORD STAFF
B
uilt in 1874, the Mark Twain House in Hartford is as artful and rich in detail as everything the world-famous author wrote. It fell into disrepair after the Clemens family sold it in 1903 and was very nearly razed, but it has been restored to its original splendor and is a must-see for fans of Twain, and of architecture. 14 | THE COMMERCIAL RECORD | MAY 2016
From a distance, the painted brick and steep, multi-gabled, decorative slate roof signal this three-story home and carriage house sitting on the crest of a hill in Nook Farm (home to many literary figures) isn’t just another house.
In fact, looking out the front door of the Twain house, the house of another literary giant, Harriet Beecher Stowe, can be seen a short distance away. The walls and ceilings in the grand foyer were stenciled by Connecticut native Charles Lewis Tiffany, whose jewelry store was already quite famous. Tiffany is credited with saying that “beautiful design makes for a beautiful life,” and that was certainly true in this house. Samuel Langhorne Clemens, who wrote under the pseudonym of Mark Twain, spent lavishly on the construction of the house, which has 12 fireplaces and central heat, which was unusual for that time. It also has a burglar alarm, a telephone and a speaking tube on each floor, used to communicate with the servants in the kitchen below. In fact, according to the museum tour guide, the Clemens family budgeted $20,000 to build the 25-room Gothic Victorian and it ultimately cost them $45,000, not including furnishings. In it, Mark Twain wrote some of his most famous works, including “The Adventures of Tom Sawyer,” “Life on the Mississippi,” “The Prince and the Pauper,” “A Connecticut Yankee in King Arthur’s Court,” and “The Adventures of Huckleberry Finn.” Twain said of the house, “It is a home – and the word never had so much meaning before.” The dining room features a sideboard that was hand-carved in Boston and a set of china that cost $150 (about $3,000 in today’s dollars). Twain and his wife, Olivia, hosted dinner parties nearly every night in that room.
Living History The floors throughout the home are level and don’t bounce at all like many homes its age. The tin tub had hot and cold running water and while the house didn’t have electricity, it did have gas lights throughout. In fact, Twain liked reading (and smoking) in bed so much that he had a gas extension tube to power a lamp at his bedside. The Twains’ marital bed, which they bought in Venice for $200 in 1878, is has a large headboard with dozens of angels carved into it and was so nice, the couple slept facing it so they could see
the faces. Twain reportedly called it, “the most comfortable bedstead that ever was, with space enough in it for a family, and carved angels enough to bring peace to the sleepers, and pleasant dreams.” Dr. Cindy Lovell, executive director of the Mark Twain House and Museum, said the bed is her favorite of the thousands of artifacts in the house. “I love the idea of the daughters being allowed to remove the cherubs and dress them up as though they were dolls,” Lovell said. “I also love the fact that they slept facing the beautiful headboard.” Guided “living history” tours are a new feature to the Twain house. Manager Betsy Maguire plays a hard-working, gossipy, maid in period dress named Lizzy, spicing up the highly informative tour of the home with lighthearted humor and stories and bits of conversation she “picked up” while eavesdropping in the course of her work. The billiard room on the third floor was more than just a place to shoot pool with friends, it was also where Twain wrote. There’s a beautiful wooden writing desk facing the pool table, but Twain said he couldn’t write while constantly being reminded of something he’d rather be doing, so he instead wrote at a small, plain desk facing a wall. His pool table, typewriter, and other possessions are still there. Lovell said the billiard room, along with the library, are visitors’ favorite rooms. “It’s probably because they both reflect Sam’s character,” Lovell said. “In the library he told stories; in the billiard room he wrote them. Also, these are two rooms where he did his relaxing.” Twain’s spending eventually outpaced his earning and in 1891 he left Hartford with his wife, Olivia, and their daughter Clara for Europe to earn money on the lecture circuit. Another daughter, Susy, was visiting the family home in 1896 and died there at the age of 24. Olivia was reportedly so grief-stricken, she was unable to live in the house after that. The Twains stayed in Europe until Olivia’s death in 1904 at 58. Mark Twain returned to Connecticut and died in Reddington in 1910 at the age of 74. n
On May 11, 1887, the menu for the Twains’ dinner party read:

CANDACE CUNNINGHAM,
JENNIFER MARKS,
COUNSEL, ROBINSON + COLE A law school class piqued Candace Cunningham’s interest in commercial real estate, and reallife experience confirmed her knack at closing transactions. What’s the fastest growing part of your practice? Right now, most of the transactions have been generated by developers refinancing their properties. Because the commercial markets’ interest rates, especially the rates offered on the affordable housing properties by Freddie Mac and Fannie Mae, have been so low for the past few years, there are a lot of developers that have gone to refinance their existing indebtedness. Are lenders pulling back from multifamily lending in any markets? No, it just keeps getting stronger and market conditions are great. People always need apartments to live in and the affordable sector appears to be a growing need. So work is getting busier, if it’s possible.
PRESIDENT, BL COS. INC., MERIDEN Jennifer Marks’ responsibilities have expanded hand-in-hand with the growth of BL Cos., a Meridenbased transportation planning and civil engineering firm. Marks started out as a surveyor when the company had just eight employees. Is the perception of commercial real estate as a male-dominated field changing? It’s changing a lot. Women are becoming more vocal and more visible in the industry, particularly through our organization. We’re creating more visibility for women to be involved and we want to try to work women into our programming as moderators on panels. Where are the best opportunities for job growth in commercial real estate in Connecticut? We’re seeing activity with the wholesale distributors like Amazon that have come to our state. The shipping industry is expanding greatly; looking at the warehouse market, I definitely see growth there.
JULIE CORRADO,
STEVEN FERGUSON
REALTOR, COLDWELL BANKER
ASSISTANT VICE PRESIDENT, BUSINESS DEVELOPMENT OFFICER, FIRST COUNTY BANK
Julie Corrado closed a real estate deal every three days on average last year, making her the top Coldwell Banker agent in Connecticut and Westchester County, New York. She learned a lot about real estate from her father, who is also an agent, but she brings her own energy and drive to the role. You’ve said that the average number of days on the market for your listings is 31, versus the statewide average of 73. What’s your secret? Your house should be sold in first two to three weeks on the market. As long as it’s priced correctly, we should be getting offers. I can sell properties in as-is condition, but it will take longer and sell for less. Today’s buyers want to move in and unpack; they don’t want to do any work.
Steven Ferguson entered the banking industry as a teenage, part-time teller with no idea what he wanted to do with his life, but as he moved up through the ranks, he realized that he loved to help small business owners. What kinds of small businesses are thriving in your area? Everybody has their own spin on what small business is like and how it looks, but I think the service industry will always be around. I think people will always need services, whether it’s a local car dealership or a pharmacy or a medical practice a law practice. People need service. In my area, it’s a city, it’s quite affluent in many aspects, but at the end of the day, people look for service, so relationship building is key.

If there’s a residential amenity available that somehow didn’t make it into the home in this week’s top spot, there’s certainly room to install it. Built in 2005, this 20room New Canaan home has six en-suite bedrooms, seven fireplaces, and quartersawn, white oak floors. There is a chef’s kitchen, a 3,800-bottle wine cellar, and a master suite with his and hers walk-in closets. There’s a mahogany paneled library and a studio-quality custom nine-seat home theatre, a massage room, an exercise room, a dance/yoga studio, and many other features. Outside, there are rose, pear and vegetable gardens, an attached four-car garage, and a jetted hot tub.
