GET MONEY SMART

THE Central Bank has launched a national financial literacy campaign – Get Money Smart Bahamas - to educate Bahamians about personal debt management, among other things.

This is good news.

It’s very important for people to learn how to manage debt if they want to own a home one day.

Many government employees are binged out on consumer spending through payroll deduction.

Unfortunately, quite a few of them have signed more than 70 percent of their salaries away, making it very hard to meet daily expenses much less save for a home.

Unbridled credit drove a lot of the defaults in the banking mortgage portfolio.

The bank ceiling for customer loan debt service ratio is typically 45 percent.

However, a lot of people failed to disclose the full extent of their debt to the bank and got a mortgage even though they didn’t meet the criteria.

So, the Central Bank’s financial literacy campaign is welcome news.

It will target Bahamians of all ages and socioeconomic backgrounds and aims to arm them with knowledge and confidence to make sound financial decisions.

Public Domain, the market research consultant, found that while most Bahamians have access to savings accounts, they are not necessarily using them to build funds – they’re simply storing money to spend almost immediately.

The first step towards buying a home or piece of land is to secure a down payment. Unless you have

a fairy godmother, this means you must save.

Some lending institutions offer loans for as little as five percent, but there’s a caveat.

The smaller the down payment, the more the loan will cost under the debt repayment terms.

Ideally, a buyer should have 20 percent of the down payment – I would not recommend less than 10 percent. This will be a challenge to most people so it’s important to understand debt management.

It is unfortunate that so many people fell into the government payroll deduction trap, buying consumer goods like there was no tomorrow instead of saving their hard-earned money to invest in their future.

Thankfully, the government has taken steps to get a handle on the problem with the establishment of a credit bureau that will allow lending institutions to tap into an applicant’s credit history.

However, it will probably take a couple of years to build up the data base and for the bureau to be fully functional.

In the meantime, the Central Bank hopes its financial literacy campaign will help protect people by empowering them with knowledge.

John Rolle, the bank’s governor, says knowledge will help consumers make responsible choices around saving and borrowing and encourage a strong culture of personal savings and reinvestment.

Mr. Rolle explained that savings translates into more prudent use of our foreign currency. Foreign currency helps support the value of Bahamian currency against the U.S. dollar.

Real estate investment is very important to the economy. It has a huge multiplier effect, creating

numerous jobs in both the trades and among white collar professionals.

I suggest the Ministry of Education tailor the Central Bank’s campaign for inclusion in the school curriculum to help young people understand the importance of saving for their future.
