On Thursday, May 15, Century Communities, the ninth largest homebuilder in the United States, will host a neighborhood input meeting to present its plan for The Village at Landmark, a new development comprised of 90 single-family detached homes on the 13.1-acre parcel of land just south of the Landmark Towers that it has owned for 10 years. The meeting is set for 6:00 p.m. at Greenwood Village City

A 23-page preliminary development application has been filed with the city, laying out the details of what Century hopes to build. Century expects to submit a formal application for the project after it considers and incorporates community feedback it receives at the neighborhood input meeting. The property on which Century is proposing to build is zoned Town Center, which allows residential development, but requires a special use permit. After the application

Although GV only requires property owners within 2,000 feet of the boundary lines of the proposed development to be notified of the neighborhood input meeting, the meeting is open to all members of the public

and Century Communities welcomes input on its plan from all interested parties, especially GV residents.

Residences in The Village, which is planned to be gated, will be accessed from East Berry Avenue and Greenwood Plaza Boulevard.

Basic homes will be three stories tall and feature small private back yards. They are envisioned as having brick on all four sides of the building. Standard two-car garages in the back of the houses,

accessed by alleys, will take up a significant part of the ground floor. The development will have three parking places per unit, plus 41 additional on-street parking spaces.

All homes in The Village will be built to buyers’ specifications. There are five designs planned from which buyers will be able to choose. Entry prices for the smallest models, which start at 2,589 square feet and go up to 3,579 square feet, are estimated at $1.75 million and $2.5 million, including three floors and a twocar garage. The largest model in The Village is expected to contain 3,252 to 4,538 square feet.

Among the upgrades buyers can add to the homes, at their expense, are basements, elevators, and a tandem third-car garage. Some models also allow for an optional fourth floor.

In the conceptual elevations on the city’s website, three of the five models have kitchens, dining areas, and great rooms on the second level. Alternatives of those elevations have bedrooms and studies on every level of the home, but bedrooms appear most frequently on the third floor. All models are shown with four bedrooms.

Amenities in the neighborhood, according to the diagram included with the preliminary application, are a 0.63-acre pocket park, two areas of passive open space, and several landscaped mews. Total

open space in the neighborhood will be 33% of the gross land area, exceeding the 30% required by the GV land development code. The Villager attended a recent presentation about the plan for Landmark Towers’ residents. About 25 people came to find out about the proposal and most of those who commented were generally positive about the project. In response to a question, it was clarified that Village homeowners will not have access to the gym, pool, or other amenities at the Towers. It was also mentioned

that The Village will not negatively impact any of the sight lines from the Landmark Towers.

Century believes that these new high-quality residences will fit into the Landmark’s current street scape and will help support the retail and restaurants there. They envision them as an attractive alternative for empty nesters and others in the area who want updated construction without having to remodel their older homes.

The property on which The Village is planned to be built is in

the Marin Metropolitan District (District), formed by the original developer of the Landmark, Zach Davidson, and his partners, in 2007. Years later, Davidson was indicted for stealing around $3 million and passed away in Florida in 2019 before he was tried on the charges. While there is still technically debt on the books of the District owed to Colorado Bondshares, a municipal bond fund, it has remained unpaid and been the subject of ongoing liti-

gation for many years. In 2016, Bondshares wrote that debt down to 17% of its par value in a filing with the U.S. Securities & Exchange Commission, indicating it did not expect to collect the full amount. During a recent meeting, Century officials provided assurance that this matter, which has been in litigation for many years, will have no financial or other impact on this project, regardless of its eventual legal resolution.
