for the VOICE The first construction work on roads and services for the East Fonthill development could begin by the fall, if everything falls into place. “It’s a matter of months, not years,” said Mayor Dave Augustyn following last week’s regular town council meeting. The Planning Partnership, a consulting firm
working with the town, presented a draft site master plan for a section East Fonthill complex. In addition to comments from the consultants, council heard from the developer with whom the town has partnered and the town’s legal advisor. The concept drawings show possibilities for lands along Regional Road 20 from Rice Road to Station Street stretching south as far as a future extension of Pelham
Town Square drive. The plan divides the lands into six blocks. The town owns three at Rice and Regional Road 20. A private developer, the Allen Group, owns three along Regional Road 20. Town council supported the development of a joint draft site master plan with the developer on April 2, 2013. The concept drawings present possible permitted land uses including institutional, medical,
retail, retirement, community centre, mixed-use commercial, townhouse, single-detached residential, and mixed-use residential as well as parks and trails. Consultants Ron Palmer and David Leinster using a PowerPoint display explained the layout options of streets with roundabouts, of parks and trails as well as residential, commercial and public buildings. Roads include sidewalks and bike paths.

The plan includes a 30,000-square-foot medical facility with family doctors, specialists, minor surgery, pharmacy, laboratory, physiotherapy, optometry, radiology, geriatric clinics, health and wellness clinic, nurses and nurse practitioners.
