BEHIND THE WINDOW DRESSING

WE all know the internet has revolutionised the real estate industry. It’s far more convenient to go through an online inventory to narrow down the homes a buyer wants to look at as opposed to fighting traffic to get to the various locations. However, as wonderful as real estate websites are, they’re not perfect. Think of a clothing store. The display windows showcase the best clothes in the store. Upon trying on a dress or a pair of slacks, you may notice that the material’s very thin or the zipper’s broken. The size 12 may fit like a size eight. Don’t get me wrong. Websites are extremely useful. Listings typically provide information that includes the location, lot size, interior square footage, the number of bedrooms and

bathrooms and the asking price and so on. Pictures are a huge draw. Obviously, photos will be taken to show the home to its best advantage. Just as the dress in the display window may be faulty, the photos probably won’t show, for instance, discoloured tiles or wall cracks. It’s possible that the square footage wasn’t listed correctly. Human errors, although unintended, happen all the time. From time to time, a buyer may fall in love with an online listing… only to find an offer has already been accepted on the home. Contrary to expectations, a home may not flow in accordance with your wishes. The online photos may not pick up an awkward layout, for instance. An online listing may fail to mention that the attractive third bedroom was once a garage and opens directly onto the kitchen. Am I getting down on online list-

ings? No way! Many buyers will fall in love with the property and shrug off such imperfections as minor and easy to repair. My message is simply this: Make sure you carefully inspect the homes you’re interested in. Look at everything – inside and out. Even if you think you know the answer, ask questions. From time to time, someone will buy a property or home unseen. This applies more to vacant land than homes. I would never recommend buying sight unseen. The property could be low lying or riddled with holes, for example. The photo slideshow on real estate websites act as the showpiece. Are sellers and real estate agents trying to get you to look at the property? You bet! However, it’s up to the prospect to do their due diligence. Questions or comments?
