DID You KNOW?

Monthly friendly advice for our Reunion neighbors about covenants issues & guidelines

As promised last month, the Covenants Committee will be submitting featured articles about our Homeowner’s Regulations and Guidelines. For very specific detailing, the following documents below have been listed on the public pages of the community website, www.ReunionHOA.org and no longer require a login to access. Please refer to the links below as applicable: • Declaration of Protective Covenants • Modification Request Form – Single Family Home • Design Standards – Single Family Home • Modification Request Form – Townhome • Design Standards – Townhome Covenants information also was given to owners at their closing or, in the case of renting, the homeowner should have shared the appropriate documents. In either case, it remains your responsibility to abide by covenants, whether you own or rent. Our monthly reminders are an attempt to inform, remind, and refocus on several items that might require community attention.

Again, it is our hope that this is appreciated and answers some questions in the most simplified manner. Last month we covered parking, signs, and trashcans, but not in detail. Please refer to the September Patriot if you need additional information regarding those topics. This month we are detailing fencing, lawn and shrub care, and mailboxes.

Fencing – Generally fencing is not encouraged according to Guideline No 7, and therefore a form must be submitted for all fencing requests. That said, fencing might be approved for installation with the following understood: • Chain link fences are prohibited (understanding that chicken wire fencing falls in the same general category as chain link).

• A picture or drawing of the fencing type must be included in the modification form that includes dimensions, color, a site plan, and/or crossbeam structures (specific details are found in the link).

• Fences constructed on any lot must be of uniform style and construction, including fencing used for dog runs, which also requires submitting a form.

• No fence is allowed on any lot that borders a lake located in the neighborhood.

Lawn and Shrub Care - A form is not required to be submitted for ornamental trees and shrubbery. However, a form must be submitted for screen planting (row or cluster style) and property line plantings. In addition: • Each owner is responsible for removal of debris, clippings, etc.

• All planting areas should be properly maintained at all times.

• After the first frost, all affected material should be removed, as well as at the end of the growing season.

• If a planting requires it, a form must include a description of the types and size of the trees or shrubs and include a site drawing.

• Bare must be covered with natural pinestraw, chopped pine bar mulch, or wood shavings.

• Owners (renters) are responsible for all improvements and for keeping lawns and shrubs in good order that includes, but is not limited to, seeding, watering, mowing, and pruning.

• Composting may be done only if: all yard waste is containerized, acceptable means of composting is used, dumping is contained to wooded areas only and not in cracks in the ground or in other locations. Containers cannot exceed 3 feet high or 3 feet deep.

Composting units must be located behind the house line and screened by hedges or similar greenery. Contents must consist of only these items: grass clippings, leaves, shrub pruning, flowers, weeds, sawdust, small limbs and wood ash.

• Before installing a composting system a Request for Modification form must be completed and submitted to the Covenants Committee for approval.

Mailboxes - As per information sent out by the Office of the Reunion Activities Director, a new source for the current mailbox numbers is approved and available.

The numbers are $16.00 per mailbox (2 sets of 4 numbers). Included will be instructions for placing and your custom cut numbers ready to install with the front transfer tape. If these are not your numbers, please change over as soon as possible. In addition, all mailboxes must be functional with no broken or removed parts, be freshly painted using the approved black color if the black is faded, and both the red flag and gold embellishments must also be freshly painted if they show also signs of fading. Refer to: www.ReunionNumbers.com for additional information as needed.

Please understand that covenants members are volunteers who donate a significant amount of time in assisting the Homeowners Association (HOA). Working together in the spirit of cooperation with covenants will only increase the value of your home and will create a sense of pride in our community.

Empty NESTERS CORNER

EMPTY NESTERS’ Enjoy Pot Luck Supper/Auction Dispensing with their usual monthly themed dinners, on August 13th the Reunion Country Club Empty Nesters group chose to follow the lead of the Seinfeld TV show with an event about nothing…a potluck supper. With the individual members supplying homemade dishes ranging from jambalaya to fried chicken and from chili to casseroles combined with a variety of appetizers and desserts, the 42 members in attendance were not disappointed with a casual evening of excellent food, fun and fellowship.

After everyone had enjoyed their fill of the culinary offerings of the evening, the group settled back to the fun and enjoyment of their summer auction event. With Auctioneer Extraordinaire Jack Ofsharick leading the charge, items ranging from works of art to personal services (3 pans of yummy southern cornbread and home baked apple cake) were placed on the block for bidding. Along with keeping the audience in stitches with his off the cuff humor, Jack was able to coax the highest possible bids out of the items presented for sale.

With the combination of good food and a laugh filled evening, the Reunion Empty Nester group had no difficulty in fulfilling their mission statement to “Eat, Drink and Have Fun”. Many thanks go out to Rebecca Hagler and Bob Eichelburger for hosting the “nonevent” event and to Irene and Dick Speakman for assisting in the organization of food for the evening. Of course huge thanks go to funny man auctioneer and highlight of the night, Jack Ofsharick and to Danna and John Lowry for their assistance in tallying and organizing bid results while keeping the flow of auction items flowing.

Prospective members are invited to come to an event, free of charge, to see if there is an interest in joining. The membership is more than just a party club. Safety

Halloween is a wonderful event for many (especially the little ones), but because of increased foot traffic and with Trick-orTreaters out at night, the potential for automobile related accidents with young pedestrians increases four times on this night according to a CDC (Centers for Disease Control and Prevention) study .

With a neighborhood as large as ours visiting trick-or-treaters and increased vehicle count are a given.

When it comes to their child’s safety, parents/guardians should lay the ground rules early: watch for cars, no wandering the neighborhood unsupervised, no lurking around on other people’s property, and absolutely no taking candy from strangers. But on Halloween, something naturally spooky is in the air. Could it be all the ghouls and witches running around or the fact that loads of kids will be out after dark, knocking on strangers’ doors and cramming candy by the pillowcase-full? With all that encompasses this very-looked-forward-to event, children and adults tend to be preoccupied and may not pay as much attention to safety as they should.

So, what can you do to keep kids safe, without scaring them silly?

Simple, use the same rules you talk about the rest of the year.

Halloween can present lots of opportunities for kids to use poor judgment, but it also gives parents/guardians the chance to teach important lessons about responsibility and safety. Here are some tips to keep Halloween fun and safe.

• Have an agreed upon route. Plan a trick-or-treating course that takes your child through well-lit, heavily populated areas of the neighborhood. That way, if you need to find them in a hurry, you’ll know where to start.

• Have your trick-or-treater carry a cell-phone, and check in with them at regular intervals. This gives them freedom as well as security.

• Have “what if?” conversations with your child. What would you do if someone bigger and older took your candy? What would you do if someone dared you to egg a house, or to smash a jack o’ lantern? By preparing them for every eventuality, you’re giving yourself and your child some peace of mind.

• When trick-or-treating, tell your child to accept candy only when the door is open, and to never go inside someone’s house, except in an emergency. This counts for neighbors, older brothers of friends, and anyone else your child might encounter, as well as “strangers.”

•Wait until getting home to eat candy.Treats should come in individually originally wrapped packages, and parents should raise a red flag if anything comes home unwrapped. Encourage your child to spread their loot out on the floor, and sort through it together.

There’s a fair amount of fright that goes into Halloween, but it doesn’t have to be a nightmare for parents. By staying true to everyday rules, and working with your child to develop new ones, Halloween in Reunion can be a safe, enjoyable and memorable event.

Besides getting all of your junky-to-funky items ready, take a minute to read these Safety Tips so your day is a wonderful success.

Setting Up the Sale • Keep all like items together as much as possible. Clothing in one area, children’s toys in another, household items in yet another area will help you keep a mental picture of your inventory as your sale progresses.

• Place expensive items close to you where you can keep an eye on them.

This may be where you have your cash table set up.

• Remove items from their boxes and display them. It makes your sale look more interesting, but more importantly you can keep an eye on all your items.

• It’s a good idea to fold up appliance cords and use a rubber band or tape to attach the cord to the unit. It’s also a good idea to have an extension cord/batteries on hand to let the buyer check to see that the item works.

• Display hazardous or breakable items out of children’s reach.

• You should have old newspaper and plastic bags handy to wrap up and bag breakable objects.

During the Sale • Pictures can be a great inventory and security aid. Take pictures of your items and print off an inventory sheet. Once you or your helpers sell something, you can “X” it off the sheet.

• Have two people working the Garage Sale at all times. One can manage the cash while another schmoozes the buyers. It also provides for bathroom breaks, etc.

• You should greet everyone to let them know that you have seen them and are ready to answer questions.

• Always be alert for distractions. Sometimes thieves work in pairs. One distracts you while the other pockets your kid’s game console.

• Always lock all of the doors to your home. DO NOT under any circumstances let anyone in your home - FOR ANY REASON! • Make sure your Garage Sale doesn’t look deserted between shoppers. Always be visible in your sale area.

• Don‘t give out your phone number. If someone wants to check later in the day to see if an item is still available, get their number instead.

• HAVE YOUR CELL PHONE ON YOU AT ALL TIMES, IN CASE YOU NEED TO CALL FOR HELP.

Handling Cash • It’s a good idea to have one designated cashier, so no prospective buyers can claim that they paid someone else.

• Your cash box should have enough small bills and coins to last the first hour. Once you start selling things, there will be more than enough to make change.

• To simplify making change, you might think about pricing everything a minimum of $0.25 and in multiples of $0.25.

• If you decide to use a cash box, make sure it is locked, secured to the table, and monitored at all times. Another option is to use a fanny pack.

• As you start to take in money, put portions inside your home every half hour or so.

• When a person is making a purchase, leave the bill out in plain view while you make change. Put it under a paper weight to keep it from blowing away.
