HOME BUYING NO NO’S

SO, you’ve decided to buy a home.

Well done! This will probably be the most important investment you’ll make in your life.

However, hold on a sec. Before you start driving around looking at homes, talk to a lender to determine if you can pre-qualify for a loan and find out how much you can afford.

DON’T put off getting prequalified for a loan.

Imagine falling in love with a home, only to have another buyer beat you to it because you hadn’t started the process to get approved for a loan.

Do your homework to learn the terms offered by the various lenders. Are there any special rates on offer? Get the complete picture.

DON’T ignore your liabilities The bank ceiling for customer loan debt service ratio is typically 45 percent. This is the level of cash available for debt servicing to interest and principal and payments.

If you’ve maxed out on payroll deduction, you will need to get your financial house in order before you think about buying a home.

DON’T lie to the lender. The odds are the lender will find out what information has been omitted or

distorted and this will cause a refusal of the loan.

DON’T ignore closing costs. Closing costs may include application fees, appraisals, legal fees, real estate commissions and building inspections, as well as government taxes.

Do your homework and avoid unpleasant surprises. Ask your lender, lawyer and BREA agent about any hidden costs.

DON’T forget to factor in monthly or other expenses.

In the case of a condo, this will include monthly home owner association fees and occasional additional charges for major work, such as roof repairs.

DON’T try and buy a home on your own.

It is generally NOT a good idea to try and buy a home from a seller who is not represented by a BREA agent.
