I

t seems like it could be something straight out of a fairytale. Driving up to the entrance, gates open before you and a brick-lined, curved driveway leads you down to an enormous Mediterranean-style fountain that sits in front a sprawling estate. Head to the back of the property and you’ll find panoramic views of the Hudson River, a rushing waterfall and a trio of peacocks enjoying their home. There’s even a white carriage on the back lawn, evoking memories of Cinderella’s getaway vehicle.

But Rivermere on the Hudson, the name of the 11,000-square-foot estate that is less than a mile from downtown Croton-on-Hudson, is not a make-believe castle taken from the pages of your favorite childhood story. In fact, the process of renovating and revamping the 10-acre site at 180 N. Riverside Ave. was far from a fantasy for its owner, Indira Rajan. “It was a complete disaster,” she said of the property when she first stepped inside. “But I walked in, and what I saw made me feel that this was something I’d like to work on as a project.” When she first entered the home, the property had sat vacant for years, Rajan said, and

had decayed and fallen into disrepair during that time. Still, Rajan said she could see the home’s potential. “It was a challenge for us, because we didn’t want to change the way it was,” she said. “We felt it was not right to change anything dramatically, but we just wanted to bring it back to life and make it look as best as it can.”

Rajan and her husband spent a year renting the estate before ultimately buying it in March. During that time, they worked to renovate the sizable property. “It was a big, big task,” she said. “It was fun looking back but at it, but at that time, not so much.” Today, the mansion is

esort Group Investors LLC is suing White Plains developer Louis R. Cappelli for $3 million, for refusing to buy back their interests in a casino project. The group sued Cappelli and eight companies he controls on Aug. 3 in Westchester Supreme Court. Resort Group Investors contends that Cappelli persuaded them in 1999 to sell their interests in 1,500 acres of land in Sullivan County. He promised them an interest in a casino project, according to the lawsuit, and the right to redeem that interest for $3 million when the casino got all state and federal gaming approvals. The investors say they have demanded the $3 million buyback, but Cappelli has refused to redeem their interests. Cappelli did not respond to a request for his side of the story. The casino has its genesis in the Concord Resort Hotel, a part of the Borscht Belt resorts that catered to Jewish families for decades until they fell out of favor. The Concord filed for bankruptcy and closed in 1998. Concord Associates LP, led by hotel developer Joseph M. Murphy, with Cappelli as a partner, bought the hotel for $10.25 million in a bankruptcy auction in 1999.

1 2 0,0 0 0 - s qu a re - f o o t Purchase office building, 2975 Westchester Ave., has changed hands in a $24 million deal. The buyer is 2975 Westchester LLC, an entity controlled by the Schur family of Greenwich. The seller is an affiliated company of Rye Brook-based RPW Group. The deal was announced Aug. 8 by GHP Office Realty, an affiliate of Houlihan-Parnes Realtors. GHP Vice President Jamie Schwartz was the sole broker of the deal and will serve as exclusive leasing agent for the new owner. GHP did not disclose the sale price, but a deed recorded with the county on Aug. 2 showed the property sold for $24.1 million. The five-story building is 85 percent leased, with 17 tenants, according to GHP. The property’s amenities include a full-service cafe, about 600 parking spaces and a stop for the B-line bus shuttle to Metro-North train stations in Rye and White Plains.

The property was built in 1985 but had renovations to its lobby and common areas in 2016. RPW bought the building in 2004 for $18.5 million, county property records show. This is the second time an entity affiliated with the Schur family has bought a Westchester County office property from Robert Weisz’s RPW Group. In 2015, RPW Group sold the Cross Westchester Office Center at 399

Knollwood Road in Greenburgh for $24.5 million. The buyer was an affiliated company of the 2975 Westchester purchaser. Schwartz said in the announcement that the “off-market deal was made possible due to the relationships between all the parties involved in the transaction.” Schur Management Co. Ltd. will manage the property, just as it manages 399 Knollwood. At the Knollwood building, Schwartz said,

“a successful leasing and marketing program … in combination with the purchaser’s capital investment and Schur Management’s commitment to the tenants there, resulted in bringing occupancy up to 96 percent, from 85 percent when it was acquired. We intend to replicate that success with 2975 as well.” Schwartz said the building’s proximity to restaurants, hotels and shopping in Rye Brook, Port Chester and Rye, as well as an improving office market along the Interstate 287 corridor, made the property an attractive investment for the buyer. The Schur family has been involved in real estate since the 1930s, GHP noted in the announcement. Members of two previous generations in the family built, owned and operated apartment buildings in the Bronx, many of which are still under the supervision of Schur Management. For RPW, the sale comes three months after the company bought a pair of buildings at 925-1025 Westchester Ave. for $14.75 million. The company is one of the largest private holders of office space in the county.

Ossining retaining wall collapse prompts countywide review BY ALEESIA FORNI aforni@westfairinc.com

T

he collapse of a 40-foot retaining wall in downtown Ossining has prompted Westchester County to inspect and determine the safety of county-owned retaining walls. No one was injured due to the collapse on the evening of Aug. 13 at the intersection of Main Street and Secor Road, although three families near the area were evacuated from their homes, Ossining officials said. Red Cross members were on site and assisted the families, according to Ossining Mayor Victoria Gearity, who added that those families were back in their homes by the next evening. Part of the collapse landed on and damaged the American Pumping facility at 60 Main St., officials said. The recently constructed apartment buildings at 80 Main St., which are above the collapsed wall, were undamaged.

Gearity said the next steps for stabilizing the wall will be coordinated by the insurance companies and attorneys retained by the owners of 60 and 80 Main St. Ossining officials said they are awaiting a report from village engineers to determine what caused the collapse. Following the incident, Westchester County Executive George Latimer directed the county’s Department of Public Works to

inspect and determine the safety of county-owned retaining walls. “What we saw in Ossining overnight should be a warning to all governments that advance preparation for possible problems saves time, money and energy in the long run,” Latimer said. “That is why I am issuing this directive, it is imperative that we ensure the safety of all our residents who could be impacted by this type of emergency.” Latimer noted that the county

has “several well-built retaining walls on its properties, which have stood up to stretches of rain similar to the one our region has experienced, even standing up through the worst of Superstorm Sandy.” Department of Public Works and Transportation Commissioner Hugh J. Greechan Jr. said his department is in “constant communication” with road maintenance staff, the parks department and facility managers to monitor retaining walls. “We do not anticipate any issues, but are prepared for all circumstances,” he said. The wall’s collapse was the second incident to affect the village of Ossining on Aug. 13. Earlier in the day, an oil spill shut down a section of Main Street. Gearity said officials from the state Department of Environmental Conservation were on site following the spill. “According to initial reports, it appears that the swift action to contain the spill prevented contamination of our stormwater system,” she said in an email.

Red Hat Bistro settles lawsuit with lenders

ed Hat on the River and a group of lenders who financed the popular Irvington bistro have settled a $2 million lawsuit. Lawyers for In Your Hat LLC, the lender group, and Red Hat Bistro LLC owners James K. Parker and Mary Beth Dooley-Parker filed a stipulation of discontinuance last month in Westchester Supreme Court. Both sides, James Parker said in an email, “have agreed to a settlement of the past litigation and all disputes.” The terms of the settlement were not disclosed. The Parkers opened a French bistro in 2003 on Main Street in Irvington. In 2007, they moved across the railroad tracks to the former Lord and Burnham greenhouse factory at 1 Bridge St. They converted a former boiler room into an airy, two-level brick and glass room with a rooftop bar, steps away from the Hudson. Their menu incorporates French bistro,

Mediterranean and regional American dishes. In Your Hat was formed in 2006 to fund Red Hat Bistro LLC. The lending group consists of Sushil Malhotra, Frank Martucci, Jeffrey Reich, William Thompson, My Hat LLC and Reicher Capital Management. In Your Hat initially loaned the restaurateurs $700,000 and later another $100,000. Besides loan payments, the lenders got a share of gross receipts and a monthly food allowance. In Your Hat sued the Parkers and the bistro in April

for breach of contract, claiming they had stopped making payments late last year. “Both parties are happy to move on with their respective businesses,” James Parker said in an email about the settlement. “We are happy to report that the process was amicable and we’re glad to put this chapter behind us.” Red Hat was represented by Darius P. Chafizadeh of Harris Beach PLLC in White Plains. In Your Hat was represented by Dinesh U. Dadlani of Segal McCambridge Singer & Mahoney in Jersey City, New Jersey.

Titan Concrete sues Jenna Concrete for $2M

ew Rochelle-based Titan Concrete Inc. claims in a $2 million lawsuit that a competitor got access to its proprietary information under the guise of offering to buy it out. The competitor “never intended to acquire Titan at all,” the company said in a complaint filed in Westchester Supreme Court, “but rather, intended to use the confidential information for its own benefit and to Titan’s detriment.” Titan alleges wrongdoing by U.S. Concrete Inc. and its Jenna Concrete Corp. and USC-Jenna LLC subsidiaries. The complaint was filed on Aug. 3, the same day that Titan and its owner, Michael V. Saccente Jr. of Mohegan Lake, responded to charges by USC-Jenna that they had refused to pay $2.3 million for loads of concrete. Titan supplies readymix concrete in New York City and Westchester and Putnam counties. It has offices in the J.A. Mahlstedt Lumber and Coal Co. build-

ing in downtown New Rochelle and operates facilities on Fordham Road in the Bronx and in Carmel. From 2013 to May 2018, Titan leased space from Jenna and bought sand, rock and water from Jenna’s Bronx yard next to the Harlem River. A year ago, according to Titan’s complaint, U.S. Concrete, an $888 million publicly traded company based in Euless, Texas, asked Titan if it were interested in being acquired. The companies signed a confidentiality agreement, and Titan provided proprietary information. No hard offer to buy was ever made. Titan was using a com-

puter system owned by Anthony Valente, a Jenna officer and employee, for dispatching trucks. Valente knew where Titan’s trucks were at all times, the complaint stated, and used that information to outbid Titan on several projects. Titan has accused Jenna and U.S. Concrete of tortious interference, breach of confidentiality, fraud and computer fraud. It is asking for $2 million in damages and an injunction ordering its competitors not to use its proprietary information. But if Titan is found liable in Jenna’s claim for $2.3 million for not paying for concrete, Saccente said that claim should be offset by Titan’s claim for $2 million. A lawyer representing Jenna, Anthony J. Tavormina, did not immediately respond to telephone and email requests for comment on Titan’s allegations. Titan is represented by Jason S. Samuels and Joseph J. Sawczak of Farrell Fritz PC in Uniondale.

Travelers sues tug company for claims on sunken barge

T

he Port Allen was taking on so much water during a storm last summer that the captain and crew of the Foxy 3 tugboat released the hopper barge off Port Chester Harbor and allowed it to sink into the Long Island Sound. Travelers Property Casualty Co. paid hundreds of thousands of dollars in claims for the loss of the vessel and cargo and for salvaging the wreck. Now it wants the tug operator, Fox Marine Corp. of Easton, Pennsylvania, to pay for those claims. Travelers sued Fox for negligence last month in

Westchester Supreme Court, and on Aug. 7, Fox had the case moved to federal court in White Plains. Carver Construction Inc. had hired Fox to tow the Port Allen from Newark, New Jersey — where it picked up a $42,994 load of sand at Gotham Aggregates LLC — and deliver it to the O&G Industries yard in Stamford, Connecticut. Fox was intimately familiar with the Port Allen, the complaint said, having towed it twice before, full and empty, on the same round-trip route, with the same type of cargo. The 195-foot-long Port

Allen was a river hopper, built in 1988 with a flat box bow, five wing compartments and an open hopper compartment surrounded by a 24-inch wall. On July 14, 2017, Capt. Craig J. Golden and the crew of the Foxy 3 took control of the barge. They reported no problems or issues of seaworthiness. They arrayed the Port Allen with three other barges in a two-by-two formation ahead of the tug. The other barges had raked bows. “Industry practice dictates that, when available, a barge with a raked bow

should be placed at the front of the tow,” the complaint stated. Instead, the flat-fronted Port Allen was placed in the front where it would bear “the brunt of any waves or water that hit the vessels.” The four-barge tow set out for the eight-hour trip to Stamford. When it reached the coast off of Rye, the vessels suddenly encountered 2-foot seas. The Port Allen began to take on water. The tug plowed ahead into 3-foot-plus seas off Port Chester Harbor. Waves broke into the Port Allen’s open hopper. Golden changed course to the northwest in an

attempt to stop waves from flooding the Port Allen. It was too late, the complaint stated. The crew released the Port Allen from the tow and the barge sank. Travelers claims that Fox Marine was negligent. The Foxy 3 did not change course, reduce speed or take action to avoid dangerous seas when it encountered bad weather. Neither the U.S. Coast Guard nor Westchester County’s marine unit was summoned for assistance. The crew failed to seek shelter, beach the barges, pump out water or reposition the barges. Fox, the complaint stat-

ed, has refused to reimburse Travelers for the “hundreds of thousands of dollars” in insurance claims paid to Carver Construction. Travelers is asking the court to order Fox to reimburse those costs. Fox is represented by attorney Gino Anthony Zonghetti in Hackensack, New Jersey. He did not immediately respond to email and telephone messages asking for a response to the allegations. Southern Air pilots ratify interim deal with Atlas Air Worldwide dards. They want the National Mediation Board to assist with contract negotiations. U.S. District Judge Katherine B. Forrest in Manhattan ruled in favor of Atlas Air and Southern Air on March 13, granting summary judgment and compelling arbitration. The union has filed a notice of appeal. John W. Dietrich, chief operating officer of Atlas Worldwide, said in the news release that the company remains “committed to completing the bargaining process for a joint contract in a timely manner and in the best interest of all parties.”

outhern Air pilots have ratified an agreement with Atlas Air Worldwide Holdings Inc. to improve wages, benefits and working conditions as the pilots and company continue to fight over their contract. The pilots approved a letter of agreement by a 95 percent majority. Atlas Worldwide described the agreement as “interim enhancements” to the collective bargaining agreement with Airline Professionals Association, Teamsters Local 1224. The pilots’ union described the deal as an improvement from “dismal wages” and “one of the worst contracts in the industry.” Atlas Worldwide, a $1.5 billion holding company based in Purchase, acquired Southern Air Holdings in 2016. It has been trying to merge Southern Air employee contracts and operations with its Atlas Air Inc. subsidiary. Atlas Worldwide is primarily a cargo and charter service that delivers packages for companies such as DHL and Amazon. It also operates Titan Aviation Holdings Inc. and is majority owner of Polar Air Cargo Worldwide Inc. For several years, Atlas Worldwide has been entangled in protracted labor disputes with Atlas Air, Polar and now Southern Air employees.

Southern Air pilots claim they have been working under an outmoded contract that was forced on them in 2012 when the company was in bankruptcy. The new agreement puts them on par with Atlas Air employees, the union said in a news release, “in what is now the low-bar agreement in the industry.” Atlas Worldwide said in a separate news release that the deal includes a ratification bonus and other terms and conditions comparable to the Atlas Air contract. The union and company are still fighting over collective bargaining agreements. Atlas Air and Southern Air sued the union last year, asking a federal court to compel pilots to arbitrate contract disputes. The airlines argued that the disputes are minor and must be resolved by arbitration. The pilots contend that Atlas Worldwide is trying to merge two substandard contracts, rather than bring both up to industry stan-

home to seven bedrooms, 11 bathrooms, a fitness center and an in-home movie theater. There are stained glass windows, an outdoor deck and patio, and an indoor pool offering views of the river. “The whole property, the beautiful views, it will just be great for people to experience,” she said. “We just want to share it.” Rajan, who was born and raised in India before moving to the U.S. in her mid-20s, said that one of the reasons she was drawn to Rivermere was that it reminded her of her childhood home. “I grew up in a joint family, so there were always a lot of people around us and it was very much like an open home, where everyone would come in and out,” she said. “It’s harder in this part of the world to do that, but in our little way, maybe we are living some of our childhood.” Rivermere is not the first foray into property ownership for Rajan. After a trip to Hawaii, she and her husband decided in 2004 to buy a large piece of property and build a home of their own. “We went back and forth for a few years, wondering if we should do it or not, but we just fell in love” with Hawaii, she said. “We wanted to plant all the tropical trees that we grew up with, and that’s how

His Concord Equities LLC bought out interests in the 1,500 acres around the Concord held by Russell Berrie of Englewood, New Jersey; JoAnn M. Murphy of Eastchester; Lake Shore Associates LLC of Eastchester; and Stephens Group Inc. of Little Rock, Arkansas. Cappelli granted the sellers, now organized as Resort Group Investors, a “carry forward interest” on his proj-

it started.” Later, the couple chose to buy a second home in Hawaii, and today, Rajan rents out both properties as vacation homes and event spaces. Rajan also hopes Rivermere will fill what she feels is a void in the marketplace. “In the Indian community, we like to do a lot of big parties and things like that,” she said. “We just felt that there was nothing in

this area that could accommodate us.” Still, Rajan stresses that she does not want Rivermere to become a “commercial establishment.” “We are not competing with wedding (venues) like Tappan Hill or the Monteverde. This is not a place where we want to do events everyday,” she said. “We want to create something unique for the people coming through, just something very customized. We

want them to understand how special this property is.” Since buying the property, Rajan has hosted a large Indian-American wedding and a string of parties and gatherings. For those events, she enlists the help of outside catering, valet and staffing companies. For Rajan, who has a degree in hotel management she earned while living in India, Rivermere is part of the realization of her dream. “Sometimes, when we

went through those months of renovations, I did doubt myself,” she said. “I wondered if I really needed to do this, but you know, at the end of the day, I just felt that I had taken such a long break from work, and I wanted to get back to it.” Before becoming a mother, Rajan spent years working her way up in the travel industry. “I went from full time to part time and then no time, because I felt that (my

children) were my priority,” she said. “So I said, now is my time to do something I’m passionate about. This is something I’ve always wanted to do.” She and her husband, now empty-nesters with two children in college, live in Rivermere full time and spend their time traveling when the home is being rented out. “We’re sort of finding our way,” she said. “It’s an experiment. But it’s so fun.”

Though Latimer said he has had discussions with firms that had previously submitted proposals to operate the airport, including Macquarie Infrastructure Corp., he said that “at this point, the dialogue with the board of legislators is informal.” That dialogue would become more formal, he said, “when and if there is a decision to investigate one or more of these strategies.” “There’s nothing on the table in the board of legislators as a document,” he said at a press conference at the airport. “If Macquarie wants to say, ‘The proposal that we had last year stands,’ it’s a proposal, so it depends on what you consider ‘on the table.’” Last year, Macquarie was selected to operate the airport by then-County Executive Robert P. Astorino in a $1.1 billion public-private partnership. Following Latimer’s announcement, Macquarie officials said in a statement, “We stand ready to participate in the discussion as the county executive and his team deem appropriate.” The proposed public-private partnership is a product of a Federal Aviation Administration program that would allow money paid to the county by a private operator to be used for all county programs. Until now, any revenue generated by the airport could only be used at the airport. “We never once viewed the airport as a piggy bank to crack open,” Latimer said. Latimer has said previously that the selection of Macquarie was made without sufficient discussion by the board of legislators and members of the public. In an effort to elicit more public input, Latimer held a series of public meetings over the summer, with discussions ranging from the airport’s governance to the master plan. In July, the county submitted a master plan developed by aviation consulting firm DY Consultants to the FAA, a document that had been in the works since 2013. The county paid DY Consultants $1.4 million to craft that master plan, though it was met with opposition from many community members. County officials said they had a number of concerns regarding the submitted master plan. The administration now plans to develop a supplement to the master plan, one that would include a “more robust visioning process and a more thorough assessment of environmental issues and community benefits.” The county plans to issue a request for proposals to bring on a new consultant to

enefits from New York state’s Excelsior Scholarship — the initiative Gov. Andrew M. Cuomo has touted as a first-in-the-nation free college tuition program — have gone to just 3.2 percent of the state’s public college students, according to a recent report. The analysis — released by the Center for an Urban Future (CUF), a New York City nonpartisan think tank — found that 20,086 students statewide received an award from the Excelsior program last year, out of 633,543 total undergraduates at State University of New York (SUNY) and City University of New York (CUNY) schools. Of the 63,599 applica-

tions the state received for the scholarship, a little more than two-thirds were rejected, according to the report. The program is a “last dollar” program, meaning the Excelsior Scholarship covers the remaining tuition costs after a SUNY or CUNY student receives state and federal student aid dollars and scholarships. Cuomo announced the program as part of his 2017 policy agenda and it was signed into law through that year’s budget. Last year, the program opened to New York families with household incomes up to $100,000. The threshold rose to $110,000 this year and will rise again to reach $125,000 next year. The CUF analysis of the state Higher Education Services Corp. data found the most common reason Excelsior applicants

were rejected was a lack of credits. The scholarship requires that students take 30 credits a year, a full slate. That provision has been criticized from the program’s outset as onerous to working students. The phrase “not sufficient credits” accounted for 36,095 Excelsior Scholarship denials, according to CUF, about 83 percent of all rejected applications. The scholarship also requires potential students to maintain a passing gradepoint average and applies only to undergraduate studies. To qualify, students must have lived in New York for more than a year. After graduation, New Yorkers who received Excelsior funding must remain in the state for a time equal to the length of the scholarship. Otherwise, the scholarship converts into a loan.

The analysis concluded that “the requirement that all students earn at least 30 credits in every year of enrollment is screening out the majority of applicants for the Excelsior Scholarship.” The think tank recommended that Cuomo and state lawmakers “make critical reforms to the Excelsior Scholarship program to ensure that more students who need financial assistance to attend college and earn a credential are able to qualify for this well-intended but flawed program.” Officials with the Cuomo administration argued with the analysis’ methodology, the Albany Times Union reported, saying the study should not count nonresidents and part-time students who applied for a scholarship despite being ineligible. State officials also noted that a majority of students already attend public colleges and universities in New York free of tuition, considering scholarships and grant funding. “New York state’s free college programs pay 100 percent tuition for 53 percent — or 210,000 — full-time SUNY and CUNY students,” a spokesman for Cuomo said. The enrollment data is likely to be watched closely by leaders of the state’s private colleges and universities. Presidents of private schools in Westchester County and statewide aggressively pushed back against the proposal, calling instead for an expansion of the state’s tuition aid program. A report last year from the Commission on Independent Colleges & Universities in New York, a group that represents more than 100 private colleges and universities in the state, predicted Excelsior could boost enrollment at New York’s public universities between 9 and 22 percent and decrease enrollment at private colleges and universities by between 7 and 15 percent. In a recent interview with the Business Journal, Manhattanville College President Michael Geisler called Excelsior “a direct attack on private colleges and universities” and placed it among the greatest challenges of his first two years leading the private school in Purchase. The college with the highest rate of Excelsior Scholarship awards was SUNY Fredonia, at 12 percent, according to CUF data. Purchase College, a SUNY campus, had 264 students receive the scholarship, about 6.5 percent of the school’s 4,063 undergrads. Meanwhile, the analysis found that just 1 percent — 131 students — out of Westchester Community College’s 12,571 students received the scholarship. The analysis also found that students at four-year colleges were more likely to obtain Excelsior Scholarships than were community college students. Community colleges account for 48 percent of all undergraduate students in New York, but only 27 percent of Excelsior Scholarships, according to CUF.

Make sure all potential vendors know what your top success measures are. Use a request for proposal (RFP) process to gather information from a variety of vendors. With the right questions, you’ll get lots of viewpoints from competing vendors on what to look for and how best to set up and manage a relationship. Start your RFP with a statement of what you hope to accomplish in marketing — your marketing success goals. Include the following questions in your RFP:

• Vendor’s experience working with each target market that you’ve identified. • Recommendations for approaching the puzzle of how to achieve your total marketing success goals. • Vendor’s experience working with companies similar to your company — companies of similar size, target market, experience in marketing. • Ask for budget recommendations and suggestions on how to spread that budget across multiple initiatives. • Recommendations on what to expect for results: tangible changes, report examples, timeline. Pick a list of vendors to send RFPs to. Ask around for names of marketing vendors your peers have had success with. Do some searching for companies on the internet. Once you have a list of people to send RFPs to, you might want to start with a comment period — sending out your RFP as a draft and asking for suggestions. Once you send out the final RFP and get answers back, compare RFP results in spreadsheet, so you can see results side by side. Make a list of questions to ask in face-to-face interviews with each vendor. You’ll likely be using more than one vendor in marketing, so your job includes coordinating resources as well as measuring results. Once

you’ve hired your marketing vendors, get to work on building a team. Explain to each vendor their role on the team and how you expect them to interact with your staff and other marketing vendors. Using information provided in the RFPs, establish reporting protocols for each vendor. Lay out the reports you expect to see each week or month. Ask the vendors to track their results in a spreadsheet you provide, so you can see how things are trending over time. CareMount Medical latest provider to offer virtual visits to the doctor

ore health care providers in Westchester County are telling their patients they can skip the traffic, dodge the waiting room and speak with their doctor online. The latest county care provider to launch a platform for virtual doctors visits is CareMount Medical, the Mount Kisco-based doctors group that describes itself as the largest independent multispecialty medical group in New York state. At the end of June, the doctors group announced the launch of CareMount 24/7. The platform includes a virtual visit option that allows patients to quickly connect with a doctor in real time to receive a diagnosis, treatment plan or prescription. CareMount patients can also use the app or desktop access to remotely manage postoperative care. In the early going, the doctors group has had about a dozen surgeons start offering virtual visits through the app and about 1,000 patients take advantage, according to Lewis Kohl, CareMount’s chief medical information officer. He stressed that virtual visits are “just a part of patient care, certainly not a replacement for traditional care and face-to-face interaction.” “We are a big group and do traditional medicine, but the world is changing and these are things people want,” Kohl said. CareMount is working with Teladoc for the offering, the Purchase-based publicly traded telehealth company. Teladoc provides an established platform and also a large base of doctors available for consultations in some cases. Kohl said the virtual visits would be most immediately useful for urgent care visits. In those cases, Teladoc doctors can help handle visits for nonemergency consultations. “For a mom with six kids and one of them

has a rash and she really can’t get the whole family into the office, this is a great feature,” Kohl said. But the platform will also be utilized for post-operation checkups for patients with their physician. “With the patient home comfortably on their couch, they can show the surgeon their wound, how they are walking,” Kohl said. “It won’t work in all cases. But you may have two in-person postoperative visits and three virtual postoperative visits.” The platform could also be useful for care management, allowing trained nurses to do periodic check-ins with patients to identify potential health issues before major problems occur. It’s helpful to have these type of check-ins happen inside a patient’s home, Kohl said. “Say it’s a patient with congestive heart failure. You say, ‘show me the refrigerator’ and it’s all Twinkies and beer. You know he’s probably not doing so good on the diet,” Kohl said. “The ability to look at a patient’s home, to actually see them, to see they don’t look pale, they’re not sweating. That gives a care manager a lot of insight.” CareMount joins medical providers such as NewYork-Presbyterian, which in 2016 launched digital urgent care and virtual visits through its NYP OnDemand platform. The medical group offers virtual consultations with doctors in its network that include ColumbiaDoctors, Weill Cornell Medicine’s Physician Organization and NewYorkPresbyterian Medical Group. Westchester Medical Center’s WMCHealth care network offers outpatient telemedicine services in the psychiatry and dermatology specialties as part of its eHealth program. The Mental Health Association of Westchester also launched a telehealth initiative last year that allows a patient in one of its three county offices to meet with a mental health professional in a separate office. Westchester is home to companies


focused on telehealth and virtual visit industry as well. There’s Teladoc, which has its administrative headquarters at 2 Manhattanville Road in Purchase. The company is the industry's largest, managing telehealth services for major insurers and companies, such as Aetna and PepsiCo. There’s also telehealth startups in the county. Based at the New York Medical College biotech incubator in Valhalla, Medisprout is a tech startup focused on building a platform for doctors and patients to easily schedule and host virtual consultations. Purchase-based doctors group Westmed Medical Group, meanwhile, expects to be rolling out its own platform for virtual doctors visits soon, according to CEO Anthony Viceroy. “Telemedicine is a terrific form of

receiving care for minor, non-acute related needs for patients,” Viceroy said. “We think it can create much greater access, much greater efficiency for patients and be more cost effective.” Westmed would also look to integrate the visits into home health and post-operative checkup appointments. Viceroy said the doctors group will partner with a technology provider for the service. Viceroy also gave the caveat that the visits are a supplement to the group’s current services, not a replacement. “This can provide an overall better experience for our patients,” Viceroy said. “But, certainly, any patient that wants to come in to our urgent care, we’re open seven days a week.”

any a business owner dreams of the exposure that comes with media mentions and feature articles on their organization, knowing that it can be — as the saying above suggests — an answer to their prayers. The right piece of press can lead to a spike in sales, an increase in awareness and may significantly move the needle on business development efforts. Even with that knowledge, it’s not so simple to convince a member of the media to cover your news. There is a documented decrease in the number of reporters these days and current Federal Bureau of

Labor Statistics data project a continued drop. Through 2024, newspaper reporter positions are projected to decline by 28 percent and editor jobs by 34 percent from their 2014 level. This means businesses are competing for attention among a shrinking pool of reporters and struggling to differentiate from one another. However, there are still ample opportunities to share pertinent news and viewpoints. Good content is hard to find and professionally written, nonpromotional articles remain in high demand. Should a company leader have an impassioned point of view to share or a trend to shed light on, taking a proactive stance can lead to great success. No need to wait (or pray) for it to happen.

mitted articles are sizable — and quantifiable. A guest column can educate, inform or inspire a target client or customer; deepen relationships; credential the author as a thought leader and establish familiarity and trust, both of which are essential to nurturing leads

and converting them into long-term relationships. Another plus is that these efforts can bring about an impressive return on investment, such as a nonprofit securing grant funding or capital campaign contributions, or a private business directly landing clients. I’ve seen these scenarios play out with clients over the years, many times over. Executive thought leadership — the formal term my industry uses to describe such efforts — isn’t a passing fad. If strategically led by a PR or communications firm or an internal advocate with the time, effort and energy carefully applied, results will happen over time and they will be measurable. Should an executive wish to take a stand on an issue or write about his or her area

of expertise, there are a few best practices to consider: Do your homework. Carefully research what publications — newspapers, magazines, business journals or digital news outlets — accept guest columns and/or op-eds and note how submissions are considered, including the correct point of contact for proposed pieces. Beware word count. Follow editorial guidelines on length, style and tone to increase the odds that the submission will be accepted. Proofread…and then proofread again. Market watch, it’s all over the place

et’s face it, predicting market trends is not a job for the casual trader and can be somewhat of a chore, even for seasoned professionals during times of instability. Currently, the market is anything but stable. Even though the economy is doing well, the market has been experiencing some jitters, according to many analysts. These jitters can explain certain reactions that we have seen recently, such as the Commerce Department report that showed new orders for U.S. manufactured durable goods fell 0.6 percent month-over-month in May. However, back in April, manufactured goods fell 1 percent. So, apparently, the trend is positive. Furthermore, the latest jobs report indicated an

unexpected number of new jobs created — approximately 213,000 — yet another positive sign. Nevertheless, as we wrap up the second quarter, there is little indication that the volatility of the past will change or settle down for an extended period of time. Further adding to the uncertainty, is the imminent release of the latest corporate earnings reports, many of which are coming with high expectations. Should earnings reports not meet expectations that could easily add to the already existent volatility. However, that doesn’t necessarily mean that there are not prime investment opportunities. The successful investor will stay informed of changes to market conditions nation-

ally and internationally. Understanding these market trends can direct investors to sectors and individual companies that may show promise. With interest rates inching upwards and monetary policy tightening, now may be a time to begin thinking defensively. For some investors, that could mean close consideration of select utility stocks. Utilities are one of the classic sectors that have traditionally been comparatively strong, even during challenging market conditions — some even thrive during these times. Consider other so-called defensive sectors that have traditionally held up during similar economic conditions in the past. Aerospace and defense could be an option, particularly because of increases in federal defense

budgets. Other sectors include services or products and consumers and even the government tends to rely on, regardless of economic trends: beverages, and health care equipment. Keep in mind, of course, that history is no guarantee of future results. Another way to consider what sectors are worth investigation is to look at ways foreigners are investing in the U.S. economy. It doesn’t take too much research to find that a key area for foreign investors is commercial real estate. Compared to potential rates of return available in say, London or Asia, the U.S. commercial real estate market offers the possibility of higher returns along with an ability to far more easily exit the market if needed. The often-asked ques-

tion of how one investor rose to the top while so many others failed or at least did not advance during uncertain times, can usually be answered by noting that successful investors were prepared and informed. That in turn leads to appropriate investments at the right times with resultant rewards. Luck usually has very little to do with the outcome of successful investing. It doesn’t hurt to remember that even with occasional setbacks, the market does tend to go up over time. Researching the sectors and companies that survive previous downturns and emerge stronger in the long run should provide valuable investment insight. And, there is nothing wrong with maintaining current investments if they

are holding firm. Though it takes time and effort to stay knowledgeable about market history and current activity, if you are going to work at something, it may as well be the means to secure your successful financial future. Good Things Happening STUDENTS SCRUB UP FOR MEDICAL TRAINING

Apple picking will be part of the fun at the Family Farm Festival.

FAMILY FARM FESTIVAL PLANNED Westchester Land Trust and Somers Land Trust plan to co-host a Family Farm Festival at Stuart’s Fruit Farm in Somers. It’s scheduled for Sept. 8 from 4 to 7 p.m. The rain date is Sept. 9, also from 4 to 7 p.m. Admission is free and food will be available for purchase. This event is in celebration of the recent preservation of Stuart’s Fruit Farm, the oldest working farm in Westchester County, dating from 1828. Westchester Land Trust recently completed a conservation easement for the farm’s 172 acres, ensuring the land remains available for agricultural use forever. The land trust’s partners in the preservation effort included New York state, Westchester County, the town of Somers, Scenic Hudson Land Trust and Somers Land Trust. The Family Farm Festival will feature activities for the family such as hayrides, a corn maze, sack races, T-shirt painting and live music. Food trucks will be on hand and beer and cider will be available. Visitors can venture into the orchard to pick apples between 4 and 5 p.m. and pay by the pound. Farm owner Betsy Stuart is expected to be there and serve samples of her Brown “Betsy” Apple Crisp. Since its founding in 1988, WLT has preserved nearly 8,300 acres of open space, including more than 700 acres of preserves which it owns and keeps open to the public for free access throughout the year.

It’s called the Scholars in Scrubs program and it’s designed to provide youngsters with hands-on learning opportunities in health care. Program participants at the Newburgh Armory Unity Center, a community recreation facility, recently got dressed in hospital operating room scrubs for an Emergency Care Day event, which not only provided insights into a field

which the children might someday find vocationally attractive but provided potentially lifesaving tips as well. Dr. Justin Conway and nurse Linda Romano from Crystal Run Healthcare led training in such lifesaving techniques as performing cardiopulmonary resuscitation and using an automated external defibrillator. Students also got a grounding

in medical terminology and were able to appreciate the importance of teamwork in medicine. “The middle school students were engaged and excited to get hands-on experience with these life-saving techniques. It was an honor to work with them,” said Conway. He’s board-certified in both sports medicine and family medicine.

CENSULLO ON SOCIETY’S BOARD The New York State Society of Certified Public Accountants has elected Catherine M. Censullo, to join its board as a representative of its Westchester Chapter. She will be serving a three-year term. Censullo has been a member of the society since 1992. She served as the Westchester Chapter president, vice president, secretary and treasurer. She received an MBA in accounting from Pace University and has her office in North White Plains. The society has more than 26,000 members residing and practicing in New York state and is the oldest state society of its type in the country.

Gardner, who has been a town justice in Pelham since 2012, has been named by Houlihan Lawrence as manager of its real estate office in Rye. “Having worked on countless Houlihan Lawrence transactions in my law practice, I look forward to now focusing on them exclusively,” said Gardner. “It’s an honor to join this incredibly talented team.” Gardner replaces Judiann Smith, who is retiring after 11 years. Oh-Park is known internationally as a researcher in the field of aging and mobility. She is the recipient of 14 teaching awards and serves in leadership roles on various professional associations and editorial boards, including the American Journal of Physical Medicine & Rehabilitation. She joined Burke in April. Burke President and CEO Jeffrey Menkes said, “This recognition shows Dr. OhPark’s commitment to providing the highest level of rehabilitative care. She is a wonderful example for all of us at Burke to follow.”

WCHS TO HAVE NEW EXECUTIVE DIRECTOR The Westchester County Historical Society announced that Susanne Brendel Pandich of Chappaqua will become its executive director on Jan. 1, succeeding Katherine M. Hite who will be retiring after 23 years of service. Pandich currently is the manager of public programs for the Rockefeller Brothers Fund. Prior positions include director of Lyndhurst National Historic Landmark in Tarrytown, interim director of the Glass House National Historic Landmark in New Canaan, Connecticut, and curator/manager of the Biltmore Estate National Historic Landmark in Asheville, North Carolina. Hite said, “Susanne and I have worked together on many county projects, so I can attest to her abilities. I appreciate her talent and enthusiasm, and I am confident that I’m leaving WCHS in excellent hands.”

Pace University’s Seidenberg School of Computer Science and Information Systems in Pleasantville held a weeklong training camp teaching the basics of cybersecurity to high school students. Attending the Camp CryptoBot program were 33 students from around the tristate area. Pauline Mosley, professor of information technology at Pace, wrote the grant to obtain funding from the National Security Agency and the National Science Foundation. “Not only is our goal

to attract young people to careers in cybersecurity, but we hope to increase the numbers of women and minorities who pursue careers in STEM (science, technology, engineering and math) fields,” she said. Personnel from the U.S. Navy helped out when students built water robots, remotely operated vehicles, and divided themselves into teams to pit the technological marvels against each another in what was called the SeaPerch Challenge. The

challenge was held in the pool at Pace’s Goldstein Health and Fitness Center. CISCO, a sponsor of the grant, provided gifts for the campers as well as a cybersecurity expert who spoke at the closing ceremony. Pace, a CISCO Networking Academy Center, provided the high school students with the opportunity to continue their learning of cybersecurity by completing an online CISCO course and earning a certificate of completion at the end.

James O’Connor, vice president of corporate development at Empress Ambulance Service in Yonkers, has joined the 2018-19 board of directors of Hospice of Westchester. O’Connor has been serving the hospice as a member of its leadership and development council. The White Plains resident has more than 40 years in the emergency medical services field. Among the other organizations with which he has been active are the American Ambulance Association, Downstate New York Ambulance Association and the Westchester Regional Emergency Medical Services Council which he helped found. O’Connor is a member of the New Rochelle Police Foundation’s board.

HRM RECEIVES KRESS FELLOWSHIP The Hudson River Museum in Yonkers has been awarded a Kress Interpretive Fellowship. It is one of only six museums in the country to receive fellowship funding from The Samuel H. Kress Foundation in a highly competitive program. Others receiving a 2018-2019 fellowship were the Cleveland Museum of Art, Fairfield University Museum of Art, George Eastman Museum, Museum of Fine Arts, Houston, and the Portland Art Museum. The museum is using the award to bring Christian Stegall to the facility fulltime for one year. He’s native of Atlanta and graduated from Morehouse College. Stegall’s work will focus on discovering, documenting and creating discussions of Yonkers’ diversity as it relates to the museum. In addition to conducting new research on the museum’s collection, he’ll develop outreach programs for the community and schools.
