DON’T HIT THE ROOF

FIVE words. That’s all it takes to make even the most stoic home owner cringe.

“You need a new roof.”

Worse even than tenting for termites, a new roof is definitely bad news.

It’s expensive, it’s disruptive and it’s a darn nuisance.

If you have missing shingles, or your roof has split seams and broken, cracked or curled shingles, it may be a good idea to get a roof inspection.

These are warning signs that shouldn’t be ignored.

Dents or bruises on asphalt shingles also are an indication of possible damage.

Asphalt shingles are coated with tiny granules to protect the roof from UV-rays. A build-up of these particles in gutters is another sign of deterioration.

BRACE YOURSELF

Repairing or re-shingling a roof is noisy. Unless you want a headache from the hammering, plan to be away from home during work hours.

Consider your pets.

Roofing is expensive. Get a job quote from several REPUTABLE contractors and make sure they will be around to supervise the work.

The lowest quote isn’t necessarily the best. Ask for references and if you are in doubt, follow up and confirm they are legitimate.

Obviously, this does not apply to contractors you have already established a good working relationship with.

Costs will vary according to the type of roof and material required.

For instance, steep roofs take more time and material to cover than flat roofs.

This may be an opportunity to deal with any plumbing pipe issues you may have, or problems relating to a skylight if you have one.

50 YEAR SHINGLES

There are various grades of shingles.

Asphalt roofing shingles make up the lion’s share of roofing materials in residential roofing. They are relatively easy to install and cost less than other roofing types.

Architect shingles, also known as laminated or dimensional shingles, are high quality and have a longer life.

There are even 50-year shingles – the longest warranty offered.

Aluminum is usually used to seal the joints where roof meets wall or another roof. Copper flashing is more durable and expensive.

RETURN ON INVESTMENT

Don’t expect to recoup the amount you spend on a new roof if you’re planning to sell your home. Buyers expect the roof to be in a good condition.

If you can, it’s a good idea to invest in good grade material, especially if you don’t have any immediate plans to move.

First off, you’ll roof will sport a nice “architectural” look and be more attractive.

Given the expense and disruption associated with putting on a new roof, it makes more sense to invest in a longer lasting product. Properly installed, you shouldn’t have to worry about a new roof for a long time – if ever again.

TAX NO BRAINER

The government intends to amend the law to reinstate the previous definition of “owner occupied property.”

This means that “owner occupiers” who live here on a seasonal basis (as opposed to a minimum of six months a year) will still be able to cap real property tax payments at $50,000.

However, “owner occupiers” who rent their homes will be subject to paying VAT “as do commercial operators in other segments of the hospitality industry.”

The idea is to generate additional revenue from the short-term vacation rental market.

The tax increase on foreign owned undeveloped land from 1.5 percent to 2 percent stands. This should encourage vacant land owners to develop their properties or to dispose of them.

The former will be good for the construction business. The latter will put the property in the hands of someone who likely will develop.

In reinstating the “owner occupied” definition, the government is doing the right thing. Had they left the law the same, it would have had an adverse effect on islands which rely on the second home market to

Using Ground Covers GROUND covers are the answer to many of those troublesome areas of your landscape. Areas where it seems nothing else will grow. For example imagine you have a area that goes over a rocky slope, Or maybe a septic tank that you would like to cover or perhaps a blank ugly wall that does nothing for you.

All of this landscape situations can be effectively beautified by using ground cover. But what do we mean when we talk about ground covers? Well, ground covers are low growing plants planted in close proximity to one another used to cover and beautify areas where grass will not grow or is not desired.

Ground covers have an advantage over grass in that they are useful plants for trying situations. There are ground covers that will grow in wetter places or drier areas than grass will tolerate. Ground covers tend to be hardy and require significantly less irrigating than lawns do.

Whenever soil erosion is a problem the ground cover roots can stabilize the soil and their foliage breaks the force of heavy rains.

Ground covers as aforementioned can reduce lawn maintenance on steep slopes where mowing is hard and sometimes dangerous. Many do very well in difficult areas such as strips of ground between sidewalks, drives or walls. Areas of dense shade where grasses will not perform adequately may benefit from certain ground covers. Others provide barriers to foot traffic.

The particulars of the growing conditions of the site must be considered before determining which variety of ground cover to use. Light intensity, drainage, soil and location will have marked influence on which plants can be selected. Some ground covers are virtually your only option for sea side planting as they grow well in sand and are very tolerant of the sea side environment.

1. Asia Jasmine - Well to be honest I am not certain if Asia Jasmine is truly categorised as a ground cover but I certainly have used it and seen it used effectively as one. Its excellent in sun or shade under big trees it holds its deep dark green colour. It is very drought tolerant and can be maintained by simply cutting it with a mower set at its highest setting once or twice a year.

2. Creeping Fig - Again here is a plant that seems that maybe it shouldn’t be called a ground cover since its most popular use is to have it creep over walls. But yes it can serve a beautiful purpose covering ugly, boring, bland walls or wooden surfaces.

3. Beach Morning Glory - I think this has always been one of my favourites first because it reminds me of the beaches of Eleuthera when I was a kid. However Morning glory truly is a great choice to add some colour to those hard to landscape beach scenes. It is very drought and salt tolerant.

So try a “ground cover” as another tool in your landscaping kit.
