AVOID THESE DOWNSIZING MISTAKES

ONE day they’re there.

The next day, the children have grown up and moved out, leaving you with more space than you may need.

The thought of downsizing may cross your mind.

The idea of selling your home for a smaller, more manageable, financially friendly place is appealing.

This is especially true as retirement creeps up.

For many, downsizing is an excellent choice. However, before you jump the gun, learn more about what’s involved to avoid common mistakes.

Some of these mistakes may include: DELAYING Most people who retire have less disposable income, making it more difficult to keep up with the repair and maintenance of their homes.

The condition of the property will affect its value.

If you want to downsize and are unable to keep up with repairs and maintenance, do so sooner rather than later while the home is still in good or reasonable shape.

As people age, they are less inclined to move. Let’s face it, moving is incredibly stressful, even to young people.

WHICH COMES FIRST? If you choose to downsize, do you need the income from the sale of your existing home to fund the purchase of a new home? If the answer is yes, where will you stay in the interim?

It may take a bit of time to find the type of home or condo in the location you are looking for. Can you stay with family or friends or are you in a position to rent and if so, for how long?

Ideally, you will want to sell your existing home and buy a new home or condo at the same time.

FINDING THE RIGHT AGENT It’s important to find the right BREA agent and lawyer to work

with. You’ll need to research potential locations and weigh the pros and cons of a single-family residence against a condo.

A condo calls for a different lifestyle, monthly home owner association fees and the occasional balloon payment for big repair jobs. Do your homework!

You will want an agent who is committed to you every step of the way.

NOT PREPPING IN ADVANCE An enormous amount of work is involved in sorting through your belongings, deciding what to keep and what to let go.

Don’t underestimate the amount of work that will be required.

You will need tons of time to pack and label your boxes and containers to make the move as easy as possible.

Plan for a minimum of a month to sort and pack.

WILL THE FURNITURE FIT? People often just assume their furniture will fit into the new space when it won’t. Measure the furniture and the rooms in the new home or have someone do it for you. Hopefully you will be buying a furnished home that may not require the transfer of too many furnishings to your new location.

A POTENTIAL NEST EGG Besides reducing living expenses, a lot of people downsize because it will hopefully enable them to pocket a chunk of change after buying a new home.

Moving costs can be expensive.

Will your new home or condo require any repairs or upgrades? If so, get an estimate beforehand and then double the cost to avoid unpleasant surprises.

Can you age in the new home or are modifications required for eventual reduced mobility?

These are just some of the things to consider before committing to a new home or condo.

LEAF MINERS LEAF miners are a popular pest to many garden crops citrus trees hard wood trees and almost any plant they can get into. How can you tell if you have leaf miners?

Look at the leaves of your plants, check the tomatoes. Did you notice yellow squiggly lines in the leaves something that looks like a race track in the leaf. This is where the leaf miner larva have literally bored their way through the leaf. Leaf miner damage can also appear as spots or blotches or it has such an effect that the leaf sometimes wrinkles up.

Most leaf miners are the maggots of particular black flies or the worms of certain moths, beetles or wasp that deposit them in the leaves of plants.

They bore their way into the centre of the leaf where they feed on the cellulose of the plants until they become mature. They then work their way out the leaf as adults and begin the process all over again with their young.

HOW TO GET RID OF LEAF MINERS: The nature of leaf miners make them historically difficult to kill as they live inside the plant protected from attack. However gardeningknowhow.com suggest, “To effectively rid plants of leaf miners with pesticide, in the early spring, place a few infected leaves in a ziplock bag and check the bag daily. When you see small black flies in the bag (which will be the leaf miner larva becoming adults), spray the plants daily for a week.”

There are pesticides that are spe-

cific to killing leaf miners by actually being absorbed into the leaves of the plant. These leaf miner specific sprays can be used at any time of the year” There are systemic sprays or granular treatment that can be applied to your plants that can kill by basically making the plant poisonous to the insect. This however as you would naturally wonder raises some other questions about how toxic the plant is as a result. That however is a full discussion in-it-self for another time.

ORGANIC TREATMENT: Some may prefer to try an organic method to ridding your plants of leaf miners, here is how: Mix a cocktail of Neem oil and Spinocad (which is a good bacteria if you will) in a spray tank and apply it to the effected plant.

You need three teaspoons of Neem to a gallon of water, and four teaspoons Spinosad to a gallon of water. Spray this over and under the

leaves of the effected plant. Be certain to apply this in the afternoon as the sun is fading. As the oil mixed with the water creates a magnifying glass effect when in full sun that will burn your plants. Repeat this process in seven days and continue to check your plant for progress.
