BEWARE OF FINANCING CLAUSES

WHEN you receive an offer to purchase, try and avoid vague “Subject to financing” clauses in the sales contract.

A buyer most of the time requires a “subject to financing” clause, often referred to as a “weasel clause” in real estate circles.

When you commit to this clause, your property will be taken off the market for a specified period. In the meantime, prospects will view other homes and perhaps find something else.

There’s a real chance the person you contracted with might not be approved by the lender and you’ll have to start the sales process all over again.

By then, you risk losing the excitement generated when a home first goes on the market.

Encourage the “buyer” to push to get the mortgage approved as quickly as possible so he can beat out other buyers.

A serious buyer should already be pre-qualified for a loan.

If this is the case, it shouldn’t take the lender long to formalise the process, especially if the buyer stays on top of it.

If the “buyer” hasn’t pre-qualified, you can sometimes agree to keep the home on the market while they go through the process. This is a tricky stage and requires help and input from your BREA agent.

A ”buyer” won’t know how much they can borrow, assuming they can get a loan, until they have gone through the pre-qualification process.

FUTURISTIC HOMES?

Prefab homes may be about to have their day, if giant internet retailer Amazon has its way.

Amazon has invested in a South California startup

homebuilder called Plant Prefab.

Plant Prefab makes sustainable materials, which they say allows them to build prefabricated homes in Southern California and in Utah 50 percent faster and up to 25 percent cheaper.

The move fits in with Amazon’s plans to put Alexa, its computer smart assistant, in more homes.

Architectural Digest calls Amazon’s investment into prefab homes a “game-changer.”

Plant Prefab homes lean towards the contemporary, but may also be custom made. They may not be everyone’s cup of tea, but we are living in a world of such rapid change, they certainly provide food for thought.

Can this type of home, if hurricane rated, offer a practical and more affordable (and hopefully more environmentally friendly) alternative to conventional housing in the Bahamas one day?

Time will tell.
